Herb crusted salmon

ingredients: An original recipe by Chaya Rappaport

• 4 salmon fillets (6 ounces each) • 4 garlic cloves, minced • 1 tablespoon minced fresh rosemary or 1 teaspoon dried rosemary, crushed • 1 tablespoon olive oil • 2 teaspoons minced fresh thyme or 1/2 teaspoon dried thyme • 3/4 teaspoon salt • 1/2 teaspoon pepper

Instructions: Preheat oven to 425°. Place salmon in a greased baking pan, skin side down. Combine remaining ingredients; spread over fillets. Roast to desired doneness, 15-18 minutes.

How long should you cook your fish?

When it comes to cooking fish there’s a general rule of thumb; for every inch of thickness cook the fish for 7-10 minutes.

WHAT’S YOUR RETURN POLICY? Dear Yiddishe Mama, I’m a Yiddishe mama just like you, who, baruch Hashem, has lichtige kinderlach to clothe. I’ve experienced the frustration of having to return things that don’t fit, don’t match, or are simply not to my liking, and then dealing with a store’s strict return policy. But since I was exposed to the inside scoop of what goes on behind the scenes, I understand the stores’ policies much more. So I wanted to try to explain it to you too, dear friend, so you can understand why the store cannot make exceptions for you.

day for a refund. In the interim, someone wanted to purchase these robes for her four daughters, in sizes 3, 5, 7 and 9, but the size 7 was missing, so she left to search a different store.

Notice what happened with your return: 1. The saleslady spent time finding you the size 7.

2. The cashier rang up your purchase.

3. The store lost a profitable deal.

4. The cashier rang up your return.

5. And the store didn’t even turn a profit from you in the end!

Now multiply this many times over, and you will come to the conclusion that returns cause the store a very big strain on their manpower, since they’re busy ringing up all your returns and returning it to the shelves. Plus, everyone is complaining that there are no sizes when in essence there are sizes; they’re just hopping around from one Monsey home to the next, just to be sold at the end of the season for below cost. So why should stores order more sizes? To have more items to sell at sale time (for 70% off)?

So while you’re complaining about the long lines, busy stores and missing sizes, store owners are frustrated by the many returns, yet they still want to help you and try to accommodate you. Please don’t abuse it! You may not realize it, because you’re constantly buying and returning small items, but often you buy $650.00 worth of merchandise a season, and at the end stay with $65.00 worth! The staff a store owner needs to help you costs more than $65.00.

The more we abuse the policy, the faster we will see one of two results: either stores will abolish their return policy, or the price of the already expensive merchandise will go up. Neither would help us much.

Next time you want an exception to the return policy, please don’t even ask! If you couldn’t come back fast enough, and the item is totally not usable, try to sell it to family, neighbors, or friends. Just don’t expect the store to take the loss.

To prevent returns: A) Come to the store with a clear list of what you’re looking for, and understand that you may need to come back if it’s a long list.

Don’t just buy on impulse and then return. B) Bring along a set of clothing that fits your child very well, and compare the sizes. If you do need to return some of what you bought, do so according to the store’s policy!

I HAD ORDERED A NEW COUCH that was supposed to be delivered on a Tuesday, and on Monday night, I told my children they could have fun with our very beat-up couch since the new one was arriving the next day. They colored on it, cut it up even more, and had a blast.

Tuesday came and went, and the new couch did not arrive. My children were very upset, but I reminded them that whatever Hashem does is for the best. Then we spent some time thinking of different reasons why Hashem didn’t want us to have the couch that day.

The following morning, I called up the store to find out what happened. The owner said he was unable to bring us the couch, and that it would take another two or three weeks until he could get it to us. I explained to him that I had allowed my children to tear up our old couch and that I had wanted the reclining couch for my mother, who was coming to me for Shabbos after having surgery. He apologized and told me that if I wanted to buy a couch at another place, he would cancel the order and refund my money.

Later that day, I went shopping and happened to be next to a furniture store. I went in and found a couch I liked much better, and at a much better price! The best part was that they were able to deliver it that same day!

WHAT DO WE DO at Nutrition by Tanya when someone isn’t doing well on their diet? Yes, even on an excellent, customized plan, and even with weekly accountability, people struggle.

