Sold! CBRE Arranges Historic Garfield Building Sale for $19million to Private Investors

The Garfield Building was originally an office building, but it has been vacant for several years. The investor who purchased the property plans to convert the 12-story historic building into a boutique hotel, taking advantage of its prime location in the heart of downtown Los Angeles in the Jewelry District. The building features 20-foot-high lobby ceilings and is listed on the National Register of Historic Places, making it a prime spot for redevelopment.

Designed by American architect Claud Beelman, (Eastern Columbia) the Garfield Building is a stunning example of Art Deco architecture, featuring detailed ornamentation around the street-level entryway and an art deco lobby.

The sale was arranged by CBRE, with Phillip Sample, Chris Caras, Michael Shustak, and Andrew Turf representing the seller, a private investor that owned the building for over 30 years. Wendell Jones of Realty One Group Infinity represented the buyer.

Family offices are private wealth and asset management groups that serve ultra-high net worth families. These offices provide financial and investment advice to wealthy families, who typically have assets worth more than $100 million. They are known for their long-term investment strategies, which focus on preserving wealth across generations.

The lobby is graced with polished nickel fittings, elegant display cases, and Gothicstyle chandeliers in tones of gold and silver. The walls and floors of the lobby are clad in alternating bands of black and purple marble, and the twenty-foot lobby ceiling has a low bas relief pattern in plaster.

The sale of the Garfield Building to a Bay Area family office underscores the appeal of unique and historic properties in downtown Los Angeles. With many new residents and businesses flocking to the area in recent years, properties like the Garfield Building offer significant potential for adaptive reuse and redevelopment. The Garfield Building’s location in the Jewelry District, combined with its stunning Art Deco architecture, make it a valuable asset for any investor looking to capitalize on the revitalization still happening in downtown Los Angeles.

The Garfield Building, a historic 102,219-squarefoot vacant office building located in downtown Los Angeles, has been sold for $19 million to a Bay Area family office.

Everything you need to know about the Downtown Los Angeles Neighborhood Council (DLANC)

The Downtown Los Angeles Neighborhood Council (DLANC) is the closest form of government to the people. The DLANC Board of Directors consists of 24 elected seats representing over 100,000 stakeholders within five geographic areas of Downtown Los Angeles, representing various communities and interest categories.

The Board is composed of residential and business representatives from the Fashion District, South Park, Historic Core, City Center East, Civic Center/ Financial District; Social Services Providers; Homeless residents; as well as At-Large and Area Wide seats. DLANC board members are considered “volunteer City officials” elected every two years by the stakeholders who live, work, own property, or have an ongoing interest in the DLANC boundaries.

As an advisory body of the City of Los Angeles, DLANC advocates for the community on important issues like land-use development, homelessness resources, livability and quality of life issues, public safety and emergency preparedness, and issues pertaining to the jurisdiction of the City of Los Angeles.

DLANC also sponsors community events, holds public hearings, issues grant funding to non-profits and schools, and much more.

DLANC was certified as an approved City Neighborhood Council on April 27, 2002 and is currently one of 99 Neighborhood Councils officially chartered by the Los Angeles City government to ensure that the City government remains responsive to the different needs and lifestyles of Los Angeles’ wide variety of communities.

The NC is governed by cityapproved bylaws and has

an annual budget funded by taxpayer dollars. It has five board officer positions, nine standing committees, appointed liaisons, and alternate board members.

Although an advisory body, DLANC has the authority to comment on city legislation and issue positions called “Community Impact Statements” (CIS) which are submitted to the City Council, City Boards; Commissions, Mayor, and City Departments. It also plays an essential role in reviewing and holding public hearings on real-estate development and land use cases for all major building projects and the issuing of alcohol, cannabis permits, and other Conditional Use Permits (CUPs).

I’m Wendell Blassingame. The paths I’ve taken in life have led me to be in a position to help uplift Skid Row while maintaining the true essence of what makes it a Community. For the last 12 years, I’ve assisted hundreds of people on their way to stable housing and helped them thrive in a precarious environment by being a solid rock for them in a world of uncertainties. I’ve humbly accepted the alias “Skid Row Fixer”, given to me by the people of Skid Row. Currently, as Central City East Resident Director, I Chair the Urban Needs and Resources Committee where we provide Job Fairs, Maps of Resources and work with City departments to stay on top of public sanitation, clean water, and safety. By having boots on the ground and setting up a booth on San Julian Park in Skid Row daily, I offer people of Skid Row a neutral public space where they can come to me with their concerns. I proudly call The Historic Core District my home. I'm running for neighborhood counsel to promote DTLA businesses, not only to our local communities, but also to greater Los Angeles. I am focusing on raising awareness and highlighting local community issues concerning; safety, street maintenance and the quality of life for DTLA residents. Will work to address the community concerns with a more realistic approach, including homelessness issues, promoting small local businesses, encourage more “green area” developments (planting of trees/foliage). Further, I will work to encourage stricter DTLA pet community responsibilities, by increasing accessibility to pet waste bags and stricter enforcement of pooper scooper laws.

