observations and conversations Now, the site selection process for most regional and national chains has so many layers; it borders on the absurd or a comedy of errors, or as I like to call them, a committee of errors. Ann O’Neal Welcome to our special edition; its mission is to get you stoked for the big show in New York. This issue is what we call “The Dealmakers pre-show edition” and you should look at all the ads. They are great leads and most of them have the booth address at the show, so stop by their booth even if you don’t have an appointment. The buzz is already getting intense as we get closer to show time and I’m already getting calls inquiring who’s having parties. We’ll debut our new exhibit in New York, unless Murphy’s Law prevails. It’s been at least a decade since our last face lift; we’re long overdue and I hope you enjoy the new format. On the topic of decades and face lifts, (and, no I don’t want one), I’m turning fifty in a few weeks and I’ve been reflecting on how much I’ve grown during my three decades in this industry. In comparison to the tools that today’s shopping center industry has available; we were living in the Dark Ages. I cut my teeth leasing distressed and rural retail space during the mid 80’s. My early deals were with local and regional chains that I found by knocking on doors and cold calling stores from the local phone book, because there was no Google way back in 1985. I would use direct mail, since email didn’t exist. Imagine not being able to easily make conference calls, because CISCO didn’t exist until 1983, and being tethered to a desk, since mobile phones didn’t surface until 1985. Ordering demographics was expensive. When you needed aerial photos of a site, you would actually hire a pilot, because Google Maps wasn’t a resource. Everything took longer to get signed, commented on or changed, since fax machines were a novelty until 1987 followed by PCs in the 1990’s. The way we do business has changed dramatically. Most of us deal junkies have become lead hounds too. We use multitudes of resources to generate leads and close deals, with a lot less effort and at a far greater return. I would love to be a time traveler and see how much more evolved our industry will be thirty years from now in 2042. That time span isn’t so crazy, when you take into consideration that the first enclosed mall in the states opened only fifty six years ago. We’ve been refining our trade ever since. In my career, I’ve worked on just about every flavor of the year shopping center model. At the inception of outlet centers, tenants had a strict radius restriction imposed by the department stores they supplied and they would lease crazy configurations in non-descript old buildings. Specialty centers that catered to the “junior league and bridge playing ladies that do lunch” became known as lifestyle centers. Strip centers were released or expanded to add “category killers” to the mix and that became what we call power centers today. Then entertainment centers anchored by a family-oriented destination and cotenanted by the likes of themed-restaurants were all the rage. Instead of just offering a clean and safe place to shop, we complicated the floor plan even more to include work, life and play venues to incorporate the “new urbanism” philosophy and the beat goes on. Personally, I enjoy leasing neighborhood centers with a grocery and drug store, dry cleaner, nail salon, hair salon, masseuse, gas station, liquor store, a post office or UPS store and a bank. It’s a pretty easy gig, if the site is decent. Leasing power centers requires more sophistication, mainly because the tenants are national chains and the profit margin for the landlord is usually tight. I’ve leased way too many outlet centers in my day. In the beginning, outlet stores were rough and dirty to “psych” shoppers into thinking they were getting a true bargain. Most of the time, my job was to recreate them into anything that would cover the debt service, since too many of them were failures within a few years page 6

after they opened. Today, outlet centers are in major markets and the stores are as finished as the full-price counterparts. The only malls that I have experience with are ones that shouldn’t have been built or that were replaced by something bigger and shinier down the road. In my experience, attempting to revive a dead mall is either a huge home run or just the futile work of a landlord in denial that they should’ve given the keys back to the bank and cut their losses short. Entertainment centers and themed-restaurants quickly encountered shopper fatigue, frequently before their leases came up for renewal. Leasing urban sites is not my specialty and my hunch is that leasing in this setting hasn’t changed much over the years and the same dilemma of tight space in a competitive market still remains. In my younger days, we often negotiated a twentypage lease and we didn’t need an attorney to make most of the changes. In the past ten years, most of my anchor deals had more than three hundred pages of documents. Now, my eyes start twitching when I have to abstract a hairy lease with thirty exhibits, ten amendments, and throw in a few subleases and assignments. A lot has changed in the landscape, but the foundation of our industry remains the same. Landlords have space for lease and retailers need a platform to sell their stuff. The methodology that retailers use for site selection has radically evolved in the past thirty years. I remember taking retailers on site tours and giving them a paper Rand McNally map with radius rings drawn on it and hand written notes showing where the competition was. During those site tours, we would verbally share store volumes for all the chains in the market that we could confirm and that was usually the key information to finding the middle ground as to how much rent they could afford. Potential percentage rent was a big incentive for landlords back in the day and the norm was a vanilla box ready for fixtures and merchandise. The director of real estate for the retailer usually went back to the president or CEO of the chain within a few days to give his projected sales psf for the first five years. They made an educated guess on how much capital they would need for merchandise and operating costs. Then, within a few weeks, the landlord would get feedback with a yes or no, but this is how much we can afford. Now, the site selection process for most regional and national chains has so many layers; it borders on the absurd or a comedy of errors, or as I like to call them, a committee of errors. Retailers don’t want to bear the expense of large in-house real estate departments or inhouse attorneys. They depend on brokers for experience and expertise, while relying on projections based on models that are often wrong. I’ve seen too many models based on incorrect polygons and sales projections that are either twenty percent too low or too high. Most retailers will never let a potential deal see the light of day at a real estate committee meeting, if the model doesn’t pan out to match its exact cookie cutter parameters. I hate the idea of committees, although I’m on several. I’ve learned that a lot of folks on real estate committees have absolutely no idea how to get deals done; however, they do know a heck of a lot about analyzing till the cows come home and not losing their job. Too often, collective reasoning becomes collective mental masturbation and then rarely does anything get done. These are the same retailers that can’t figure out why they can’t grow as fast as their competition.
