Welcome to America… …where the homes are bigger and the families are smaller than they were 75 years ago.

• In the 1950s the average home size in America was 983 square feet. In the 2020s that number had ballooned to more than 2,500 square feet.

the old saying goes, there’s no such thing as an overnight success, but Lakeland’s Stronghold Roofing and Solar might be about as close as a company can get. It completed its first roof in October 2018 and today, with 75 employees, puts a new top on 25 homes per week. It’s expanded outside of Polk to Hillsborough and Sarasota Counties and even offers services in Georgia.

The reviews are great and the business is booming—so how did it happen so swiftly?

Founders Nathan Patterson and Matt Coyle had known each other for years when, while having a conversation in the midst of watching their kids compete in the elementary olympics at Lakeland Christian School, the idea of Stronghold took shape. Between Coyle’s extensive real estate experience and Patterson’s entrepreneurial bent, the pair saw an opportunity to improve the roofing service available to Lakelanders by taking a straightforward approach and finding the right people to do the job well. So Nathan became a roofing contractor and Stronghold was born.

“We joke that when you show up and you’re honest, it blows people away,” Nathan says, “but it’s really true. And if you mess up, fix it quickly. Our success is based on professional customer service. What you see is what you get with us. For example, when we say we don’t make any money on wood replacement, it really means we don’t. Roofing is not rocket science; it’s just treating people well.”

Stronghold’s straightforward approach helps customers deal with the stress of one of home ownership's most expensive maintenance items.

That’s even better news when one considers the state of upheaval the home insurance market in Florida is in.

“We all can tell when someone is genuinely looking out for us – and we genuinely look out for our customers,” Nathan says. “Matt emphasizes our connection in Lakeland: our families are embedded in the community. We’re not going anywhere and our reputation means a lot to us."

Nathan’s brother, Brandon Patterson, also works for Stronghold. Their father, Curt Patterson, is no stranger to building a business in Lakeland, where he is the founder and publisher of The Lakelander magazine.

Of the company’s posture toward those it serves, Nathan says the secret–which is really no secret at all–is leadership’s faith in Jesus.

“Our business is also our ministry,” the LCS alum says. “I’ve had opportunities to witness to more people selling roofs than any other job in my life. I’m not really sure why that is although I know it’s because we’re on Earth to do more than just replace roofs.”

That posture also extends backward toward Stronghold’s employees. Every man installing a roof at Stronghold’s behest is not a subcontractor; rather they are an employee with workers’ comp and health insurance coverage.

“That’s very unusual in this industry–and it’s also why I think we’ve never lost a crew,” says Nathan. The employee-only approach allows Stronghold to control production. “If there’s a problem, we’re back on the roof within 24 hours to fix it.”

Nathan’s also quick to praise Stronghold’s more terrestrial members—the sales and marketing staff—for helping deliver great service.

From the outside, the local roofing industry appears quite crowded. A quick search lists upward of 40 contractors in a 10-mile radius. It begs the question: even if Stronghold does great work with excellent customer service and provides benefits to employees that many roofing companies don’t, how can it remain competitively priced?

“Our strategy is really volume-based,” explains Nathan. “Our margins are lower than many competitors, so we can give everyone high quality materials at a great price. We don’t install bad shingles.”

They are a proud GAF Master Elite installer, and most of their products include a 10-year warranty.

Although traditional roofs comprise the majority of Stronghold’s business, it also works with GAF solar shingles and has branched out into the septic and plumbing businesses as well. It seems to be a recipe for success as Nathan says the majority of new business comes from referrals now.

“There’s beauty in the simplicity of installing a roof the right way, giving our crews the tools to do a great job, and making the customer feel comfortable that it won’t leak and it’ll last. That’s why we have so many referrals, I think. It speaks volumes to us.”

Indeed, as Matt says succinctly: “We are blessed to be able to run this business—it’s a privilege and an honor.”

Wings, Wonders and Wonderscapes

There is beauty everywhere. From diverse ecosystems to scenic views to the stunning artistry of wildlife at a macro level.

And world renown local photographer Andy Glogower cannot wait to share candid shots that prove this, from as close as our proverbial backyard and from places across five continents, when his “Wings, Wonders and Wonderscapes” exhibit opens at The Mulberry Cultural Center on June 27

“What I want people to come away with is just there’s beauty everywhere—from wildlife to scenic places. And I want to give people a hope and desire to travel to some of the places my wife and I have had the gift to go to,” says Glogower, who earned a bronze medal for Team USA in the 2023 World Photographic Cup.

