AIR CONDITIONING

The new Decree for Rental properties will state that a property must be fitted with air conditioning in the living area and the bedrooms and if you are renting out your property between October and April, it must also be fitted with heating that maintains a temperature of 19 degrees.

Cooltec Heating & Cooling Services have been suppliers of heating and cooling systems on the Costa del Sol for over 10 years and also have a fantastic solution for helping you save costs. The Attendant, exclusive to Cooltec Services is an intelligent solution to control air conditioning units. • By programming the units at the regulation settings to save owners money on air conditioning usage. • Prevent abusive use of air conditioning units. • With additional sensors, it will cut out when doors or windows are open. • It minimises the usage of the air conditioning units which increases the life span of the units.

Be Smart! Think ´The Attendant´ from Cooltec Services

ALARM SYSTEMS Help protect your home from break-ins with HOME SECURITY TIPS from ¡PERFECT Alarm! S.L. Tip No. 1: Don’t Advertise You’re Away The first thing a burglar looks for when choosing a house for a break-in is one with no one in it. If you make your house look occupied when you’re gone, most burglars will simply pass it by. • Use automatic light timers throughout the house • The same kind of timers you use on lights can also be used to turn radios or TVs on and off • Turn the volume of your phone’s ringer down so someone outside can’t hear them ring • Ask a neighbor to use your trash can from time to time and to put it out at the curb and bring it back on trash day. • Instead of stopping your mail and newspaper delivery, ask a neighbor to pick them up and hold them for you. Seeing deliveries being made makes a burglar think someone is at home. 7

WELLBEING

WELLBEING Living the Stress Route. At least 50% of people in the west are affected by destructive stress phenomena. Stress is a major contributor to illnesses, everyday lack of contentment, depressions and broken relationships. An old definition of stress is an intense effort or exertion. In order to determine the quality of a product a stress test can be performed. That means applying a gradually increasing force to a product to see at what point it breaks. Thus it is determined how much pressure something can tolerate. We often do the same to ourselves and to our bodies. As long as we are coping fine with life, work and relations, we are in good shape. Stress is no problem because we know and feel that we can handle it. We are in control and the stress of achieving things at a fast pace works as a stimulant. At its extreme we turn into adrenalin junkies or workaholics. The interesting point is when it turns into a feeling of being stressed. This is when there are too many things we want to do or know we should have done and failed to do. In any such fight or flight situation the stress hormones like adrenalin increase to a maximum in 38

order for us to be ready to handle whatever is needed. Fine, but when we entangle ourselves to the point that the adrenals are in full production of stress hormones throughout the day it becomes dangerous. We need to handle that situation or things will start to break. With less and less margin for the digestive apparatus, our kidneys, liver, pancreas and other organs to do their jobs, they start giving up. As if that is not enough there is

The DIRECTORY March 2016

a strong mental component. We start blaming ourselves for not being good enough at work, at home, and in life in general. We put up a mask that everything is alright while inside we get torn apart. Doubting ourself we go into anxieties and difficulty deciding things. We start ruminating about the past and brood over things that haven´t even happened yet. To get back in control we demand that every detail is perfect. Easily irritated and incapable of receiving criticism we complain about almost everything. There is simply not enough time to do all we need so we have to postpone things. This stress route is fatal and in many case leads to severe depression and destroys lives. Reorganise while there is still time. Work on your goals, not on 50 different goals. Do what you are doing when you are doing it. Stress problems are individual and have corporal and mental symptoms. Talking to someone who is not in the middle of it all helps, in defining, managing and turning stress anxiety and depression around. You are welcome to come and see us at call 722 188 811 or come and see us at Pies y Bienestar on Calle Pintada 73 in Nerja. Call +34 722 188 811

SPANISH CUISINE

Question. What is Salpicon? Tradionally this is a general dish of Spanish influenced countries made from small pieces of meat. However here in Andalucia, specifically Huelva and Cadiz they use mariscos (seafoods). So tapas, cold starters or main meals are now called Salpicon de Mariscos.

Recipe Put a variety of mussels, prawns,

crab sticks, squid/octopus, anything small in a bowl, add small chopped half of red and green pepper, large spring onion. Boil potatoes small pieces and boiled eggs chopped. You can add olives, pickles also. Sprinkle with salt and pepper. Mix a vinegrette of sugar cider vinegar parsley, lemon juice and olive oil and mix.

OPTIMISING FACEBOOK TO HELP YOUR BUSINESS Facebook is one of your greatest allies for interacting with potential customers and promoting your business on a personal level.

WEB WORLD

What is Facebook optimisation and how will it benefit my business? Optimising your Facebook is a process to make sure your business page is easy to find in both Facebook and Google search results. Done right, you can increase traffic to your Facebook page, leading back to your website. By optimising your social media platforms, you can gain followers, build brand recognition, nurture relationships, increase customer engagement and loyalty, drive online traffic, generate new leads and increase sales. How do I optimise my Facebook page? Making sure your information is up-to-date is vital for potential customers to immediately know your business hours, location and what your product/service is. Your Facebook page should be easy to navigate. Your content must be consistent in both quality and quantity. Visual content is now what grabs most people’s attention on social media platforms - create graphics or post photographs that will engage your audience. An important factor to remember is that people use social media for entertainment, not to be pitched by a business. Provide your followers with entertaining content and occasionally post about your product. Remember - followers need a reason to keep coming back to your Facebook page. Call Eleanor Makin at Quantum23 to find out more about websites. See ad under Websites

