Top 6 tips for basement safety I
t’s really nice to have a basement in your home for all of that added space, but they also come with some unique challenges. Whether a basement is finished or not, there are a few main safety concerns that should be addressed – electrical, fire, flooding, and poisonous gases such as radon and carbon monoxide. Here are the top 6 tips to help avoid these safety problems.
Rodent watch – Some basements can be more prone to pests such as insects and rodents. Keep pests to a minimum by sealing all holes and cracks and keeping the space free of clutter where they may be prone to set up camp. You can also spray around the perimeter of the house for another layer of protection. Electrical integrity – When finishing a basement, be sure to have the systems and breakers inspected by a qualified professional. You’d be surprised how many basement DIY projects go awry in the electrical department. You should also allow space for access to these systems and any appliances for regular maintenance and inspection. This goes for the furnace and water heater as well if they are down there. Protect those electronics – Basements are the perfect location for a man cave or theater room. However, they are also the first to flood in case of broken pipes or flash flooding. Protect your high tech gear by keeping all electrical cords and equipment up off the ground and installing outlets a little higher up on the wall. Window safety – Windows can be a challenge in the basement. First, make sure the window and egress sizes are up to code for your area. Fire code requires a certain number of exits and there are also regulations as to depth and width for the window wells. Even if you think you don’t need to be worried about these regulations

because no one lives in the basement, fire-fighters and rescue workers may need to access your home this way. Weather is another area of concern when it comes to windows. Look into options for window well coverings that will protect against flooding and be sure the ground is graded away from the house. You also want high-quality, air- and water-tight windows to keep the rain at bay. Basement flooding – Obviously, your basement will be most at risk when it comes to flooding. We’ve already talked about how window design can help avoid flooding due to weather. To bypass flooding from inside the home, make sure that your pipes are in working condition. You can also minimize flood damage by being alerted to any flooding immediately using an affordable water detecting alarm that you can simply place on your basement floor. The Leak Frog Water Alarm is around $20 so you can pick up a few and place them near the water heater, pipes or any windows that are prone to collecting water. Or for a little more, pick up the INSTEON® water leak sensor that will send you a text if flooding starts. What’s that smell? – Lastly, you want to make sure that no dangerous gases make it into your home. Any fuel-burning equipment such as furnaces or stoves should be properly vented to the outdoors to prevent carbon monoxide poisoning. You should have a carbon monoxide detector in your basement and regularly check that it is working and has charged batteries. In Colorado especially, another concern is radon. Radon is a naturally occurring radioactive gas found in the soil in some areas, and it can enter your basement through the tiniest of cracks. You should test your space for radon levels. Check the EPA for safe levels, and if yours are too high, you will have to install some sort of radon mitigation system. Whether you use them for extra storage, a work space, or more living space, basements can provide a great addition to your home. But, as with all things, make sure to keep them safe!