One of the centerpieces of the exhibit will be “Huey, Dewey and Louie,” a stunning photograph of three owlets he captured in Seffner. That photo (highlighted on this page) is also going to be on display at Tampa International Airport from June 26 to August 25 as an honor for taking home 1st place in the Nature/Science/Animals category of the 2024 Florida Museum of Photographic Arts competition.

His local exhibit will feature several dozen photos, and Glogower joked in mid-June that he had “curated 25 down to about 50” as he attempted to whittle down the prints to an intentional number.

The exhibit will run through August 9, beginning with an opening reception on June 27 from 5 to 7 p.m. that will include refreshments and opportunity for attendees to mingle with and hear from Glogower.

One of his friends, Rob Beaudreault, put together poems to present alongside three of the pieces that will be on display. Similarly, one of the photos that will be on display was actually inspired by a short story written by a student at Harrison School for the Arts.

A BREAKTHROUGH SUNSCREEN

That Mirrors a CEO’s Personal Experience

Locally owned and operated Roskin Beauty is a natural skincare line that is as much about mineralbased products that create radiant skin as it is about the founder’s journey to find her own beauty within.

Rohini Philip was born and raised in India, where she earned a degree in pharmaceutical science and set her sights on a career in medicine.

In her 20s, she married her husband Rengit, and the couple moved to New Jersey, where he was completing a residency program.

In the span of a few years she became a wife, moved to a new country and gave birth to the couple’s first two children, both daughters. There were a lot of good things happening all at once, but it was a whirlwind that turned into an elongated season of searching for what her purpose was outside of being a spouse and mother.

“I was always making my plans and doing things, and every time I tried to do something it would fail,” recalls the now 42-year-old mother of three who is the CEO of Roskin Beauty. “I kind of felt like chains were pulling me back every time I tried something.“

Eventually the couple moved to Lakeland to be closer to Rengit’s parents, and she continued her education, earning a Master’s Degree in public health from University of South Florida. Over the years she also recognized a passion for formulating products—at first in her home kitchen, developing products

that could help her oldest daughter manage severe allergies.

Still, at 35 years old, she was searching for something more.

Then one day, completely out of character for her, she posted the following on social media:

“I'm going to the Himalayas, who is coming?”

She wasn’t much of a hiker, and she didn’t know if anyone would even take the post seriously. One friend responded with a “Yes,” and then another, and before she knew it, she was on the other side of the world hiking, rappelling and climbing. It was there she literally had a mountaintop experience that forever changed the trajectory of her life.

“God called me and he kind of isolated me,” she says with a gleam of deep appreciation. “I’m there on top of that mountain and I took my diary out and wrote, ‘I’m going to do this. I don’t know what the business will be, but I’m going to come back and begin the process of starting my own business.’”

She said she felt so small in that moment, taking in the vastness around her, but also very humbled and encouraged because she knew for certain that God was with her on the journey.

As time has proven, God has used people to help propel her forward on her entrepreneurial path. A prolific pharmaceutical businessman who had been one of her professors in India affirmed her business idea, she connected with a local chemist and she found a production facility in Clearwater to work with.

Those were just some of the elements that lined up and eventually made it possible for Rohini to launch Roskin Beauty in March with their initial product, Invisible Mineral Matte Facial Sunscreen, which is rated SPF 33 for broad spectrum coverage.

“Sunscreen is one of the harder things to do and something that people need, so even though there might be easier paths or ways to make money quicker, I wanted to create something that could benefit everyone,” she says.

She has formulated a clean medical grade sunscreen that offers 88.5 percent blue light protection, is 20 percent non nano zinc oxide and dermatologist approved to use on a daily basis on all skin types. She is not completely against chemical sunscreens, she just believes she provides a safer alternative.

“Ours is more biodegradable for beaches and marine life—it’s earth friendly,” she says. “Ours tests very well with people with sensitive skin, it can go on under your makeup, and it’s non-tinted which means the whole family can use it.”

People can order the product off of Amazon or roskinbeauty.com. Locals can also pick up the sunscreen at Pink Glow Wax Co. in Winter Haven, and Rohini’s team is working diligently to get into other local retailers.

