Ups & downs of insurance: Mortgage Life Insurance vs. Term Insurance By Joseph Cartaginese
I
nsurance is always a very delicate subject because everyone has different needs and objectives. In any event, insurance ought to be considered when you have a mortgage and wish to protect your equity in your home for the benefit of your loved ones.
balance of the mortgage. Notably, this is less than the original amount of coverage.
There are two main types of protection: Every month your mortgage balance decreases as you make your payments, but your premium on this type of insurance remains the same. The reality of this is a declining insurance coverage. Mortgage life insurance is attached to the institution that holds your mortgage. In the event you change your mortgage company or pay off your mortgage, you will no longer have any insurance coverage. Should a payout be required as a result of death, the mortgage insurance pays out the
1. Mortgage life insurance This is insurance on the amount of the mortgage that is offered by the mortgage lender (usually the lowest rates). 2. Individual term insurance Term insurance can be bought through insurance brokers or other financial institutions. The mortgage life insurance provided by the mortgage lender is a declining insurance.
On the other hand, term insurance will pay out to the beneficiary the original coverage. The importance of this is that the beneficiary will have options of what to do with the funds paid out by the insurer. An additional benefit to term insurance is that the policy may be renewed at a later date without requiring qualification. In contrast, mortgage insurance with the lender ends with the termination of the mortgage. There is truth in the old adage, “you get what you pay for”. A long term plan for your insurance needs must be considered. Unfortunately, we often do not realize the significance and financial importance of life insurance until it is too late.

ALEXANDRA K. CONRAD: Hay Drums
F e at u r e d A rt i s t
Alexandra K. Conrad MSc, P.Eng, OCAD, PSC
Artist (Fine Art) www.akconradart.com
Alexandra K. Conrad graduated from different faculties (receiving titles of MSc in Geography and P.Eng. Ontario) before she fully devoted herself to art. The last degree with honours, from the Ontario College of Art and Design in Toronto is the most precious to her. She is a member of Portrait Society of Canada (PSC) and Associate member of Society of Canadian Artists (SCA). Alexandra paints various subjects: portraits, landscapes, cityscapes, flowers and abstracts. Medium: mainly oil and acrylic. Besides doing fine arts Alexandra is a medical illustrator and her illustrations were printed in numerous medical publications: books, lecture materials for University of Toronto and also American Medical Association Journals. Alexandra has been the recipient of several art and graphic design awards as well as CAPIC photography award. She was also an awarded artist at juried art exhibitions. “Regardless of the painted subject, my creations come from my heart. The subject is decided and influenced by the moment, and my feelings evolve from it. Any painting I create reveals the same characteristic style. I like vibrant colours with strongly accented brush strokes. In my art, I strive to bring out emotions in the viewer. My aim is to introduce the viewer into a new world away from daily problems and into a beauty which only art can provide. ART is what I fell in love with, forever.
A.K. CONRAD: Sweet Grasses
A. K. CONRAD: Road in Yellow Fields
The Ontario fields series of paintings are depicting beauty of the Ontario countryside rolling hills and harvested fields. The textures and colours of the fields and the hay drums inspired my imagination. In each of these paintings the feeling of the scene is expressed in bold and dynamic colours using expressive brush strokes.

Turkey
Review of the Basics
Choosing a Turkey
Thawing a Frozen Turkey
As Thanksgiving Day gets closer shopping market shelves seem to burst with turkeys of all sizes and brands. How do you know what size turkey to get? First figure out how many people you will be serving. Perhaps you should jot this number down on top of your shopping list because it will be helpful as you buy other items. If you are only feeding a few people and plan on getting a turkey less than 12 pounds expect figure about ¾ of a pound per adult as servings. If you are feeding a lot of people and are getting a larger turkey add up each adult serving as a pound and that is the size turkey you will want to look for. So if you are feeding 15 people you will want to get a 15-pound turkey. If you want to have leftovers add about 3-4 pounds.
Thawing is an important part of getting the turkey to cook right. If the turkey is not completely thawed it will cook unevenly. Plan on the turkey taking 24 hours for every 5 pounds to thaw. So if you get a 15-pound turkey it will take three days for it to thaw. You also can’t count that day you are planning on roasting the turkey. To thaw, place the turkey on a tray and put in the fridge. You can tell the turkey is thawed if you can remove the giblets easily and there is no ice on the inside of the bird.
C
ooking a whole turkey is just not something we do very often so having a perfect, juicy turkey on Thanksgiving Day can be illusive. Here are a few tips, hints and things to look for when making your turkey.
White or Dark Meat? Look on the labeling of the turkey carefully. If your family prefers white meat, then you will want to get a hen turkey. If dark meat is more desirable then get a tom turkey.
Preparations for Roasting When the turkey is thawed release the legs, and remove everything from the inside cavities. Rinse the turkey thoroughly and pat dry with paper towels. If you want to cook the stuffing inside the turkey make sure you have a meat thermometer. If you don’t have a thermometer you will want to cook the stuffing separately. Reset the legs with the leg clamp or tie with string. Put the wing tips under the back. Place a roasting rack in a shallow roasting pan and put the turkey on the rack breast side up. If you have a meat thermometer insert it into a thigh or some other place where it will not touch bone. Cover the turkey loosely with foil (make sure there is space between the turkey and the foil. Roast in a 325 degree oven. Turkeys that are 8-12 pounds need to be roasted for 2½ - 3 hours, 12-14 pound turkey for 3-3¾ hours, 14-18 pound turkeys for 3½ - 4¼ hours, 18-20 pound turkeys for 4¼-4 ½ hours, and a 20-24 pound turkey will need to cook for 4½ to 5 hours. If you have opted to put stuffing in your turkey then you will need to allow for an extra 15-45 minutes on all cooking times. Sales and weather are related January sales in 2013 and in 2014 reveal that the unit sales are similar, but the average price of a detached home in King Township increased by 67% in one year or $378,776. Traditionally, January is the slowest month of the year. In my opinion, this is as a result of the cold as well as individuals recovering from the holiday season. In March 2014, sales of detached homes more than doubled. July had an increase of 33% more homes sold in 2014 as opposed to those sold in 2013. The remaining months were very similar
in the sale of detached homes. As far as attached homes in King Township, the activity is low due to the limited amount of these within King Township. Attached homes have only recently begun to appear in King Township during the last 5 years. In time, the supply of attached homes will increase. There has been an increase of 22 more detached homes sold this year than last, with an average price increase of $75,000. This will be an interesting trend to watch and queries whether this is a result of
the average sale price in August of this year being $1,185,682. Interestingly, the average days on market in August rose to 81 days in 2014. This is a normal reaction in light of the price increase due to the unique nature of the homes. Year-to-date sales are indicative that King Township is in high demand. With a limited supply of homes, this is great for Sellers! By Joseph Cartaginese, Broker TheRainMakerTeam* Royal LePage Your Community Realty
I
had the pleasure of going to lunch with a colleague and a client to Sheena’s Kitchen in Schomberg, which is located on Main Street in a historic building. Sheena’s Kitchen has a warm country atmosphere. The décor includes art from local artists as well as antiques. A great place for a light lunch or afternoon tea. I had the light and fluffy quiche with a side of lentil soup that I can say was just as good as mom’s. It was, however, the signa-
ture lemon sponge cake that was my favourite part of the meal. Sheena’s has a number of signature dishes and many homemade desserts that you can bring to your own home. At Sheena’s Kitchen, it was clear that this is one place where everyone knows your name. If you happen to be in Schomberg, drop by Sheena’s and judge for yourself!
