A pedestrian scale welcomes the street within Urban Prefab as it climbs towards the site’s interior, straying from Roosevelt Avenue. The project’s geometry is dictated by the offset at 1st Avenue, providing views down 1st and Central Avenue’s permanent view corridors. The project’s stepping gesture promotes walkability while integrating its surrounding context. The delivery system of the prefabricated, stacked module realizes this project’s form, and aims to redefine the quality of life to the urban dweller.

in section, the project steps up and away from roosevelt, creating a pedestrian scale for the corner and streets of roosevelt and central, and maximizies density, height, and views towards the site’s back interior and corners

both vertical and horizontal circulation are blended in appendages that connect the entire project; this was done in order to preserve the views and privacy of each unit

each unit has direct access to green space through staggering of northern units to create terraces, and balcony insets of all others that doubles as protection from the sun

NEGATIVE SPACE

the prefabricated modules are simply staggered on top of each other during construction, ultimately saving time, money, and materials making it an efficient system both economically and ecologically

housing raised on a podium by two levels of retail along roosevelt and central, and one level along 1st recognizing the different variable of scale the west side offers. A centrally located communal courtyard is within the project’s core, and offers space for both residents and visitors

geometry in plan determined by 1st avenue to set up for best permanent view thresholds up both 1st and central avenue

taking advantage of the opportune condition of the negative space created by the modules to create additional units without expending more effort or capital

to utilize the module to its full capability by avoiding redundancy, the modules interlock with each other at the corners, thus making the ceilings double as floors, and floors double as ceilings

stacked overlapping 6” on each side of the module to allow for systems to be easily integrated and available for all units

modules are prefabricated off site and house the most expensive components such as bathrooms and kitchens, while the negative spaces are internally configured with assembly that includes aspects like open spaces and bedrooms
