Give Your HEART to Sick Kids was a fundraiser held at the Royal CDN. Legion Branch 82. An event for the entire family with face painting, crafts, lots of gift items to purchase and an amazing auction table. Very handsome waiters were offering finger foods while Daren performed some popular songs to dance to.
5 Ways to a
WINNING OFFER Article by: STEPHANIE HEBB
With the Spring market about to heat up, and prognosticators saying this year will be every bit as hot as 2015, it might be a good idea to preplan how to make your real estate offer stand out in the unfortunate case that you find yourself in a competition for the property of your dreams.
1. PRE-APPROVAL. I’ve written about this before. It’s essential to include proof that you have been pre-approved for a mortgage and not just pre-qualified. Pre-qualified is far less guaranteed of a loan than pre-approved. This assumes, since most of us don’t have heaps of money lying around, that you need financing. If you can pay cash that would be your absolute best chance of securing the winning bid.
2. GOOD DEPOSIT. The deposit, sometimes known as ‘earnest money’ helps to show the sellers how serious you are. If you can pull together a decent deposit, it will make a favourable impression compared to those who offer to put down the minimum.
3. FLEXIBLE CLOSING. If you are able to cater to the sellers’ wishes when it comes to closing date, offer to do so. Most sellers are unable to buy before they sell, so they face incredible pressure to find a suitable home in a short period of time. Extending closing to 90 or 120 days will alleviate a bit of the pressure for them to find a new home and get their belongings packed up and moved.
4. CLEAN OFFER. Omit as many conditions as possible. The sellers will want to accept an offer with the greatest chances of a successful outcome. They don’t want to have to put the property back on the market. If you’re in a competition, the fewer conditions the better. My only caveat to this is that you should always include a home inspection. Make it quick though - no two-week long timeframe for the home inspection condition.
5. MAKE IT PERSONAL. For some sellers, moving is an emotional experience and visualizing the ‘right’ people living in their house helps to ease the transition. What is the ‘right’ people you ask? Who knows? Everyone is different. Once I heard of an offer being rejected because the couple buying weren’t married and the couple selling had a strong opinion about being married. They are entitled to their opinion. To avoid potentially revealing that you are not the ‘right’ people, don’t talk about yourself. I suggest you write a letter focusing on what you love about the house and the neighbourhood and why you want to live there. Your REALTOR should have already called the listing agent to try to find out if the sellers have any hot buttons that you can use to your advantage. If not, ask your REALTOR® to make that phone call so you can put together the most attractive offer from the standpoint of the sellers.

WITH THE WINE LADIES
We were thrilled to recently travel to Peru and shoot an episode of The Wine Ladies TV, our reality show about our adventures in wine, food and travel! We explored the gastronomy of Peru, restaurants, wineries, the fishing, travel to Machu Picchu, the history, making and enjoyment of Peru’s signature drink Pisco, gold, Peruvian alpaca, cotton and general points of interest.

Where there is a drink, there is food, and Peru is widely known as the gastronomic capital of the Americas by many a chef around the world. Each and every meal was a celebration of freshness and of fusion. Peru’s cuisine is a blend of several cultures that speak to its history. From the traditional cuisine of the Indians, to that of the Spanish conquerors, the influx of Japanese and Chinese. And with the diversity of the landscape from the coastal region with a selection of over 2,000 fish to choose from, and the Andean highlands the purple, red, yellow “chocla” corn, with 3,000 kinds of potatoes the possibilities are endless!
Our adventures were not restricted to our dietary pleasures alone… as there were numerous moments of “paticipAction” as well! Riding the “Paso horses” for example at the stunning traditional yet extremely innovative Bodegas Carevedo founded in 1884. Following our delicate dismount we learn from the passionate and charismatic co-owner and master distiller Johnny Schuler of the history and breeding of these particular horses, and how they related to the history of Pisco.

Alexis Johnson hosted a Bingo Event for Hats Off 2 Kidz - Pedal Power 2016 at the Ireland Supporters Club of Mississauga on February 28th. The day included playing bingo, live entertainment, munchies and a 50/50 all in support of Sick Kids. The final event will be held at Carpe Diem Fitness & Wellness Inc. which will host a 10 hour spin on April 17th. After 10 years of fundraising events Pedal Power will reach their goal of donating $1,000,000 to Sick Kids. What an accomplishment!

