Observations & Conversations Not a huge amount of transactions are going on in the Southeast region, but there’s still activity on both the leasing and sales sides of the business. This issue is being distributed at the ICSC’s Southeastern States Dealmaking in Atlanta. In my youth, I did a lot of deals south of the Mason-Dixon line. Dealmaking in the South has a very different pace, and negotiations don’t get as highdrama as they do with folks up in the Northeast. Once, long ago, I showed a retailer sites in northern Georgia and Tennessee. Instead of renting a regular car, I ordered a sedan limo to drive us for the three-day tour. The “limo” that showed up at the hotel was an extra-stretch, gaudy, antique relic with a sort-of scratched out Golden Nugget hotel emblem on the door and nearly threadbare seats. The car got ogled every time we pulled into parking lots at shopping centers in one Podunk town after another, and we laughed hysterically at the reactions. To this day, neither of us is sure if people were staring at us or at that God-awful car. That was a fun site trip, and we ended up making about 20 deals, so it was profitable, too. One chain that was a relative newcomer making waves in the Southeast twenty years ago was Garden Ridge, and it seems as though they’re looking to make waves again. After emerging from bankruptcy about five years ago, the chain is still opening stores, and they just took over a former Dillard’s space at a regional mall anchored by Sears and JCPenney in Richmond, VA – the company’s first mall location for its 45-unit chain of home decor stores. I think they are a great merchant, and if you haven’t seen one of their stores, then I would recommend it; however, I have to think that the austere fixtures, concrete floors and warehouse ambience of the 110,000 sq.ft. store has to stick out like a sore thumb in a regional mall. On the other hand, waiting for a retailer that adheres to the traditional tenant mix of a regional mall in today’s climate would probably be financial suicide, so in that respect, kudos for making the deal. Another new concept touching down in the Southeast is Furnish 1,2,3, a small-format, budget-priced division of Ashley Furniture. It recently opened a 7,500 sq.ft. store in Clarksville, TN and plans to open three more locations in the state. The company is pushing out the new concept elsewhere as well, with openings planned for Alabama, Arkansas, Georgia, two units in Kentucky, a site in Louisiana, and more growth throughout the Midwest, upstate New York and Texas. Several of their existing stores are also located in malls. The first unit of the spinoff concept opened last year in Pennsylvania, and now the chain operates around 40 of the stores – that’s impressive growth no matter what you’re selling. I’ve also come across some interesting medical uses lately. One example, NeighborMD, is rolling out a chain of walk-in-only urgentcare medical centers throughout Kentucky and Tennessee. The first unit will occupy 3,500 sq.ft. at a strip center in Hermitage, TN, with another dozen or so units projected to open during the next few years. With medical care becoming such a huge growth sector, I wasn’t surprised to hear that the people behind NeighborMD are page 4

former execs with Charley’s, a restaurant chain, and Nashville Cash & Carry, along with a medical doctor. I also heard that a subsidiary of The Medical Center of Central Georgia acquired a former Walmart in Forsyth for $1.75 million, and plans to retrofit the building into an enclosed medical mall. Another chain that is growing in the Southeast is American Family Care – the company just opened the first of 15 planned locations in Tennessee at a shopping center cotenanted by Firehouse Subs in Nashville. The chain is based in Alabama, and is continuing growth in that market as well. Future locations may also include a pharmacy (which will most likely take them right off the playing field for supermarket-anchored centers). Speaking of Alabama, this issue has a profile on Real Estate Southeast, LLC. The company has been “recycling” retail property throughout the Southeast with some notable centers in Alabama, and has several redevelopment projects in the pipeline for next year in Arkansas. Redevelopment is the main focus of most developers right now, since not many folks are getting financing for ground-up deals anywhere. On the development of new projects, I’ve heard of a few projects in the works in the Southeast. The Georgia DOT is talking with the likes of Jacoby Development, Cousins Properties and Jones Lang LaSalle regarding developing a transit hub in downtown Atlanta with a mix of residential, retail and office space. (A much-needed addition to the downtown area. Last time I was in Atlanta, I thought I was driving in Los Angeles, there was so much traffic.) A friend, Shawn Massey of The Shopping Center Group, recently brokered the sale of dirt in Memphis that’s being developed into a 30,000 sq.ft. center scheduled to open next year with Dots, Shoe Show and GameStop as the lead tenants. Trivest Real Estate is also developing a 10-acre retail site in Gainesville, GA, and they are actually doing site work on the property. There are deals getting done in this part of the country. Urban Outfitters just signed a lease for 11,500 sq.ft. in Memphis, and Rivercrest Realty recently closed on the acquisition of a 53,000 sq.ft. Office Depot- and Dollar Tree-anchored center in McDonough, GA. Not a huge amount of transactions are going on in the Southeast region, but there’s still activity on both the leasing and sales sides of the business. I’ve got to wrap it up. Recycling commercial properties for clients and communities