Thrilled with the renaissance it was going through; terrible to see its most recent set backs. My family has worked for this city and built this city in past years. My experience is in project planning, advertising and experiential design. I make plans, solve problems, bring people together. My main areas of focus are: Beautification – (greenery, signage, etc), Walkability (cleanliness, pets), HC awareness (bring attention as a tourist location), Reclaiming the metros, Heritage (Refurb the original LA), Livability (work to remove negative attributes), Volunteerism (volunteer and rally to achieve goals). Hakeem Parke-Davis is an Los Angeles born and raised urban planner. He has spent most of his career as a public servant to the people of Los Angeles doing work in the areas of city planning, urban design, transportation innovation and healthy communities. Hakeem wants to see Los Angeles grow in a more economically equitable way that address the issues of the day. Addressing homelessness recovery and CoVid resiliency are at the heart of Hakeem's agenda. Hakeem wishes to see a downtown that is inclusive, thriving, and a beacon of hope for all who look upon Los Angeles.

15 year downtown resident and LA area native who's just trying to make downtown and this city a better place for all of us, not just the 1%. I'm here to inform fellow downtowners and push an agenda that I think best serves the needs of the residents of the Historic Core and all Angeleno's. Unabashedly progressive, I believe in things like: living wages, reducing an inflated LAPD budget while increasing LAPD accountability and instead increasing spending on communties, renter protections, affordable housing and a path to affordable home-ownership, and an empathetic approach to homelessness that includes mental health treatment, healthcare, well paying jobs, NOT simply criminalization or shuffling people from one corner to the next. Downtown and this city as a whole needs more progressive minded advocates who'll push for green initiatives and more park space, not just more luxury developments. As a pedestrian I will advocate for walkability, and safety. I believe the American auto centric cannot last, and alternative means of transportation are essential to the success of our community. My mission in life is to build communities and families through mentorship, leadership, and support. I have done this as a hospitality professional for fourteen years. Since then, I’ve embodied those ideas by getting elected to local government, standing up for disenfranchised folks, helping out the homeless, lifting up my community through education, and working towards a sustainable future. As an LA Native, I love to celebrate Los Angeles’ diversity through its food and drinking culture. I believe bars and restaurants use food and drinks as a vehicle to create connections with people and build communities. I create these connections while bartending at neighborhood bars like Golden Gopher, and as Beverage Director for acclaimed Michelin Star Chef, Curtis Stone, at Gwen. In my role as a Construction industry professional I have and am currently working on major projects such as Metro Rail, Metropolis, and The Grand. I work with Los Angeles Building and Safety and Los Angeles World Airports daily. A DTLA resident for seven years, I would be honored to serve on DLANC for another term. As Livability Committee Chair, I led efforts to enhance mobility across the district, advocating for scramble crosswalks and collaborating with the City to establish a scooter Special Operations Zone for improved parking and riding safety. I organized a workers’ rights webinar to assist hospitality workers in navigating the unprecedented conditions as business reopened post- COVID lockdown. Most recently, I’m spearheading a project to bring much needed green space to the community via the Pico Triangle on Pico Blvd and Olive St. Outside of DLANC, I am part of the South Park Neighborhood Association. If re-elected, I will continue to fight for improving quality of life and a Downtown that is equitable for all.

My name is Sara and I’m a longtime Angeleno, high school teacher, and a resident of South Park for the last four years. My name is Leonel Aguilar and I am the current Social Service Provider board seat member of the Downtown Los Angeles Neighborhood council. I am a Licensed Clinical Social Worker and have over 7 years of experience in helping those who are unhoused, struggling with mental illness and substance abuse, and who may have a history of trauma. I want to continue to represent the residents of Downtown Los Angeles, both housed and unhoused, to ensure that a better quality of life is available for all of us. While one person cannot solve many of the social issues present in our community today, I will continue to collaborate with city and local agencies in order to advocate for the social service needs of the residents of Downtown Los Angeles.

I’ve witnessed both the government and countless local organizations create low-income housing, as well as several ways for people to access healthy food, but it seems like the number of people on the street has only increased. While people are slowly transitioning into these new housing facilities, the relatively stringent requirements for potential residents are leaving many behind. I plan to repurpose the several barely-used parking lots around Skid Row into well-maintained, areas with heating and security. Here, people can set up their tents in a safe space, and away from polluted sidewalks. With these new designated areas, we can keep people safer and, at the same time, incentivize new businesses to move into the buildings which are no longer being blocked. By bringing in new businesses, and new people to the community, we can attract the resources, and jobs it so desperately needs; so once our people do get better, they’ll have a thriving community to return and contribute to.