She is eager to expand her line to additional products, but understands more than ever the virtue of patience and waiting on God’s timing.

She appreciates the support her husband, a Doctor of Internal Medicine, has provided her, and she is forever grateful for her deep Catholic faith that God has used to develop and sustain her.

“God will put you in positions, where if you decide to do that one small step, He will guide you and put people in your direction to help you respond to that calling.”

Jennifer Conner grew up in Lakeland and raised her children in the Swan City, providing her a distinct perspective on the housing market and a strong emotional connection to helping locals make some of the most important decisions of their lives.

“Some people have to make very emotional decisions, and that is tough. Others find it is like making any other business decision,” she says. “When our family sold our home and bought a new one about 10 years ago, it was something we wanted to do, but it was very emotional for me.”

Years ago, Jennifer worked in real estate appraisals, and then she worked for a custom home builder. She jokes she “loves the smell of a home under construction,” but ultimately she realized she wanted to be involved with people on a more personal level to make the greatest impact.

The Xcellence Realty veteran says she closely follows the trends and movements within real estate to ultimately do what’s best for each client, treating the process as if she was looking to buy or sell a home for her family.

“I consider myself an exceptional trouble shooter and negotiator,” Jennifer says. “You have to anticipate hurdles before they happen in order to be prepared. I take pride in educating my clients on the process and helping them understand each stage of a transaction.”

She is able to help clients navigate the often arduous process of buying or selling a home in part because of a pipeline she has cultivated to highly recommended local lenders, insurance companies, inspectors and contractors.

Once she equips clients with the latest and greatest information during their search she highly recommends they heavily weigh the pros and cons and “sleep on it” for a night to make the wisest decision for their future.

“I love listening to what people want and making it happen for them!” she says. “You have to have some stamina in this business, it is not as easy as many people think. If I make it look easy, then I have done my job.”

What’s the difference between what being a real estate agent is really like and what you thought it was going to be like?

I honestly don't remember what I thought being a realtor would be like—I just knew I wanted to do it. It was very challenging early on...I started in real estate as the housing market was crashing, but each year I found favor and was blessed with more business year after year.

You definitely have to find a balance between being an aggressive agent for your clients, listening, being compassionate and being able to adapt and work well with everyone involved in a transaction from beginning to end.

Spend five minutes with Yolanda Floyd and you’ll likely be sold. Not necessarily on a house she is showing you or her vision for staging a home you’re trying to sell, but you’ll be sold that the team lead for The Flourish Group at PWH Realty has what it takes to make any deal happen and work through any adversity you might encounter.

A proud Mexican-American and Bartow High graduate, Floyd is a mother to five children who leans on her firm faith in God and her own testimony of overcoming to see each client as a person with a story, not just a means to a transaction.

“Just watching my parents work for us as hard as they did...we used to pick fruits and would travel from Michigan to Florida as migrants,” she recalls. “So I just feel like I adapt well in any situation for sure.”

Her journey to real estate started in early 2020 primarily out of necessity. She and her husband, Frankie, had just resigned from the church they planted, the pandemic lockdown had just started, she was pregnant with the couple’s daughter—and suddenly they were trying to figure out how to live on one part-time income.

Yolanda was selling health and beauty products as a consultant, and Frankie—who had past experience in the mortgage industry more than a decade earlier—said: “You sell hundreds of lipsticks, why can’t you sell a house?”

Yolanda didn’t have the confidence she would be able to make the jump, but with the help of her husband’s support, her kids cheering her on and the dear friendships they developed at a new church home, Grace City, she earned her real estate license at the end of 2020. In 2021, as a first year agent, she closed 24 deals, more than five times the national average for a rookie.

“As we were in the process of healing, Frankie and I wrote down on a marker board the number we want to make and this is what we want to give to the church, and God exceeded the number… and it’s a reminder to other people and can inspire them that God sees them.”

When it comes to seeing people who are ready to buy or sell a home, flexibility is one thing

Yolanda is very intentional about. As a mother to four sons and a daughter she is always managing a calendar chalked full with sports, school activities and church functions.

“I think if you're not flexible in real estate, you're not gonna be a good agent,” she says. “People need to know that if they can be available at 7 o’clock, then you have to find a way for someone to be there.”