WINE WILL BE SOLD IN GROCERY STORES THIS FALL: KATHLEEN WYNNE
Wine will be sold in up to 150 grocery stores in Ontario, Premier Kathleen Wynne announced February 18, ending the LCBO’s monopoly on domestic and imported labels. Under the plan, 70 grocery stores province-wide will be able to start selling wine, beer and cider this fall.
The provincial government accepted final recommendations from privatization guru Ed Clark, whose portfolio includes selling Hydro One, and making beer available to consumers in grocery stores last December.
“Finally, people in Ontario will be able to buy their wine and groceries at the same place, at the same time, at the same checkout,” said Wynne, adding it’s a “win-win-win scenario.”
A bidding process is taking place for wine sales.

THE FLUFFIEST PANCAKE of ALL TIME Looking to expand your culinary cuisine and try something new? This stacked pancake cake is a simple twist on the classic French dessert, Mille-Crepe Cake.
“A traditional mille-crepe cake consists of 20 layers of paper thin crepes, each separated with a dollop of French pastry cream,” says Tom Filippou, executive chef for President's Choice. “In this lightened up version, we've used an easy pancake mix, filled it with low-fat skyr and topped it with sweetened whipped cream for a touch of indulgence.
It's a PERFECT DISH for Brunch or Dessert.” 22

PANCAKE CAKE
DIRECTIONS Stir together pancake mix and water until combined but still slightly lumpy. Line baking sheet with parchment paper. Set both aside. Preheat 10 inch (25 cm) nonstick frying pan over medium heat. Spray with cooking spray. Pour 1/2 cup (125 mL) batter into pan; quickly spread into 7 to 7½ inch (18 to 19 cm) pancake. Cook for 2 to 3 minutes or until bubbles appear on top and bottom is golden. Turn only once and continue cooking until second side is done. Transfer to prepared baking sheet. Repeat with remaining batter to make total of 7 pancakes. Let cool, about 15 minutes. Whip cream in chilled bowl with icing sugar and vanilla.
INGREDIENTS • 3 CUPS (750 mL) PC Buttermilk Extra-Fluffy Pancake and Waffle Mix • 2 CUPS (500 mL) water • 1/2 CUP (125 mL) 35% whipping cream • 2 TSP (10 mL) icing sugar • 1/2 TSP (2 mL) pure vanilla extract • 1 PKG (500 g) PC Skyr - Power Fruit • 3/4 CUP (175 mL) each fresh raspberries and sliced strawberries • 1/2 CUP (125 mL) PC Black Label Dark Maple Syrup
Place one pancake on serving platter; spread with 1/4 cup (50 mL) of the skyr. Repeat layers until all pancakes and skyr are used. Spoon whipped cream on top; spread, leaving 1 inch (2.5 cm) border bare. Top with berries. If desired, garnish with mint. Cut into 8 slices; serve drizzled with maple syrup. C HE F TO M' S TI P : If the cake is going to sit for bit, the skyr on top of the cake can dry out where it peeks out from under the whipped cream; you can prevent it by leaving a 1-inch border bare when you spread the skyr on the top pancake, so the whipped cream will completely cover it. www.newscanada.com

