The children of Martingrove Gardens Park are so excited for construction of their new $500,000 splash pad to begin, that one eager tot even brought along his own sand shovel to the project’s special groundbreaking ceremony to help hurry things along.

happily took the lead at the recent event, getting right to work digging into the grass with his orange plastic shovel, as Daniel McLaughlin of Toronto Parks, Forestry and Recreation, Etobicoke Centre Councillor Gloria Lindsay Luby, and members of her staff – including Charlie’s dad Jim Burnett – followed suit behind him with their own ceremonial shovels.

“This is going to be the very

first splash pad in Ward 4,” Lindsay Luby said of the project, construction of which is slated to begin Aug. 8. “It’s going to be enjoyed by so many residents, because the neighbourhood is changing over and it’s full of young people now.”

When complete by the end of October – three months behind schedule – the 60-by45-foot rubberized splash pad will feature a set of rain-

bow arcs, dumping buckets, a sidewinder, a mister and a gusher – all activated by pushbuttons controlled by the kids themselves.

MacLean takes silver, bronze at Commonwealth Games Breaks own Canadian record in 800-metre freestyle CYNTHIA REASON creason@insidetoronto.com Etobicoke Swim Club’s Brittany MacLean made a splash in her Commonwealth Games debut in Glasgow this week and last – making two podium appearances and smashing her own Canadian record.

The 20-year-old Silverthorn Collegiate grad – who just set the national standard in the 800-metre freestyle event at the Canadian Swimming Trials in April – broke that record yet again by a full four seconds on Monday, July 28 at Glasgow’s Tollcross International Swimming Centre.

Clocking in with a Canadian-best time of 8:20.91 in the event, MacLean went on to take the bronze medal

in the 800-metre freestyle, behind Jazz Carlin of Wales (8:18.11) and Lauren Boyle of New Zealand (8:20.59).

“I knew I was capable of a really good swim,” she said in an post-race interview on the Swimming Canada website.

“I’ve been working so hard all year, so I just wanted to put it together when it mattered.”

MacLean’s solo success in the pool on Monday came hot off the heels of her Team Canada podium appearance in the women’s 4 x 200-metre relay on Saturday, July 26, in which she swam the second leg of a silver-medal winning performance.

MacLean and teammates Samantha Cheverton of Montreal, Alyson Ackman of Pembroke, and Emily Over holt of Vancouver clocked in a combined time

of 7:51.67 in the event – just 1.77 seconds off-pace Team Australia’s gold-medal-winning performance.

MacLean also swam in the 200- and 400-metre freestyle events – both of which she won the national title for at April’s Canadian Swimming Trials – on Thursday, July 24 and Tuesday, July 29, respectively.

In last Thursday’s 200metre competition, her first event in Glasgow, MacLean finished with a time of 1:57.20 for a fifth place finish, while she capped off her debut at the Commonwealth Games this Tuesday with a sixth place finish in the 400 metres with a time of 4:06.53.

Next up, MacLean will head to the Gold Coast Australia in August to compete in the Pan Pacific Games.

CAR SHOW: Lowrider car enthusiasts from across the country and the U.S. were in Etobicoke last weekend for a show at Humber Bay West Park. Lowriders are classic cars from the 1950s, 60s and 70s that are modified so their front or rear ends, though the use of hydraulics, can bounce up and down or to the side with the flip of a switch. A record height of 75-inches was set for a front-end hop by Skinny, the president of Majestics Car Club in Etobicoke. Car owners say some members can sink up to $130,000 to modify their vehicles with small tires, custom paint jobs, tiers of batteries and super hydraulics that fill an entire trunk.