Summer was tough for many clients because of the lack of routine, being away for Shabbos, vacations and family simchos. Some of our clients found that these factors affected their weight. And sometimes the struggle has nothing to do with external circumstances, but rather due to lack of motivation.

When a client struggles, I usually suggest that he or she check in with me on a nightly basis. By reaching out and sending a daily food log, we are offering a higher level of support and accountability which usually helps the client get back into a good routine. While this does take a lot of my time, I am happy to offer clients this option when I feel it will help. If my client is willing to go the extra mile by checking in nightly, I am willing to dedicate my time as well.

I have seen amazing results with this extra level of accountability and support.

At times, I have a client who, despite all my best efforts to help, will still struggle. Often, they will come into my office and say, “Basya, I need you to motivate me. I don’t know what happened, but I just can’t get hold of myself! At the beginning I was so determined to lose weight, but I can’t seem to get myself back into it. Please inspire me!”

My response is usually some version of the following: (Spoiler alert: This might sound like a bit of tough love.)

“I could definitely inspire you; in fact I consider myself a pretty motivational nutrition counselor. But it won’t help.

My acting as your motivational cheerleader will be effective until you walk out the door, or maybe until tomorrow — but then it will be gone.” In other words, you need to find the motivation

within yourself!

I try to remind my client that the weight-loss process can, at times, be exciting, but more often than not, choosing to eat healthy and moderately takes work. Of course, we try to make things easier by providing helpful ideas and troubleshooting tips, and by offering delicious snacks, treats, recipes of the week and daily doses of inspiration, but in the end, the change in lifestyle requires some discipline and sacrifice that may or may not be fun.

I like to use parenting as an example. When our children are acting sweet and getting along and are not whining or complaining we are all the world’s best parents. But when the child becomes unreasonable and cranky, we need to do our job as nurturing parents despite the fact that it is suddenly an extreme test of our patience. When something is important enough, we need to do it despite it being difficult — motivated or not.

The bottom line is that just like anything worthwhile, we need to stick to it even when we aren’t inspired. We need to be able to envision that the short-term sacrifice will lead to longterm pleasure. In our weak moments, we need to remember that we are giving up instant gratification for a greater goal. The trick is to remember these goals in the moment of struggle. When we are feeling unmotivated and offtrack, we need to be able to remind ourselves of why we are even sacrificing.

So when I tell my clients that I can’t motivate them, it’s because it can’t come from me. I try to help them find the motivation within themselves. I try to help them access that same motivation that brought them into our office in the first place — because only that kind of motivation has the long-term power needed to lose the weight and keep it off.

ON YOM KIPPUR, the theme of teshuvah reverberates loudly throughout our hearts and our minds. The urgency of doing teshuvah hovers over the tzibbur as we cry and klap.

When yearning and striving to do teshuvah, it helps to clarify in our minds what teshuvah really is. After all, if an archer is aiming his bow and arrow at a target, the more clearly the target is drawn, the easier it will be for him to hit the mark.

Teshuvah is often translated as “repentance,” which many understand to mean becoming a “new” person.

The Lubavitcher Rebbe, ztz”l, points out that the true meaning of teshuvah is in fact the opposite. Teshuvah means “return,” and the purpose of teshuvah is to return to your true self

— not to become a “new” person. The Rebbe quotes the Zohar, which states that a Jew’s true essence is good, and since a Jew only wants to do good, sin is antithetical to his true nature. If a person does an aveirah, chas v’shalom, then he does not — indeed, cannot — damage his true self. Rather, the aveirah is a foreign substance that adheres to his neshamah.

If a person were to wallow in mud, he would later look down at his body in regret. Would he then wish for a new body? No, he would want to go cleanse his body and restore it to its original pristine state. So it is with our neshamah. We cannot damage our neshamah, but we can “bury” our neshamah, so to speak. I once heard a description of the process.

Picture the neshamah as a lamp and the aveiros as sheer curtains being draped over the lamp. With each additional curtain, the lamp shines a little less brightly. The lamp has not changed, and the light has not been dulled; it has been buried. Doing teshuvah can be likened to the process of peeling off those layers, one by one.

So teshuvah is the process of returning to who you really are. So the question now becomes: who are you?

