Every Room Can Be Made for Dancing I

When my now 8-year-old daughter Bryelle was 3 or 4 she would often whisk me away from whatever I was doing to accompany her to the kitchen. It wasn’t because she wanted to see if she could convince me to get her a sweet treat or because she had made a mess — although both were true at times. It was because she wanted to dance with me, and the open space and tile floor were ideal for spinning and dipping. In this issue we hone in on dwellings, structures, surfaces, rehabs and neighborhoods — and it might seem like it’s overwhelmingly about design and trends. But really the stories of turning houses into homes are best understood by journeying through the emotional and practical reasons people make the choices they make regarding the space they inhabit, and often share with those they care about the most. A spa-like retreat for a bathroom is certainly pleasing to the senses, but it also might be a response of hard working spouses who need a place to unwind. Open floor plans might offer the most flexibility for some individuals or families, while it might make more sense for more closed off rooms for large families who already spend most of their time together. It’s easy these days to idolize our homes and want to constantly tweak their function and character — I raise my hand as

guilty at times — but I encourage you to also realize it’s OK to admit your home means a lot to you because of what happens inside it. One of my favorite Proverbs from the Bible reads: By wisdom a house is built, and through understanding it is established; through knowledge its rooms are filled with rare and beautiful treasures. Sometimes our pursuits of home include vanity that will add little more than shine or pride to our house, but when done well we can create spaces and homes that enable us to connect, create and cultivate life. It’s not as much about what the walls look like as it is about what takes place inside those walls, but if those walls have meaningful photos or gigantic windows to the world, that’s all part of a house’s quintessential role in defining “home”. In our current home we have speakers in the kitchen, and it makes sense for us that the kitchen spills over into other areas of the home. It’s a matter of fact that we enjoy a good impromptu dance party, and a sign on our wall says it best: This Kitchen was Made for Dancing.

THE 10-MINUTE TIMER
Waking up to a clean home can have a big impact on your day. Starting off with an organized, clean space can give you one less thing to worry about. Setting aside a quick few minutes at the end of your day to clean can ensure a polished space. Just set a 10 to 15 minute timer on your phone, and clean for that amount of time. While it can be hard to find the motivation, this helpful tip can help you make progress a few quick wins at a time.

HAVEN’T USED IT, GET RID OF IT
There are always items in your home you tend to hold on to for a “later time.” Holding on to too much can accidentally clutter your home. That’s where the “one year” rule comes in handy. If you haven’t used an item in your home, or worn a piece of clothing in your closet in more than a year, then it’s time to say “goodbye.” Applying this rule helps you fill a few trash or donation bags, and it will ensure your home is much closer to being clutter free.

ENACT THE THREE MONTH RULE
Our personal taste will sometimes lead us into purchasing multiple versions of the same thing or gathering items that are very similar to each other. This can be especially true when it comes to your closet. You don’t need seven black tees and five pairs of blue jeans. If you’re seeing double, get rid of the duplicates. This will help you simplify your wardrobe and the other closets/drawers in your house that might be storing multiple items of the same kind.
There’s a reason labeling is so important and popular amongst people with clutter-free homes. It helps you find things quicker and also helps you put things away quicker. When you have an easily accessible and labeled place for all of the items in your home to go, it’s much easier to find the motivation to take a few seconds and put things away when you’re done using them. Labeling can help make finding and putting items away much easier and help your home feel much more organized.
If daily cleaning isn’t feasible for you, the Three Month Rule might be for you. Plan ahead! Mark your calendar for a Saturday afternoon three months from now, and dedicate that day to cleaning. Be sure to do this before the clutter in your home becomes overbearing. Make a party of it! Invite friends over, open a bottle of wine and get motivated to clean up. Reward yourselves after by watching a movie or taking an evening swim.

A New Wave Rising in the Rent-to-Own Market Divvy Homes offers a new school approach to an old school option for home ownership

ay the words “rent to own” and someone might shoot you an uneasy look or even worse, start talking about predatory lending practices. It’s true that many of the well-documented risks are legitimate and the initial home owner — often a corporation — has leverage over the renter, but the marketplace is evolving. Several new players are adding some creative and consumer-friendly wrinkles that make rentto-own a more palatable option, especially for prospective buyers who are working on building their credit scores or cannot afford a traditional down payment on a home. One of those disruptors in the market that has come to Central Florida and Polk County is Divvy, a property focused technology startup that says its mission is to “make home ownership accessible to everyone.” On the company’s website, divvyhomes. com, there are nearly two dozen homes available in Polk County where renters can start leasing to lock in a purchase price on the home that is based on current and projected market conditions, as well as how soon the buyer purchases the home. A renter has up to three years to purchase the home at the contracted price. The company is based out of San Francisco and has a valuation of more than $2 billion dollars despite being less than five years old. It has been profiled by the “New York Times”, is mentioned frequently in articles about more people warming up to more unconventional routes to home ownership, and it was even recently named one of the best workplaces in the Bay Area by “Fortune Magazine.” What follows is quick education on the Divvy model, some insights from industry experts of rent-to-own and an interview with Tom Egan, CFO at Divvy Homes, with a special interest to Central Florida home buyers in particular.

