HOW TO
CHOOSE YOUR CATSKILL VACATION HOME The
Shul
The
With various projects currently under construction in the Catskills, how does a family choose the right home - in the right development - and not experience buyer’s remorse in the future? For the chassideshe family living in the metro NY area, MOUNTAIN ACRES is the only sensible choice – for many good and compelling reasons. Please consider the following in its totality:
T H E P R OJ E CT The facilities and amenities of MOUNTAIN ACRES are in a class of their own. There will be a grand shul (under construction) with a mikveh and day camp facilities, two large outdoor pools with kiddie pools, a magnificent all-year indoor pool with a health gym and spa, all built on an intelligently designed site plan with most trees saved - and commensurate with our previous unique and beautiful projects in the Catskills, including; Alpine Acres, Lake Forest Estates, Twin Oaks Village, Laurel Ledge Villas, Evergreen Estates, Regency Estates, Luxor Estates, Vacation Village, Elm Shade Estates, Willow Woods, Woodlake Village, and Woodridge Estates.
MOUNTAIN ACRES is located in scenic and quiet Mountaindale (part of the Town of Fallsburg), and shares the same altitude and “air” as Woodridge which is less than a mile away. It is a shorter ride from the City (exit 112), especially in the summer when one can avoid the annoying traffic bottlenecks of Route 42, both in Fallsburg and in Monticello. MOUNTAIN ACRES is adjacent to the yeshiva of Mountaindale (year-round minyan) and to a beautiful walking trail which leads directly to the Center 1 kosher shopping mall in Woodridge. MOUNTAIN ACRES is one of very few projects offering homes which are stick-built - not cookie-cutter modulars or double wide-trailers. And it is the ONLY project where over 90% of its homes will be fully detached! MOUNTAIN ACRES offers its clientele – if they want to - the ability to customize any of nine different models being offered so they will not have to settle for any imposed builder's standards. The homes range from 3-8 bedrooms, 2-6 bathrooms, 1-3 stories, with many customizable floorplans designed to suit any family’s needs or budgets.
Houses
in
progress
One does not need to be rich to buy a home at MOUNTAIN ACRES. Our semi-attached duplex home, 1348 sq. ft. with 3 bedrooms, 9' ceiling, and 2 ½ baths sells for $189,900. But for just $215,900 you can have that same home built on an unfinished basement, with room for future expansion to 5 bedrooms with 3 ½ baths! Our eight other models are all fully detached and begin at $289,900. Financing available. (Taxes will be similar to comparably sized homes in other projects in Fallsburg with municipal water and sewer; maintenance projected at approximately $3500 per house.) Does buying a lesser home in a lesser project really make sense? When comparing apples to apples, we have the only tree!
MOUNTAIN ACRES is currently under construction and is scheduled to open for this coming season I”YH. Compare carefully and you too will soon be calling us to join our expanding heimische olam who certainly won’t be experiencing any buyer’s remorse after they move in! It's not too late for this year if you act now. Call Nachman at 845-434-2600 (nachmank@gmail.com) or Ephraim (w89stern@gmail.com). Offering by prospectus only.

PURIM PRECAUTION I would like to warn the public about the explosive toys available before Purim. They are very dangerous for children to use and to leave lying around. I myself had been burned as a young child when my brother left his “Sprite Bombs” rolling around on his bed. I urge parents not to purchase any or let your children use them. Thank you, and wishing everyone a safe Purim season. F. S.
RE: A BUMPY RIDE (Inbox, Issue 186) I’d like to inform S.N., as well as the rest of Monsey, that if you see a pothole, report it. Call 845-357-0903 so the highway department knows about it. The pothole might not be fixed that week, but it will get done. A Monsey Driver

(Re: Building Memory, Building Potential, Issue 185) I’m always hard-pressed for ideas that engage my children’s minds and help me spend some time in a calm fashion on Friday night after the zman. After reading about the memory-building games by Hadassah Steinman, I decided to try one of them. I collected a number of random non-muktzah items in a shoebox and challenged my young children to guess what I removed. It took some time for them to get the hang of it, and we started off with less items and then slowly added some. We had a really good time. Thank you for such amazing ideas. G.C.

