Builders: New Energy-Performance Rules are Coming In the coming years, the Province of British Columbia will begin steadily ramping up energy-performance requirements for new construction through the BC Energy Step Code. Here’s what’s coming down the pipe: • In 2022, your projects will need to be 20 per cent more energy efficient than those built to meet the requirements of the 2018 BC Building Code. • By 2027, five years later, the requirements will increase again, and your projects will need to be 40 per cent more efficient. • Finally, by 2032, new buildings will be up to 80 per cent more energy efficient than those built to the 2018 code. The provincial regulation rolls together a variety of energy-efficiency metrics and ranks them on a virtual staircase. The metrics vary by region, and measure a building’s airtightness, heating needs, and mechanical system efficiency. Pg 1 of 3 More info or Questions? Voluntary or Compulsory? Local governments may use the BC Energy Step Code today- if they wish- to incentivize or require builders to deliver a level of energy-efficiency performance that exceed code minimums. Builders may also use the BC Energy Step Code voluntarily, to demonstrate that their projects are meeting existing code requirements. For now, the decision to use the BC Energy Step Code is in the hands of your local government. But that will change starting in 2022, when the base BC Building Code will require every new building to deliver a level of energy-efficiency performance equivalent to Step 3.

How to think about colour like an interior designer Did you know that design professionals use the colour wheel when deciding how to decorate a space? Here are some colour theory basics to help you think like a designer when adding colour to your home.

The Colour Wheel

The standard colour wheel contains 12 colours: three primary colours, three secondary colours and six tertiary colours. Primary colours (red, yellow and blue) combine to form secondary colours (orange, violet and green). Tertiary colours are derived from combinations of primary and secondary colours.

Variations on these base colours are created by using different shades, tints and tones. Tinting means adding white to make a colour lighter while shading involves adding black to make it darker. Tone refers to mixing a colour with a combination of white and black.

How designers use the colour wheel when decorating Designers use these principles to figure out different ways to use colour in a space. Here are three common colour schemes. • Monochromatic: based on one colour in various shades, tones and tints. •Complementary: complementary colours (orange and blue, red and green, yellow and purple) are directly across from each other on the colour wheel. In a complementary scheme, one colour serves as the dominant hue and the other as an accent. • Analogous: based on three colours found next to each other on the colour wheel. It’s more subtle than using complementary colours but more colourful than a monochromatic interior. Designers also consider colour temperature. In general, warm colours, which contain more red and yellow, are thought of as more vibrant and cozy while cool colours, which have more blue and violet in them, are seen as calm and relaxing.

How lawns benefit from aeration Compacted soil can have a dramatic effect on grass. Compacted soil blocks oxygen, water and nutrients from reaching the root systems of the turf. That creates a lawn with weak roots, which make grass more vulnerable to disease and compromising its ability to withstand harsh weather, such as summer heat. The buildup of thatch, which is a matted layer of grass clippings and other organic debris that collects on the top of the soil, is one indicator that a lawn could benefit from aeration, a process in which the surface of the lawn is perforated to break up compacted soil and allow oxygen, water and nutrients to reach root systems. Other signs that aeration may be necessary include patches of thin grass, brown spots and a high concentration of clay in the soil. When faced with a lawn that could benefit from aeration, homeowners may wonder if such as task lends itself to DIY or if it’s best left to professional landscapers. Aerating a lawn is not always easy, and typically it involves the use of one of three types of aerators: • Core aerator: A core aerator uses hollow tines to pull plugs of soil from the lawn. The plugs are left on the surface of the lawn. Homeowners can pick up the plugs or, according to the grass seed experts at Pennington, even leave them in the yard and allow them to break down. • Spike aerator: The experts at Pennington note that spike aerators employ solid, spike-like tines to poke holes in the soil. These aerators leave the spikes in the soil. Some people wear spiked aeration shoes while walking around the yard to mimic the effects of spike aerators. • Slicing aerator: According to Pennington, slicing aerators employ rotating blades that slice through thatch and down into the soil. These aerators leave the soil in the ground. Aerators can be operated manually, though professionals tend to use motorized aerators. The machines are often heavy, so homeowners should consider their health and physical ability before deciding to aerate on their own. Hiring a professional landscaper who has experience aerating may the quickest and most effective way to restore a lawn to full health.