Collaboration is critical in last stages of Pan Am planning

he one-year countdown to the Pan Am and Parapan Am Games has begun. As of today’s editorial, we’re 344 days away from the Pan Am and 372 from the Parapan Am. There is little doubt this event will focus eyes on the Greater Toronto Area. The numbers are impressive: $1.14 billion budget; 7,600 athletes expected to attend; 49 Pan Am and 16 Parapan Am events; 15 upgraded sports facilities and 10 new world-class facilities. The figures alone set us up to host what will truly be a world-class sporting event.

However, it’s also a chance for Toronto (and other municipalities involved in the Games) to really showcase what makes us so great.

Toronto, for one, will be on display and we’re definitely ready for it. The city has communities from all 41 countries across Latin our view America, South America, the Caribbean and North America attending the Games. From the World-class Colombian community across St. sporting event Clair Avenue West, the Brazilians along Dundas Street West. and a year away Jamaican communities along Eglinton Avenue West, Toronto is the place to enjoy them all.

With it, the Games bring development for Toronto via new athletic facilities in North York and Scarborough to the massive 35-acre Athletes’ Village in the West Don Lands that will be turned into a mixed-use community after the Games.

But with all the accolades and excitement come some pretty important concerns, namely the impact on traffic, particularly in Toronto, which is already experiencing dramatic traffic issues. In a recent interview, the city’s director of transportation planning, Stephen Buckley, said it’s still unknown how much of an impact the Games will have on local traffic patterns.

However, the Games will also see new transportation infrastructure built, including the UnionPearson Express air rail link, and improvements to Union Station. Shovels are in the ground, and athletes, coaches and spectators will be here in less than a year. It’s time for governments, communities, and Torontonians to get behind the Games in these last stages of planning.

Before we know it, it’ll be showtime and we need to make sure we put our best collaborative effort forward to make the kind of impression we can all be proud of.

Will list of mayoral candidates shrink by Oct. 27?

I

don’t often find myself agreeing with my colleague Toronto Sun columnist Sue-Ann Levy—but I have to say that she asked the best question at Monday evening’s mayoral debate in East York.

Taking on Rob Ford directly, Levy pointed out that with no supporters left on Toronto City Council, he had no hope of fulfilling the agenda he proposed.

Why not, she wondered, at some point quit the race and throw support behind a candidate who could fulfill that agenda?

Of course, Ford had no intention of doing any such thing and said so, making it clear that only Rob Ford could look after taxpayer dollars and if anybody should quit, it was those other candidates.

Here in the middle of summer, no one’s going to say anything different. But whether anyone admits it or not, Levy’s question will weigh on the mind of at least two other candidates

David Soknacki and Karen Stintz are two candidates who’ve put forward serious enough campaigns to put them on the A-list for mayoral debates. But at least so far as polls are going, neither has gained traction. still time That’s not to say they couldn’t. Stintz has spent the term building her reputation as a city councillor and TTC chair with a conservative bent.

Soknacki has been out of politics for some time, but he’s put forward a strong centrist platform and of all the reasonable and staid alternatives to Ford, Soknacki is surely the most reasonable and staid.

There is in theory yet

time for both of those candidates to capture the imagination of voters.

In 2003, David Miller only started to gain momentum in the summer months before the election – and by the time of the vote, he was the people’s choice for the next mayor of Toronto.

There is also time for a graceful exit – such as Sarah Thomson and Rocco Rossi both did four years ago, when it became clear to both of them that their earnestly begun campaigns were going nowhere.

By the time that election rolled around, the election boiled down to a staring match between George Smitherman and Rob Ford, with only New Democrat candidate Joe Pantalone tagging along in a distant third place. Thomson threw her support behind Smitherman, and Rossi just stepped aside, to let his volunteers and funders have a graceful exit them-

selves.

So will it likely go this fall – and really, it’s too bad that it will. Because aside from Soknacki’s smart platform and Stintz’ bona fides, there are a number of different visions for Toronto that voters should take a look at.

Toronto criminal lawyer Ari Goldkind is running a smart, lo-fi campaign himself, preaching the gospel of tax-what-youneed-to-spend as sensibly as Soknacki.