SECONDARY SCHOOL Recently, Cawthra students were invited to be a part of Degrassi’s new digital series The D-Sect where former Degrassi actor and host of The Next Star, Adamo Ruggiero, hosted the film shoot and spoke with our teens about socio-political and cultural issues that are central to contemporary teen life including “Consent in a Relationship”, “Feminism”, “Social Media/ Identity” and “Online Bullying”. This episode will be aired as one of 12 in the web series that can be found at youtube.com/thedottv. The Rolling Stones, Jazz FM Big Band and the Toronto Symphony Orchestra! What do these things have in common? The Cawthra Park Music Repertoire Ensembles! Our most elite musicians, who have auditioned for and been accepted to Vocal and Instrumental Repertoire classes have been busy making their mark with international and critically acclaimed entities. Fresh off their high standings at numerous Ontario Music Festivals, performances with the TSO and the Mississauga Symphony, our 5 Repertoire ensembles are preparing for an evening of dynamic, contemporary music on Wednesday March 9th at 7:00 pm. Shakespeare dissects revolutions by looking at the tortured Brutus as he must decide whether or not to take up the sword against a man he loves and respects. The outcome of his actions poses questions burning in our present day zeitgeist where revolution surrounds us. Director Randolph Swyer is looking at these pivotal issues through a modern lens with costume, make up and hair design inspired by Alexander McQueen. CAW T HR A PAR K & R IV ERS ID E H EA D TO NUNAV UT ! This spring 10 Cawthra Park students will be joining forces with 10 students from Riverside Public School to take part in the YMCA Youth Exchanges Canada Program. In April, our team of youth in grades 7 through 11 will travel to the small Inuit community of Arviat, Nunavut to meet new friends who will later visit us here in Mississauga. Arviat, located on shores of Hudson’s Bay, is the second largest hamlet in Nunavut with a population of 2000. It has a strong arts and crafts community and remains closely tied to its traditional Inuit roots. Our twenty students from Mississauga will be paired with a “twin”, a fellow student from Arviat they will correspond with and get to know “virtually” in the weeks leading up to the trip. Once in Arviat, the students from Cawthra and Riverside will be participating in projects and cultural activities in the community and experiencing life in Canada’s sub-Arctic. In May, twenty Inuit students will travel to Mississauga to stay with their ‘twin’. For many of them it will be their first time travelling outside their community. In a place where a box of cereal can cost $12 and a 2L bottle of pop $8, opportunities to see other parts of Canada are usually out of reach. The YMCA Exchange Program is making this trip possible by

The five teams compete in the VEX Robotics Challenges and one team competes in the Ontario Skills Robotics. Each year a new challenge/game is presented in both VEX and Skills Robotics.
SK I L L S O N TA R I O Each school can enter one robot in the Peel Skills Competition. We are currently getting ready for this event which is on March 8th. The winner of that competition will represent the Peel Board at The Ontario Skills competition in Waterloo, If you win at the Ontario level, there is a Canadian Skills event and then there is a World event following that if you win for Canada PCSS is very proud of Our Robotics Club works tirelessly for competitions, Great Job! The Regional Strings welcomed members from the Thin Edge New Music Collective for a performance/workshop presentation on Thursday, February 11th. The presentation featured new works by Canadian composers, and cover topics such as: extended techniques, ensemble playing and the compositional process. The performance/workshop was sponsored by a SOCAN (Society of Composers, Authors and Music Publishers of Canada) Foundation Grant, and the Ontario Arts Council.
SP O R TS BASKETBAL L : Jr. and Sr. The Junior Boys came in first place in their division with a 9-1 record and start the playoffs on February 22. They had the best (lowest) points scored against of all tier 2 teams in our league. We won the Port Credit Tournament held on February 3rd at Port Credit. Great Job to our coaches Mr. Gill and community Police Officer, D. Russell. SW IM M IN G Under the guidance of Coach Ms Li our swim team did us proud at ROPSSAA. Tiara Higuchi brought home 3 gold medals, Serena Tenaschuk and Sarah Taylor took home gold silver and bronze each. PC took 21 medals and came 5th overall. The swim team of 10 is heading to OFSAA in Windsor next month. Huge Congratuations!

SECONDARY SCHOOL March has been another exciting month at Gordon Graydon Memorial Secondary School. Students have settled into their Semester Two classes. The senior students are getting preliminary acceptances into a number of universities and colleges provincially, nationally and internationally. The school community is very proud of the hard work and determination, the senior students exemplify, each day. With the start of March comes the end of the winter athletic season. Many of our students obtained team/personal bests in basketball, volleyball, table tennis and swimming. The Graydon swim team would like to congratulate one of its senior boys teammates on his silver and bronze medal achievements at the Peel Regional championship. He represented Graydon, and Peel Regional, at the provincial championships where he was a finalist in the Boys 50m freestyle event. The spring sport season will be starting up shortly. Students will be involved in track and field, soccer, baseball, slow-pitch baseball, tennis and cricket …just to name a few.
The Graydon Robotics Team has a very busy March competing in provincial competitions. The community mentors and sponsors have provided our students with amazing opportunities to learn about engineering applications, business presentations and technological skill development. The team hopes to compete in the international completion, in St. Louis, Missouri, in April. Regional Program offers, in International Business and Technology as well as Graphic and Design Management went out to students last month. We are excited to be welcoming over 150 students, in the fall, to these programs. The school will be hosting a Grade 8 Orientation Day Friday, May 6th. During the event, students will have the opportunity to experience a day in the life of a Graydon student. Participants will attend classes, meet present Graydon students, enjoy an amazing lunch (prepared by the school’s Hospitality class) and create friendships that will last during their four years at Graydon. Parents/guardians, of Graydon students, are reminded of the final School Council Meeting of the year. It will take place Thursday, April 21st, in the school’s Learning Commons (library). It will being at 7:15 pm. We encourage all parents/guardians to attend. School Council is one of the most important ways to find out what’s happening at the school.