YOUR
VOICE DEAR FELLOW MONSEY RESIDENTS, When visiting the WIC office, I’ve noticed mothers coming in pushing fancy car seats and strollers, and couldn’t help but wonder what the employees at WIC are thinking. Yes, I know there’s probably a legitimate reason for having an expensive stroller while needing help to pay for food — it may have been a present, or bought used — but the employees there are not buying a stroller to last for 10 kids, and even though their cars cost a lot more than your stroller, they don’t necessarily think that way. When visiting any government office to apply for programs, please borrow a simple stroller from a friend or sibling, and make a kiddush Hashem. Parshas
Ki Sisa By: Malka Schneps
It says in this week’s parsha, “V’shamru bnei Yisroel es ha’Shabbos la’asos es ha’Shabbos l’dorosam bris olam — Bnei Yisroel shall observe the Shabbos, to make the Shabbos throughout their generations as an everlasting covenant” (Shemos 31:16). The lashon here — la’asos es ha’Shabbos — suggests that we are being commanded to “make” Shabbos. How can we “make” Shabbos? Klal Yisroel does “make” yom tov in the sense that the day on which yom tov will fall is determined by what day the beis din declares Rosh Chodesh. Shabbos, on the other hand, falls every seven days regardless of what we do, and has its own kedusha. The Ohr HaChaim Hakadosh explains that the wording “la’asos es ha’Shabbos” may be an allusion to the notion that we must take part of the weekday and add to it Shabbos, as suggested in Yuma 81. We show our eagerness for Shabbos by beginning Shabbos a few minutes early, and we show our reluctance to let Shabbos go by concluding Shabbos a few minutes after it ends. Hashem honors these minutes that we add by counting these minutes as truly being part of Shabbos. The majority of poskim hold that the mitzvah of tosefes Shabbos is a mitzvas asei d’Oraisa that is equally incumbent upon men and women. It is interesting that the mitzvah “v’shamru bnei Yisroel es ha’Shabbos” is followed by “la’asos es ha’Shabbos.” There is a connec-
78 / THE MONSEY VIEW
tion between being shomer Shabbos (typically rendered as guarding Shabbos or keeping Shabbos) and the notion of adding to Shabbos. This connection is illustrated in a story about the Chofetz Chaim, a story that reveals that there is more to being shomer Shabbos than we might think. A couple who had been married for fifteen years without children journeyed to the Chofetz Chaim to ask for a bracha. The Chofetz Chaim listened to their tale, and then asked the woman what time she lit Shabbos candles each week. She told the Chofetz Chaim that she lit eighteen minutes before Shabbos, as is the minhag among women. The Chofetz Chaim opened a Chumash to the story where Yosef told his family of his dreams and his brothers had become envious. The Chofetz Chaim read from Bereishis 37:11, “…v’aviv shomar es hadavar” — and his father awaited the matter. The Chofetz Chaim explained that the word “shomar” here does not mean watched or guarded, but anticipated. “You are both shomrei Shabbos, but do you wait for Shabbos to come — or do you hurry to finish your preparations until the last moment?” the Chofetz Chaim asked. “Shabbos deserves our anticipation — the Shabbos queen deserves our full attention when she arrives!” The Chofetz Chaim continued, “In the Aseres Hadibros it says, ‘Shamor es yom ha’Shabbos
l’kadsho’ — Watch the Shabbos day and make it kadosh. What does it say next? It continues, ‘…atah u’vincha u’vitecha’ — you, your son and your daughter! If a person is ‘shomer’ Shabbos according to Rashi — by anticipating Shabbos as well as guarding Shabbos — he merits having children. Wait for Shabbos, and be mekabel Shabbos early, and in this zechus may Hashem bentch you with ‘vincha u’vitecha’!” The couple took the Chofetz Chaim’s words to heart and became truly shomer Shabbos. They made sure to complete all their preparations at least an hour before Shabbos, and to tzind licht a half hour before licht bentching. A year later, their first child was born. Bringing in Shabbos earlier is very powerful. The P’nei Menachem said in the name of his father, the Imrei Emes, that bringing in Shabbos early is a big zechus and is a segulah to help bring back children who have gone astray, chalilah. Reb Aharon Leib Shteinman, zt”l, says that being ready early for Shabbos is a segulah that works for all issues. Shabbos is more than a mitzvah; it is a special gift that Hashem gave us (Shabbos 10b). As such, we should look forward to receiving Shabbos each week, and treat Shabbos with special reverence. May we all strive to be shomer Shabbos in both senses of the word, by anticipating Shabbos and guarding Shabbos.

In Wake of NYC Pullout, Rockland County Makes Amazon Pitch Just one day after Amazon backed out of a deal to build a second headquarters in Queens, local officials reached out to the e-commerce giant to pitch Rockland County as an alternate location. Amazon announced plans several months ago to build a massive facility in Long Island City, bringing with it more than 25,000 high-paying jobs. Repeated protests from local elected officials who were incensed by the billions in financial incentives offered by the city to Amazon had the company making a surprise announcement of its pullout last Thursday. A letter sent to Amazon CEO Jeff Bezos by County Executive Ed Day
suggested Rockland as a viable alternative that offered many amenities, including proximity to several airports and New York City, a business-friendly environment, and multiple transportation and infrastructure options. The Journal News suggested potential sites that could be a good fit for Amazon, including the former Novartis complex in Suffern, the Pfizer campus in Pearl River, Letchworth Village in Haverstraw and the IRG location in Orangetown. The letter, which was signed by Day and the supervisors of the towns
of Haverstraw, Orangetown, Ramapo and Suffern, noted that Rockland could be a “Prime” location for the corporate giant, with potential space available for future development.
FBI Offers Reward in Pomona Chase Bank Robbery Three weeks after the Monsey area’s peaceful vibe was rudely interrupted by a major bank heist in Pomona, the FBI has announced a reward for any information leading to the arrest and conviction of the perpetrator. The robbery took place in the late afternoon on January 24 at the Chase Bank on Route 202 in Pomona. A man walked into the bank and demanded
money from the bank teller, threatening to blow up the explosives that he claimed were in the shoebox with dangling wires that he carried in his hands. The Journal News reported that the suspect left the bank with more than $50,000 in cash, including many $2 bills with sequential numbers. He is believed to be approximately 5 feet 9 inches tall, has a slim build and fled the area in a dark grey
or black late model Dodge Ram 1500 quad cab pickup truck. The FBI is offering a $5,000 reward, and anyone with any information is asked to contact their New York City office at 212-384-5000. No injuries were reported in the robbery, and the Ramapo Police Department declined to comment on the matter pending the FBI investigation.
30 Years Later, Patient Returns to Say Thank You to Helen Hayes Hospital Steven Benvenisti was just 21 years old when he was struck by a drunk driver and fell into a coma. At the time, his parents were told that his prognosis was poor, and if he survived his traumatic brain injury, he would be completely disabled. Fifteen surgeries, endless hours of rehab and 30 years later, a fully re-

covered Benvenisti, now an attorney and a member of the board at Helen Hayes, returned to the rehabilitation center to express his gratitude, serving a catered lunch to 400 employees, including maintenance workers, nurses, therapists, doctors and administrators, reported The Journal News.
“Being back at the hospital was particularly special today,” said Benvenisti. “It gave me an opportunity to thank every single hospital employee for the positive and life-changing work that they do. I recognize that most hospital employees do not necessarily receive the appreciation they deserve for the great work that they do.”