But there is an inertia to celebrity, and that is why, barring some calamity, Ford will not likely heed Levy’s suggestion and throw in the towel until the last poll is closed Oct. 27 – while other candidates who might have a chance of running an effective council after that vote will step aside.

Help provide backpacks and school supplies for children in shelter system

Monique D’sa seeking donations to support fundraiser Help an Etobicoke mom fill backpacks with much-needed school supplies for vulnerable children and youth who live in shelters.

Monique D’Sa is currently seeking community donations of backpacks and school supplies to distribute to Women’s Habitat, Ernestine’s Women’s Shelter, Youth Without Shelter, Elisa House, The Jean Tweed Centre and the Black Creek Community Centre.

Much-needed items include: water bottles, erasers, rulers, glue sticks and highlighters.

“We count on community donations to reach our goal each year,” D’Sa said.

“Making days brighter with backpacks – for kids who need a little extra sunshine!” is her project’s motto.

In 2007, D’Sa founded the Backpacks Project with a modest goal to fill 20 backpacks with school supplies for children living with their moms at Women’s Habitat,

a Mimico shelter where she had volunteered.

The Royal York South mother of three has since filled more than 150

backpacks for numerous shelters thanks to the assistance of people in the community, who donate both school supplies and funds. Her children help sort donations and fill the backpacks.

Again this year, Scotiabank has helped fund the project.

Donors may drop off school supplies and backpacks at Muzart Music and Art School, 225 The East Mall (across from Cloverdale Mall): Tuesdays, Wednesdays and Thursdays from 2 to 7 p.m. Drop offs may also be made at Wool Gathering, 12 Advance Rd. just east of Kipling Avenue Wednesdays to Fridays from 6 to 8 p.m., Saturdays from 10 a.m. to 4 p.m. or by appointment by calling 647-785-5394.

While the splash pad was originally slated to open this month, construction on the project – like so many others across the city – was postponed due to this year’s extended winter, McLaughlin said.

“We’re a month delayed on our construction season for all of our outdoor projects, because the winter was so long and the frost was so deep in the ground,” he said.

“In other years, we’ve been able to start in April, but we weren’t able this year to get started on a lot of our projects until well into May, which has caused a lot of pent-up demand on projects for our contractors.”

Nevertheless, the McLaughlin assured that a contractor has now been awarded the Martingrove Gardens splash pad project and the real shovels are set to break ground by Aug. 8.

her three-year-old daughter Alianna were among several local residents on hand at Thursday morning’s groundbreaking who said they’re anxiously awaiting the day they’ll get to try out the new splash pad – even if they have to wait till next summer to enjoy it.

“I’m excited for it. It should be really nice,” said Latchford, while pushing Alianna on the swings. “We’re here at the park three or four times a week, and it’s nice because it brings a lot of the parents together. I know a lot of parents because of this park, because we all just kind of gather here and all of our kids are around the same age. A new splash pad will bring even more.”

W h i l e L i n d s a y L u by lamented that local kids like Alianna won’t be able to cool down in the splash pad this summer, she said she’s looking forward to its grand opening next summer.

“I’m glad to see that parks in Toronto are being regenerated, because many of them

– particularly in Etobicoke – we’ve let them slide,” she said, noting that in relatively stable Ward 4, Section 37 funding for such projects is limited by a lack of development.

“What I was able to do here (with the splash pad) was basically gather bits and pieces of Section 37 funding that had been left over from other projects and put it all into this project. I’m excited for it to open.”

The new splash pad isn’t the first revitalization project to be undertaken in Martingrove Gardens Park.

Back in 2012, the replacement of park’s aging playground equipment was featured on the TVO show Giver. Much of the funding for that new equipment was raised by EMBRACE (Essential Ma i n t e n a n c e Br i n g i n g Revitalization All Can Enjoy) Martingrove Gardens Park, a group founded by local mothers.

