TIPPING OUR SERVICEMEN I want to raise the topic of tipping workers. I’m not talking about tipping teachers and rebbeim to whom we are so grateful and whom we, of course, tip. I’m not even talking about bus drivers who make a huge difference every day and whom we also tip. I’m referring to the worker bees who service us, earning a small wage and hoping to get a tip, like the delivery men working for our groceries, pharmacies and furniture stores. Really, in American culture, tipping is the norm, but I noticed that it’s not so popular in the heimishe community. Should we start tipping more regularly or just let the delivery men get used to the fact that we don’t tip? What do you say? N.W.
RE: PRIVATE PROPERTY (ISSUE #121) Regarding shortcuts, think about the chesed that one accumulates by allowing a shortcut to be used. Every time a person uses a shortcut, there is a cheshbon in Shamayim. Think about all the hours of learning Torah the yungeleit accumulate by using the shortcut from Lenore Avenue to Phyllis Terrace. All this learning is also credited to the owner of the property who allows this shortcut to be used. When I was once in Monroe, I was shown countless shortcuts to reach my destination. Almost every block had a shortcut. In Eretz Yisroel, there are also shortcuts all over to save people’s precious time. In New Square, the people also allow the use of shortcuts with the great-

ON GOING GLUTEN-FREE (RE: ISSUE #121) Firstly, I would like to thank you for a wonderful publication. I would also like to add to what you have written about celiac disease. A while back The Monsey View had a series about the GAPS diet. This diet, if followed properly, for the proper length of time, could help a person to overcome celiac to some extent. At least a very small amount of gluten from cross-contamination should not harm them afterward. A Reader
Regarding your recent gluten-free issue, I want to compliment you on a job well done! I have a daughter with celiac disease and can really relate to the topic. Her diagnosis came as a shock as she had never experienced any symptoms. During a regular well visit, I casually mentioned to the doctor that my daughter is short, but that it runs in the family. She ordered some blood work, and unbelievably, her test results came back positive for celiac disease. We were so grateful to Hashem that today we have so many gluten-free products available in most supermarkets, but the challenge was with finding ready-to-eat gluten-free meals. I was thrilled to discover that Glutenwise now fills this void. My daughter (who’s a very picky eater) just loves their products, and we now make sure to always have some stocked in our freezer. Whenever she is starved or in the mood of some real food, we have a warm meal ready in just a minute! We hope more gluten-free products will be available in the future. A Grateful Mother R.P.

HERE’S ANOTHER CONFESSION: When I first started working for Nutrition by Tanya, I was hesitant to work with children and teenagers. I felt that putting them on a “diet” could make them feel deprived and have lifelong ramifications regarding their relationship with food. After lengthy discussions with Tanya, I came to see it differently. Now I see that kids and teens who are struggling with their weight are ultimately going to go on some sort of diet regardless. If I don’t accept clients of that age range in my practice, they will go somewhere else. At least at Nutrition by Tanya they will be given a plan that is realistic, balanced and something that they can stick to for life! Now, when a young client comes into my office, especially one that hasn’t dieted before, I am thrilled. I get to be the one to introduce them to the idea that weight loss doesn’t mean starvation and deprivation, and never should! There are two types of teenage clients we typically see: 1. A girl who decides on her own that she wants to be healthier and lose weight. 2. A girl whose mother decides this for her and kind of forces her to be there. It's pretty easy for me to tell in the first session which type a teenager is. The first walks in confident and happy, and while the mother is there, the girl is the main participant. She may even ask her mother to step out while she goes onto the scale. The girl will be willing to shop for and even prepare her foods with minimal help from her mother. Sometimes the mother appears worried that her daughter is being extreme or will eat too little. In the second case, the girl's body

