DIRECTIONS STEP ONE: Heat oven to 350°F. STEP T WO: Cover 3 cookie sheets with parchment paper. STEP THREE: In a medium bowl, mix the flour, baking soda, salt, and cinnamon; stir in the oats. STEP FOUR: With an electric mixer, beat the butter and both sugars until light and fluffy. STEP FIVE: Beat in the eggs, one at a time, and then scrape down the sides of the bowl; add the honey and vanilla and beat until blended. STEP SIX: Add the flour mixture in two additions, beating until well combined.

STEP SEVEN: Stir in the raisins or chocolate chips and pecans. STEP EIGHT: Using a tablespoon measure, scoop small amounts of dough and roll into a small ball, about the size of a walnut. Place on a cookie sheet leaving a few inches for each one to spread. Bake until the centres of the cookies are soft and no longer look wet, about 9-11 minutes.

Makes: Approx 44 Cookies or 22 Sandwiches Serves: 6 Freezes well.

INGREDIENTS • 6 3/4 ounces (1 1/2 cups) all-purpose flour • 1 tsp baking soda • 1/2 tsp salt • 1/2 tsp ground cinnamon • 2 1/2 cups old-fashioned oats • 8 ounces (1 cup), 2 sticks unsalted butter, slightly softened • 1 cup packed light brown sugar

STEP NINE: Let cool on sheets about 5 minutes; transfer to a wire rack to cool completely.

THE MIRACLE OF MULCH Article by Mark and Ben Cullen

APPLY 6 TO 8 CMS (2-3 INCHES) OF THIS ALL-NATURAL MULCH OVER THE SURFACE OF THE SOIL IN ANY PART OF YOUR GARDEN.

It knits together when dry, isn’t washed or blown away and it smothers weeds very effectively. Once spread, the fibres knit together, forming a blanket that stays in place but still allows water to percolate through. After two to four years, it will begin to break down, adding valuable organic matter to the soil. Then you simply spread another layer over the bed.

We believe that 90% of our gardening success is rooted in proper ground preparation. Without a doubt, mulch is a major part of each planting procedure. Mulching with natural materials is very beneficial and serves so many different purposes that it is hard not to make it our number one garden rule. Studies have shown that mulching reduces evaporation from the soil by up to 50%. Evaporation can be particularly high in hot, dry and windy conditions, but can be a problem in all gardens. Mulch can also help if too much water or rain is a problem. It will improve poorly draining soil over time as it breaks down. You can plant directly into some organic mulches rather than in the soil preventing your plants from having wet feet during a rainy spell.

The “insulating” effect of mulch is often overlooked even by experienced gardeners, yet it can be a real lifesaver for your plants, particularly shallow rooted perennials. A layer of mulch keeps the soil cooler on hot days and warmer on cool days, meaning more gradual shifts in soil temperature. In summer, mulch can keep the ground cooler by as much as 6°C (11°F). This is particularly useful in very sunny, hot spots in the garden where high soil temperatures can create drying conditions that damage the roots, especially of shallow-rooted or newly planted plants.

MARK’S FAVOURITE MULCH IS SHREDDED PINE OR CEDAR BARK.

An even layer 6 to 8 cms deep of mulch will help to reduce weeds in the garden. It allows your garden plants to compete with weeds and makes it easier to remove those weeds which do appear. Mulching can reduce weeding by up to 95% in the first year. Heard enough? Fact is, it does not matter what growing zone in Canada you live, mulching provides many benefits. Perhaps the main benefit is providing you with more time to do the things you enjoy, including hanging in the hammock. ◆

So, what is the difference between soft water vs. hard water and how does it affect you? Here’s everything you should know about the hardness of water.

