Observations & Conversations I’m feeling business actually starting to pick up. In the past two weeks, I’ve heard from companies that have been really quiet for the past few years.

Welcome to The Dealmakers special edition for the ICSC Texas Conference. We’ve got some great leads for you in this issue. Our feature profile is on 99 Cents Only Stores and their expansion plans for Texas. Years ago, I had the chance to meet David Gold, the founder of the chain. I’m sure he doesn’t remember me, but it was memorable on my part because it had been a long time since I had had a chance to talk with a retailer that really understood their customer and that was reality-based with their merchandising and presentation. I remember the conversation over chicken dinner at a business function: We shared insight about supermarkets and what it takes to be profitable when a retailer’s margins are fractions of a penny per item. I distinctly remember walking away thinking he was one of the most brilliant retailers that I’ve ever met. Obviously, he has been doing something right if he has grown the chain to almost 300 stores in nearly 30 years. I’ve visited a 99 Cents Only store in California, and it was busy. My hunch is that the store was doing close to $300 per square foot – that’s impressive.

Check out the feature, and if you’ve got 15,000 sq.ft. to 20,000 sq.ft. for lease or for sale in Texas, you should call them.

While on the topic of discounters, Neiman Marcus is continuing expansion of its discount concept, Last Call Studio, in Texas, with an 18,000 sq.ft. store planned for Houston. I’ve shopped at a Last Call Studio store, and customer reactions were great. The price points are similar to J. Crew at full price (yeah, I know, the folks at NM would disagree with my comparison, but it gives you a good idea of what’s on their floor) and the depth of merchandise for men and women is well-rounded – even the shoe selections were impressive. With an 18,000 sq.ft. footprint, it’s an easy format to shop. Ross Dress For Less is also staking its claim in the Texas market, and recently signed a lease for a 25,000 sq.ft. location outside of San Antonio.

Whole Foods Market is another player in Texas, with plans for more stores in the state. Safeway is opening supermarkets in Texas, too.

Northern Tool & Equipment is also looking to continue its growth in the state, and Mattress Firm has plans for more stores in Texas, as well. These are just a few of the leads we have for retailers expanding throughout Texas in this issue. I’m also hearing about quite a few deals being done in the state with local mom-and-pops – all good signs.

The acquisition side is picking up steam in Texas, too; some formidable players are staking their claim in the state. StreetMac Asset Managers recently acquired Brazos Mall, a 682,000 sq.ft. center located about an hour’s drive south of Houston, with Dillard’s, JCPenney, Sears, Ross Dress For Less and Palais Royal as anchors.

Back in 2009, Urban Retail aligned with StreetMac in a team effort to acquire and manage malls. To give you a point of reference on their understanding of the Texas marketplace, Urban Retail also manages page 4

the Temple Mall in Temple, with Dillard’s, Macy’s and JCPenney as its anchors. Another major player on the mall acquisition scene is TIAA-CREF. The investment advisory, in conjunction with a Dutchbased pension advisor, APG, recently acquired a 49% stake in the Pearland Town Center in Pearland, Texas, and the group is looking for more investment opportunities in high-volume, upscale malls. In this issue, we have some great leads on retail properties for sale in Texas, so be sure to read the Buyers & Sellers section.

On the new construction side of the fence, Austin and the Dallas/ Ft. Worth markets are seeing a decent amount of activity. I’m also hearing from a number of landlords who are refinancing centers in Texas with relative ease. Leasing agents in the state who are working on urban and suburban sites are saying that interest from tenants is picking up, but the folks trying to lease sites in rural areas are encountering challenges. There’s still a decent vacancy factor in the state: Check out the Space Place section for leads on existing space for lease. All-in-all, Texas seems to be holding up.

We just got back from the ICSC shows in Chicago and Philly. The mood at the Chicago show was a mixed bag, with some people full of optimism, while others were borderline depressed about business.

The Philly show, on the other hand, was great. It was more energized than I’ve seen that show in 10 years. In the past, people usually cleared out right after lunch, but this year a lot of folks rode it out until the show closed. I saw quite a few new construction projects being pitched in Pennsylvania, and there were a number of banks on the show floor, too. I talked to dozens of people looking for acquisitions in New Jersey and Pennsylvania. If this is an indication of steam picking up in the Northeast, the ICSC show in New York during December should be boiling. I’m on the planning committee for the New York show, and last time I checked, preregistration was up by about 25% over last year. The speakers and retailers that are lined up for the show are fantastic, and there will also be a round-table event where you can tap the brains of some of the wisest professionals in our business, so definitely don’t miss this year’s show in New York.

I think it will be an extremely important catalyst for jump-starting 2012. I’m feeling business actually starting to pick up. In the past two weeks, I’ve heard from companies that have been really quiet for the past few years. Most of them have recouped and are now looking to rev up their marketing efforts, so that’s extremely good news.

Adam Taliercio 99 Cents Only Stores is a deep-discount retailer operating 289 locations throughout Arizona, California, Nevada and Texas, with the majority of its stores in California. The company was founded in 1982 by David Gold, and began with one location in the Los Angeles, CA area as a traditional discount store, offering healthcare products, greeting cards and other dollar store fare. In recent years, however, the company has begun to introduce items less typically offered by value retailers, including fresh produce, dairy products, pre-wrapped delicatessen products and other food items. While 99 Cents Only does not classify itself as a grocery store, explained Greg George, director of asset management and new store development, its current product mix establishes it as a “daily needs” shopping experience, and the standard dollar-store merchandise has become ancillary to the produce and other additions that set the concept apart in its field.