Rebbetzin Esther Yungreis, a”h, once asked someone who he is. He responded by telling her what he did for a living. The Rebbetzin told him that he told her what he does, but she’d asked who he is. He couldn’t answer, so she told him, “I’ll tell you who you are: you are the breath of

Hashem. Do you know how Hashem created you?

Hashem breathed into you.”

So that is the answer to who you are: You are your neshamah. And what is your neshamah? It is the breath of Hashem.

The Tanya, in Chapter 2, notes that a breath emanates from deep within, and concludes that our neshamos are derived from Hashem’s thought and wisdom. Pictured in this way, we can better appreciate the tremendous gift we have been given, and we can therefore feel that much more regret for having done wrong.

As emanations from Hashem’s thought and wisdom, we should live with a constant awareness of the greatness we carry within ourselves, and we should live lives that bring honor to Hashem.

Picture what a representative of Hashem should be: kind, patient, joyful to do mitzvos, etc. As we say Vidui, we are spelling out all the ways that we missed the mark. Hashem does not need to hear our list of aveiros — He already knows them. But we need to be able to stand up and admit our mistakes. We need to peel off those layers, one by one, to find our way back to our true selves. Doing so requires us to be willing to be extremely honest with ourselves and not hide from the truth. The more we can push ourselves to do this, the more effective our teshuvah will be.

May we all come to truly value the precious treasure that we carry within, and do our best to keep our light shining brightly.

High Salaries at Ramapo PD to Blame for Rising Property Taxes?

AS PROPERTY TAXES IN RAMAPO continue to creep ever higher, a newly released report casts some of the blame on members of the local police department, several of whom are among the highest-paid officers in New York State.

The “What They Make Report,” released by the Empire Center on September 13th, is an annual study that gives taxpayers statewide the ability to compare the salaries paid to government employees outside of New York City. According to this year’s report, five out of the seven highest paid county and municipal employees for the fiscal 2016–2017 year were members of the Ramapo Police Department.

Heading the list was school safety officer Thomas Donnelly, a 27-year veteran who retired last August.

While Donnelly’s base salary was $151,000 per year, he walked away with $441,968 in earnings, which included compensation for a large number of unused vacation days, reported the New York Post. Police officers’ pensions are often based on their earnings in their final year

on the force.

Second in line behind Donnelly was Ramapo Police Chief Brad Weidel, who earned $369,412. Also on the list was Captain Martin Reilly, who came in at number three with earnings of $364,671; Officer Christopher Dodrill, who earned the number-five spot with wages of $340,257; and in the seventh place, Captain Thomas Cokeley, who earned $333,009.

The high salaries paid to the officers has a direct impact on taxpayers, according to Tim Hoefer, executive director of the Empire Center, an Albany-based think tank that is dedicated to promoting effective and accountable government.

“Personnel costs are the biggest part of most local governments budgets, and thereby the biggest driver behind our high property taxes,” said Hoefer.

Captain Brian Whitmore was the only member of the Ramapo Police Department who made the top ten in the Empire Center’s 2015–2016 list, placing fourth with a salary of $311,167.

PREPARATION: 1. Heat peppercorns and 5 tablespoons oil in skillet over low heat until faint bubbles appear. Continue to cook at bare simmer, swirling pan occasionally, until pepper is fragrant, 7 to 10 minutes.

INGREDIENTS: 1 1/2 cups Porto Cordovero Ruby Port

Remove from heat and set aside to cool.

When mixture is at room temperature, add salt, smoked paprika and garlic powder and stir to combine. Rub steak with pepper mixture, thoroughly coating top and bottom of each steak with peppercorns.

Cover steaks with plastic wrap and press gently to make sure peppercorns adhere. Let stand at room temperature for 1 hour.

Note: While heating the peppercorns in oil tempers their pungent heat, this recipe is still fairly spicy. If you prefer a very mild pepper flavor, drain the oil from the cooled peppercorns in a fine-mesh strainer in step 1, toss them with 5 tablespoons of fresh oil, add the salt, and proceed with the recipe.

2. Meanwhile, adjust oven rack to middle position, place rimmed baking sheet on oven rack, and heat oven to 450°. Heat remaining 2 teaspoons oil in 12-inch heavy-bottomed skillet over medium-high heat until smoking.