WHAT IS HARD WATER? Hard water is the excessive presence of calcium and magnesium - two naturally-occurring minerals in water. The higher amount of these minerals that are present in water, the higher it will rank on the hard water scale. While both essential to everyday health, calcium and magnesium are not essential for water usage. In fact, hardness in water can have detrimental effects on your home. When using water for cleaning purposes, you may notice spots or a film of residue on your dishes, shower, or clothing. Not to mention, you may find particles inside of your appliances like the dishwasher or laundry machine. When hard water is heated, calcium deposits can form. If this builds up, it can greatly damage the performance and lifespan of your appliances. This includes your pipes and even your coffee machine. To make matters worse, your heating costs will skyrocket and the efficiency of your appliances will plummet. If your water is high on the

What was your reaction to hearing such a global brand showcase interest in the Toronto Market? P: As with everyone, I was home mid to late March when I started noticing targeted Instagram and Facebook ads about BHHS Toronto. I instantly became intrigued and started conducting some of my own research. From there, I reached out to Mark Wadden and the rest is history! After so many years of working under the Royal LePage brand, what inspired you to 16

In fact, I truly believe that the concept of branding runs parallel with a high level of customer service. That being said, Berkshire Hathaway is one of the most recognizable brands in the world. When I was in business school in the late 90’s, we did case studies on Warren Buffett and his business practices. If that doesn’t showcase the power of this brand over time, I don’t know what does! One of the most prominent advantages of the BHHS brand is the opportunity for international exposure and referrals. In what ways do you see these factors strengthening your business? P: As a seasoned Broker, I realized that I had become slightly complacent in the bubble of “West Toronto” that I mainly traded in. That being said, I’ve become increasingly aware of the need for global reach in the world of Real Estate. This isn’t only in terms of marketing my seller’s properties, but also the potential referral network. I’m also looking forward to establishing new relationships and collaborating with international colleagues. You grew up in Toronto’s West End and continue to live there with your family today. Since you began your career in 2003, you’ve dominated much of that market. As an industry leader, how do you foresee BHHS succeeding in this market? P: For starters, my plan is “business as usual”. I’m happy to announce that my entire team is remaining intact along with The Andrea Morrison Team. We will continue to deliver a full concierge level of Real Estate sales and match it with unparalleled access to both online and print media. From there, I foresee organic growth in not only our team’s business, but also overall Brokerage growth as well. When other Sales Representatives witness our signs and success, they’ll feel inclined to get involved and join the brand. You just can’t help but want to be part of the BHHS success story. What can you tell us about the BHHS leadership team in Toronto? What attributes gave you the confidence to partner with this team? P: Right from the beginning, I knew this would be a great partnership and I drew a lot of similarities between

us all - the co-founders Mark Wadden (CEO) and Blair (President), as well as Senior Partner Stephanie Newlands, who will eventually be the Broker of Record in our West End office. It’s a true privilege to work alongside her. I’ve always prided myself on having a strong moral compass in both my personal life as well as my business. When I met with this team, I felt confident that our ethics were aligned and that we would benefit greatly from working together. I was also impressed by the level of infrastructure and the support systems that the team has built over the years. The systems that BHHS Toronto has in place are truly second-to-none. From day one, the support and guidance that I have received as a Broker has been unbeatable and I believe that will largely contribute to my overall success. Paul, since you began your career in Real Estate, you’ve been no stranger to awards and honourable mentions. For the past several years, you continued to rank amongst the top Royal LePage Realtors. How do you see BHHS enhancing your success even further? P: Thank you! Yes, in 2019 our team achieved recognition for being the number 1 team in West Toronto as well as number 4 in Canada. These awards and recognition are incredibly humbling when you’re being compared to so many other notable brokers. If anything, it’s one way to set yourself apart from the herd. Being at BHHS will be a totally different animal there will be no herd so to speak of. I think combining a well-known and respected brand in the Toronto Real Estate community with the international recognition of Berkshire Hathaway can be equated to major league baseball moving the home run fences in 50 feet! You’ve entered this new phase of your career at an unprecedented time in the market. What can Toronto look forward to seeing from both yourself and BHHS in the near future? P: I won’t lie, making this move during the Covid-19 global crisis was a bold move. However, I think it speaks to how excited and confident I am in both my Paul Nusca Real Estate Team and Berkshire Hathaway HomeServices. I suppose you can expect to see lots of ‘sold’ signs with both of our names on them!