When building a home, at which point should a person hire an interior designer? Interior designers collaborate with architects to create a client’s vision, so designers should ideally be part of the process from the outset. While an architect’s focus is primarily on the “bones” of a house, designers get into the nitty gritty to capture the essence of a client’s lifestyle and aesthetic vision. Whether building a home from scratch or redecorating, just the thought of the work involved can bring an onslaught of emotions for many. Decisions, doubts and more decisions! Interior designers are instrumental in navigating the tumultuous seas of the design process by breaking it all down into doable phases. Designers help clients express their distinct style and taste so they can make selections with ease and confidence.
So let’s break it down. Which elements must be finalized before construction? In addition to an awesome floor plan, features such as ceiling designs and soffits, gas fireplaces, plumbing detail and radiant heating must be included from the start. Strategic planning is crucial for AC ducts, lighting and electrical outlets placement, as well as central vacuum systems.
Which elements must be decided before the home is in move-in condition? Anything that is necessary to make the home livable, like kitchen counters and cabinetry, bathrooms, paint and tiles.

Which elements can be addressed after the construction phase is over? While there’s nothing like coordinating the entire decor at the same time, many aesthetic elements can wait for a later point. These include moldings, wall decor and decorative lighting. Some people thoroughly enjoy construction and report an adrenaline rush at every phase. On the flip side, many people do get overwhelmed from the process and suffer from burnout. In such cases, taking a step back and reevaluating one’s needs (and wants!) with a fresh perspective is beneficial.
When on a tight budget, for which area in the home should one assign the most money? There are different strokes for different folks! Priorities vary from person to person, which makes it impossible to nail down a perfectly accurate, onesize-fits-all answer. Personally, I believe the focus should be on the kitchen — the epicenter of the home! Due to high traffic and the fact that all food prep gets done in this room, its quality and layout is crucial.
When making design decisions, we’re often faced with choosing between practicality and beauty. When does which win? I believe that function always comes before beauty. But that doesn’t justify a compromise on aesthetics. With each element, I focus on addressing both
Tips on how to work with an interior designer: 1) Find the person who gets you! It’s vital to establish expectations and objectives early on. Frequent communication throughout the process can ensure there are zero assumptions about who is doing what.
2) Trust is key. A designer will help eliminate all the second-guessing by narrowing down all the options. By keeping the end in mind, I coordinate each element so that its all pulled together beautifully in the end.
3) A client-designer relationship is all about collaboration. As a designer, my ultimate goal is to ensure the client has a voice throughout the process. Each home should reflect its inhabitants’ unique lifestyle and vision.
4) Be open and honest about your budget, taste and vision. It's okay to show inspiration photos, but don't expect an exact replica. Let me work the magic!
aspects while achieving a delicate balance. I strive for appealing decor, while keeping the practical needs of the homeowners in mind.
What are some common mistakes that can be avoided when working with a designer? Many people have a hard time visualizing the end result. A wallpaper cutting or fabric swatch may look awesome at first glance but quite awful in a large application. The art of interior design is layering every component in

a room while taking into account the spatial ability and the impact of texture and color, and yet pulling it all together with the correct unifying features. I try to guide my clients by developing conceptual plans and furniture layouts to eliminate all the guesswork, thereby avoiding costly mistakes. Quality is key, as materials and construction affect how a person experiences the finished room. I have a network of highly vetted and recommended professionals in the field that I trust to provide quality materials.
SOMETHING HISTORIC HAS COME TO TOWN WELCOME TO THE GILDED AGE
Can you share some practical ideas to make a small room look more spacious? I recommend the use of a light color palette both on the walls as well as the floor. Incorporating tall mirrors draws the eye upward while simultaneously reflecting light.

TIPS FOR THOSE CONTEMPLATING A CAREER IN INTERIOR DESIGN: • As a prerequisite to learning all about the color wheel, perfect your communication skills! • You must be driven and ready to give it 200 percent of your efforts, and yet have an uncanny ability to understand people. • You must have the ability to navigate between the client, contractor and subcontractors flawlessly and professionally while keeping a can-do attitude. Humor and positivity go a long way! • It's tempting at first to want to expand your portfolio and get your hands on projects quickly. My advice is quality over quantity. If a client doesn't feel like the right fit, rather than facing an uphill battle down the road, have the courage to walk away.

Can you give us the latest scoop on molding? Gone are the days when heavy use of crown molding, chair rails and wainscoting were popular. Sleek, nonridged profiles are definitely the way to go today. These moldings are available across the pricing spectrum, enabling homeowners to beautify their homes regardless of budget.
Are neutral tones like greige and taupe still trending in paint colors? Neutrals are still leading the way, since it works equally well in transitional and modern settings. It's my go-to, since it allows for darker accents to serve as a contrast.
Can you shed some light on which paint finish would work for large families in our community?
Inspiration on the job: After a client’s custom home was recently completed to perfection, a massive flood ripped through two floors of brand-new flooring, wallpaper and freshly painted moldings. Instead of getting into the proverbial blame game and a sticky altercation with their contractor, plumber and all parties involved, they attributed it to a Higher Power. “It's all from Hashem, they said. This is a true testament to the noble character of clients who teach me more about life than I ever could have imagined.
Since trims and doors are susceptible to dirt and fingerprints, semi-gloss is a good choice for practical reasons. A word of caution here: The higher the sheen in paint, the more noticeable the imperfections of sheetrock and molding. However, the Benjamin Moore Regal and Advance paint lines are both washable and work amazingly well in both pearl and satin finishes.
What are the latest trends in door hardware? The most captivating trend is definitely the gold tones in hardware. But while brass is still the golden child across the board, the use of mixed metals such as brass with flat black or brass with marble are the looks that have us swooning!
What are some things people thank you for? Literally holding their hand throughout the process. We laugh, plot and obsess together from beginning to end. When a home turns from a dream to a fully furnished reality, the patience and teamwork always win big!

