Observations & Conversations Although the government announced that the recession is over and the DOW hit 10,000 recently, too many retailers are still sitting on the sidelines or kicking tires to see how low they can get landlords to go with rent and desperate brokers are circling like vultures. This issue is being distributed at the ICSC’s Midwestern States Dealmaking in Chicago. The Midwest is an interesting market – it has pockets that are so sensitive to economic downturns that anytime the car manufacturers have a hiccup, the whole town is turned upsidedown, while other areas are so insulated to economic upheavals that you would think they operated in a time warp. When I was twenty-something, I spent months and months canvassing retailers throughout smaller markets of Indiana and Illinois. It taught me a lot about the Midwest mindset and that there are some parts of the country where fast growth just doesn’t compute. I think it’s this type of conservative attitude that’s helped keep a lot of the regional chains in the Midwest from going bust in the past year. hhgregg, an Indianabased chain of electronics stores, is still growing. Macy’s recently reported that the Midwest market continues to be its strongest sales region. Gamer Doc, a franchised video game emporium concept that operates in California, Florida, North Carolina and Pennsylvania, entered the Midwest with its first store in Michigan and plans more growth in the region. MCM Holding Co. recently opened a new prototype Sanders candy store in Novi, MI and plans further expansion in the state. Sprinkles Cupcakes is opening a store in the Magnificent Mile district of Chicago next year. Mattress Firm recently signed a multi-unit franchise development agreement for the Upper Midwest. The company also has two franchised units slated to open in Wisconsin next year. Dollar General is still on a roll and I heard that they are working on a site in Effingham, IL to build a new store from ground up in front of the local mall. (Did you ever think real estate would be so devalued that Dollar General could make the numbers work on a newly built store in front of a mall?) I have heard of some retail projects being foreclosed on in the Midwest, but it’s a pimple compared to the West Coast and Florida. There is still some good news coming from some markets in the Midwest, just not enough of it to say that we’ve moved beyond the recovery stage. Talking about desperate, I’ve got to rant… an old friend who runs the real estate department of a national chain called me and asked why did I run an article about such-and-such broker repping him? So I went back to my editors and retrieved all of their handwritten notes, emails and etc. regarding this chain and the brokerage company that’s integrity was in question. We have a four-color brochure, emails and notes from phone conversations with this brokerage firm stating that they are the tenant rep in a certain market for my friend’s company. I wasn’t born yesterday, but I didn’t think that a national brokerage firm would be so stupid or desperate to tell such a blatant lie to a national publication and bold enough to put it in writing. believed my friend when he said “I’ve never had a relationship with this broker and he doesn’t rep me.” I’m sure some attorneys will make money off of this whopper. The good news is that the national brokerage firm that I’m referring to has been officially blacklisted from news coverage in The Dealmakers, so we won’t expose you to their lies in the future. We got duped and my apologies to our readers for sharing misinformation. I just had a similar situation with a tenant that I rep when another broker went to several landlords and said that they are working with me. I already had conversations with the landlords and turned down the sites, so there was no harm – but desperate AND dumb brokers give us all a bad name. I frequently cobroker deals; a shared commission is better than none. However, I’ll go to the mat when someone tries to horn in on a deal at the eleventh hour or out-and-out lies about their relationship with the landlord or the tenant. One of the best “I’m a dumb broker stories” that I’ve ever heard was when the owner of a property was approached by a broker trying to sell him land that he already owned and it wasn’t on the market to sell. This dumb broker didn’t even know who owned the property that he was trying to sell and had no legal rights to market it – no exaggeration, true story! I realize that business is slow, but that’s never an excuse to lie, cheat or try to steal somebody else’s commission. My motto is “Don’t lie to me, unless you’re absolutely sure I’ll never find out the truth,” ‘cus I can be an angry white woman with a big mouth and ruthless lawyers on retainer. I don’t like to “go there,” but sometimes the only way to beat an A-hole is to be one. On the flip side, there are honorable brokers in our business that keep their word and do their job well. It’s unfortunate that greed is just part of human nature, but when you mix that up with a big pile of dumb – watch out, the air starts to stink. Changing subjects, we’ll be at the ICSC’s show\ in San Antonio, TX next month and it will be interesting to see how that part of the world is faring – my hunch is that the Texas show will be strong. We’re also getting ready for the ICSC’s Eastern States Dealmaking to be held in New York during December. I think the New York convention will probably be the highest attended show since Vegas. If you can swing it, then you definitely should go, even if you spend your time wandering the lobbies of the Hilton and the Sheraton because you can’t afford the fee to get into the show. Yes, being a badge-carrying attendee or exhibitor is optimum, but some of our comrades have been out of work or without a commission for so long that coming up with $500 to register gets tough, so my hunch is that this year we’ll see a lot more folks trying to work deals in the lobby. This year, the New York show will open on Monday and close the following day, rather than the two and a half day event of yesteryear. I partly think it was a good decision to cut back the half of a day on Wednesday since the only folks that showed up had to be there to man their booth, however I do some of my best networking when the show gets quiet – that’s when they have no one better to talk to but to me. Profile — A monthly column featuring retail real estate companies Seldin Co. — Omaha firm takes methodical approach by Nicholas Hamner Nebraska has long been a state of pioneers. As the land transitioned from a territory to a state, it was flooded with settlers looking for a better life and free land. Its settlers, starting meager farms from sod-built homes and dugouts, began the territory’s transformation into a prosperous state through decades of dedicated hard work. That mindset is shared by Seldin Co., a full-service real estate company based in Omaha, NE, leading it to prosper throughout the Midwest. Seldin Co. was founded in 1923 by Ben Seldin as a one-man insurance agency in Council Bluffs, IA, located just across the Missouri River from Omaha. Seldin, recently retired from the U.S. Army Balloon Corps having served in World War I, gradually expanded the company into a full-service insurance company and, in the 1940s, became a real estate broker and began operating the company as a residential and commercial brokerage firm. Following World War II, Millard Seldin joined his father and started the company growing into a homebuilder, developer of commercial, residential and land projects along with CFO Stan Silverman, who joined the company in 1947. Ted Seldin joined the firm after a career in the U.S. Air Force JAG in 1957. In the 1960s, the company moved its offices to Omaha, where its office is located today. Ted Seldin remains with the company and serves as its chairman. Randy Lenhoff serves as its chief operating officer and president. The two oversee a team including: Deb Graeve, executive vice president, commercial properties; Dan Dutton, vice president, commercial sales and leasing; Craig Forman, vice president, brokerage and development; Jon Pesce, vice president, business development; Jack Svoboda, vice president, commercial property management; Bob Dean, executive vice president of property management; Marilyn Wynne Watson, vice president and general counsel, and Aaron Flaugh, vice president and chief financial officer. Together, the team oversees a portfolio of properties with a combined GLA of approximately 1.5 million sq.ft. along with more than 7,000 residential units located throughout Iowa, Kansas, Missouri and Nebraska.

