The Parkdale Village Business Improvement Area (PVBIA) held their 7th annual Spring into Parkdale Sidewalk Festival & Night Market on May 11th. Parkdale Village’s Queen Street West was filled with sidewalk sale deals and free fun for the family. There was over 100 crafters, artists, community groups and vendors as well as live entertainment and four markets to visit including the outdoor Night Market showcasing Parkdale’s eclectic food and chefs. It was a perfect day to spend strolling the vibrant Parkdale neighbourhood.

Q: WHAT INSPIRED YOU TO LAUNCH PENGUIN CONDO-RENO? Coming from a basement renovation background where efficient and creative space planning was essential in every project, it translated to condos almost perfectly as those units require the same approach to maximize the space. As lowrise homes become less affordable, more and more young couples are living in out-dated high-rise units, which require a makeover to keep up with the need of growing families.
Q: WHAT TYPE OF RENOVATIONS DO YOU DO? We are a full design and build renovation specializing in basements, condos, and kitchen renovations.
Q: WHAT IS ONE PIECE OF ADVICE YOU WOULD SHARE TO SOMEONE LOOKING TO RENOVATE THEIR CONDO?
Penguin Condo-Reno Providing quality and service you can count on, that’s the Penguin way. Back in 2011, Guy Solomon launched Penguin Basements to bring a standard of process and professionalism to an industry where he saw it to be lacking. Guy believed a renovation company should rise above the competition by employing higher build standards, better materials and better process management. In response to his customers inquiries about taking this approach to renovating Condos, Penguin Condo-Reno was born. We sat down with Guy to discuss the renovation industry, what separates Penguin from the competition and what the future holds for the Penguin Family of Companies. 06

Make sure to consult a professional before setting your expectations about the finished space, as there are many constraints in condos, such as load bearing walls, existing plumbing which cannot be relocated, concrete ceilings, which may change your expected design. It’s also worthwhile to consult with your property manager to have the rules and regulations in hand so the contractor is aware of any specific regulations prior to quoting the job.
Q: WHAT SEPARATES YOU FROM YOUR COMPETITION? Our company has grown on the philosophy of treating everyone’s space as if it were our own. Our systemic approach to problem solving has created a unique service offering where years of experience in renovation accompanied by curating the most suited materials for the space, creates an all in one service for homeowners who can continue with their busy lives with minimal interruption to an otherwise hectic and chaotic time which renovations can bring.
Q: WHAT ABOUT THE RENOVATION INDUSTRY ARE YOU ASPIRING TO CHANGE? We are hoping to bring more consumer confidence to an otherwise unregulated industry by creating a transparent service offering, utilizing the most up to date technologies and CRM’s which gives homeowners piece of mind to understand what’s happening in their home.
Q: TELL US ABOUT THE RENOVATION PROCESS The renovation process can be a tricky one in of itself, especially as day-to-day life doesn’t stop while your basement is being demolished and re-built. It typically starts with either a need or a want. For example, I need a basement apartment as my parents are getting older and need a place to stay, or I want a new kitchen because the one I have doesn’t suit my needs. From there, your journey should begin with extensive research on qualified contractors who come recommended from a previous client or have a confirmed good standing with their local association along with positive reviews. Once you’ve met your match it should be a marriage, but with conditional love. The conditions should be written and agreed upon
along with a scope of work, which both parties understand and agree with. Then the fun begins, where unexpected changes, hiccups and bumps should be expected. However, with the right contractor and an open line of communication you will overcome the challenges together to turn your vision into reality.
Q: WHAT DOES THE FUTURE HOLD FOR PENGUIN CONDO- RENO? Sky is the limit for Penguin Condo-Reno, no pun intended. We hope to build long lasting relationships with homeowners and property managers alike to be the preferred contractor of choice when anyone considers giving their condo a makeover. ■

THE HUMBER BAY
BUTTERFLY HABITAT The Humber Bay Butterfly Habitat (HBBH) is an exciting and unique public green space in Toronto. Located in Humber Bay Park East, the HBBH is a restored outdoor area which has been designed to attract butterflies by offering nectar plants, host plants, boulders for sunning, wind shelters, water access, hibernacula (places for hibernating) and other things butterflies need to survive through every stage of life. 06 08

The goal of the HBBH is to establish a self-sustaining native plant community which will support a variety of butterfly species, while educating park users about the value of urban conservation. The City of Toronto is committed to keeping the Humber Bay Butterfly Habitat healthy and meadows require regular maintenance including mowing, planting, and invasive species control. In the summer of 2018, the City implemented targeted invasive species herbicide treatment followed by native wildflower planting. It’s important to remember that the Humber Bay Butterfly Habitat is an open outdoor space where butterflies, birds, and other wildlife come and go as they please. Many butterfly species are migratory, and plants will bloom at various times throughout the spring and summer. The park is opening daily from dawn to dusk and offers free admission. Even if you’re not much of a nature watcher, the “Home Garden” section of the Humber Bay Butterfly Habitat may appeal as a quiet place to read, sketch, take photos, or just relax. ■

Alex Nosal
An Easier Way to Commute Commuters and tourists may soon be given another option for getting around the city of Toronto. President of The Otter Guy, Alex Nosal, hosted a public meeting on May 30th to discuss the proposal of running a water transit between Humber Bay and Yonge Street. “An overwhelming amount of people showed up to the meeting and when I asked if anyone was opposed, not a single person in the room raised their hand,” said Nosal. The boat will have an overall length of less than 50 feet and will most likely be able to hold between 100-200 passengers. This premium service has many benefits for those who commute downtown
or tourists looking to explore the city. Riders can bring their bicycles on board, will have access to free Wi-Fi, and there will be no reason for any delays, as there is no traffic to compete with. Nosal explains, “That’s why people won’t be paying a TTC rate of $3 each. However, we’re going to try to get the price around the $10 range. I’m told it will be somewhere between $10-$15. It has a lot to do with the size of the boat.”
In terms of next steps for this proposal, Nosal and his team are looking to get a long-term lease on the dock in hopes that Parks and Recreation will give them permission to run the water transit system. With many stages for Transit Canada to approve, it’s tough to say when the service will be available. “We’re hoping that we can have the high-speed boat in place by next spring,” stated Nosal. There are various benefits to the residents of Humber Bay Shores and the people that will be using the service. The boat offers another alternative for
commuters to get downtown, at a quicker speed and with more comfort. Any tourists that use this service also have the added benefit of hopping onto any of their smaller water taxis, reaching to various destinations such as centre island. Nosal explains, “We’re not asking the city for any money, we’re asking the city to sign a contract for us to give them money.” ■ neighbourhoodmagazine.ca

The 2019 GTA market has been slower to start this year. The first quarter showed lower levels of inventory across the GTA and it was only in April that TREB reported a 16.8% year-over-year increase in home sales. It’s important to note however that these numbers remain well-below April levels for much of the past decade, as buyers are still reassessing their options after the OSFI-mandated 2% point stress test on mortgages. The volume of sales between Jan 1st and May 31st in the Mimico area saw 403 condo sales
averaging at $486,000 and 63 freehold sales averaging at $1,053,000.
