Guaranteed Sales Plan | SPOTLIGHT ON

Through the Guaranteed Sales Plan, The Group contracts to purchase the home at a mutually agreed-upon price if it doesn’t sell within a set amount of time. “This assurance gives clients some options. Buyers can write a contract on a new home, plus, with the guarantee, the buyer has an advantage when competing against other offers,” Hiebsch explained. And while not every house is a fit, he anticipates that the program will help a lot of people get into their next home.

The Details When The Group, Inc. starts the listing process on a qualified home, they’ll write up a contract on the property. For example, Hiebsch said, “We’ll have a contract to buy the house signed by all parties, saying we’ll purchase it for an agreed upon price. With this contract in place, we will market the property at a price above the Guarantee. This will expose the property to the general market which will maximize the profit for the Seller. If it hasn’t sold within 90 days, we’ll buy it at the Guaranteed Sales Price.” But The Group isn’t in this to flip houses. It’s looking to open up availability in a tight market. “In the best situation, we don’t buy the house. We price it perfectly, we help them get it sold,” Hiebsch said. We are simply providing the assurance that we will buy their house if it does not sell during the listing process. Through this plan, sellers have purchased some comfort, and the option to make a move on their dream house even if their current home hasn’t sold yet.

While the terms are set ahead of time and Brokers will follow some general guidelines, they’ve also built in latitude that allows The Group to serve customers at the expected standard. “We know we’re going to be flexible on the plan,” Hiebsch assured. “If they are under contract on a house [they’re buying] for 45 days, we can work with that.” The assurance will cost customers 1% of the sales price above commission and is charged, regardless of whether or not The Group actually purchases the home. Hiebsch said, “People want to move, but are frozen in this middle ground. The goal is to help people get where they want to go on time.”

Who Qualifies? In order for the Guaranteed Sales Plan to work and be worth the risk, both sides of the transaction need to be operating through The Group. That is, it is only available for clients listing and buying through the company. Additionally, the program is generally restricted to houses priced at or below $400,000. However, homes are evaluated independently, so not all houses in this range will qualify and some outside of it just might. “We want to be able to give a good comparison when we give a market evaluation,” Hiebsch said. “If there’s a house that is super unique and off the wall, that can be tougher to sell and more difficult to figure out the value.” While he avoids ruling out such properties across the board, he says they’re less likely to work at this time.

Everitt Real Estate Center | COMMUNITY FOCUS

One of its most important functions is to directly develop CSU’s Real Estate Program and its students. EREC assisted in starting a new minor, helped bring on an endowed chair in Real Estate, participates in curriculum building, and forges opportunities for future industry professionals. “Real estate is a little bit different,” explained Eric Holsapple, co-owner of Loveland Commercial, LLC and EREC’s former Director. “A lot of businesses offer on-campus recruiting, but because real estate companies may be smaller, often they don’t participate. We try to fill a void there. Make sure students get recruited.” To meet this need, companies such as The Group, Inc. invest financial resources as well as personnel to teach classes and mentor students in their business. In fact, said Marketing Director Helen Gray, The Group provides “a ‘working laboratory’ for the students by allowing them to shadow our Realtors, attend our sales meetings and our other real estate related events. Several students have gone on to work with Group Realtors assisting in their business and ultimately becoming a Partner at The Group themselves.”

How does it work? Students typically find their way to these opportunities and EREC through CSU’s Real Estate Program, classes and affiliated clubs. “[The Director] will call and say, ‘OK, I’ve got 12 students, they’re gonna be working on these projects, do you have 12 realtors that can mentor them?’” said Ewing. And true to The Group’s aim of continued self-improvement, the professionals tend to enjoy having curious learners around. “It’s always an interesting experience – our people step up right away to mentor these students. Our Realtors love it.” Ewing said. Avery Buser landed his internship with The Group, Inc. through a job shadow assignment in a class taught by Holsapple and The Group’s Larry Kendall. Through his internship, he is “learning to put together CMAs, listings, and actively work alongside brokers with sellers and buyers. I will also be working in The Group, Inc.’s escrow office to become an expert in title work and contract completion,” he said. Spending time with realtors in the field offers the best type of experience a hopeful could get. “It gives them a good idea of what’s really involved in real estate,” Ewing said.

Across the board, students appreciate EREC’s role in helping them move forward in their hopeful careers. “The folks there are great at putting together networking events, internship finding, and forecasting events,” Buser said. “I have absolutely loved my experience at The Group, Inc. and I am very thankful to the Everitt family and the Real Estate Center for all the opportunities.” Sam Smith came to the Center for job experience, but found much more. “Although I didn’t wind up getting in internship immediately, the relationships I made with the people at the Everitt Center were instrumental in my success and eventual internship position.” This new network also provided a slew of extra-curricular activities and the opportunity to speak at the 19th Annual Real Estate Conference.

EREC leaves a lasting impression with its alumni, shaping their experiences as students and professionals. Mitch Reynolds, a recent graduate and Commercial Real Estate Appraiser with Foster Valuation, returned to the Real Estate Club as a guest Speaker. “One piece of advice I shared with the students was this: Good things happen when you hang out in the Everitt Real Estate Center Office,” he said. “It was through serving the Center that I found a greater sense of purpose.
