Cherry Almond Strudel INGREDIENTS • 1 jar (370 ml) PC black label Ontario Montmorency Sour Cherry Fruit Spread • 1/2 cup (125 ml) dried Cherries • 1 tbsp (15 ml) all-purpose Flour • 1/2 cup (125 ml) sliced Almonds, toasted • 1/3 cup (75 ml) plain dry Breadcrumbs • 2 tbsp (25 ml) ground Almonds • 1 tbsp (15 ml) PC black label Cinnamon Spice • 1 tbsp (15 ml) Brown Sugar • 6 sheets PC Phyllo Pastry, thawed • 1/3 cup (75 ml) PC black label Normandy Style unsalted cultured Butter, melted • 1/4 cup (50 ml) Icing Sugar

Preheat oven to 400°F (200°C). Line rimmed baking sheet with parchment paper.

• In bowl, combine fruit spread, dried cherries and flour. In another bowl, combine sliced almonds, breadcrumbs, ground almonds, cinnamon and brown sugar. •

Lay one sheet of phyllo on baking sheet, keeping remaining phyllo sheets covered with a clean damp kitchen towel until ready to use. Brush phyllo with butter; sprinkle with one-sixth of the almond mixture. Repeat phyllo, butter and nut mixture layers, reserving a little butter, until all phyllo and nut mixture is used up.

Using small offset spatula or the back of a spoon, spread cherry mixture evenly over top of phyllo layers, leaving a 1-inch (2.5 cm) border bare on all sides. Roll phyllo up lengthwise, jelly-roll style. Tuck ends underneath and brush seams with remaining butter. Place seam side down in the middle of prepared baking sheet. Using sharp knife, cut three equal slits across top of roll. Bake for 30 to 35 minutes or until golden and bubbling. Let stand 15 minutes. REAL ESTATE MARKET UPDATE June 30, 2015 - No matter where you get your news…newspaper, magazines, TV, radio or the Internet, the message is consistent about the Toronto real estate market. It’s a hot real estate market which is driving prices up and up. I’ve examined the GTA market and also focused more in-depth on some of the more specialized properties including Lake Simcoe waterfront and country properties in Uxbridge and King City. As at June 30th, 2015, the City of Toronto’s central districts reported an average price of a detached home of $1,664,694. York Region reported a 13.52% increase in single detached homes prices over the past 12 months. King Township reported a 5.53% increase compared to Markham which reported the largest increase in the region of 15.76%. Similarly, Durham Region reported a 12.45% increase year-over-year and yet Brock Township reported only a 3.60% increase. East Gwillimbury reported a 7.96% increase which is the second lowest increase overall in York Region. East Gwillimbury will undoubtedly continue to experience pressure on resale home prices resulting from massive development of new homes/communities being built on the west side of Leslie Street throughout the Sharon and Queensville areas. COUNTRY PROPERTIES In Uxbridge the total sales of country properties of 10 acres or more are consistent with last year’s June report with 23 sales reported to the Board for the first half of 2015. One very interesting point is that there were only 3 homes sold over $1 Million compared to 8 sales reported over $1 Million as at June 30th, 2014. This is the primary reason why the average home price dropped by 15.3%, since the data is skewed by a smaller number of reported sales of higher priced homes.

In King Township, there were a total of 18 properties with 10+ acres that sold in the first half of 2015 at an average price of $1,387,833 compared to $1,443,182 in 2014. This shows a slight decrease of 3.8%. Of the total number of sales in 2014, only 3 properties sold were 25 acres or more in size and two of which were vacant land sales in 2014. As at June 30th, 2015 there were 7 sales of properties 25 acres or more with an average selling price of $1,837,143, compared to $1,824,667 in the first half of 2014. The majority of sales were less than 10 acres in size. WATERFRONT PROPERTIES In Innisfil the highest selling price in 2014 was $2,900,000 as compared to $2,200,000 in 2015. The lowest sale was $415,000 as compared to $475,000 this year. Beaverton waterfront sales are not a true determinant in deriving an average increase to the price of waterfront since the 2014 sales data reported a high of $1,560,000 in the sales price of a significant property as compared to the high of $569,000 in the first half of 2015. Due to the small number of sales, the average market value is skewed. And Georgina is experiencing a similar level of sale activity year-over-year with a consistent number of sales and little change to pricing. Oro/Medonte continues to report the highest selling prices on Lake Simcoe. Many of the properties offer more water frontage and the properties tend to be much larger in size. The change to the average price is skewed since one of the 14 properties reported sold for $3,999,000 in 2015 as compared to $1,250,000 which was the highest selling price in the first half of 2014.
