PROPERTY SURVEYORS Don´t like Surprises? Then if you are about to buy a property, get it checked out first! LT Property Surveyors are experienced professionals with years of experience with all types of Spanish properties. Offering a choice of building or structural surveys, you will have peace of mind knowing more about your property other than the aesthetics, which could save you 1,000´s of euros . A building survey gives a view of everything from ground level up. A structural survey is much more specific, often involving breaking into the building structure or decoration, as an intrusive investigation of a specific fault for which evidence has been discovered during a building survey. We go through the entire property and note all the defects, checking for dampness, insect attack and structural movement. This includes the outside and any outbuildings. We test the services, general electricity and water. We note any problems such as circuits tripping, low water pressure and poor drainage and issues relating to the swimming pool, land slippage or movement, septic tanks and water deposits. We also check whether machinery, kitchen equipment, heating and air conditioning are working where possible. Our report is comprehensive and supported by photographs of the evidence of defects, the likely causes and possible solutions. We also compare the accommodation and size of the property with the registered title information and the Catastral description. We also offer topographical surveys confirming that your lands registered area is correct, this is important to prevent border disputes. Certificado de Eficiencia Energetica relates to your house electrical consumption and is a requirement by law. We confirm that your certificate is valid or we can issue you with a new one. We believe that our realistic survey provides a comprehensive view of the property and its defects so that a prospective purchaser or existing home owner has peace of mind or is able to judge what may be required immediately or in the future to ensure that the property is in an acceptable condition. Call on 659 324 586 for more information or to talk through your requirements.

BUSINESS MATTERS
BUSINESS MATTERS
The HANDS -- UP Challenge
For many small businesses (and big businesses for that matter) the question they often ask is – “How do I get more customers?” – so, let’s play the ‘Hands-Up’ Challenge to see what you already know about your business & your customers:
• HANDS-UP! - if you have got an ‘eye-catching’ sign with your business name on outside your premises. • HANDS-UP! – if you know what sort of customer you are looking for eg. if your run a sea front bar/restaurant you might be wanting to attract families or couples. • HANDS-UP! – if you know the last time you spoke to your customers about what they wanted from you. • HANDS-UP! – if you advertise your business in the local press/magazines. • HANDS-UP! – if you have a logo for your business & you use it on everything eg. menus, receipts, flyers. • HANDS-UP! – if you have stood outside your business & asked yourself the question – “Would I go in there?” • And we could go on & on, but let’s see how you have done so far ..... If you have: • Put your hand up to every question then you are doing very well & customers should be flooding through your doors! • Put your hand up to at least 3 of the questions, then you are doing well, but room for
improvement!!
• Didn’t put your hand up to at all, then you have got real problems and this is probably why customers aren’t coming through your doors.
Over the next few months we will be looking at different ways that you can improve your business – often without spending a lot of money. We are going to help you ! ‘Put Your Business in Front of the Right People’ So, if you think that you need help, contact Image & Profile to arrange an initial discussion. Currency News A number of factors have recently combined which highlight the continued volatility in the currency markets. Since the last edition, sterling versus euro has traded anywhere from 1.43 down to 1.36 & euro to USD between 1.09 to 1.14. The biggest single factor affecting rates has been turmoil in the Chinese market, this sent shivers globally, with whispers of another worldwide recession (although I believe this to be a bit of ´headline grabbing´ by the media). Coupled with poorer than expected retail figures out of the UK and Greece finally repaying at least a small proportion of its debt to the EU, this sent sterling down, although I still expect it to bounce back to the 1.40 mark in the short term. My views on the sterling/euro exchange rate are still influenced by the Greek debacle. In the financial press, recent headlines were all about Greece starting to repay a proportion of its debt. However, this repayment was made possible by the fact they received a further bailout loan 24 hours before giving some of the money straight back (robbing Peter to pay Paul springs to mind!!!) Keep a close eye on these rates as even a relatively small movement can make a considerable difference in the amounts you can expect to make on any such transactions. On the upside for Spain, we continue to see an increase in demand from foreign investors who are still looking for a bargain, however, in many areas, house prices are either beginning to rise or sellers are holding out for a higher offer. As I mentioned last time, tourism this year continues to exceed all expectations and all in all more money is seeping back into the local economy (one example of this is the recently completed Malaga Feria, which seemed to be getting back to the pre-recession days in terms of numbers of visitors – if you tried to get a taxi or bus out to the Feria ground, you will know exactly what I am talking about!)