TV show, Elms Park community come together for three-day park build

Dino-themed playground at The Elms Park to be featured on TVOKids series Giver next spring TAMARA SHEPHARD tshephard@insidetoronto.com A stegosaurus and tyrannosaurus rex are coming to Rexdale.

Well, not an actual stegosaurus and T-rex. Those real-life dinosaurs last walked the Earth during the late Jurassic and late Cretaceous periods, some 150-million and 65-million years ago, respectively.

This stegosaurus is a green-andyellow climber and the T-rex is a double slide in the newly opened T-rex playground in The Elms Park at the end of Bergamot Avenue east of Islington Avenue.

The dino-themed playground is the latest build of Giver, a TVOKids TV series that makes 10 to 13 playgrounds across Ontario each season.

The show profiles six kids, ages six to 12, who design, then work with community volunteers and show host Michael Lagimodiere, and in this case City of Toronto parks staff, to build a playground with a theme in three days.

Rennata Lopez, Giver’s producer, said the T-Rex playground will be the sixth episode of Giver’s third season airing next spring.

“The community has been gung-ho. It’s a good story and a good location,” Lopez said July 25 as she produced the on-site filming armed with a mic to communicate with her Giver colleagues. children-led concept “It’s kid-led from the (playground) concept to the ribbon cutting,” Lopez said. “There is a lot of learning in the process. munity and Tangerine volunteers got to work alongside the six chosen Giver kids and city parks employees operating heavy equipment, including a Bobcat and a bulldozer.

“It’s a good opportunity because there was nothing here to do other than listen to the annoying airplane noise,” said Shrithicka Vilvarajah, 9, who suggested the playground’s T-Rex-shaped slide.

Paul D’Agostino, 10, helped design the dinosaur running course. “It’s an amazing opportunity. There will be a pretty nice park right beside where I live.”

TVOKids is Hillary Pendenque’s favourite TV channel. “It’s a great opportunity for other kids to have a brand-new playground,” said the seven-year-old.

Giver production company, Toronto-based Sinking Ship Entertainment, joined forces with Tangerine Bank on the build an estimated value of $40,000. The community raised $2,000 toward the project, which also received a $5,000 donation from area Councillor Doug Ford.

Doug Bennet, Richardson’s colleague and business development manager in the city parks partnership development unit, had another idea.

He approached Sinking Ship Entertainment.

They were in.

“The city’s partnership development unit has grown with increasing interest on the part of community groups to advocate and fundraise for parks and recreation projects,” Bennet explained.

“Our role at the unit is to be the matchmaker – to match funding organizations with community groups on (city) approved projects.

The Elms Parks boasted one newer slide alongside a decadesold slide and swing set that “hasn’t changed in 40 years,” Woods thought to herself four years ago when she would frequent the tired playground with her granddaughter, Erica, 2, and her friend Elaine Santogrossi, and her grandson, Christian, then

“It has been a lot of fun and gratifying. The community has been awesome in its support,” Woods said in an interview. “It’s great for the neighbourhood; not only the Elms community, but kids who live in the nearby apartment buildings and townhouses. They need a place to play, too.”

At the playground build Friday, Woods watched as the six Giver kids donned their yellow hard hats and tool belts to join in the build.

“What an awesome experience for these kids. This is something they’ll never forget.”

Little Tattianna Happi may have been entered into the Miss All CanadianFantasy Fair Carousel Pageant earlier this month as a joke, but the firsttime contestant quickly proved her quest for the crown was no laughing matter.

In fact, the five-year-old beauty queen sashayed away from the July 7 pageant at the Woodbine Centre with not only the title in her age group, but also with a tiara, sash and an armload of trophies.

“She got best dress, most photogenic and best overall, winning for her age group,” said Tattianna’s still-surprised mom, Collene Happi. “My cousin signed her up as a joke.