Yolanda considers herself a specialist of sorts for Bartow real estate, but she buys and sells across Central Florida, including commercial properties.

She credits her team at The Flourish Group— including her transaction coordinator, and sister, Joanna Angeles—for being an amazing group of collaborators whose sole focus is intently listening to clients to help make their dreams come true.

“I always want to find a way for them to get what they want as much as possible, while being honest and realistic throughout the process,” she says.

I would say it is a lot like ministry. I know I give God the credit a lot, but it's because He deserves it; my story is that even though we lost everything and thought I would never be able to do ministry, this is a lot like ministry, taking care of my clients. I think that's what really surprised me is I'm not just selling houses, I actually am making a difference in someone's life.

Forgive Jordan Prais if he says a deal appears to be a “slam dunk” or if he uses a shot clock analogy to describe how a client has limited time to put in an offer on a hotly contested property.

The 6-foot-7 Lakeland High School graduate and St. Leo University’s men’s basketball Hall of Fame inductee played professional basketball in France —and he loves to share his game plan to help people buy and sell homes through 54 Realty.

He said sports taught him two key principles that he applies every day in real estate.

“First is to be competitive: I strive to get my clients the best deal possible and try to help as many families as I can with their real estate goals,” he says. “Second, nothing is permanent: you might go out one game and score 30 points and the next week you can't buy a basket. Markets are like games; they go up and down, but if you're using the correct principles you will always be able to find success as long as you stay in the market.”

He illustrates that principle by noting that if someone bought a home in 2006 they would have been upside down by 2008, but if they still owned that same home today it would likely be worth at least double the amount they purchased it for.

Prais’s competitive nature comes in handy when he’s negotiating deals for clients—an art he believes has been somewhat lost.

“I have strived to get better at negotiating each year of my career. I believe when you’re hiring an agent, the biggest thing they can do for you is get you the best deal possible, whether you are on the buying or selling side.”

The devoted husband and father of two attended college in Tampa Bay, and prides himself on having a deep knowledge of the Central Florida real estate market.

What’s the difference between what being a real estate agent is really like and what you thought it was going to be like?

I was so young when I started I really didn't even have any expectations. I thought it was just an interesting career that had a competitive aspect like sports.

If it didn't work out I could use my college degree to fall back or go back to playing professional basketball again. When I started at 24 years old I had never been in the real estate market as even a buyer.

We knew we wanted to open up the area by knocking down the pony wall. This was a beautiful way to create a sense of openness and flow that draws people into your home by removing this barrier.

he motto of the Rejuvenation Home team is “Take care of your space, so your space can take care of you.”

One recent client hired the experienced professionals of the Central Florida interior design firm so their space could take care of not only their family of six (including two dogs) but could also be an inviting escape for friends and family.

Rejuvenation Home updated the dining area, main living space, entry, hallway and powder bath for this vintage eclectic project.

Donyea Tollie, owner and designer, said she worked hard to convince the family to go with hued blue walls instead of a seemingly “safer” off-white option they were initially considering. The end result was exactly what Tollie was hoping for.

“If you ask the client, she now feels calm every time she walks into her home,” Tollie says.

Another big aspect of the project was incorporating furniture that said: “Come. Stay a while. Take a moment to breathe.”

“My goal was to create a place where they can come home and make themselves whole again, after shedding so much of themselves with work and the kids' extracurricular activities,” Tollie says.

omebuilding is an art form. Before we had modern conveniences—preset floor plans, finished blueprints, and even power tools—so much skilled labor and niche knowledge was required to create craftsman homes.

It’s the reason you get a feeling you can’t put your finger on when you watch an old movie, dust off an antique book, or pour a glass of aged wine. There’s a sense of intention and charm that’s hard to come by in modern life. It’s that feeling that enamored Patrick Duggan and inspired him to renovate historic homes, like the 102-year old estate at 426 Palmola Street along Lake Hollingsworth in Lakeland.

Patrick moved to Lakeland 25 years ago, after he’d spent the first part of his career renovating historic homes in one of the best cities to do it: Charleston, South Carolina. He continued his renovation work across central Florida, forming construction and renovation company D.C.R. Tampa with his business partner, Victor Nissim. Alongside a team of skilled craftsmen and remodeling contractors, D.C.R. prioritizes function and style when reimagining how a home can serve its residents.