Legal Matters De Cotta Law Open Days
At De Cotta Law we believe that the preliminary legal consultation is the most important moment in building the framework for success with your legal matter. For this reason we are holding a series of Open Days where you can obtain specialist free advice on Property law, English and Spanish wills and Family law. Here are some examples of consultations where the outcome has been of benefit. Clients who bought property during the 1990s found that their property was not correctly registered at the land registry. By studying the paperwork and documentation at a consultation we were able to advise on the procedure and legal work required to register the property correctly. We worked with local surveyors to register the property so that it could be marketed and sold without any retentions on the sale price. A family client who visited us for a consultation had been told she could not recover child maintenance from an absent father in the UK. We were able to advise on the Spanish procedure to obtain a court order that could be enforced against property and in some cases against salary in the UK. In Spanish courts you cannot act on your own behalf even in family and child matters so it is best to speak to lawyers with experience who can advise on the possible outcomes of claims. Equally a successful consultation can result in a less costly negotiated settlement and restrict your legal fees and court charges. It is also not too late to check your wills. The new European Regulation on Succession is now in force and although a number of De Cotta Law clients have already discussed this with us there are still many people who could be affected by the changes. To be sure that your heirs are protected bring copies of your existing wills and we can advise you.
Finally if you would like to be added to our free newsletter list to be kept up to date with legal changes and issues please email info@ For more information call Melanie Radford decottalaw.net or call 952 527014. Top tips to keep the holiday feeling going
1. Spend a day (or a couple of hours) on a beach preferably doing nothing. It’s great spending time in nature relaxing and having a nice swim in the sea. 2. Make time to read a good novel. Lots of people claim to spend more time reading on holiday so why not make the time and sit somewhere quiet with a good book. 3. Leave your mobile phone at home. This might not be possible depending on your personal and professional situation but try to have regular mobile-free times whenever possible. 4. Eat a nice meal outdoors and don’t rush. Make time to be mindful and relax and enjoy your food while soaking up your surroundings. Lots of people rush and eat while on the go. 5. Go on a boat trip to relax and it will feel like you’re ‘getting away from it all’. Check out local boat trips in your area. 6. Join a local hiking group and meet new people and even learn some Spanish the same time. Hiking is a great way to explore the local area and stop for some tapas en route as well as improve your fitness levels. 7. Exercise outdoors if you can and you might find a yoga class or bootcamp on the beach. If you usually run on a treadmill why not go for a walk/run outdoors along the paseo. 8. Watch the sunrise and sunset whenever you can and just sit and relax and take it all in. 9. Get to know your city (again, or for the first time). Make a point of visiting any local landmarks, and maybe even take yourself on a tour of the city. Malaga or Granada are great places to explore so enjoy being a tourist for the day. 10. Take a weekend away. It doesn’t have to be expensive with lots of planning but head somewhere you’ve never been before and explore a different part of Spain. You can use sites such as Airbnb or go camping and keep costs down by taking your own food. Do whatever you enjoy as we all lead busy lives but the ‘ME’ time is so important to be productive in all areas of your life. Quaintly Spanish RECIPE BY TINA
Most of my Spanish friends aren’t that interested in travelling. The way they see it they already live in the best place on earth, with the best food, the loveliest landscapes and the tastiest beer (Cabra Azul, obviously!). I guess a lot of us expats would have to agree or we wouldn’t be here. I haven’t exactly been chomping at the bit to sail the seven seas since I moved here either. Living in one of the prettiest places on the planet, why should I go anywhere? Plus there are all the vagaries of travel: endless airport controls, poor hygiene, bugs, and diarrhea, being sold to a harem. Could it really be worth it? However, when a trip around the world was more or less thrust upon me I figured I’d chance the bugs and the harem. Sure, there were queues at airports, and bugs, and a bout of tummy trouble, but the closest I came to being sold to a harem was a charming gentleman in New York who told me about his stock portfolio and wanted to take me dancing. What’s more, the toilets in Tokyo are so fancy with water features and music to dim unseemly sounds that I could easily live in one. Most of all I was struck by how kind and friendly everyone was, how they went out of their way to help this ridiculously tall foreigner find food, transportation and drink. Ah, the beer! I have never tried so many different, often spectacular brews! Of course, now that I’m back I’d still have to agree that Spain is the best place in the world, but it sure doesn’t hurt to broaden one’s horizons once in a while. Liz Luyben is the author of The Beer Lover’s Guide to Andalusia and the brewer at La Cabra Azul Brewery in Comares. Try her craft ales at Tienda Alpujarreños in Torre, El Rincon del Cervecero in Málaga or in any bar in Comares! More info at Cabrazul.com