We were walking through the mall one day and she saw the flyer and she told me to sign Tattianna up. I said ‘Oh no, I don’t have enough time’ because it was only, like, two weeks before the pageant. But, as a joke, I said ‘OK fine, we’ll sign her up.’”

The rest, as they say, is history.

With Tattianna’s win at the Fantasy Fair Carousel Pageant, which acted as the Toronto regionals for the Miss All Canadian Pageant, she has now advanced to the 28th anniversary International Grand Finals in St. Catharines, Ont., over the Aug. 23 to 24 weekend, just a little more than a week before entering Grade 1 at Elmlea Junior School, where she’ll study in the French Immersion program.

Founded by Joanne Margaret 28 years ago in Niagara Falls, the Miss All Canadian Pageant is an Etobicoke-based organization committed to hosting “natural pageants” all over the country.

What that means, Margaret said, is that while her young contestants are more than welcome to “dress up like a princess” and wear a bit of makeup, “the end result should be you looking your age and looking natural.”

“We’re nothing like the pageants you see on TV, where it’s all drama and makeup.

seeing the kids overdone on stage – they like the kids being natural,” she said, noting the pageant does not encourage little ones to wear things like false eyelashes, flips, artificial nails, spray tans, eyebrow waxing or heels.

“When you see commercials on TV, you don’t see a six-yearold child wearing makeup and false eye lashes. It sends the wrong message. So we tell parents to bring their kids to the pageant maybe how they’d bring them to a family wedding – you might put a little lip gloss on your eight-year-old daughter so she feels like a big girl and you might do her hair a bit, but she’s still going to look like a little girl.”

ting to compete at the Miss All Canadian International Grand Finals – in which she’ll showcase her talents and strut her stuff in a formal wear, sportswear, Western wear and costume events, just to name a few – also means getting the chance to be scouted by talent agents and the possibility of winning a year-long modeling contract.

“She’s all excited because she likes doing all that stuff,” Happi said of her ‘naturally charismatic’ daughter.

“She wants to be a model because she likes to get made up and have her picture taken and all that. She also wants to do TV, and she has a real natural ability for it – she’s very outspoken, very friendly and she makes friends really easily.”

As for her future in pageants, Happi said she’ll support Tattianna as long as they continues to make her happy.

“It’s exciting for her, so I’m trying to support her the best way I know how.”

The pair was supposed to then head to the apartment building’s outdoor pool for a morning of swimming, but Nicole never arrived, Det.Sgt. Madelaine Tretter of 22 Division told members of the media at a press conference Wednesday morning.

“Tragically, Nicole was abducted on her way to the meeting and was never seen again,” she said, noting that Nicole’s last known movements have now been documented in a re-enactment video, released by police on at Wednesday’s #FindNicole social media campaign launch.

“Over 15,000 hours were put into the investigation between the date of (Morin’s) abduction and January of the following year. Over 900 community members joined the search for Nicole, yet no trace of her was ever found,” Tretter said.

“The search for Nicole involved the creation of a task force in 1985 with a total of 20 members – that task force conducted a co-ordinated search of Etobicoke involving community members using cars, horses, aircraft, dogs and all-terrain vehicles. Despite their best efforts, no trace of Nicole has ever been found.”

Fast forward 29 years, and

police hope the new social media tools now available to them will help them get Morin’s story out to more people, Tretter said.

When it comes to solving historical cases such as Morin’s, Toronto Crime St o p p e r s c o - o rd i n a t o r Chris Scherk said there are a number of avenues investigators can explore, but reaching out to potential witnesses and assuring them their anonymity is key.

“There’s a number of ways historical crime is solved.

Witnesses may remember something they saw that can assist investigators, but also, criminals talk. They brag and they confess,” he said.

“So my belief is that someone out there may know what happened to Nicole Morin in 1985 and for whatever reason feels like they can’t come forward. With Crime Stoppers, you can.”