The antebellum homes of Charleston were a masterclass in preservation for Patrick.

“Restoring and renovating historic homes is about preserving what you already have to create something new and beautiful, without altering its historic value and main features,” he says, emphasizing that there are always unknowns throughout the renovation process.

The 102-year estate at 426 Palmola St. has a long and storied history, as well as priceless view of Lake Hollingsworth.

Renovating historic homes is all about quality, time, and putting in the effort to restore life into a home that’s already seen so much of it.

When Victor purchased 426 Palmola on Lake Hollingsworth in 2020 through his development company GSN Equities, he and Patrick were ready for unknowns—and there were plenty. Supply chain delays from the pandemic slowed down the renovation process significantly. Palmola’s floor-to-ceiling windows on the second floor took nearly a year to deliver—but Patrick believed the wait was worth it. And he was right.

Like comparing fast food to fine dining, you usually can’t have speed and quality at the same time. You have to pick one. The same is true for architecture and interior design. Renovating historic homes is all about quality, time, and putting in the effort to restore life into a home that’s already seen so much of it.

426 Palmola has hosted an impressive roster of former homeowners. After its construction in the 1920s, it changed hands between multiple owners and loan offices until it was bought by Albert Lodwick when he moved to Lakeland. Lodwick moved here in 1941 to establish a civilian flight training school, the Lodwick School of Aeronautics (AKA, Tigertown). It was contracted to the U.S. War Department to train pilots for service in World War II.

While Lodwick lived at Palmola, he was a consultant to the War Department. He was sent on secret missions to theaters of war across Europe, North Africa, and Asia—presumably to study the combat readiness and success of American air power at war.

When he wasn’t abroad, Lodwick hosted parties, entertained guests, and enjoyed living on the lake.

Historical records show that he and his close friend, Hank Green—Major League Baseball legend and Hall of Famer—and Green’s wife, Caral Gimbel of Gimbels Department Store, watched fireworks with the Lodwicks at the Lake Mirror Promenade in 1946.

Lodwick lived in the home until 1955 along with his four dogs. Since then, the Palmola home has welcomed, hosted, and celebrated guests for decades—and D.C.R. Tampa's team has ensured that tradition can continue for another century. That’s what motivates Patrick to keep restoring and preserving homes like Palmola.

“I believe renovating historic homes preserves the fabric of society,” he says. “When you have a town that has beautiful buildings, restoring them preserves its families, history, and past, too.”

Many of Palmola’s original historic features remain in the home that was sold to its current owner by The Kellin Group of Keller Williams Realty; it's just been made a bit more spacious to accommodate beautiful living and family rooms and magnificent spaces to entertain guests. five bathrooms, and the two car garage includes a guest living suite. The newly installed in-ground pool is just a stone’s throw away from the shores of Lake Hollingsworth, and the .43 acre lot features a mix of gorgeous surfaces and pristine landscaping to tie it all together.

Patrick credits the artistry and detailed work of his team for the home’s tasteful interior design, and the support from the City of Lakeland’s building department as foundational to its renovation.

Patrick is proud to renovate old homes in the city he calls home. “It’s fulfilling and honest work,” he says, continuously crediting his team for their commitment to beauty and restoration. And the team isn't slowing down. Along with many other projects in Tampa and Central Florida, Patrick and Victor will soon be taking on their next local lakeside project: creating an entirely new 2nd floor addition overlooking Lake Hollingsworth with a renovation of the home at 14 Lake Hollingsworth Blvd. Just as with the home at 426 Palmola St., 14 Lake Hollingsworth Blvd will be listed by Kristin Kellin with The Kellin Group out of Keller Williams Realty Smart.

Tucked away before an unadulterated lakefront view, this new project on Lake Hollingsworth will be another exercise in patience and artistry. Luckily for Lakeland, preserving beautiful things is worth the wait.

Bank president and real estate developer Columbus W. Deen built this magni cent home at the corner of Success Avenue and McDonald Street, now Frank Lloyd Wright Way, in 1912 for the then princely sum of $15,000. It was sold after Deen’s death in 1927 and brie y served as a private hospital and sanitarium in the mid-1930’s. It was deeded to Florida Southern College in 1940. e college used the building as a dormitory and fraternity house. e college sold the house in 1994 and it is currently being restored. It is one of the nest examples of “prairie architecture” in Lakeland.
