Due Diligence Period
During this period the buyer will do their due diligence on the property Inspections, Survey's anything they deem necessary to continue going through with the transaction They can walk away for any reason with no explanation during this period You will keep the dd fee, but earnest money is refundable if they walk away during this period.
Discussing Your Sale Plan
We will thoroughly evaluate the property’s condition both as it is, and after any potential repairs and upgrades, determine the initial terms of sale and establish an asking price for the house Discuss strategic marketing plan
Begin Negotiations
When a prospective buyer makes an offer, negotiations will take place to finalize the details and terms of agreement between you and the buyer
Prepare for the Final Sale
After an offer is accepted and/or negotiated, I will make sure all required documents are signed and the property gets to the closing table

Yes! At open houses I will be there. For showings, potential buyers will bring their own agents to see your home Most buyers prefer only their own agents be present when evaluating a prospective new home.

GETTING A HOUSE READY TO SELL
This Checklist will help you to optimize your chances of selling quickly by taking care of your home prep work before you ’ re ready to list.
Store, sell, or donate any items you no longer need.
Fix loose doorknobs, leaky faucets, cracked molding, etc
Replace or repair broken doorknobs, cabinets, light fixtures, outlets, faucets, and vent covers
Clean and organize closets
Refresh rooms with a new coat of paint in light, neutral colors
Shampoo carpet and replace, if needed.
Wash all windows, frames, and sills