South Etobicoke man faces nine charges in child porn case Police have released the name, photo and online aliases of a 57-year-old south Etobicoke man who was arrested and charged with nine child-pornography-related offences last Wednesday following a six-month police investigation.

At a media briefing Monday morning, Det.-Const. Scott McQuoid of the Toronto Police Sex Crimes Child Exploitation Section confirmed that police executed a warrant on Wednesday, July 23 at a home in the Lake Shore Boulevard West area of 22 Division in south Etobicoke, where it is alleged that the accused was responsible for luring a child over the Internet.

“This man was posing as a teenage girl and he was reaching out to other teenage girls,” McQuoid told reporters, noting the man is also accused of making, accessing, possessing and making available child pornography over the Internet.

hough planning and infrastructure builds are well underway for the 2015 Toronto Pan Am / Parapan Am Games, the city’s transportation officials have outstanding questions as to how traffic will be managed during the event.

The largest-ever multisport undertaking for the Toronto region, the Games are projected to cost $2.5 billion, of which the province has budgeted between $75 million to $90 million for transportation management, to ensure 7,700 athletes and coaches, plus some 1.4 million spectators get to their venues on time.

Eight new Games venues are located in Toronto, including an athletes village, aquatics centre and an athletic stadium to be located at York University. The Pan Am coverage zone extends from north of Toronto south to St. Catharines.

“For almost every venue we have road access, transit access, there’s a GO station or connection nearby,” said Teresa Marando, director of transportation planning for the Pan Am / Parapan Am Games.

Marando, an MOT official, said the province had already consulted with municipalities about deferring maintenance work and halting the granting of construction permits during the Games to

“We want to be cognizant that it’s going to be busy and we need to co-ordinate our efforts to make sure we’re not doing something to make it more difficult for each other,” she said.

When it comes to co-ordinating transit, the TTC and the city have to work together to deal with traffic issues such delivery trucks and illegally parked cars blocking busy streetcar routes, said TTC CEO Andy Byford.

While its construction was originally budgeted at just $1.547 million, Fellen explained that the project’s newly approved $4.41 million cost estimate is a result of a change in scope.

ith less than a year to go until Toronto hosts the 2015 Pan Am Games, in Etobicoke renovations to the Olympium are winding down just as construction of a BMX course at Centennial Park is slated to ramp up.

In an interview with The Guardian, Jason Fellen, senior director of capital projects for TO2015, said the $20-million Etobicoke Olympium renos are nearly complete and that the popular facility should be fully operational again by September – just two months behind its original reopening date.

“It’s a 40-year-old facility and as with anything, if you’ve ever done a home renovation in an older home, as you get into some of the walls and into some of the piping, often you find things that weren’t expected to be there, or they’ve just started to denigrate to a level that needs to be repaired so as to make sure that it’s safe and will continue to operate for the long term,” he said.

The Olympium – a 159,339square-foot multi-sport facility that includes an Olympic-sized

pool, lesson/training pool, four dive towers, two springboards, a gymnasium and a fitness centre – is slated to act as training space for Pan Am athletes competing in swimming, water polo, diving and synchronized swimming.

Renovations and upgrades to the Olympium were slated to include: a new roof and new lobby; the installation of a state-of-the-art Myrtha Pools system; an upgrade to the existing dive towers to meet current Federation International de Natation (FINA) standards; the replacement of the pool filtration system and the current timing and scoring booth; a new fire alarm system; and heating, ventilation and air conditioning improvements.

At Centennial Park, meanwhile, Fellen said the contract was recently awarded for the Pan Am BMX Centre and construction on the project – which will include a combination of dirt, asphalt, concrete and retaining walls – is slated to begin

“BMX was originally slated as a temporary facility located in the parking lot at Ontario Place, so ($1.547 million) was going to be likely sufficient for that kind of application, but...there have been a fair number of changes. We wanted to create a more of a permanent legacy BMX facility that can be enjoyed well beyond the Games...so the project was relocated into Centennial Park to a permanent venue where it can serve both our Games and the longterm needs of the community.”

