A full-service firm thrives in a changing market
Adam Taliercio For more than 30 years, Schuckman Realty Inc. has done most everything a retail brokerage and development firm could do. Now, it’s doing more. A leading brokerage and development firm in the New York, NY metropolitan market since 1978, Long Island-based Schuckman Realty provides services for both retailers and landlords throughout the tri-state area as well as many other major metropolitan areas throughout the country. The company is a full-service firm with a solid history of investment sales, management, tenant representation, landlord representation and development services. During the past three decades, the company has initiated more than 10 million square feet of new or redeveloped retail properties, involving more than 50 shopping centers and millions of square feet of big box retail space. This year, the company has been expanding its reach with the addition of more brokers specializing in specific areas. One new growth area is investment sales, the result of increased referrals in this market. “We’re growing that niche very nicely,” said vice president Kenneth Schuckman. “I have had an increasing number of clients seeking advisory services and transferring their management-intensive properties into 1031 exchange-type products, where there is more of a sense of security.” Schuckman Realty is currently working on more than $150 million worth of investment sale transactions. The firm’s vast expertise give a seller comfort that a 1031 transfer will be into a property that fits the needs and requirements of the individual client, Ken Schuckman said. In addition, the company is working with a number of institutional conglomerates to diversify and strategically place their money in secure assets, and sees this area as a continued source of growth in the years to come. While expanding into new areas, the firm is also observing heightened demand for its traditional services. A broker has become more necessary than ever before, Ken Schuckman said. “Some retailers don’t have as much manpower, or don’t even have a real estate department at all, so Staples-anchored center they depend on the brokers Atlantic Avenue & 102nd Street | Ozone Park. New York they can trust, and this marketplace has shown which ones you can’t trust,” he said. “We’ve taken on a lot of assignments, and we’ve been successful.” Shopping center landlords who’ve never used brokers before now are looking for help, as leasing has become more difficult, he added. “Now you need a broker who actually goes back to Brokerage 101. You’ve got to pound the pavement, knock on doors and try to bring in tenants.” He cited a center the company handles in Long Island as an example: The center had never needed a broker before, but upon hiring Schuckman Realty, was able to lease 11,000 sq.ft. of vacant space, bringing the center to full occupancy despite the poor economy. Occupancy rates at centers handled by the company vary according to size, the surrounding market, and the landlord, Ken Schuckman said. While this is still generally a tenant’s market, he added, there are always going to be shopping centers that buck the trend. “Even page 6

so, in the prime locations that every retailer wants, prices have gone down,“ he said. “In cases where the rent was $30 psf, I’m working on deals for $25 psf.” Retailers in the current environment have also become more careful in their site selection, with reductions in planned openings. “When you’re supposed to do 400 deals in a year, you’re not as picky. When it’s down to 100, you look at everything a lot closer,” Ken Schuckman said. Schuckman Realty, which represents a number of national retailers throughout the region, uses a proprietary tenant database to assist its retail clients. This provides them with access to site plans, demographics and information on every major retail property in the New York metropolitan area. “I’ve taken my father’s 40 years of site plans and information, put a team together, and digitized it,” Ken Schuckman said. “We’ve been building that database for 10 years. If you’re a client, you can log in and literally pull up every shopping center in the five boroughs and the northern New Jersey area. You can look at it in the middle of the night in your pajamas.” The company also provides market penetration strategies for retailers seeking to enter the New York market — and elsewhere. “We provide strategies based on a very good understanding of the principles of market research,” explained president Stanley Schuckman. “These principles don’t change from market to market.” He said that there are two components to a successful market penetration strategy: A working knowledge of these principles and an understanding of the customer’s shopping habits in any given market. “That means you have to live and breathe the area of study. You can’t do it [a market penetration strategy] from sitting in an office or by playing with computers.” This, he added, provides a view of opportunities that others may not see. First and foremost, the elder Schuckman said, is an understanding of the retailer’s ideal customer criteria and an examination of the market that the client wants to enter, to find where their ideal customers are located. This, he explained, “requires an in-depth study of each trade area, including the locations of competitors. There is no shortcut to success when it comes to defining a site.” Not surprisingly, mistakes in site selection made prior to the recession, such as taking lower-quality space to satisfy growth demands, has haunted retailers throughout the downturn and resulted in store closings, Stanley Schuckman noted. “Many retailers took sites that they didn’t do their homework on. If you take a shortcut, you’ll only sustain yourself at that level for so long.” Ken Schuckman, meanwhile, believes the outlook for his firm is upbeat even though he is not sanguine about the economic outlook — at least for the next two years. Brokers such as Schuckman Realty, he explained, will benefit from a continued dim perspective. “It means we’re going to be busy,” he said. “We’re going to be sputtering along the bottom for a long time, and a bottoming process is good for brokers.” However, he added, as retailers evolve and as change occurs in the marketplace, he expects to see more change over the coming five years in the New York metropolitan area than there has been in the past several decades.