“BEACHY. WHITE. WITH A TOUCH OF GRAY.” Though the picture was clear in my mind, I grasped for the words to adequately express my vision. I dreamed of floors reminiscent of warm sand on a Hawaiian beach; a peace-inducing white that relaxes the body and expands the mind. “Only white oak.”
THE MONSEY VIEW / 107
Having been blessed with the chance to install a new floor, I wanted to ensure it would turn out exactly as I imagined. But the pale, natural flooring I desired for my downstairs wasn’t typical to Monsey. I actually didn’t know of anyone who had the style of wood flooring I was after. Someone I knew had requested naturally-colored flooring but hadn’t described his vision, and despite his pride in the job, I was able to see the pinkish hue of red oak underneath the yellow veneer of an oil-based sealant. That wasn’t what I had in mind. I spent hours digging through mounds of information, looking for a way to achieve my goal. And while I wouldn’t call it time wasted, I surely could have saved my energy. Because once I met with Motty Walter of Supreme Flooring, my project was in good hands. To share my vision, I pulled out picture after picture, pointing and explaining what I loved about each. Some floors had a touch of gray, while others appeared completely natural. And
108 / THE MONSEY VIEW
then we went through samples in Supreme’s showroom. Exotic woods in styles and colors I loved popped right out at me, and I learned that despite the budget of a commoner, I have very royal taste indeed… But no fear. Quite a while was spent discussing ways to achieve results in tune with both the breadth of my vision and the depth of my pocket. “You’re going to be satisfied,” Mr. Walter calmly told me. “I assure you. I’ll be there with you
for the staining and sealing, and we’ll mix and remix colors until we get exactly the shade you want.” I walked out of the showroom confident that my dream would be realized. But what about you? Are you putting down a new floor or scaping an old one? Here’s some insight to help you choose a new floor or to revitalize a floor you already have. WHAT TYPE OF WOOD? There are many types of wood used in flooring, ranging from bamboo to Brazilian cherry. Most common in upstate New York are red and white oak flooring. Red oak has a pinkish hue to it and a tighter, more striking grain. White oak, on the other hand, is more subdued; smoother with widerspaced graining and a white
undertone. It is also a bit harder, scoring a 1360 Janka rating, while red oak ranks in at 1290 (see sidebar). Most Monsey homes feature red oak. If you’re planning on staining your wood, this is an RED OAK
WHITE OAK
amazing, affordable option, making it the industry standard. Red oak absorbs stain well, offering you a wide range of colorings to choose from. The only color it can’t pull off is white. It’s almost impossible to get rid of that pinky undertone — hence the reason I was insistent upon only white oak! To be honest, white oak is a bit of an upgrade, especially once you get into wider boards, such as planks that are more than 4 inches wide. It’s a harder wood to work with, and the white species grow slower than the red, causing supply to be somewhat more limited, and there-
110 / THE MONSEY VIEW
fore, more expensive. When it comes to stairwells, especially, white oak is significantly more expensive than red oak, so if you have more than one story, keep that in mind. You’ll want to make sure that your flooring and stairs are of the same species or find a creative way to tie them together, such as by mixing the types of wood in your stairs. Knowing the species of wood you already have comes in especially handy if you need to replace certain areas of a floor that have been damaged or if you are extending your house and need to add wood to existing flooring. If you’re putting down a new floor, know that there’s a world of gorgeous wood out there, both in unfinished versions and prefabricated ones that are ready to be lived upon from the second they’re put down. So go ahead and dare to dream. Develop a vision, and don’t limit yourself by lack of knowledge; an expert in the field can help you find the wood that will be wonderful for you! SANDING/SCRAPING When it comes to scraping, both technique and “grit” matter. Everything from the way the machine is pushed to the way it’s prepared will make a difference in the final product.
Of course, you’ll want someone well trained in how to maneuver the machine, but when it comes to how harshly to sand the floor, that’s where a maven who understands grit comes in. “Grit” is the measure of abrasiveness of sandpaper. The higher the grit number, the finer and more widely-spaced the particles. The lower the grit, the coarser the sandpaper. Too fine of a grit won’t properly prepare your floor for resealing, whereas too high of one can damage the wood. It’s important to get the grit right because scraping needs can vary from house to house. The damage on your floor might be so shallow that simply buffing with a fine grit and putting down a new layer of sealant will be enough. Your neighbors’ floor, on the other hand, might require a full sanding with a truly abrasive grit, followed by a new stain and sealant. Floors that have already been scraped four or five times won’t have much left to walk upon, and it’s probably time to bid them farewell and choose something new. (For those of us with radiant heating, our engineered wood has a grimmer prognosis, with a lifespan of only one or two scrapings.) Beyond the typical scraping, there are specialized designs that you can add to your floor. For those seeking a unique, weathered look, hand scraping, as its name implies, is having the wood scraped by hand. This method leaves behind markings made by the tools, which artificially ages the floor and adds personality. Hand-scraping is used frequently in historic homes, and is especially loved by those with children, as the bangs and scrapes the little ones add won’t be terribly notice-

Do you love the look of an uber-smooth floor? Specialized equipment and techniques set Supreme apart, making every floor a flawless piece of art.

