Observations & Conversations The Northeast is faring well and signs of recovery are starting to emerge. Welcome to our pre-show edition for the ICSC’s New York Conference. It’s that time of year again, when the masses invade Gotham City, aka the Big Apple, in hopes of making their next fortune. The ICSC New York show next month is expected host around 7,000 retail real estate dealmakers. Mayor Bloomberg is the keynote speaker for the opening day of the show, and the turnout should be great. Following the Mayor is the ever-popular Retail Runway, featuring Athleta, Denny’s, Fairway Market, Five Below, LA Fitness, Modell’s, Party City, Smashburger and Unleashed by PetCo, all giving an overview of their expansion plans – barring a delayed plane or other mishap. After you get your fill of the Retail Runway, David Henry, the ICSC Chairman and CEO of Kimco Realty, will speak about his outlook on our industry, and then after a day of dealmaking, it’s drinks and noshing at the ICSCsponsored cocktail party. The second day of the show has a session on leasing and development in a vertical retail urban environment, along with another full day of dealmaking. A new feature for this year’s New York show is social media pavilions, where you can get free Wi-Fi, charge your batteries and just take a breather from being on your feet. I think the New York conference has the potential to jump-start the new year and make way for a long-awaited positive outlook for the retail real estate industry. This pre-show issue of The Dealmakers is essential to read cover-to-cover; not only will you find great leads in our news copy, but our advertising space is also a must-read if you’re looking to lease, acquire or sell retail space, as well as a great source to see who is actively looking for deals at the New York show – and find out their booth number. (We also have a floor plan of the show highlighting our advertisers’ booths for your convenience.) A few of the more noteworthy items in this issue include that Uniqlo plans to keep up its pace of opening stores in the states after a successful launch in New York; an Ace Hardware dealer with 19 units operating is looking for sites in Long Island, Queens and Staten Island, as well as in the suburbs of Westchester, New York, and that VidaCura, which maintains an online presence, plans to open 2,500 square foot stores offering medical supplies, equipment and apparel. The company is eyeing Connecticut and Florida for its initial rollout. Grossman’s Bargain Outlet hopes to enter the Connecticut and New Hampshire markets; D’Vida Health Bar, a small but growing chain in the New York, NY market, offers healthy smoothies, baked goods, frozen yogurt and hot beverages. Doc Popcorn is another growing food concept, with around 40 units operating in kiosks and food court locations in malls and tourist venues, and anticipates growth throughout the Northeast, with openings planned for New Jersey, New York and Pennsylvania. I’m hearing that leasing is starting to pick up in the Northeast, and brokerage companies are gearing up to meet the anticipated demand. Sabre Real Estate Group recently launched this year to offer brokerage services in the New York market, and SRS Real Estate Partners recently formed a team to focus on urban retail in the New York metro area as well; all positive indicators. The acquisition side is also starting to heat up in the Northeast. ARC Property Trust is looking for single-tenant retail NNN opportunities in major cities nationwide, and they recently closed on a freestanding hhgregg in Virginia. Chase Properties is another active buyer of centers in smaller markets, with a focus on the eastern states. Rivercrest Realty is looking for grocery-anchored centers anywhere east of the Mississippi, page 4

and its portfolio already spans from Florida up to New York. Urstadt Biddle is another player in the acquisition market; the investment trust recently closed on the $17 million acquisition of a center in Connecticut. I’m seeing Cap rates in the Northeast holding at the 6% to 8% range, and I’m hearing of deals being made with no conventional mortgage in place, with buyers using credit lines and equity investors to do all-cash deals. My hunch is that for the next several years, the Northeast region will continue to be attractive to investors – when you look at the volatility of the stock market, real estate is a less-risky place to stash cash. On the new construction front, there is a lot of preleasing activity going on throughout the region, and we have quite a few noteworthy proposed retail projects in the preleasing phase highlighted in this issue. For example, U.S. Realty Associates is preleasing a 67-acre site in Bucks County, Pennsylvania, with Wegman’s, Target, BJ’s Wholesale Club, Lowe’s Home Improvement and Home Depot serving as immediate area draws. Throw in the fact that the trade-area has an average household income over $97,000, and that’s a good site. Tri State Commercial is also preleasing a center on 17 acres in Hazlet, NJ. Welco is handling the leasing of The Mall at Bay Plaza, with Macy’s set to open a 160,000 square foot store as an anchor during late 2013 for the 600,000 square foot enclosed mall, which will be attached to an existing freestanding JCPenney in the Bronx. The site is adjacent to Barnes & Noble, Big Kmart, Marshalls, Old Navy, Pathmark and Toys “R” Us. A project in Newark, New Jersey just got the green light for public funding: The 500,000 square foot innercity master-planned community will include 65,000 square feet of retail and more than 200 multifamily units, as well as educational facilities. The project is expected to be completed in 2014. Paramount Realty is preleasing a 150,000 square foot center in the Ocean City, Maryland trade area. The site is adjacent to a Walmart Supercenter and Home Depot, with Ross Dress For Less and HomeGoods as proposed anchors for the project. Stewart Commercial is in the preleasing stage of a 150,000 square foot redevelopment in a hot pocket of Fairfax County, Virginia, with a five-mile population of over 300,000. Estimates are that once the infrastructure is enhanced (with a completion date of next year), the daily traffic count will hit the 100,000-vehicle mark. Schuckman Realty is also preleasing a 36,000 square foot street front lifestyle project in Patchogue, New York. By the end of 2014, I expect that we will be seeing a steady flow of tenants taking delivery of space in newly-built neighborhood and large-scale regional centers throughout the Northeast. All in all, the Northeast is faring well, and signs of recovery are starting to emerge. I expect the ICSC New York conference to be well-attended, with much more optimistic moods on the show floor than in the past few years.