language speaks for itself. Her arms are crossed, she is turned away from me, appears disinterested and is often playing with her hair or accessories. The mother is doing most of the talking and often overpowers the session. This is obviously a more challenging case, but I usually find that once the girl hears how much food there is to eat on the plan and how nice we are, she warms up to the idea and even likes it. Teenage girls have a challenge that is unique to them, and it's called peer pressure. Think Rosh Chodesh parties, late-night studying with snacks, Shabbatons, etc. This is an age where they care very much about what people think and want to fit in. On the other hand, once they reach high school, many teenage girls, and even boys, are on diets, and it becomes more accepted — and in some schools even the “cool” thing to do — which is great as long as the diet is healthy and balanced. There are a few other advantages that teenagers have that work in their favor: 1. The mother is usually the one cooking and preparing for them, so they don't have to. 2. They are on their own schedule pretty much. No worrying about a husband or kids yet. 3. Their metabolisms are usually great because they are young. Our goal is to keep their metabolisms strong by teaching them that dieting doesn’t mean starving. The number-one way to weaken one’s metabolism is by extreme food deprivation. HOW CAN A PARENT HELP THE PROCESS? 1. Never shame your child. Focus on the positive aspects of healthy
eating versus dieting. I cringe when I hear a mother describe her child as fat. The child is usually well aware that she is carrying extra weight and likely already feels self-conscious and uncomfortable. 1. Stay the cheerleader and cook, and let the nutritionist do the criticizing and analysis. 1. Empower your child by allowing them to be involved. Don't baby them or do everything for them. Have them shop for the healthy food or make a salad, and let them fill out their own food logs. If handled correctly, sending your child or teenager to a positive, encouraging nutritionist who believes in a balanced approach toward health and weight loss is potentially the best gift you can give your daughter. By teaching her to make good choices and take control of her health, you are changing her life for the better! The skills he or she will develop will stick with them for a lifetime.

YAAKOV AND EISAV were men whose values and lifestyles were diametrically opposed. Regarding the very different natures of Yaakov and Eisav, the Torah says, “…vay’hi Eisav ish yodeia tzayid ish sadeh, v’Yaakov ish tam, yosheiv ohalim — … and Eisav was a man who knew hunting, a man of the field, but Yaakov was a wholesome man, dwelling in tents” (Bereishis 25:27). The fact that Eisav set out to deceive Yitzchak Avinu proves that Eisav understood that his values were not the values that Yitzchak cherished, for clearly what Yitzchak valued above all else was Torah and avodas Hashem. Therefore, Eisav deceived Yitzchak into believing that he shared the same values as Yitzchak and Yaakov, and that he strove to live his life in accordance with those values. Rivka was not fooled, however. She saw through Eisav’s act, and she knew that he was not fit to receive the blessing from Yitzchak. Therefore, she arranged a deception through which Yitzchak would confer the blessing upon Yaakov rather than Eisav. As we know, Rivka placed goat skins on Yaakov’s hands and neck and handed him a tray of delicacies to serve to his father. The subterfuge succeeded, and Yitzchak did indeed bless Yaakov. Rav Shamshon Rafael Hirsch, zt”l, raises a number of questions regarding this incident. First of all, any spiritual aspect of this bracha would be dependent upon Hashem Himself fulfilling the bracha. Rivka may have been able to fool Yitzchak, but she could never fool Hashem. Any physical aspect of Yitzchak’s declaration, such as an inheritance, for example, could also not be conveyed through deception, because a mekach ta’us (false transaction) would not be binding. There is another difficulty in this story Rivka must surely have known that the deception could not last very long. In fact, it could not have lasted longer than the amount of time it would take Eisav to return from the field, at which time Yitzchak might very well endeavor to set things straight. What, then, was Rivka trying to accom-

plish through a deception that would most likely not bring the desired benefit to Yaakov, and which would quickly be exposed? Rav Hirsch explains that Rivka was not trying to trick an ineffective bracha out of Yitzchak; rather, she was trying to demonstrate to Yitzchak that he could be deceived in the first place, and that Yaakov was the truly deserving recipient of the blessing. In all those years, Yitzchak had never realized that Eisav had been fooling him. By forcing Yitzchak to acknowledge that he had mistaken Yaakov, an ish tam, for a hunting man, Rivka opened Yitzchak’s eyes to the possibility that Eisav had been deceiving him as well, pretending to be righteous. Yitzchak came to realize that it was Yaakov who deserved to be blessed, and indeed we see that Yitzchak confirms this when he reaffirms the blessing. After Eisav returned from the field and Yitzchak realized that he had conferred the blessing upon Yaakov rather than Eisav, he declared, “… gam baruch yih’yeh — he, too, shall be blessed” (Bereishis 27:33). Thus, Yitzchak reconferred the blessing upon Yaakov, but this time willingly and knowingly. Through the unfolding of these events, we see yet again the greatness of the Avos and the Imahos. Rivka waited until the final moment to reveal Eisav’s true nature — perhaps hoping that Eisav would have done teshuvah by then. Then, when Rivka did reveal Eisav’s deceit to Yitzchak, she did it in such a way that he would come to understand not only that Eisav had been deceptive, but that Yitzchak himself could be deceived. Then, when Yitzchak understood that he had been mistaken about Eisav all along, Yitzchak did not cling to his previous belief that Eisav had been righteous. He immediately accepted the emes and acted accordingly. And neither did Yitzchak blame Rivka for having tricked him, for he understood that her motives had been pure. May we learn from the Avos and the Imahos and be zocheh to walk in their ways.