able. Distressing the wood is also a popular option, causing it to have a weathered feel and a unique rustic look. STAINING Each type of wood absorbs stain differently. I learned that fact when I moved into my first home. My house, built in 1902, had the original pine flooring upstairs and newly-installed red oak downstairs. Despite using the exact same stain on both floors, they came out looking drastically different. If you have mixed species in your home, don’t expect the stain to appear the same on all floors, and no matter what, make sure you see samples directly on the floors to be stained. That way, you’ll have an idea of how the finished product will look. There are many pre-made colors to choose from, but if you
112 / THE MONSEY VIEW
don’t find a hue you love, they can be mixed to get exactly the shade you’re dreaming of. Anything is possible. There are even purple, green and blue stains for people who want really unusual flooring or have a company logo they want to put on their floor. If you love natural you can skip the stain completely, though Mr. Walter usually recommends adding a bit of stain to really bring the grain to life. Aside from getting the right color for the specific floor at hand, technique, once again, comes into play. Stain that is applied but not spread and wiped up in a consistent manner can leave overlapping marks that will be seen on the finished floor. There’s also water-popping to consider. What’s that, you ask? Water-popping is when water is carefully applied to a sanded floor to open up the grain so
it can better absorb the stain. This results in a richer color and nicer finish. It’s especially stunning if you are going with a really dark stain, such as ebony. But floors can be poorly waterpopped or even water-popped by accident. If, for some reason, a finisher decides to not waterpop a floor, but gets down on his hands and knees to do other work, his sweat might accidently pop open the grain. Though it might not be noticed immediately, hand and knee marks will be seen in the finished product. Water-popping is definitely not a job for amateurs! One final aspect to think about when it come to stain is chemical composition. (The truth is, you shouldn’t have to think about it all; that’s the floor installer’s job!) Every stain from every company undergoes chemical composition tests to find the best method of using it. If you use a stain from one company and a sealant from a different company, for instance, they might not be able to bond correctly, and that can lead to problems such as flaking. It’s really important that the stain and the sealant be able to bond to create a perfect finish. You also don’t want someone to try to save a buck by mixing a new stain with an old one he has sitting around in his truck. That can lead to other issues, such as discoloration, etc. Long story short: Make sure you hire someone who really knows what he is doing FINISHES Do you remember the days when “moisture-cure” was all the rage? Well, moisture-cure urethanes (MCUs) are basically history, for good reason. Packed with Volatile Organic

JANKA RATING The Janka rating system was created to test the strength of wood. It is administered by using force to push a small steel ball halfway into a wood sample. The pounds-of-force needed is the rating a wood is given. The hardest wood known is Australian Buloke, which only allows the steel ball to penetrate it at 5,060 pounds of force! The softest wood tested was a sample of Balsa, which required only 22 pounds of force. Red oak requires 1,290 pounds of force, and white oak 1,360, in order for a steel ball to penetrate halfway through.
Compounds (VOCs) — which are chemicals that can exacerbate or cause health issues — MCU sealants were proven to be dangerous when used in residential settings. For that reason, laws went into effect that made finishes containing very high VOCs illegal. There is a new line of moisture-cure urethanes which, although lower in VOCs, aren’t quality products and are best avoided. The good news is that nowadays there are much better, safer products available. Most common are the cost-effective oil-based polyurethanes, which although safer than MCUs, also contain relatively high VOC counts. To help disperse some of those chemicals, Supreme uses super powerful fans to push airborne VOCs out of the home. You can also rent special machines

that filter VOCs out of the air. A more expensive but drastically more healthy option is water-borne polyurethane. In addition to lower VOCs, this type of finish has less of an ambering effect on the floors, allowing you to get that really white or gray look you may be aiming for — assuming you have the right type of wood to carry the color. Water-borne sealants can achieve either a fantastic shine or a great matte finish, depending on your taste. For super high-end natural looks, oil penetration is your answer. Instead of coating the floor, it actually becomes one with the floor, strengthening it for daily use. Oil-penetrated floors, however, do require some extra care and are not as protected against liquid damage as wood that’s been sealed with urethane. There is one brand of oil penetration sealant, though, that can tolerate a
water-borne natural-look finish to give it an extra layer of protection. GETTING THE JOB DONE If I’ve learned only one thing from all the research I’ve done, it’s this: Finishing wood floors is best left to professionals. There are so many steps involved in creating floors that look beautiful today, tomorrow and further down the line, that specialists can spend several weeks at a time learning new techniques and training in how to use specific products. Too many “guys” or “handymen” have botched major flooring jobs and left homeowners
holding hefty bills and nursing heartache. Doit-yourselfers, too, often find that they need a professional company to come in and redo their botched attempts. Mistakes can involve wood warping, turning yellow, or developing black spots; circle-shaped patterns or scratches left in the floor caused by improper sanding techniques; finish that has bubbles in it or pimples on it… The list goes on and on. A professional job can save you money by avoiding these disasters and also by telling what you what you need to do, and when. Sometimes you can even avoid massive restaining or replacement jobs on floors that have been used and abused for years. Your best bet is to have a welltrained hardwood floor specialist like Motty Walter come down to discuss your needs, because each job is unique unto itself. As for my floor? I just look at it and feel a sense of peace. Mr. Walter and his crew surely did a Supreme job!

FLOOR CARE To care for your wood floor, wipe over it with a slightly damp rag or mop, once, or at most twice, a week. More often than that isn’t good for the wood. Use a bit of vinegar in water for best results. And whatever you do, no buckets! If you need a bucket full of water to wash your floor then you’re using way too much water and your floor runs the risk of buckling or developing other damage.