The company’s office in Omaha houses a fullservice staff, as Lenhoff notes the only outsourced departments are engineering and architectural services. He says, “On larger projects, we are
more likely to hire a general contractor as well, but we have roots as a construction company, so smaller projects and remodels are handled entirely in-house.” Additionally, the company operates a full-scale, on-call maintenance department that is available to tenants as well as the property management team. On the technology front, he says the company relies on Timberline software for property management and Argus software for analysis. He says, “We offer consulting services for outside developers and owners, and Argus helps with that. We have used Timberline for years for lease management and accounting.” The company operates in an area of the country that is not prone to big transitions or boons of any sort, a fact that Lenhoff feels works to the company’s advantage. “Our market, being rooted in agriculture, isn’t susceptible to big boons, but the other side of that is that it isn’t prone to big busts either,” he says, noting that the Midwest has not been hit as hard as other regions of the country. He says, “The unemployment rates in our markets are hovering around 5%, and have for quite some time.” The market consistency is echoed by Seldin Co., as Ted Seldin notes the company has continued to own and improve properties it developed more than 40 years ago. He says, “The Midwest is a conservative market, but because of the consistency we’re starting to see new national tenants like Staples and CVS make inroads and we are seeing more upscale tenants overall.” The company’s development policy is one of build and hold. Westwood Plaza, a 510,000 sq.ft. center situated on 40 acres at the intersection of 120th Street and West Center Road in southwestern Omaha, NE, is a power center the company constructed in phases, with construction on the initial phase beginning during 1956 and the final phase was completed during the late 1980s. Another center developed in this mindset is Montclair on Center, a 250,000 sq.ft. power center situated on 20 acres at the intersection of 132nd Street and West Center Road in southwestern Omaha, NE that broke ground in 1972. The company holds both properties to this day, and Seldin says the company’s diversity is reflected in the tenant mix of its centers. He says, “We designed these centers to house retail, service and office tenants from their inception.” Seldin Co. has two current projects underway, a development and redevelopment. Benson Park Plaza is a 400,000 sq.ft. ground-up redevelopment of a center situated on 40 acres in north-central Omaha. Lenhoff says, “We are redeveloping spaces as tenants arrive. We are not doing speculative building during this economy.” Seldin says, “The center was blighted before we began redeveloping it, and we undertook the project with the cooperation of the Omaha City Council.” They note that the project is 75% complete with tenants including Home Depot, Kroger, Hancock Fabrics,
Blockbuster Video and a number of restaurants including Famous Dave’s. The company is also developing Seven Hills; a 1,000-acre mixed-use master-planned community located along Interstate 80 between Lincoln and Omaha, NE. Currently in the approvals process, the project will feature two million sq.ft. of commercial space along with a residential component. Seldin says, “Like our past projects, we are constructing this center in phases so that we can match its offerings with the community’s demand.”

The people of Nebraska have never refrained from using nature to their advantage, stemming back to the earthen sod houses and windmill-powered farms used by residents in the early days of statehood. Lenhoff and Seldin note the Green initiatives the company is pursuing in its development of Seven Hills and the refreshing and redeveloping of existing properties. Seldin says, “Seven Hills is an environmentally sensitive property, and we are making it a Green property.” Lenhoff says, “We are researching the possibility of solar and wind generators, and we are making a point to use landscapes that require fewer watering, high efficiency construction methods, efficient HVAC units and environmentally-friendly lighting.” Property upkeep is a concern that Seldin Co. takes very seriously. Seldin says, “We are constantly improving and remodeling our properties to create a better environment for our tenants and the community. We are updating facades, increasing green spaces and reconfiguring parking.” Lenhoff says, “We attend classes presented by the ICSC on current architectural trends, and their recommendations help us stay competitive with tenants.” The company, having updated the majority of its centers along West Center Road in Omaha, NE, is marketing these improvements as “the remarkable mile of value shopping with parking at the door!” With a methodical dedication, Seldin Co. has established its presence in the midwestern real estate industry as a developer and manager of properties that’s in it for the long haul.
