Building Boom | BUILDER PROFILE

As we ring in 2015, Northern Colorado is on the threshold of an exciting transition in the housing and new construction markets. In the past six to 12 months alone, we have once again started seeing dirt moved. At least six brand new communities are currently underway, something that has not happened in the region since the early 2000s. According to Steve Bricker, Broker Associate and Group Partner, these changes are only “the tip of the iceberg.” Later this year, he predicts, the landscape itself will start to change as the construction becomes more visible.

What does all this mean for builders? The new and growing opportunities for new construction throughout Northern Colorado is drawing builders from throughout the region and the country. While a few years ago, only four national builders were working in the area, this number has more than doubled; today, upwards of ten national builders are actively working on new developments in the region, more than we have ever seen. Bricker is optimistic that this influx of big, national companies will, perhaps surprisingly, benefit the area’s local and state builders as well by driving general market shifts. National builders have the power to draw buyers out with their substantial marketing resources, and their tendency to build from the $300,000 to $500,000 price range, which is a different price range than most of the local and state builders. Rather, national builders, through their advertising efforts and visible projects underway will generate attention, curiosity, and renewed enthusiasm for new home construction throughout Northern Colorado. “There is

What does new construction mean for the market? The growth and resurgence of new construction in Northern Colorado represents a renewed confidence and enthusiasm that Bricker cites enthusiastically as a sign of changes to come in the housing market. As newly constructed homes near completion, the problem of limited inventory will begin to settle behind us. The influx of new construction is bringing with it a striking amount of diversity, innovation, and value for square footage and features. Additionally, national builders have the resources to build spec homes that will offer buyers more choices immediately. Together, these factors will fill the market with a range of new construction inventory, encouraging people who were not necessarily planning to buy to begin exploring the market. In turn, as these buyers upgrade into the exciting and diverse world of this new construction, we expect to see more homes reselling on the market, increasing that inventory and furthering broadening the price range of homes on the market. While it is difficult to predict exactly how all of these changes — from national builders to new construction — will affect the housing market in Northern Colorado, one thing is clear in Bricker’s eyes: “the market is going to open up.” And that is welcome news for a region that has been grappling with heavy competition over limited inventory for years.

n the late summer of 2014, Ben Lurker readied for his return from Afghanistan, set to start his first civilian job at Otterbox, and prepared to move his family states away, from Texas to Colorado. What’s in a name | FORT COLLINS

Street names

Lincoln Avenue was named in honor of President Lincoln. This would not necessarily be remarkable (after all, the city also has streets named for Presidents Washington, Grant, and Roosevelt), but it was President Lincoln who, in 1864, took actions leading to the eventual founding of the city of Fort Collins when he signed an order that established Camp Collins. Overland Trail, winding its way along the eastern edge of the foothills and through the town of LaPorte, was named for the Overland Stage Line, a branch of which ran close to the present-day road. The line, operating between Kansas and California from 1858 to 1868, was an important route bringing settlers, traders, Native Americans, trappers, and solders to and from the settlement in its early days. According to the North Forty News, locals hold on to the history of this name, and in 2008 fought government attempts to rename the road. Other streets about town have been named for leaders with a local, rather than national, celebrity. For example, Peterson is named for H.C. Peterson, a prominent area builder in the 1900s who helped bring Colorado State University to Fort Collins and built the first schoolhouse. Elizabeth Street is named for

a Joe Armijo’s considerable volunteering and leadership among Fort Collins’ Hispanic community.

Historic neighborhoods Four of Fort Collins’ historic neighborhood arose to support workers for the Great Western Sugar Company: Buckingham Place, Andersonville, Alta Vista, and Holy Family. Two of these neighborhoods take their names from influential Fort Collins locals. Buckingham Place is a six square block neighborhood northeast of Fort Collins’ Old Town. Platted in 1903, Buckingham Place was named for Charles Buckingham, a Boulder banker and Colorado landowner. Original inhabitants were German-Russian immigrants who worked the fields. Andersonville borders Buckingham Place to the northeast. Also platted in 1903 as a home to GermanRussian beet-field workers, the neighborhood was named for Peter Anderson, a local Fort Collins businessman.

Landmarks Lee Martinez Park is Fort Collins’ second largest park and offers biking trails, access to the Poudre River, sports equipment, a playground, picnic areas, and an educational farm. The park is named for Lee Martinez, a Fort Collins

The city council recently approved naming a new arterial street to run from North College Avenue to connect with Vine Drive east of North Timberline Road for a longtime resident of Fort Collins and active member of the town’s Hispanic community, Lee Suniga. Other names under consideration as street names are Blehm, to honor some of the original Germans from Russia residents who worked in the beet fields for the Great Western Sugar Factory and Armijo, to celebrate

resident who was greatly committed to education, helped build the Holy Family Church, and worked tirelessly to commemorate Fort Collins’ history and to improve Hispanic-white relations in the community. The history of the Cache Le Poudre river’s name is a bit fuzzier than many of the streets and landmarks throughout Fort Collins. As the story goes, trappers and American Fur Company employees were traveling from St. Louis to Green River, Wyoming during the early 1800s. After camping near the present-day Bellvue, a snow storm stopped the group’s onward travel temporarily. When the trip was able to resume, the wagon boss demanded lightening the load, so the group dug a pit to bury all that could be spared. Most of what was buried was powder, giving the river its name, Cache La Poudre (french for “hide the powder”).