State of New Jersey Sues Mahwah, Says New Park and Eruv Ordinances Discriminate Against Jewish Community AFTER A SUMMER filled with meetings to discuss concerns about a newly erected eruv and an influx of non-residents into its town parks, residents of Mahwah are finding themselves facing an even greater problem: a lawsuit filed by New Jersey Attorney General Christopher Porrino accusing both the town of Mahwah and the town council with discriminating against Orthodox Jews. Trouble began brewing in Mahwah several months ago when residents discovered that strips of white PVC had been installed on telephone poles to extend the Monsey eruv’s coverage to include areas in South Monsey and Chestnut Ridge. The piping had been put up with full permission of Verizon, which rented out the poles to the Bergen-Rock land Eruv Association, as reported on VIN News. Township meetings to discuss the eruv also included complaints about the many Jewish visitors to Mahwah’s parks, with residents complaining that their children were being crowded out of the play spaces and noting that in some instances, there were Jewish children arriving by the busload. Tempers flared on numerous occasions during township meetings, with anti-Semitic comments made by some, demon-

strating that they had no interest in welcoming any Jewish residents into the township. The Bergen Record reported that an ordinance enacted by the Township Council in June banned all outof-state residents from local parks. Chief James Batelli of the Mahwah Police Department warned the council that the ban might violate state laws, and Bergen County Prosecutor Gurbir S. Grewal instructed township police not to enforce the ban. A second ordinance banned
the piping, used as lechis for the eruv, from the township. Porrino’s lawsuit, filed in late October, said that the ordinances were wrong, both legally and morally, and were motivated by hate. “To think that there are local governments here in New Jersey in 2017 making laws on the basis of some archaic fear-driven and discriminatory mindset is deeply disappointing
and shocking,” said Porrino. Township Council president Robert Hermansen defended the Township Council’s decision to enact the ordinances in September, saying, “We had incidents where Mahwah families could not use the parks. They asked that we look into a way to put Mahwah residents first.” Hermansen denied that the ordinances were meant to be discriminatory, but Porrino’s complaint said that they are abuses of municipal power that are in violation of the 1st, 4th and 14th Amendments. The lawsuit alleges that because township parks were built using funding allocated to Mahwah by the Department of Environmental Protection, it was illegal to restrict anyone from the parks based on residence or religion. The lawsuit hopes to reclaim the full $3.4 million allocated to Mahwah for the parks. Mahwah Mayor Bill Laforet has estimated that Mahwah residents could be on the hook for $10 million should the town lose the lawsuit. He said that Hermansen is to blame for the town’s legal woes and accused him of fanning the flames of anti-Semitism in Mahwah. “His disgraceful behavior is now worsened by the severe potential financial penalties facing the township’s taxpayers,” said Laforet.

Baking Chanukah-themed cookies with the kids on Rosh Chodesh Kislev brings the warmth and simcha of yom tov into the home and dispels the outdoor chill. Now that Rosh Chodesh will be celebrated on Sunday, it’s easier for most of us to fit baking into the schedule. You can start baking with the girls earlier in the day, but make sure to leave enough dough and toppings for the boys to bake creations after they come home. It’s a treat they don’t get to enjoy often.

