Observations & Conversations That chains are sprouting new concepts and established chains in the market continue to see opportunities for growth in the southeastern states is good news.

Howdy and welcome to The Dealmakers special edition to be distributed at the ICSC’s Southeast Conference. Retailers are getting more active in the Southeast: For example, Cato is rolling out its newest concept, Versona Accessories. By the end of the month, the chain will have opened in several key southeastern cities, such as Columbia and Mount Pleasant, South Carolina; Baton Rouge, Louisiana; Louisville, Kentucky; Murfreesboro, Tennessee; Bentonville, Arkansas, and Lakeland, Florida. The company is expected to continue growing throughout the Southeast, and caters to an affluent female clientele with future locations planned for lifestyle centers, regional malls, power centers and market-dominant centers with upscale fashion cotenants.

Another example of a retailer focused on the southeastern region is Big Frog, a relatively new concept with 36 locations nationwide. The franchised concept, which recently opened stores in Athens, Georgia and Charlotte, North Carolina, uses around 1,000 square feet and offers T-shirts, puzzles, mouse pads, aprons and children’s clothing, among other items, all imprinted with custom graphics, and the customer can return within 24 hours to pick up their merchandise, or have it shipped.

New stores are in the pipeline for Cary and Charlotte, North Carolina, as well as Savanna, Georgia.

Another new concept coming to the Southeast is Hang Time, with their first location in Atlanta, Georgia. The fitness and entertainment concept features an indoor arena filled with trampolines and an area for dodgeball, and is designed to keep younger children in one area and adults in another, hosting both adults-only tournaments and birthday parties for all ages. Academy Sports and Outdoors is opening a 74,000 square foot store in Hiram, Georgia. The sporting goods chain is taking over a former Kroger and will co-anchor the center with Kmart. Plow & Hearth, a 14-unit chain of specialty shops offering merchandise for the home and garden, is opening a store in WinstonSalem, North Carolina at a former Bed Bath & Beyond. The WinstonSalem store will mark the chain’s second location within the state. Bass Pro Shops is opening a store in Memphis, Tennessee next year. Aldi and Fred’s are also continuing their growth in the Southeast, as are Family Dollar, Piggly Wiggly and Darden Restaurants. I’ve also been hearing about a lot of small shop leasing activity throughout the region.

There aren’t a lot of new projects being pitched in the Southeast with solid ground-breaking dates. I think it’s still close to impossible to find traditional financing for new construction of retail projects, but there are a few developers that have figured out a way to get their projects out of the ground. Stonebridge, a new mixed-use project at the site of the former Cloverleaf Mall in the Richmond, Virginia market, is actually turning dirt on its initial phase, which will entail 300,000 sq.ft. of retail followed by 350 multifamily units with some office space as well. I read an article that gave some startling information about this project: Kroger will serve as the anchor with a 123,000 square foot supermarket, and the initial phase will have no debt. reading that correctly: no debt.) The project, with a total cost of $27 million, obtained $11 million through the Community Development Authority, which will be offset by the new property and sales taxes created from the development. The remaining funds were provided by Crosland Southeast, owner of the 28-acre parcel, and its equity partner Hutensky Capital Partners. Childress Klein is developing a 100,000 square foot project with a mix of retail and office in Salisbury, North Carolina, and Aldi acquired a two-acre parcel for an 18,000 square foot discount grocery store at the site. In Wilmington, North Carolina, Kite Realty is performing renovations on a center to be anchored by a 30,000 square foot Whole Foods Market with a planned opening in summer 2012. Also in North Carolina, Kite Realty is proposing a 587,000 square foot project in Holly Springs, with Target, Dick’s Sporting Goods, Marshalls and Franks Theaters as possible anchors.

A joint venture between Legacy Property Group and Seven Oaks Group has proposed developing 350,000 square feet of office space and a 75,000 square feet retail and entertainment component in the downtown area of Marietta, Georgia. Another project proposed in Georgia is Buckhead Atlanta, which is scheduled to open in 2013 and will feature a mix or retail, restaurants, office and apartments. My hunch is that most of the new projects being pitched anywhere in the U.S. won’t break ground until late next year if all goes well, and the majority won’t see any dirt move until 2013.

The acquisition side of our business is still plodding along in the Southeast, but in the past several months there have been a few notable transactions. I’ve been researching the actual sale prices of retail sites that have closed recently throughout the Southeast, and the range has been as low as $47 per square foot for “C”-class retail to $400 per square foot in the more urban areas, or for primo shopping centers with great tenants featuring Cap rates as low as 4%. The supply side is still outweighing the demand for acquisitions in the Southeast, in my opinion; however, a joint venture operating as Phillips Edison ARC-Shopping Center REIT, Inc. recently acquired a 78,000 square foot Publix-anchored center in Tyrone, Georgia and a 72,000 square foot Publix-anchored project in Easley, South Carolina for a little over $15 million for both projects. Westwood Financial is looking for acquisition opportunities in Georgia and North and South Carolina. In June, Westwood acquired an 86,267 square foot center anchored by a Harris Teeter supermarket in Morrisville, North Carolina. Cole Real Estate Investments is also a major contender on the acquisition side in the Southeast – the investment fund has acquired around 30 retail properties in Georgia and North and South Carolina so far this year.

DDR recently closed on two centers in Charlotte, North Carolina; the acquisition was valued at $85 million, with the REIT assuming around $57 million of the debt for the two projects. The big guys are definitely looking for acquisition opportunities in the Southeast, but the smaller investors that I’ve talked to are waiting for some better news about the economy before they look to expand their portfolios in the region.