Adam Taliercio Real Estate Southeast, LLC offers property management, leasing, development, construction management and financial analysis services throughout the southeastern U.S. Founded in 2000 by Louise Jennings, the company specializes in redevelopment and expansion, and has earned a solid reputation throughout its region for handling challenging and underperforming properties. “’Recycling’ is a word I often like to use instead of ‘redevelopment,’” Jennings said. “I enjoy taking an existing property and breathing life back into it, utilizing what we have and rejuvenating it so it will generate income and produce for the community and investors. [At a time] when there was just so much new development going on, we’ve enjoyed taking an underutilized property and making it a useful, income-producing asset.” Among the company’s recent success stories is the expansion of Russellville Marketplace, located in Russellville, AL, which was completed late last year. Redevelopment on the property first began in 2005, at which point it was a former Walmart. Peebles and Hibbett Sporting Goods were brought on board, along with an initiallyreluctant Burke’s Outlet – which has since doubled the size of its original store at the site. The company also recently added a Dollar Tree that has proven very successful, Jennings said. Plans call for more expansion with the addition of more shops to the tenant roster during 2011. Real Estate Southeast also recently expanded an It’s Fashion Metro at Clarksdale Commons, located in Clarksdale, MS, and added a Burke’s Outlet in a former Goody’s at Shoppes at Boaz in Boaz, AL. “These are great examples of retailers that have done well in challenging times, and we’ve accommodated their expansion needs,” Jennings said. “In some instances we’ve added GLA, in some we’ve occupied vacant space, but we’ve increased the occupancy and the income of those centers.” Jennings mentioned her first redevelopment, Heritage Place Shopping Center in Prattville, AL, as one of her own greatest successes, as it continues to maintain its occupancy and value to this day. The center was originally developed in 1962 by Jennings’ grandfather, Dr. George E. Newton, and she first handled the property herself in the late 1980s, adding façade improvements, a fitness center and a video store. “I really cut my teeth on this one, but it has held its value perhaps better than most of the properties we’ve seen. Most of the tenants have been there for more than 20 years. We have a lot of pride in the privilege of taking care of it.” Successful redevelopment projects hinge on market health and demographics, Jennings said, as these factors determine suitable retail makeup, rental rates or purchase prices and property improvements. “Part of it is gut; you develop that gut instinct from doing it so long, from traveling and seeing what’s out there,” she said. She cited a center in Hokes Bluff, AL, on the outskirts of Gadsden, tenanted by a Piggly Wiggly and a Dollar General that both perform very strongly, as a good example of appropriate tenant placement: “This is a true town center, where everybody hangs out, and the retailers do tremendous business in this ancillary market. If you just went through Gadsden, you would miss a lot of the surrounding communities; you’ve got to get the feel of the market so you can understand who your consumer is.” Jennings also mentioned Boaz, Centre and Demopolis, AL as strong rural markets similar to Hokes Bluff. Real Estate Southeast maintains a hands-on approach to the properties and tenants it handles, and Jennings attributes much of the company’s success – and its strong reputation among its clients and retailers – to page 6

that approach and the relationships it fosters. “We visit each property on a regular basis, whether it’s every week or every month,” Jennings said. “The tenants and vendors know me by first name and I know them; I know their dogs, their children. That type of relationship has been a tremendous asset; when I need an electrician at 9 p.m. in Arkansas, I’m able to find one, because they also know they can also call me on a Saturday or Sunday morning if the air conditioning is not working and they’re not able to get in touch with the facilities people. We do what we can to make them happy, and in this economic climate, that’s a valuable force. You have to work together.” Jennings said that retailers throughout the southeastern region have become more conservative and site-selective as a result of the recession, but added that many have begun to take advantage of discounted rental rates in order to secure new locations for less than they would have been able to before. Although certain markets have been more challenging than others where occupancy rates are concerned, Jennings said that the company has generally been able to maintain healthy rates at most of their centers, offering free rent and build-outs to qualified prospects as incentives to locate at their properties. The recession does require a more careful analysis of retailers to determine whether they have a place in a center, she said. A tenant’s long-term viability and success on a local, regional and national level are all important considerations. “Challenging market conditions only make us more creative in our approach to budgets and marketing,” she said. “Experience teaches us to be more thorough – we carefully consider each deal for the total benefit of the property, investor and retailer. You can microanalyze, but you also need to step back and look at the whole market, the whole property.” Smaller, mom-andpop businesses also receive more scrutiny now than they might have several years ago, but Jennings said that the company is willing to work with these types of retailers as much as they can. “If we know they’re doing everything they can and have performed well in the past, we’re working with them as much as we can afford to,” she said. The company has several new projects in the pipeline for 2011. Along with the continued expansion of Russellville Marketplace, the company will also begin redevelopment of The Fashion Center, a 139,000 sq.ft. mall located in Harrison, AR, which will include the backfilling of a former Goody’s at the site and a proposed expansion to 155,000 sq.ft. Real Estate Southeast will also begin redeveloping Town West Center, located in Paragould, AR, next year, adding new retail and making façade improvements. As the new year approaches, Jennings expects retailers to continue to capitalize on the remaining great deals they can establish in centers looking to fill vacancies. The industry is on its way to recovery, she predicted, but the process will be a slow and steady one. “It won’t be an aggressive recovery like we all hope,” she said. “It didn’t take us two years to get in this; these are bad habits of overdevelopment that have compounded themselves over the last several years. When you dramatically prune back a shrub, it may take a while, but with proper care it does come back, and it thrives.