Other improvements to Centennial Park include the replacement of its existing running track, which will serve as a training and warmup venue for athletics events during the Games. Fellen said work on the track will begin “very shortly” and is due to wrap up by late fall.

Toronto police target texting drivers If you regularly text while behind the wheel of a running car, beware.

Starting this week, both Toronto and York Region police begin a six-week ticketing blitz for distracted drivers.

In recent years, distracted driving – including any activity which distracts one’s attention from the road – is on the rise.

The practice is the reason why drivers who text or use their cell phones are 23 times more likely to be involved in a collision, according to the Canadian Automobile Association (CAA).

So it made sense when supporter Sweet Pete’s Bike Shop connected Cycle Toronto with Propeller Coffee, the environmentally conscious roaster that just opened a Bloordale roastery and cafe which offers ‘Contraflow,’ a new seasonal coffee blend.

Proceeds from Contraflow sales will go toward supporting Cycle Toronto’s bike advocacy work.

Propeller Coffee’s model, ‘coffee for the social good,’ jived with Cycle Toronto’s values, said its executive director Jared Kolb, such as the power of grassroots community organizing to effect change; Propeller’s roaster uses as much as 85 per cent less gas than a traditional roaster while relying on Bullfrog Power for all its electricity and natural gas needs. It also uses Autoshare instead of delivery vans.

“This is a really great partnership with them. It’s a really exciting initiative,” said Kolb, who first joined Cycle Toronto in 2010 as a volunteer, f o l l ow e d b y director of membership

and outreach and then director of campaigns and membership, before taking the helm.

Purchasing Contraflow will enable Cycle Toronto members and cyclists across Toronto to help fund cycling advocacy, Kolb said. Cycle Toronto relies on four staff members and 10 part-time staff as well as 200 active volunteers.

“The work we do falls under three branches: direct advocacy at city hall. I’m down at city hall almost every day talking with city staff and councillors; we’re campaignbased,” said Kolb, citing protected bike lanes on Eglinton Avenue, Richmond and Adelaide streets. “We’ve got our ward advocacy programs; we grow local groups.”

For example, in Ward 13, the group is working on improving cycling access across Lake Shore Boulevard, Kolb said. “( The ward advocacy groups) develop their own relationship with local offi-

cials and we work together as a broader team. We’ve got 19 groups across the city,” he said.

Cycle Toronto first began meeting with representatives of Propeller Coffee in January when they tried out different blends – “Those were some really nice mornings,” said Kolb with a chuckle.

Sales of Contraflow coincided with the recent opening of Propeller Coffee, its cafe at 50 Wade Ave., in the Bloor Street West and Lansdowne Avenue area.

“We’ve had a bunch of orders so far. We’ve never done something like this before,” Kolb said. “But we’re really excited.”

Propeller provides beans for Crema Cafe and other local, independent coffee shops. It uses only the freshest beans, sourced fairly and ethically.

The King’s North Connection project includes a new 36” diameter transmission pipeline, approximately 12 kilometres in length that will be installed within the new right-of-way. Gratitude Bag drive to benefit the Daily Bread Food Bank JOANNA LAVOIE jlavoie@insidetoronto.com Grant Gordon has come up with an innovative way to help keep the shelves of the Daily Bread Food Bank stocked year round.

It’s called Gratitude Bag, a volunteer-based, doorto-door food drive.

Basically, volunteers leave a reusable, red canvas bag at the door of the homes in a selected area.

Residents fill up the bag with non-perishable food and leave it on the doorstep before dinner.

Sometime after 6 p.m., volunteers pick up the bags filled with food and deliver them to the Daily Bread Food Bank.

“Our goal is to attack hunger,” said Trevor Watt, a 23-year-old Beach resident who is serving as the program’s director of daily operations alongside downtown east resident Mackenzie Gilmore.