SECONDARY SCHOOL There are lots of exciting things going on at Lorne Park this march! We have many students competing in the Sears Drama Festival at Cawthra, making Lorne Park proud! We see some Oscar nominees in the future of these talented students. As well, Student Activity Council is hosting pyjama day and Krispy Kreme sales, which are always a big hit. In sports, we have skiers competing in OFSAA Championship on February 28-March 1. For spring sports, rugby and lacrosse and soccer are starting up. Our talented band just competed in MusicFest in Hamilton, with our senior band earning a gold and senior jazz band earning a silver. Coming up as well is the Talent Show and Fundraiser dinner. Finally, we are proud to be sending ten students involved with GSA to the 7th annual Make Peel Proud Conference on Friday, March 4th. LP’s Mentors will be hosting their annual Grade 9 Dodgeball Tournament, March 8th-12th. Students at Lorne Park who are interested in writing Advanced Placement (AP) exams in May are starting their preparations. More information about the Advanced Placement program are available from the AP website at www.apcanada.collegeboard.org. Here at Lorne park, we do not teach the AP curriculum but rather we support capable and interested students prepare to challenge the AP exam in various subject areas. Currently we have student interested in challenging AP exams in French, English, Math and Science. Being successful on an AP exam has a variety of benefits. Students challenge themselves with material above the grade 12 curriculum, post secondary schools may offer successful student placement into second year programming as a result of successful scores.

THE GOOD, THE BAD AND THE UGLY By: COLETTE RABBA, Real Estate Representative Like that crazy aunt everyone likes to hide away in a corner at family gatherings, sour real estate deals are something nobody wants to talk about. I’m sure that every Realtor who has been in the business for a while can share a story about a deal that went off the rails for one reason or another. But when we are dealing with fraud or an unethical agent, it’s something we’re not too keen to share. It’s like a curse – no one wants to scare potential customers away, including myself. But my philosophy is to educate my clients on how things work before they put pen to paper. I want my clients to know their rights, feel protected when they hire me and to know that I will protect them to the best of my abilities. (For example, I just received a notification from RECO warning me to not engage in any real estate transactions with a certain individual and company.) I’m not a lawyer, but part of my job is to be able to explain typical real estate documents so you can understand what you’re signing and make sure you’re comfortable with not just the price, but also the timing of when things need to be completed by and conditions you’re agreeing to. They have to be the right decisions that suit you and your family. I especially worry when I find out about a senior who just sold their home to an agent directly, or an agent who ‘double ends’ a sale the same day or even before the home gets posted on the MLS. Not to say that isn’t legal, but it just makes me uneasy if I feel they didn’t get fair market value.

When the time comes to hiring a sales representative for your own transaction, either buying or selling, you should learn who this person is that will be representing you. It’s always best to have your own representative when buying a property so you don’t have to rely on the selling agent to represent you. Would you be ok if your lawyer is representing both you (let’s say you’re the plaintiff) and the defendant? It doesn’t seem right does it? But it happens with real estate transactions all the time. You can go to www.reco.on.ca (Real Estate Council of Ontario and The Real Estate Business Brokers Act 2002.) to find out more about a sales representative or a broker before you hire them and confirm that he or she is indeed a registered, licensed Realtor. The Ontario government created RECO in 1997 to protect home buyers and sellers. They are the governing body that enforces rules and the code of ethics that all real estate professionals must follow. Any consumer who feels their real estate sales representative didn’t perform ethically, or doesn’t feel they are fulfilling their fiduciary duties can find out more through this website and potentially file a complaint through RECO.