To attain a smooth look, many will go with invisible hardware — beveled edges or grooves in the door for pulling the door open with one’s fingers, magnetic mechanisms or hidden pulls. If opting for hardware, sleek, simple knobs and handles coordinate with acrylic cabinets. Most acrylic kitchens have open-top upper cabinets, which further contribute to the sleek and clutterfree appearance of these kitchens.
Acrylic needs regular polishing, because surface stains and fingerprints are most visible on acrylic. However, its durability translates to tolerance for harsher cleaning agents, and the material is easy to clean and won’t absorb stains.

Price Point Most expensive option.
Durability Extremely durable and boasts the highest heat resistance of any material. Can get chipped. Repairing in case of damage is difficult. If the granite is dyed, discoloration or blotches may occur.
Maintenance Requires constant maintenance, such as periodical resealing (since natural stone is porous and can absorb bacteria and stains).
Cleaning Oils, fats, and vegetable and fruit juice must be cleaned immediately, because they can permanently stain the stone.

COUNTERTOPS Price Point The most affordable option.
Durability Very durable, but far from indestructible. Knife marks may ruin countertops. The least heat-resistant of the three, and may get damaged from exposure to extreme heat. Can be repaired or replaced at a low price.
Maintenance Bacteria- and stain-resistant and requires little maintenance.
Cleaning FORMICA (LAMINATE)
No special cleaning products required; stained areas easier to restore, since it’s not absorbent.
Aesthetics Wide variety of designs, but since it’s synthetic, it lacks the luster of authentic stone counters. Seams are visible.
Edging Most options don’t allow for custom edging options.
Other Considerations Shortest wait time from order to installation.

Your Ceiling — Your Fifth Wall Get acquainted with your ceiling! Although often overlooked, your ceiling is the fifth wall in your space and is an opportunity to add dimension, sparkle or pattern to your room. A wonderful place to add ceiling wallpaper is in a bedroom, where you’re often looking up while in bed. Another great place to use this concept is by dressing up a recessed ceiling element over a dining table. DESIGNER’S TIP: Choose a paper that will disguise the seams. Also, note that wallpaper will appear as a shadow on a ceiling when lights are off.

There’s nothing that puts a damper on the baking project you’re about to embark on quite like the complete overhaul of your entire kitchen in search of that one tool or ingredient gone missing. Merely peeking into your cupboard or pantry causes you to be whacked on the head by an avalanche of “stuff,” and the sheer amount of things you own suddenly hits you in the face, quite literally. Sounds familiar? Restore order to your kitchen with the help of these clever organizational products that not only provide a remedy for the chaos, but help maintain a well-organized kitchen.
Commandeer the Cookware Cookware Sliding Rack Pots and pans strewn about in disarray don’t just occupy more than their fair share of cabinet space — the deafening clatter when trying to extract that one pot from beneath the metal heap often leaves you with too much of a headache to actually go ahead and use the pot. Available in two sizes, this revolutionary pull-out rack neatly stores your pots and lids of various shapes and sizes.
148 / THE MONSEY VIEW
Lid Organizer Of the most difficult kitchen items to organize are pot lids. Not easily stackable, they require a smarter solution than simply tossing them into the cabinet and hoping they don’t clatter out at any given moment. The simple solution to lid organization comes in the form of an over-the-door organizer that conveniently holds six lids, keeping them safe and snug on the cabinet door.
Sugar and Spice, Neat and Nice Door-Mounted Spice Racks
Three-Tier Tilt-Down Spice Drawer
Available in various styles and models, doormounted spice racks clear precious cabinet space while displaying your spice collection in full view.
Lazy Susans are definitely the lazy way out when spice organization can look like this! Not only do these keep your spices clean and orderly, but they slide out to eye level for optimal viewing.
Glass Spice Jars For the ultimate viewing pleasure, transfer your spices to these glass spice jars so that not only are your spices neatly arranged, but they’re now even more pleasing to the eye!
Supplies in Demand Magazine Holders If there’s one thing that’s moved around the kitchen more than anything else, it would have to be the onions and potatoes. Finding a ventilated spot without overwhelming too much space is a common struggle. But there’s a solution, and not one in the form of some elaborate produce basket, but one found in the office supply section: mesh magazine holders! These are well ventilated, neat and compact, and easily stand side by side.
If you’re already heading down the office supply aisle, you may want to stock up on these magazine holders. They are useful not only for onions and potatoes, but they also conveniently store silver foil, parchment paper and cling wrap and are the ideal storage solution for those container lids scattered about in your cupboards.

High Standards for the Non-Standard Corner Cabinet Revolution Your pots and pans and whatnots stashed away in the deep end of your corner cabinet no longer have to be stuck between a door and a hard place. These revolutionary blind cabinet pull-out racks make it easy to retrieve those items without poking your head in those dark depths of mystery.