BUSINESS MATTERS

Having just recently spent time, dealing with a number of organisations who don’t seem to think that the customer matters, I thought that I might share with you a few facts about customer service. DID YOU KNOW? • 66% of consumers believe that customer service has either stayed the same or got worse in the last three years. • Only 3% think that it has improved ‘a lot’ & 22% ‘a little’. • 90% of customers, when asked, said that they would stop their purchase if they received bad customer service. • 41% of customers said that their biggest frustration is a lack of interest in their needs. • A typical small business hears from 4% of its dissatisfied customers. • 79% of customers who had a negative experience with a business told others about it. • 24% of customers in the UK have stopped using a business over the last 6 months due to a bad customer service experience. SO WHAT IS GOOD CUSTOMER SERVICE? Delivering what the customer wants. Going above & beyond the customers expectations – ‘the extra mile’. Anticipating what the customer might need next. Dealing with & resolving problems quickly, accurately & personally.

Or alternatively, you could use a complacent approach of – “...if they don’t like it, they can go elsewhere.....” STOP ! DON´T, Instead grow your business offering great customer service.

Currency News Should we stay or should we go now? Sure that is a title for a song. So, for the first time since 1975 we Brits have a chance to vote on whether to stay in the UK under the reforms negotiated, or once again go it alone. It really is as simple as that, despite what the media, politicians and big business say. Over the next four months we will be bombarded with ‘experts’ explaining to us why we should or shouldn’t stay within the EU. What will this do to the markets? Volatility! We have seen over the past four weeks sterling reach a dizzying high of 1.42 and a low of 1.27 (mind you, a year ago we would have quite happily accepted 1.27, so things are all relative). Some experts are predicting a ‘stay’ vote means continue as normal, in which case sterling should recommence it’s gradual strengthening , whilst a Britex vote could see sterling devalue by as much as 20%. The reality however is that none of us really know, so keep your heads down and continue as normal, or drive yourself mad by trying to analyse both sides of the argument. One thing is for certain, next month I have no doubt we will still be discussing this subject For more information call Melanie Radford at Currencies Direct. See their advert under Currency Transfers.

Legal Matters HOLIDAY RENTALS NEW LAW

The Junta de Andalucía has now published the new law on short term or holiday rentals of less than two months. The new law will apply to all individual rental properties and not solely to those owners who have three or more properties. The law will come into effect on 12th May 2016. There will be a grace period of one year before inspections commence and sanctions can be imposed on those who have not fulfilled the requirements. The minimum requirements include but are not limited to: • A licence of occupation or similar – Town Halls requirements will vary (contact us for more information). • Complying with technical requirements for construction and residential property. • Ventilation to the outside and window blinds, curtains or similar and suitable furnishings. • Air conditioning and heating and mains services contracts. • To have tourist and leisure information for the local area. • Complaints forms for consumers. • Cleaning services, Bedlinen, instructions manuals, contact number to resolve any problems and local community norms and information. • The rental contract for consumers must have certain minimum information. The details of the user must be supported by an identity document and this must be retained for one year from the time of use. Compensation rights and the right to retain deposits must be quoted. • The price per night must include water, electricity, heating, air conditioning, cleaning and bedlinen, towels etc. It will be obligatory to register with the Tourist registry of Andalucía before publishing any marketing for the property and taking rental bookings after 12th May 2016. There will be a Declaration for the owner to complete identifying the property, the catastral reference and the licence of occupation or similar and the identity of any company or individual who is carrying out the business on behalf of the owner. Once the registration number has been received this must be included in the publicity and contract.

It is very important as the more people registered, the more services we will have, such as doctors, medical centres, police, schools, fire brigades, infrastructure and also the Town Hall will receive more money from the Government to offer services. All Foreigners registered on the Padron have to renew every 2 years, if not, they will be removed. Currently, we have a very large number of Foreigners who have not renewed and this will mean an important decrease in the town services, unless by the 31st of March you renew your Padron. You can check if you have to renew your Padron at Town Hall Reception on the ground floor, left desk. See Angeles or Manolo and show any identification as NIE, green Residencia, passport, driving licence, etc. Opening hours: Monday to Friday from 08:00 to 14:00. You can also check at the Foreigners Department. Any person staying in Nerja for several months over a year, can register on the Padron. This means if you come to Nerja regularly and own or rent a property. You don’t have to be a Resident, you only need an NIE number. Registering on the Padron is free and has nothing to do with paying taxes or fiscal purposes. For Padron information please see Jacky at Nerja Foreigners Department on the ground floor of the Town Hall. She speaks several languages, such as English, French, Italian and a bit of German. Opening hours: Mondays & Thursdays from 10:00 to 13:30. Tel: +34 95 254 84 01 Please telephone on Tuesdays, Wednesdays and Fridays

Please help support the lovely town of Nerja

WHAT´S ON WHAT´S ON

A Charity fundraiser event took place last month at the Salon de Mar in Torre del Mar in aid of Axarquia Animal Rescue. Sponsored by local businesses Dentadanes, Blacktower, Muebles Piramides Puerto, Curriences Direct, Sunset Andalucia, RSB Golf and The Directory. Organised by Costa-Events, the evening took us back to the 60´s with performances from the group Echoes of the 60´s with Michelle Daniels, Mark Connor and Ronnie Howells. There was a delicious dinner and with tombola and raffle tickets on sale during the evening, they raised 517€ for animal charity.