Place steaks in skillet and cook, without moving steaks, until dark brown crust has formed, 3 to 4 minutes. Using tongs, turn steaks and cook until well browned on second side, about 3 minutes. Remove pan from heat and transfer steaks to hot baking sheet. Roast 3 to 5 minutes for rare, 5 to 7 minutes for medium-rare to medium. Transfer steaks to wire cooling rack and let rest, loosely tented with foil, for 5 minutes before serving.

1/2 cup balsamic vinegar 1/2 cup Eden Dried Montmorency Tart Cherries 1 large shallot, minced 2 sprigs fresh thyme 1 T. extra virgin coconut oil Table salt

PREPARATION: 1. Combine port, vinegar, cherries, shallot and thyme in medium saucepan, and simmer over medium-low heat until reduced to 3/4 cup, about 30 minutes. Set aside, covered.

2. While steaks are resting, reheat sauce. Off heat, remove thyme, then whisk in extra virgin coconut oil until melted. Season with salt to taste.

SAUCE: 1 cup teriyaki sauce 1½ cups water 1 cup sautéed onions ½ cup sugar 1 tsp. garlic powder ½ tsp. white pepper ½ T. salt

PREPARATION: 1. Marinate steaks overnight in 2 cups water and ½ tsp. baking soda.

2. Blend all ingredients and pour over steak.

3. Bake on 350°, covered, for 3 hours.

4. Blend all ingredients and pour over cooked steaks.

2 tsp. chili powder 2 tsp. light brown sugar, packed

Extra virgin olive oil, for brushing

1 tsp. paprika

1 red onion, sliced into ½ inch rounds

2 boneless New York strip steak (about 1 inch thick; 1¼ pounds total)

VINAIGRETTE ½ cup cherry tomatoes

1 tsp. honey

Juice of 3 limes

¼ cup extra virgin olive oil

2 tsp. adobo sauce (or juice from a jar of hot peppers)

Kosher salt and freshly ground pepper

SALAD 2 heads of Romaine lettuce, leaves torn

1 small jicama, peeled and julienned

1½ lbs. assorted heirloom tomatoes, cut into chunks

½ cup fresh cilantro

PREPARATION: 1. Preheat a grill to medium.

2. Prepare the steak: Mix the chilli powder, brown sugar and paprika in a small bowl. Season the steaks with salt and pepper and rub with the spice mixture. Set aside.

3. Prepare the vinaigrette: Puree the cherry tomatoes in a food processor with the lime juice, adobo sauce and honey. While machine is running, add the olive oil and puree till smooth. Season with salt and pepper.

4. Brush the steaks with olive oil and grill 4 to 5 minutes per side for medium-rare. Transfer to a cutting board and let rest 10 minutes.

5. Meanwhile, brush the red onion slices with olive oil and season with salt and pepper. Grill the onion, turning occasionally, until softened and charred in spots, about 8 minutes. Thinly slice the steak against the grain. Roughly chop the onion.

6. Assemble the salad. Divide the lettuce among the plates. Top with the onion, steak, heirloom tomatoes and jicama. Drizzle with about half of the vinaigrette and sprinkle with cilantro. Serve with the remaining vinaigrette.

INGREDIENTS: 2 T. chopped dried thyme 1 T. chopped oregano 2 tsp. grated lemon peel 3 cloves chopped garlic ¼ tsp. ground black pepper 2 T. olive oil

PREPARATION: 1. Combine all seasonings in a small bowl. Rub olive oil on both sides of meat.

2. Press or rub mixed seasonings evenly all over both sides of your steak.

3. Bake uncovered at 375° for approximately 1½ hours.

TIP: If your steaks are thinly sliced, bake for approximately 45 minutes to an hour; if they are thicker, bake for approximately 1½ hours.

Cooking tips: Make sure meat is fully defrosted before preparing to cook it.

After coming out of the oven, it is best to let meat sit for about 10 minutes before cutting it.

The secret to reheating leftovers is to warm up your meat in the same place it was cooked. If your meat was cooked in a regular oven, reheat it in the oven at approximately 225°, preheated. Add a dash of oil to keep your meat soft and moist.