RUCHY REESE:
Let’s talk Trex. It seems like we’re seeing a lot of it recently. Is Trex becoming more popular than wood, and if so, why?
PRO DECKS:
Yes, Trex really is becoming more popular and seems to be replacing wood decks to an extent, though many people still do order wooden ones. Trex is actually a brand name, but there are other brands made of the same material as Trex. These are called “composite decks,” and one of the reasons they are so popular now is that the prices have dropped over time, making them a reasonable option. People also love composite decks because they look very nice; smooth with a splinterfree finish. Composite decks are also low maintenance. The material is very durable and only needs basic cleaning, whereas wood requires power washing every two to four years. Composite decks can also be salted in the winter to prevent icing — but they, like wood, can be slippery. Non-slip treads should be put down when the weather calls for it. RUCHY REESE:
What are the most popular composite deck colors?
PRO DECKS:
Gray is very popular these days. Trex, specifically, has a gray color
158 / THE MONSEY VIEW / February 20, 2019 www.themonseyview.com / 845.600.8484
called Island Mist that people really like. Wood color is also in high demand. RUCHY REESE:
What about painting or staining wood? Which do you recommend?
PRO DECKS:
We encourage our customers to stain rather than paint. Paint can only hold up for a couple of years until it begins to peel. Stain, on the other hand, penetrates the wood and doesn’t peel. Transparent stain is a great option for those who love the fresh wood look, but if there is any aging of the wood, a colored stain is preferable.
RUCHY REESE:
How far apart do you usually space the spindles around the deck?
PRO DECKS:
Privacy is very appreciated by Monseyites, so a 1-inch gap between spindles or slats is common. There are people who want them even closer together, and we’re happy to accommodate these customers as well.
RUCHY REESE:
What about steps? Is there a standard height for steps?
PRO DECKS:
A typical height for steps is 7 inches, but the height can vary according to circumstances. If the deck is being built for residential use, for instance, steps can be lower to accommodate children or elderly people who may find high steps too difficult. When building steps, we also have to take into consideration the height elevation. We measure out the area and design the steps according to the space and the client’s needs. Also, it is important to note that by code, every step has to be consistent. We can’t make one step higher than another, as that can lead to falls.

RUCHY REESE:
Is there a specific size and shape of deck that you make often?
PRO DECKS:
For single family homes, 12 by 16 feet is a common deck size, though condo decks usually run a bit smaller. Rectangular decks are most common, as they provide a nice layout that can accommodate outside furniture well. Decks come in all sizes and shapes, though, and sometimes we build multi-story decks that start at one level and come down, with steps between the levels.
RUCHY REESE:
What are some features that can be added to the standard deck to enhance it?
PRO DECKS:
There are many great options offered as upgrades. We make built-in benches and flowerpots, which give the deck an elegant touch. There are also various lighting options, such as lighting installed on the rails or in the floor. Some people like to have a bay for their barbeque. And then there are pergolas, which are a magnificent upgrade. These beautiful structures provide a lovely shaded area to help you enjoy your time outdoors. We also help customers plan for installation of an awning, and many times, help them

save money by constructing a sukkah frame and preparing awning plans in tandem, helping them prevent any glitches down the road.
them. It usually takes about 10 days to receive an approval, but it can sometimes be longer. After that, we can begin to build.
RUCHY REESE:
RUCHY REESE:
What is the process for building a deck? Are permits required?
PRO DECKS:
Around these parts, everything needs permits. Not everyone knows that. And if you live in a condo, you don’t just need permits from the city or village; you may need permission from the condo association, as well. To begin, we discuss needs and wants with our clients and then design a plan that is custom-made for them. Once that’s done, the paperwork has to be filed with the Town. That’s a service we provide for our clients; we do the paperwork for
In recent years, we’ve heard tragic stories of decks collapsing under heavy weight. How can that be prevented?
PRO DECKS:
All parts of a deck need to be inspected and maintained. This is especially true for older houses that have older decks. The wood can rot with time and water and sun. And despite popular belief, treated decks are not exempt from nature. Let me also take this opportunity to comment that decks were not built to hold large kiddie pools full of water. The weight and the water are both bad for the deck. A professional deck builder, a general contractor or a home inspector can examine your deck for signs of wood splitting, drying out, or any sign of corrosion. These things mean danger and would need to be rectified if found. A deck can be a safe, happy extension of your home if well maintained, and should serve you for years to come!