Though the retailer might differ from others in the discount category, like many other value-oriented concepts, 99 Cents Only Stores has been able to capitalize on the recession’s effect on consumers’ spending habits, and has stepped up its pace of growth as a result, from 10 to 15 new locations annually prior to the recession to 20 to 25 or more annually. “People’s buying habits and the psychographics of a neighborhood have changed,” George said. “In this type of environment, our stores receive very positive sales increases. People have to eat, but everyone wants to get a decent deal; they’re going to be very conscious of paying $1.39 for a quart of milk versus 99 cents.” The challenge in recent years, he added, has been making sure customers are aware of the types of product 99 Cents Only has to offer – and that the low prices that have increasingly drawn people to discount stores in recent years could be applied to everyday needs, such as produce.

One popular way the company utilizes to get the word out about both its product mix and its store openings takes place at the soft opening of each new store: At the grand opening, the company offers a 19-inch television to its first nine customers for the price of 99 cents. “People will camp out in front of our store the night before each grand opening, starting at about 2 a.m.,” George said of the promotion. “A TV is a huge draw, and it’s been extremely successful.

It’s quite an event.”

The typical 99 Cents Only location is larger than most value stores at 15,000 sq.ft. to 20,000 sq.ft. – with 18,000 sq.ft. as the ideal footprint – and draws about 10,000 customer visits each week. The stores serve well as junior anchors of shopping centers with cotenants such as dd’s Discounts, Ross Dress for Less, Marshalls and other soft goods retailers. In addition to tenant mix, other concerns for the company when choosing locations include sufficient frontage to allow for an eye-catching product display and the ability to utilize the company’s corporate colors of blue, red and yellow. This particular feature is so important to the company, George said, that it has proven a dealbreaker in certain cases. Appropriate demographics are also vital to a 99 Cents Only location, he added, with a population of 20,000 within one mile or more as the ideal. “There seems to be what you’d call ‘distance decay’ when you have to go out three miles to get the population you need,” George said. “The convenience factor [of the store] drops off significantly, as does sales; those things go hand-inhand.” Prior to the recession, the company had concentrated its stores in middle-income areas, but is now able to not only consider, but page 6

thrive in a wider variety of potential locations: At present, one of the higher-volume 99 Cents Only stores is located on Wilshire Boulevard in Fairfax, CA – an area that features a dense residential population, a high office concentration, and higher household income levels.

The company often handles its own construction improvements, but does, in most cases, require some landlord participation, George said. He added that rents have decreased in recent years throughout the region, to varying degrees, and that landlords have been increasingly willing to discuss rent reductions when renegotiating leases – though typically with an agreement to extend the lease.

The Texas market in particular has offered 99 Cents Only a number of opportunities as supermarket chains disappear or are acquired by other chains and close down existing stores. However, George said, there are many other retailers looking to capitalize on these opportunities, with Ross Stores, T.J. Maxx, Nordstrom Rack and discount retailers in particular aggressively targeting these secondgeneration sites. “You don’t see a lot of new product out there, in any of the four states we’re actively looking in,” he said. “I can only name one or two brand-new, ground-up construction projects, and we’re actually doing a couple ourselves – we’ve found that land is becoming more available to us, so we’re acquiring real estate and building our own stores in some cases.”

Currently, the company operates 52 locations in Texas, with a concentration in the Dallas/Ft. Worth, Houston and San Antonio markets, but the state’s population and job growth make it a very desirable area, George said, and the company plans to open new locations in these markets and beyond. As the company continues to expand throughout Texas, their primary challenge has been product distribution, as they prefer to open all new locations within 500 miles of a distribution center in order to ensure the freshness of produce and other perishable items. The company currently operates two major distribution centers near downtown Los Angeles, CA and in Katy, TX. Within the next five years, the company projects between 25 and 30 new store openings annually, and is planning to remain in its existing four-state market – though the concept will continue to enter new areas within those states, particularly Texas. “I can probably open 20 stores in the Rio Grande Valley alone, so that will be a big push for us in the next three to five years,” George said.

99 Cents Only continues to tailor its product mix to serve customers’ daily needs, with the goal of increasing repeat business.

“You have to stay focused on what the customer’s needs and wants are,” George said. “That’s nothing new; it’s a very important factor in all segments of retailing. But, because we’re relatively new – 1982 wasn’t that long ago – we’re constantly talking to our customers, finding out what they want, and more importantly, if we’re able to provide it.”

Who’s Opening and Where Wal-Mart Stores, Inc. (479-273-4000) will open a Walmart Supercenter at a 300,000 sq.ft. center planned for the intersection of Mitchell Road and Service Road in Ceres, CA. Construction of the center is slated to begin during 2013, with completion projected for the following year. The store will replace an existing location at the intersection of Mitchell Road and Hatch Road in the city. The company also plans to open a 120,000 sq.ft. store in a former Great Indoors in Burbank, CA. The company also plans to open a 118,269 sq.ft. Walmart store in a former Sam’s Club along Von Karman Avenue in Irvine, CA, as well as a 108,000 sq.ft. location in a former Expo Design Center along Edinger Avenue in Huntington Beach, CA. The Huntington Beach store will be the company’s second in the city. The company also plans to open a 115,000 sq.ft. store in a former Costco along South Mooney Boulevard in Visalia, CA early next year. The store will feature groceries as well as general merchandise. Whole Foods Market, Inc. The store was originally slated to open during the fall, but has been pushed back to next summer.
