Home makeover: Key steps for every renovation Though every home renovation is different, here’s an overview of the key steps these projects typically involve. 1. List all renovations. Prioritize repairs that are functional such as replacing faulty wiring or fixing the roof over those that are mostly cosmetic, like upgrading the kitchen. 2. Decide on a budget. You may decide to focus on some projects rather than others or to change some ideas based on your budget. 3. Hire professionals. For major overhauls, it’s a good idea to work with a designer, architect or general contractor who will manage the project for you. Alternatively, you can hire contractors as you need them and manage the work on your own.

8. Keep things moving. During the renovation, touch base with your project manager regularly to make sure things are on track. 9. Inspect the finished work. Before making the final payment, make sure that all the work is completed to your satisfaction. What’s behind the wall? Even if the wall isn’t load-bearing, there may be components lurking behind the drywall that you can’t see. Pipes, wiring and HVAC systems may need to be moved before the wall can be taken down.

Is the wall load-bearing? Demolishing a wall that’s a structural part of your home could be disastrous. While it’s possible to replace these walls with a beam or column, you’ll need to consult an engineer.

Landscape redesign: 5 factors to consider Upgrading your yard can be a major undertaking, and it’s easy to miss key details if you’re not careful. Here are five things to consider before you begin. 1. ACCESS If your upgrade involves moving large objects into your yard, there needs to be a safe access route. Fences, walls and trees can make it difficult or impossible for trucks to deliver supplies. Create a plan before the work starts to avoid delays. 2. SPACE If you want to install a pool or build a large deck, make sure there’s enough room in your yard for both the structure and the installation crew. Also, verify where property lines are located before placing fences, hedges and trees. 3. REGULATIONS If your project involves a significant

structural change, you may need to obtain a permit from the city. Your landscaping might also have to meet certain requirements such as respecting the maximum height for fences and hedges. Contact your municipality before starting. 4. SOIL The consistency of the soil on your property can directly impact the stability of new installations. Heavy rainfall and rapid freeze-thaw cycles can make the ground unstable. Hire a professional to inspect the yard before you begin construction. 5. Lighting dos and don’ts Lighting plays a big role in how interior spaces look and feel. Make sure your home is beautifully lit by following these dos and don’ts.

Don’t forget to match your lampshades and light fixtures to the decor in the room. They should complement and enhance your design choices.

Do tailor the lighting to the room. Kitchens and bathrooms require bright task lights, while bedrooms and dining rooms should have ambient lights.

Above all, be sure to call an electrician if you’re moving light fixtures around or need to replace switches. They’ll make sure the work’s done properly, thereby reducing the risk of an electrical fire.

Don’t exclusively install hanging lights in the dining room. Chandeliers look equally great in entranceways, bedrooms and even bathrooms. Exterior siding: how long do various types last? Siding protects your home from the elements but inevitably takes a beating in the process. Your choice of material, however, will determine how long this part of your house endures. • Vinyl typically lasts 20 to 40 years and is easy to maintain. The grade and thickness of the panels will impact their durability. If damaged, vinyl panels are easy to repair or replace. • Wood siding (usually cedar) can last anywhere from 15 to 40 years. It offers unrivalled beauty but also requires much more maintenance than other types of siding. The wood should be resealed every five years and inspected annually to stave off potential rot and pest infestations. • Aluminum has a lifespan of about 30

to 50 years. However, expect the paint to peel after about 15 years. Fortunately, aluminum siding can be repainted. Though it’s possible for aluminum panels to be scratched, dented or pitted, they can usually be fixed or replaced • Fibre cement planks have a lifespan of about 25 to 40 years. Their colour may eventually fade but the planks can be repainted. Fibre cement can resem­ble wood but is resistant to termites and rot. This type of siding requires little maintenance. Siding should always be replaced when it can no longer protect the internal structure of your home. However, it may deteriorate long before this and should be replaced once it becomes shabby, brittle or discoloured.

Popcorn ceilings: how to patch, paint and remove them A popcorn ceiling, also known as a stipple, stucco or acoustic ceiling, is a type of textured ceiling that has a noise-dampening effect. It was a common feature in houses 50 years ago, and many homes still have them. Here’s what you should know about renovating them. PATCH If your popcorn ceiling is stained or cracked, you can patch it. There are special products designed for this purpose that can be purchased in either an aerosol can or a container. These products are easy to spray or paint on. PAINT As long as the ceiling is in good shape, it can be painted. Begin by removing all dust with a soft-bristle brush. Then, apply stain-blocking ceiling primer. Once the primer is completely dry, use a thick nap roller or paint sprayer to apply the paint. REMOVE Removing a popcorn ceiling can be

m e s s y , dangerous and timeconsuming, but it isn’t difficult. If it’s painted, you’ll need to apply a specialized stripping product. It should be rolled or brushed on and given time to soften the ceiling material, which can then be scraped away with a trowel. To simplify patching, painting or removing your popcorn ceiling, hire an experienced contractor to complete the job. Warning: Before renovating a popcorn ceiling, you need to determine if it contains asbestos. If it does, make sure to hire a professional asbestos remediation company to remove it.