When one’s got a military secret — quite literally — where do they spill it? There is plenty of classified information to be discussed in the U.S. federal government agencies, and it can’t be done just anywhere! That’s where SCIFs (pronounced “skiffs” and an acronym for Sensitive Compartmented Information Facilities) come in. They’re secure, soundproof rooms with acoustic insulation covering walls, ceiling and floor. In fact, the technical aspects of constructing a room approved by the Department of Defense has 158 pages of specifications!
Craving some peace and quiet? You might appreciate the everyday hum of life after hearing about the quietest place on earth — an anechoic (echo-free) chamber at Orfield Laboratories in Minneapolis, Minnesota, that blocks out 99.9 percent of noise. People challenged to sit in it reported hearing their heart beating, their lungs whooshing, their stomach gurgling, and feeling so disoriented that they couldn’t stand properly! Want to see it (or rather hear it) for yourself? You can reserve your time in this room for $125 per person (with a $250 minimum for each entrance). The longest anyone has been able to withstand it was 45 minutes. Anechoic chambers are used by companies who want to test the exact decibels of their products and by NASA, who has sent astronauts to this silent room to help them adapt to the silence of space.
164 / THE MONSEY VIEW
How effective — or ineffective — is the sound insulation of your home? Check the chart below to score it. In the U.S., the measurement of sound is measured in STC (Sound Transmission Class). A flimsy partition wall that allows most sounds through would score at 20 or 25, and a luxury hotel where you can sleep undisturbed in the busiest of cities would score at 60. Most sounds inaudible:
60 50
Loud speech inaudible: 45
Loud speech hard to hear: 40
Loud speech just audible: 35
Loud speech audible but not intelligible: 30
Loud speech intelligible: Normal speech easily intelligible:
25
The quietest natural places in the world are not only bearable, but peaceful. Natural silence is a place where there is no man-made noise and you can listen out for the sounds of nature. The One Square Inch of Silence in the Hoh Rainforest in Olympic National Park in Washington is marked by a small red stone. According to a commercial pilot, some airlines have even rerouted flights to avoid inducing noise pollution at that square inch.
Kronotsky Nature Reserve in Russia sees only 3,000 tourists every year, since the government wants to protect the quiet and peaceful area.
Getting away from the roads of Negev Desert in Eretz Yisroel and taking a hike into the desert, you can actually hear your ears ring from silence.
Another desert known for its quiet is Kelso Dunes in California, especially when the winds abate at twilight or early morning.
TRADEMARK SOUNDPROOFING SHARES THE LOCAL STATS The standard private home in Monsey does not have much soundproofing, and even if it does, it’s generally not more than some insulation in the walls and ceiling. In multi-family dwellings, soundboard and channel are added between floors.
Wondering why you hear so much noise from neighboring apartments in multi-family dwellings, and even in your own home? It’s because the soundproofing is inadequate. Soundproofing needs the correct material, expertise and proper planning. Builders will do the industry standard unless homeowners request custom upgrades. In one’s own home, people forget that they need soundproofing, too. Additionally, the open floor plans and many hard surfaces in the modern home design carry sound throughout the house very easily.
The most noise infiltrates through AC ducts, pipes, recessed lights and doors. As a general rule, the heavier and more limp a product, the better its soundinsulating abilities.
Radiant heating in itself doesn’t make a home more soundproof, but certain types, like the Wonderboard, add another layer of weight to the floor and allow for the application of a damping compound between the board and the floor, which can upgrade the soundproofing significantly.
To limit the noise in multi-family dwellings, carpet with thick padding helps a lot. Proper soundproofing between families in the same building makes a world of a difference. Families living without proper soundproofing cannot live a full family life as they are always concerned about being heard and hearing others. Proper soundproofing should be of utmost importance (before many other luxury upgrades) to provide peace and quiet and privacy to everyone.
Unfortunately, little can be done to an existing home in regard to soundproofing without ripping down the walls and ceilings and starting over, which is a huge expense and headache. Even then you cannot achieve the same level of soundproofing as when planning and installing soundproofing during construction.
In recent years, soundproofing has seen many new innovations, including but not limited to: Mass Loaded Vinyl, Damping Compounds, Resilient Sound Clips, Automatic Door Bottoms and more. We highly recommend that when doing new construction, the homeowner should do the proper research, planning and implementation to ensure the highest level of sound control. It is 50 percent proper material and 50 percent proper planning.

SPEECH ON SHABBOS | PART 3
We mentioned in previous weeks that from the pasuk in Yeshayahu that says “daber davar,”1 we learn that one’s speech on Shabbos shouldn’t be like a regular day’s speech.2 Based on this, the halacha dictates that it is assur to say, “I will do x tomorrow” if x is assur to do on Shabbos. This applies whether it is a melacha d’Oraisa, such as saying “I will cook/ write/drive/etc.,” or even if it is only an issur d’rabbanan, such as “I will do business/buy/carry muktzeh/etc.”3 Furthermore, speaking about a forbidden melacha that one will do is assur even if saying it does not contribute in any way to getting it done.4
tomorrow,” it is muttar to say, “I bought a car yesterday,” or “I drove to another city last week.” L’chatchilah, though, one should not talk about devarim betalim, especially on Shabbos, as we will explain in future articles, im yirtzeh Hashem.5 However, if it is something that has happened already but is still relevant now or will be relevant in the future, then it is assur to mention it. Let’s look at a few examples to explain this halacha.
Making Calculations Shlomo and Chaim are sitting and talking about Shlomo’s wedding expenses that he incurred from his son’s chasunah, trying to determine if and Speaking about events that have alhow much money Shlomo still owes. ready taken place Shlomo describes how much he paid However, there are times when one is the florist, musician and photographer, allowed to speak about acts that are assur and he comes to the conclusion that he on Shabbos. A heter allowing one to men- still owes x amount to the florist. In this tion such actions is to talk about things case, it is assur to talk about the calculathat have already taken place and are tion, because he needs the calculation no longer relevant now. So even though for the future to know if he owes anyone it is assur to say, “I am going to buy a car money.6 Even if at the end of the calculation he sees he doesn’t owe Yeshayahu 58:13 any money, See Pri Megadim, Mishbetzos Zahav 307:1 who says we treat it b’makom safek like a d’Oraisa and are machmir. he still did an See Shabbos 113b and Rashi there. According to Tosfos one should limit all speech. See Shulchan Aruch, Orach issur because Chaim 307:1. See Beis Yosef while calculat307:8 that even something that is assur mid’rabbanan is assur. mentioning it to Chaim because Chaim is preparing for his son’s chasunah and wants to know prices, then it is still assur because it is relevant for Chaim. Discussing Purchases Similarly, one who bought something can’t say how much he bought it for and where he bought it if he knows that his friend is interested in purchasing it himself.8 However, if he is certain that his friend has no interest in it, then he may speak about it. For example, Leah visits Shoshana on Shabbos and admires Shoshana’s daughter’s new Shabbos robe. “You know, I wanted to buy a Shabbos robe for my niece,” Leah says. “How much did you spend on this, and where did you get it?” Since Leah is interested in buying a similar Shabbos robe, it is assur for Shoshana to answer her. Discussing Recipes Another common case that is assur is that of sharing recipes. For example, the Friedmans are eating by the Cohens for a Shabbos seudah. Mrs. Friedman says, “Wow, this dish is just delicious! How did you make it? I would love to make it tomorrow!” Mrs. Cohen answers, “Oh! It is just so easy!” and proceeds to detail the steps in grating, kneading, frying/ cooking/baking, etc. In such a case, both Mrs. Friedman and Mrs. Cohen just engaged in an assur conversation, since Mrs. Friedman clearly expressed an interest in making the chicken, and Mrs. Cohen described the different steps involved, which are assur on Shabbos.9