“We’ve seen some terrific results so far.”

In 2013, Gordon and his team did a small but successful pilot project in the Riverdale area and have done several more since, each time figuring out what works and what doesn’t.

In June, Gratitude Bag held its first large-scale food drive involving 5,000 homes in Riverdale and the Pocket. In the end, 30 volunteers collected 6.1 tonnes of food for the Daily Bread Food Bank. “(Gratitude Bag) really works well. People are so, so generous, especially if you make it easy for them.

Everyone’s heart is in the right place,” said Grant, who was able to get great deals on the 7,500 gratitude bags as well as the printing of the program’s flyers.

“It j u s t b l ow s m y mind.”

Gordon said he came up with the concept for Gratitude Bag after chatting with a friend

who works at the food bank about how the shelves are full during the Thanksgiving and Christmas seasons, but they’re almost empty during the summer months.

“If people don’t think about going to the food bank (in the summer), we’ll bring the food bank to their door,” said Gordon, who has lived in Riverdale for close to 20 years, “Unfortunately, come summer time, the hunger problem isn’t top of mind for people.”

Gail Nyberg, executive director of the Daily Bread Food Bank, said the need is still there as much as ever even when it’s hot outside.

“Summer can be a hard time for food banks and the people they serve.

Donations slow down, but the need doesn’t,” she wrote in a recent email to The Guardian.

“We have thousands of people across the city who rely on Daily Bread Food Bank as much during the summer as they do during the winter. Hunger doesn’t take a holiday.”

Gratitude Bag is aiming to fill that gap.

This summer, teams of volunteers have been holding smaller mid-week food drives each week.

“Even with few people home during the summer, we’re still getting great participation,” said Grant, noting on average people contribute 10 to 12 nonperishables per Gratitude Bag. The effort is expected to ramp up again once people are back to school in the fall.

“Our goal is to do another major run in the fall,” said Watt, who along with Grant hopes the program will expand to other neighbourhoods and communities in the months to come.

Carefully vet prospective tenants One of the easiest ways a property can fall into disrepair is to allow bad tenants to move into the building. It’s understandable that investors want to get a building or house occupied as quickly as possible so they can use tenants’ rents to pay for the property. But bad tenants can cause damage to the property, and their behavior might encourage reliable fellow tenants to find a new living situation. When looking to fill a vacancy, establish a minimum income requirement for prospective tenants and ask applicants to produce proof of income and references from past landlords. This increases the chances you will find a respectful tenant who’s fully capable of paying their rent on time.

Work quickly Few people want to rent forever, so expect significant turnover, especially

if your investment property is a larger complex with multiple dwellings. If you aren’t working with a property management company, an easy way to maximize your profits on an investment property is to work quickly when turning apartments over after a tenant moves out. This includes painting and cleaning the apartment, and the process should go smoothly if you properly vetted tenants and the vacant unit did not suffer significant damage while the previous tenants were living there. A unit with just minor wear and tear should take one week or less to get ready to show to prospective tenants, and the unit should be vacant for only one month before new tenants move in. Anything longer than a month and you’re losing money you don’t have to lose.

Upgrade appliances Renters are just as likely to fall in love with curb appeal as buyers are.

While there may not be a yard to entice renters if you purchased an apartment complex, curb appeal can apply to an apartment’s interior. One of the more notable eye-catchers to prospective

renters is updated appliances, especially since appliances may be the only items actually in the apartment when it is shown. Stainless steel appliances provide an instant upgrade over older appliances that may appear dated and are certain to make a strong first impression on prospective renters, many of whom would be willing to pay more in rent for a unit with update appliances.

In addition, renters may feel that landlords who took the time and spent the money to upgrade appliances are likely to make a greater effort maintaining the property.

Investors can maximize their returns on investment properties in a variety of ways, many of which don’t require significant effort.
