MARKET OVERVIEW AND FORECAST
Northern Colorado real estate market dynamics could cause shifts for coming year The Residential Market Northern Colorado’s housing market boomed throughout 2015 and upward trends will likely continue for years to come. Average appreciation over the past four decades has settled around 5% annually. But last year our region blew those numbers out of the water. As 2015 winds to a close, estimates suggest median housing prices have risen by margins of more than twice that norm. Loveland/Berthoud saw median housing prices rise 12% to roughly $313,697. Greeley/Evans home values increased 12.65% to about $265,000. Fort Collins/Timnath saw the largest increase, with median housing prices landing around $325,000, a leap of 13%. Experts expect that these upward trends will continue going into 2016. “Looking into the future, we’re forecasting a median home price of about $350,000 [in Fort Collins/Timnath], which would be a 7.7% increase,” explains The Group, Inc. founder Larry Kendall. 4 | Northern Colorado Real Estate SOURCE
Estimates for Loveland/Berthoud and Greeley/Evans are similar, at 6.8% and 7.55%, respectively. What does this all mean? Kendall notes that in 2016, rising prices and stagnant wages alone could “start to squeeze affordability.” But other factors come into play as well. Interest rates are expected to increase in 2016, which places a particular burden on first-time buyers. “The forecast is for rising rates,” he says. “Nobody knows how much, but predictions push us toward 5% to 5.5%. Every 1% increase in interest rates cuts purchase power by 10%.” Coupled with a lack of condominiums in the area — Colorado has some unusual provisions that prevent much in the way of multi-family construction — many people are simply priced out. This may lead to some exciting market shifts in the near future. “We’ll see more of what we call ‘drive ’til you qualify,’” says Kendall. “The areas where we’ll thegroupinc.com

see more active home sales are going be the outlying areas… Wellington, Berthoud, Severance, Johnstown, because the home prices there are less.” Wellington is likely to be especially popular thanks to its proximity to Fort Collins (the region’s priciest town) and access to Poudre School District.
The Commercial Market Based on third quarter closing information, 2015 brought a mix of outcomes across northern Colorado’s three commercial market sectors — retail, office and industrial. Throughout the region, slowing margins in the local oil and gas industry make for a mass of increasingly cautious tenants. Growing housing supply throughout northern Colorado continued to push the need for more retail housing during 2015. During the third quarter, the region’s vacancy rates declined, down from 4.6% to thegroupinc.com

land at 4.0%. The third quarter also saw a substantial increase in absorption. While the second quarter reported absorption of -31,943 square feet, this leapt to +127,576 in the third. Supply of suitable retail space continues to fall, driving rental rates up. Northern Colorado’s market for office space continues to lack enough quality product to meet demands, with 55,162 square feet of absorption in the third quarter. However, rental rates have stabilized and even dropped in some areas. For the first time in four quarters, industrial market vacancies increased, landing at 6.6%. Despite high vacancy rates overall, the region doesn’t hold enough 30,000 to 40,000 square foot spaces to meet current need. Nor are enough of such products under construction or in the works. The AR view uses the smart phone’s camera to find available homes. “When you hold up the camera and look around the area, if a house is listed, the app will bring up the price and info about the listing,” Wells says. Perhaps the biggest change to The Group’s technological presence relates to online virtual tours. “We have new 3-D technology from Matterport®,” says Wells. “It is a realistic tour that allows you to navigate a 3-D model of the interior of the home. It’s more immersive than the old tour technology. It has a substantial “WOW” factor for the consumer and gives a better experience from desktop and mobile for getting an idea of how the house floor plan feels and flows.” 2015 also saw the rise of Market Snapshots, which provide residents and homeowners throughout northern Colorado with information about their property’s value. “A lot of times, people only figure this out when selling or buying,” Wells explains. “But Market Snapshots can give monthly, bimonthly, quarterly or annual reports about the real estate activity surrounding their primary residence or investment properties.” Market Snapshots can be created at the preferred frequency through a Group Realtor® and emailed accordingly.

“This very highly competitive new home market will give our buyers more choices, but how are builders going to distinguish themselves?”
As more national builders move into the local market, they bring both opportunities and revenue. This is good for the economy and especially great for homebuyers, who will benefit from more variety. But, outlooks are more complicated for the builders. Bricker explains, “we don’t anticipate much difference [in 2016] regarding new home sales. So we’ll have a lot more players and a lot more communities. That’s what’s gonna make it challenging, not so much for the consumer, but for the builder.” All these new developments — and options for clients — bring increased competition. We’ll see a lot of opportunities, but it’ll be a highly competitive market.” But 2016 predictions differ throughout the region. “If you look at the Loveland new home market or Greeley new home market, the number of sales they had were not far off from Fort Collins or Timnath,” Bricker says. “The interesting part of that

Thus, this is where we expect to see the most rivalry. The rapidly growing Greeley/Evans market will likely follow a different path. This area “will be interesting,” Bricker explains. “Because last year they had almost 500 new home closings. When you look less than five years ago, they were barely getting 50 to 75 home closings in new homes markets.” What a difference a few years make! The increased competition could be tricky for builders to navigate at first, but it may inspire some exciting innovation as well. “This very highly competitive new home market will give our buyers more choices, but how are builders going to distinguish themselves?” Bricker asks.