Cut: Square Cut (Neck) Roast Like the brick roast, the square cut roast is from the chuck (also known as the neck), but because it’s from the bottom of the chuck, it’s less expensive than the brick. Chuck cuts are higher up on the cow. They’re more marbleized and hence tastier than meat from the shoulder.

Best Cooking Method: Bake your roast, covered and with a sauce, slowly, either 4 to 5 hours at 250°F or 3 hours at 350°F if you’re short on time. This is also the best roast to use for a pot roast, where a similar low-heat, slow-braising method is used, only on the stovetop instead of in the oven.

INGREDIENTS: Square cut roast 3 onions ½ cup honey ½ cup soy sauce ¼ cup oil ½ T. ground ginger 1 T. dry mustard powder 6 garlic cloves, crushed

PREPARATION: 1. Slice onions into rings and place on the bottom of a roaster. Lay meat on top.

2. Combine honey, soy sauce, oil, ground ginger and mustard powder. Pour over roast.

3. Place crushed garlic on top of roast.

Cover and bake as directed above.

For many people, even thoughts of fasting are enough to cause palpitations weeks in advance, but it doesn’t have to be that way. With these great tips, you can help your body get into optimal shape to tolerate the physical difficulties of Yom Kippur, thereby allowing you to focus on the significance of the day.

THE WEEK BEFORE The week before any fast — especially a long one like Yom Kippur — is the perfect time to get your body into optimal shape. Begin to do the following several days before the fast.

KICK THE CAFFEINE If you are a coffee drinker, avoid the headache and lethargy associated with caffeine withdrawal on the day of Yom Kippur, when your body is at its weakest. Taper off slowly over the course of a week, and you’ll be able to handle the fast much more easily.

FILL ‘ER UP One of the main reasons people feel excessive hunger is not for lack of food. It’s actually because their bodies are starved of nutrients. If you haven’t been taking vitamins and eating well-balanced meals, use this time to get yourself on track. Take a daily multi-vitamin and consider being tested for any deficiencies. And of course, up that vegetable intake!

SOAK UP THE SATURATION Most people on these shores are at least somewhat dehydrated. Use this week to drink, drink, drink! And “drink” means water! Aim for at least eight cups daily, and again, up that fruit and vegetable intake, since plant life is composed of mostly water.

SHAKE IT UP Eat breakfast, lunch and supper at set times each day?

You’re likely to feel hunger pains kick in during those times during the fast. Unless, of course, you retrain

THE DAY BEFORE The day before Yom Kippur begins is the time to properly fuel up for the fast ahead. Here are some great ways to do that: START OFF ON THE RIGHT FOOT Have a well-balanced breakfast at the beginning of the day. It should include a healthy carbohydrate, a serving of protein and fruits or vegetables. It’s simple math: The better you feel when beginning the fast, the better you’ll fast!

HAVE ANOTHER NOSH! Eating on the day before the fast is a mitzvah, but you’ll want to do it right. Cut up melons and other fruits for easy snacking, and munch on them throughout the day. Fruits are great prefast, because they slowly release their water, helping you to stay hydrated longer.

CONSUME THE RIGHT STUFF You’ll want to eat and drink things that hydrate you and don’t stimulate thirst. Salt, chocolate, tea, soda, coffee and alcohol are all pre-fast no-nos. Focus on the complex carbohydrates at the seudas hamafsekes. They’ll keep you satiated, and actually saturated, too! Complex carbs bond with water and keep it in your system as it slowly digests. Healthy fats like avocado and olive oil should be included in your meal, as they prolong digestion, helping you to feel satisfied longer.

DURING THE FAST Even while the fast is in full swing, there are steps you can take to keep you going.

MIND OVER MATTER This one may seem obvious, but when your energy begins to fade, it might be hard to think of anything else. Try to keep your focus on the significance of the day if possible, and if not, stock up on inspiring reading material that is fit for Yom Kippur to distract yourself. Caring for children is also a great way to keep your mind busy. Don’t just care for them by rote; live in the moment and use the time to really focus on them and their needs. They’ll feel great, and you’ll feel better as well!

TAKE A WHIFF Many people prepare besamim before a fast to revive their spirits when weak and to help them reach a hundred brachos. Cloves stuck into a lemon is a great pick-me-up to be used throughout the fast.