How does the Divvy rent-to-own model work? 1
You locate a home in Divvy’s inventory that you would like to purchase, which contractually has to be done within three years You make a one-time, upfront payment (1 to 2 percent of your home’s value) that goes straight toward savings for your future down payment

As part of your monthly payment, 5 to 25 percent of those funds go into a “savings” that will be applied to your home purchase price if/when you qualify for a mortgage and decide to purchase it
If you decide to purchase the home, it is based upon the agreed upon price for purchasing it either before 18 months of renting or before and up to 36 months of renting; if you choose to not purchase the home or cannot qualify for a mortgage you must provide a 60-day notice; you will retain the “savings” funds you have put in on a monthly basis and will be charged a relisting fee

A recent report from “House Method” rated the Lakeland-Winter Haven metro area the 12th hottest housing market in America. Within that rapidly evolving market are a lot of different spaces and places to call home - what modern-day dwellers affectionately refer to as neighborhoods.
Sometimes a neighborhood has defined boundaries - and in Florida, oftentimes a gate - while other times a neighborhood is a generally agreed upon area with distinctive characteristics. Renovating a historic home comes with a responsibility to honor the space. When Ryan Horton and Dr. Ida Abraham bought their home near Lake Hollingsworth in 2020, they knew they wanted to preserve its 1960s mid-century elegance while adding their own modern flair. “The home had a good shell, with clean lines,” Ryan said. “From there, we wanted the freedom to take our own creative liberty on it and expand on the unique qualities that were already there.” Ryan and Ida categorize their renovation in phases. Phase one: interior renovations. They lifted the ceilings, placed railing around the staircase and updated the flooring. Phase two began early 2021 when they decided to overhaul the exterior. They contacted local architect Victor Prebor to ideate and design the space. During the renovation, Ryan had been inspired by creative and modern combinations of colors and materials. He told Victor he liked the marriage of black, wood and concrete.
With the new design and colorscape in mind, they constructed a new front porch, lifted up the roofline and converted the carport into a garage. “We worked together perfectly,” Horton said about Prebor. “[Prebor] is a genius. He’s a gem right here in Lakeland.” Prebor instilled unique qualities into the architecture. He exposed bare wood ceilings, encouraging a bright, airy feel throughout the home complemented by large windows. The home originally came with brick flooring, which was preserved with black sealant to allow it to be utilized in a practical way. What makes the house special is the care taken in the details: like the home’s iron front door, which was shipped from Exclusive Iron & Glass Doors in San Antonio, Texas. It weighs more than 10,000 pounds. The home’s drywall was completed by J Goss Structures, a streamlined commercial metal framing and drywall company serving Central Florida. The renovation took more than a year — but Ryan and Ida have no regrets. I SS U E 7 7

Shawn and Dee McDonough, owners of McDonough Construction, had been in the home industry in Polk County for 25 years before they finally decided to build their own home. Shawn designed the footprint while Dee curated the decorations and interior design. In 2018, Dee and Amanda McDonald wanted to update their space. They had a tight budget — but weren’t afraid to get creative. Amanda kept her eye on eclectic, textural pieces with a neutral finish. When she found a discounted tile she loved, she and Dee worked together from there, cutting their own pressed plywood to create an affordable shiplap backsplash. “We found freedom in doing the design ourselves. We got to add our own flair, piecing together all the little things we liked,” Amanda said. Sourcing their own materials meant they used both local and chain retailers to renovate their space. They paired big-box store cabinetry and shelving with locally-designed, thin-cut quartz countertops. Amanda reflected on the mindset she adopted when styling her home: “It’s important to remember that it’s your home, and no one else’s. You should love every detail.”

When Michael and Jennifer Brenner moved into their Winter Haven home in 2007, they knew they wanted to renovate it. Now, they’ve updated every room in the home — most recently, their primary bath. Jennifer gained inspiration from modern boutique hotels she’d stayed in over the years. As the owner of the Salt Room in Winter Haven, she wanted to create a minimalist spa atmosphere in what some might describe as an “intimate space.” She worked closely with Nicole Roe Design to draft the design, who then

ost of us can remember our childhood homes. We might not remember every detail, but certain can easily recall colors, rooms and pieces of furniture. From the time we’re born, spaces hold our most important memories — and interior designers like Nicole Roe help make those spaces memorable. Although Nicole wasn’t always focused on interior design, it was always her calling. “I was the child that would pick paint colors based on my current mood, paint and repaint as often as my parents would allow,” she remembers. Nicole graduated from Georgia Tech with a major in Building Construction, but she couldn’t resist pursuing design once she moved to Lakeland. “I briefly worked for my in-laws citrus packing house after I had my first child, and rather quickly turned my position into renovating their office,” Nicole recalls. “That was the sign I needed to know that I was still deeply drawn to interiors.”

Renovating the office led to more small projects for friends and family — and now, Nicole provides professional residential, commercial and new-build design services. “I like to push clients beyond their comfort zone to help give them a space that represents their best self,” she says. “The best compliment is when a client throws a party after we have finished their project — [when] they want to share it with their friends.” For those looking to upgrade their space in a simple way, Nicole has a few suggestions. “If you were going to do one thing to your space, I would say update your light fixtures,” she recommends. “This simple swap can change the vibe of the entire room. Paint is the obvious second choice, followed by art. Our first choice is always something handmade, but getting [any] art on the walls will make a space feel elevated.”

It’s clear that Nicole has a passion for many aspects of her job — but more than anything, she loves the process of working with her clients. “I love working with the contractors and the trades, troubleshooting issues, agreeing on creative solutions and seeing our designs evolve into a completed project,” she says. “We love seeing the impact our projects have on our clients’ lives.”
