Once a property goes under contract, Realtors at most companies must devote a lot of time managing contract details and tracking dates, which can pull them away from their sales and customer service roles. At The Group, Inc., Broker Partners have access to dedicated, in-house escrow services teams who keep their transactions running as seamlessly as possible. What Does Escrow Services Do? Whether they’re a stand-alone company or an affiliate, like at The Group, escrow services professionals jump in once a property goes under contract. “It’s our job to make sure that the contract is followed through on,” says The Group’s Kirsten Pepin, who has spent most of her 17 years with The Group in escrow.

At The Group, four escrow services offices are responsible for everything from ordering title work to making sure contingency dates are met. Each office has three people, each of whom is responsible for a stage in the contract-toclosing process. A lot of the work involves making sure everything is in order — looking for missing paperwork or signatures or preparing amendments to contracts — and coordinating with title companies and lenders.

“We do a lot of the behind-the-scenes work for [our Partners] so that they can be working with their customers,” says Hannah Wernsman, who has worked with The Group on and off since high school. While escrow services generally encourages communication to stay between clients and their Realtors, when it’s appropriate they’re able to step in and answer specific questions about the contract or the process. “The people [in escrow services] are very detail-oriented people,” says Brenda Nickel, who has been with The Group for 22 years, the last 3 in escrow. “Not everybody would enjoy that work — it’s a lot of paperwork, a lot of details — but we love it, we thrive on it, and we love to work with our Partners!”

Who Benefits? Everyone! The Realtor and client reap the most obvious benefits from having the escrow services office in-house. Partners know that there’s a team of people spending 40-hours per week being experts at getting transactions closed. The escrow services staff know the software and understand the process, so they’re able to move transactions along as quickly and smoothly as possible. Although clients don’t get a lot of face-time with the escrow experts, they see the results. And, when necessary, their advice and explanations are only an email or phone call away. But the escrow services team members benefit as well. Having these positions operating under the umbrella of The Group, Inc. means that the detail-oriented staff are just as committed as the salespeople and the clients to each success. That personal investment in the quality of the transaction and its outcome is typical at The Group. Nickel and others credit the company’s sense of shared responsibility — escrow services staff readily help one another whenever necessary — and the structure of employee-ownership with fostering this broad definition of success. “I’m not sure that what we do is really different [than other escrow services offices], but it’s more personal for us. LOVELAND SWIM CLUB Loveland’s Love for Swim Fosters Community and Great Athletes

Less than a decade ago, The Group, Inc’s Debbie Hansen applied her love for a sport to her community’s attempt to revive one of its key assets. Hansen had been a swimmer during her tenure at the University of Wisconsin and when she and her family moved to Northern Colorado, she wanted to embrace the swim culture of the “Sweetheart City.” But when Loveland High School pool was closed down. So, Hansen decided to do something about it. “My husband and I got involved to raise money. They had raised a bond issue for part of it, so we had to do fundraising from the community for the rest. We were able to get it opened again,” she says.

For more than 50 years, swimming has been a community fulcrum in Northern Colorado’s “Sweetheart City.” Dick Hewson established the Loveland Swim Club in 1966, driven by a desire to give area youth a place to develop practical skills in the water and compete in a fun environment. The club has since become a place where youngsters can take their first lessons, future Olympic contenders can train year-round, and adults can keep their bodies strong and supple.

But lots of communities have great swim clubs. Wanted more than the typical opportunities, Hewson pushed to get swimming pools at each of the town’s three high schools: Loveland High School, Thompson Valley, and Mountain View. All residents have the opportunity to participate and reap the benefits of being in the water. And that’s what really sets Loveland swimming apart: it’s feasible for swimming to be part of many people’s everyday lives. “What’s really hard in terms of participation, is [in most towns] a student has to get themselves from the school to wherever the swimming pool is. But when it’s right at school, you can go straight to the facility,” says Hansen. Despite being substantially smaller than Fort Collins, Loveland has roughly the same number of kids participating in its main swimming programs. And during the years that the Loveland High School pool was closed, the town saw participation in the sport decline. But why does it even matter if kids (or adults for that matter) swim? After all, this is Colorado, a landlocked, rather arid state. Hansen stresses that in addition to being a practical lifelong skill, swimming imbues participants with a sense of responsibility, work ethic, and resilience. Plus, it’s a fun, healthy way to spend time and forge friendships.

Over the years, Loveland’s swimmers have met with all kinds of success. Many have gone on to swim at the college level, even earning scholarships — Hansen’s own daughter is swimming for the University of Texas at Austin. Some have battled for spots at prestigious national and world events. In fact, in n 2016, seven Loveland Swim Club members and alumni competed at the Olympic trials. But, perhaps the most valuable thing most Loveland swimmers get is to support one another and show up with their best, whether or not they’re expected to win. “In basketball, only 5 play at a time. [In a lot of sports, you could be] on a team and not play all season. But here, all the kids get to participate. Some aren’t as high a level, but when they’re in the relay or race they’re just as excited as the ppl at the highest level,” says Hansen. “They get to be part of something bigger than themselves.”