TAKE A NAP Schedule a nap. Not only will it break up the day, but you’ll also wake up feeling less hungry due to chemical changes in the body.

BREAK THE FAST CORRECTLY Don’t run for the cake, tempting as it may be. Go for the water, juice or that electrolyte drink. After hydrating, ease into the fruits, and then slowly into the heavier foods, like carbs and proteins. Your body will thank you!

SUKKOS AND SIMCHAH: HAND IN HAND AAAH‌THE SCENT of fresh new uniforms and shoes mingling with the sounds of hammer and nail‌ Sukkos is almost here! The brandnew school calendar depicts a long year ahead of us. I would love nothing more than to usher it in with a

solid foundation of quality family time and yom tov celebration.

When routine is all but a hazy memory, with all the children home and the day-to-day more hectic than ever, it can get very overwhelming very fast. I try hard to remember

this is not the new normal, nor will it last forever. All too soon it will be time to put the festive decorations away in their cardboard homes and say goodbye to our one-of-a-kind little sukkah house and hello to our long-lost porch. Keeping in mind that this is a temporary situation and my kinderlach will not always be within kissing distance helps me stay clear and joyful in the moment.

I realize the potential in maximizing the time they are home and try to infuse my children with loads of love to tuck into their briefcases and keep close to their hearts when the school bus makes its bright yellow way down our street again.

The mitzvah of Sukkos is simchah.

As adults and role models, our kids rely on us to be the ones to set the tone for what simchah really means.

Simchah does not means being drunk or wild. It means being joyful with Hashem and our beautiful Torah and wanting to elevate ourselves to bring Hashem much nachas. We need to be on alert in order to correctly identify the fine line between simchah and the yetzer hara dressed up enticingly in temptation. Temporary happiness may beckon, but if it is inappropriate for a beautiful

Jewish home then we want no part of it.

There are so many ways we can find simchah on Sukkos and bring it back home with us for the rest of the year. Every human has been given a set of nisyonos. Therefore, one of the biggest sources of pure and true simchah is victory against the yetzer hara. The Zohar tells us the lulav is like a flag. We shake it on all sides and symbolize victory against the Satan. To make it real and concrete for my children, I can shake the lulav and say, “I won! I didn’t speak lashon hora with my friend.”

Or, “I didn’t eat that piece of cake!

Yay me!” The same goes for our precious ones. If I notice my child having a calm moment, I seize the opportunity to say, “Wow, Yitzy!

You wanted to take that toy from your little brother, but you didn’t!

You won!” Or, “Chuny, you didn’t hit back when you were pushed and fell off the swing! You’re a hero!”

When the Ramban advised us to ply children with sweets for learning, he was speaking of raisins and nuts, not candies and lollipops. Eating sugar, food coloring and fried foods isn’t very good for anyone. To that end, here are some good ideas for yom tov and every day: 1. Substitute ingredients with their healthier counterparts, such as whole-wheat flour instead of white; try sweeteners, honey or agave instead of sugar; zero-calorie drinks such as sweetened ice tea or flavored water/seltzer instead of sugary juices or sodas, etc.

2. Anything you bake is better than the store-bought version.

3. Serve a side of raw salad and/

or cooked vegetables with every meal.

These are just a few suggestions, but small changes amount to a big difference. It’s important to stock up on plenty of healthy food choices for those “grab something” moments because the less sugar and flour we eat, the calmer and clearer our minds can be. This allows our bechirah to rise to the top, free and unburdened by the harmful and unnatural ingredients that are detrimental to our bodies and minds.

On Sukkos, I also try to pause before I walk through the sukkah door and commit to avoiding negative interaction with any child inside. If I must discipline, I will wait until we’re back in our home. In the sukkah we are all winners. I know it can get hot and stuffy or rainy and cold.

It can become crowded with guests of the human variety or the creepy crawly (and flying or buzzing) kind.

People may be hungry and tired.

This is the beauty of our mitzvos and why we get so much s’char. We are mere humans rising above our natural instincts to be as comfortable as possible, and we are doing this purely for Hashem’s kavod as it is His will. The question is not “if” we will become frustrated and annoyed, but “when” that will happen. When it does, let us daven for each other to have the strength to deal with our beloved ones compassionately, just as we want Hashem to judge us favorably as well.

• Blueberries, raspberries, strawberries, blackberries.... Grapes?! Yup, grapes are part of the berry family, believe it or not!

• The oldest grapevine in America is about 400 years old and is found in North Carolina. It is called the Mothervine.

• There are roughly 60 species of grapes and more than 8,000 varieties!

• Commercially produced grapes are classified as either table or wine grapes, depending on if they are to be sold for raw consumption or to make wine.

• Table grapes have relatively thin skin and are often seedless.

• Wine grapes are smaller than their table counterparts and have thicker, almost leathery skin.

• Grapes grow in clusters that range from 15 grapes to 300.

A FANTASTIC FOOD

• At 80% water content, grapes are a fantastic low-calorie, super-hydrating food.

• Raisins are dried grapes, which contain only about 15% water.

• Grapes are one of the world’s most popular fruits, ranking in the top ten favorites.

• Even the leaves are edible, featuring prominently as wraps in Middle Eastern cooking.

THE BERRY BEHIND THE BOTTLE

• Wine grapes are typically very sweet and are harvested when they have approximately 24% sugar content.

• It takes about two and a half pounds of grapes to make a bottle of wine.

• An acre of grapes can produce an average of 15,000 glasses of wine.

• The Napa Valley in California has the highest worldwide concentration of wineries, hosting 200 of them!

• Ancient Romans and Egyptians were depicted in grape-stomping, a method of squeezing the juice from grapes using one’s bare feet. Due to the alcohol content, pathogens from human feet can’t survive when the juice is fermented. (But ew, nonetheless!)

• Grapes are touted as a superfood, due to the many phytochemicals and vitamins they contain.

• Sadly, seedless grapes contain less benefits than their seeded counterparts, but are still quite healthy.

Real Estate How HomeReady Eases the Home-buying Process FANNIE MAE IS ON A MISSION to make home-buying easier. There is a program that has been rolled out called HomeReady. This new mortgage program was designed to help minorities, millennials and mixed families on their road to homeownership.

Here are few of the highlights of the HomeReady mortgage program: • As little as 3% down payment • Lower private mortgage insurance costs • Down payment sources include gifts, cash-on-hand and down payment assistance programs.

• Use income from non-occupant co-borrowers to qualify • Income from non-borrowing household members helps your approval • “Boarder income” (income from a roommate) helps you qualify • Use rental income from a basement apartment or mother-in-law unit Down payments have been one of the toughest parts of breaking into homeownership. According to a Trulia report, 58% of renters age 18 to 34 said the down payment was the number one obstacle to owning a home.

The HomeReady Mortgage only requires 3% down. One hundred percent of the down payment can come from a gift.

But the real groundbreaking feature is the ability to use cash-on-hand. Many people save cash in a safe place at home rather than in a traditional savings account. Most mortgage programs require an applicant to open a bank account, deposit their cash and wait 60 days. After two months, the borrower can submit bank statements that do not show an unexplained deposit. HomeReady allows a potential homebuyer to apply immediately. Just keep in mind that every lender may require various methods of verifying cash-on-hand.

Many people save cash in a safe place at home rather than in a traditional savings account.

Another HomeReady flexibility is regarding income. HomeReady is like other mortgage programs in that borrowers can use employment income, commission, bonus and even tip income to qualify and have a non-occupying co-borrower. In addition, the homebuyer can use “boarder” income to qualify. A boarder is basically a roommate or someone renting space in your household. To use the income, you must document rental payments and a shared living situation for the previous 12 months.

This type of income is not allowed on most other mortgage programs.

Applicants don’t need to have perfect credit to qualify. The FNMA riskbased pricing doesn’t apply the same way as other programs, so interest rates are lower with this program, and it also has a reduced mortgage insurance requirement.

PMI (private mortgage insurance) would cost around $230 per month on a typical 3% down loan of $250,000. Under the HomeReady program, PMI is just $160 per month. This $70 monthly savings allows HomeReady buyers to afford more home for the same amount of money.

To qualify, homebuyers must complete homebuyer education. The course can be done per the individual’s own pace and schedule.

I have seen mortgage programs loosening up guidelines. I am hoping that it will continue to be easier to purchase a home in the coming months.