“LICHTELAH” COOKIES This dough is a super kid-friendly one. It has the perfect texture for little fingers to roll out, and it’s not a sticky dough, so there is no running to the sink every few minutes. (Hands will get a bit oily, though.) The beauty of these cookies is not their perfection. Let the kids roll the little strands to the best of their abilities, and the results will be adorable.
DOUGH 4 eggs
3 tsp. baking powder
1 ¼ cup oil
5½ cups flour
2 cups sugar
Pinch of salt
1 T. vanilla sugar
1–2 T. lemon juice
TOPPINGS Baking chocolate
Mini nonpareils
Orange sprinkles

DIRECTIONS: 1. Mix first five ingredients very well. 2. Add salt and flour, and mix until incorporated. 3. Add lemon juice, 1 tablespoon at a time, until a good texture is achieved. 4. Preheat oven to 350°. 5. Break off little pieces of dough and roll out into thin 3- to 4-inch strands. 6. For candles: Place dough strands on lined cookie sheet. For donuts: Connect the two ends of the strands to form circles and smooth out. Then place on lined cookie sheet. 7. Bake for 10–15 minutes (bottoms should start to catch a bit of color). 8. Allow to cool. Dip candle cookies into melted chocolate and sprinkles and donut cookies into melted chocolate and nonpareils.
SHAPED COOKIES Not new, not out of the ordinary, but at the end of the day, few things excite the children more than rolling, shaping and decorating old-fashioned delicious Chanukah cookies. Use the featured ideas to spark your own creativity.
DOUGH 2 sticks margarine
DIRECTIONS:
3 eggs
1. Mix all ingredients very well until a soft dough is achieved. (Refrigerate part of dough if not using all at once.)

2. Preheat oven to 350°.

3. Roll out dough between two parchment papers. Remove top parchment paper and cut out desired shapes.
2 cups confectioners sugar 2 tsp. baking powder
4. Remove excess dough from around cutouts to maintain shapes. 5. Decorate with assorted chips and sprinkles. Bake at 350° for 10 minutes.

To make alef-beis cutouts, take ¾ cup prepared dough, sprinkle with 1½ tablespoon cocoa and knead until color is evenly incorporated. Bake separately and stick onto cookie with melted baking chocolate once cookies have cooled.
The dreidel in the square can be made by gently placing a cookie cutter over a square-shaped dough. Sprinkle any color topping into shape and lift off carefully.
Name cards were decorated with candy-coated chocolate chips before baking.
For donut rings, use a larger round scalloped cookie-cutter and a smaller straight-rimmed cutter for the center. Drizzle with melted chocolate after baking.

CINNAMON DONUT HOLE CAKE BALLS Since I do enough frying all of Chanukah, I decided to experiment with a yeast dough in an electric cake pop maker to mimic this traditional treat. The results, while not authentic fried donuts, were delicious! Yields approximately 36 balls
DOUGH 1½ cups flour
TOPPINGS Use either a glaze or a confectioners sugar/cinnamon dusting
1½ tsp. yeast ⅓ cup sugar (divided) ⅓ cup warm water
DUSTING Place ½ cup confectioners sugar and ½ teaspoon cinnamon in a small bowl. Mix. Roll balls in mixture.
½ cup oil Pinch of salt 1 egg
GLAZE 1 cup confectioners sugar, ½ teaspoon cinnamon, 1 ½ tablespoon hot water or milk substitute, ½ tablespoon oil.
Mix all ingredients, add water if thinner consistency is desired. Dip balls in glaze and allow to set on cooling rack.
DIRECTIONS: 1. Dissolve yeast in warm water with 1 tablespoon sugar and allow to proof.
4. Form balls (they will not be perfect) using a scant tablespoon of dough.
2. In a small bowl, combine all ingredients, kneading by hand until a smooth dough is formed.
5. Dip in oil.
3. Allow to rise for ½ to 1 hour.

IS GROCERY SHOPPING IN MONSEY THE ULTIMATE SOCIAL EXPERIENCE? I bumped into a cousin who recently moved to Monsey, and I asked how she was adjusting. Somehow the conversation led to where she does her grocery shopping. “What is it with you Monsey people?” she asked. “Why is the first question anyone asks me about which grocery I use?” So let me explain. If I do my shopping on Wednesday evening, I’m likely to meet an old workmate and possibly an aunt. Meeting my daughter’s classmates are always exciting, as is finding neighbors. The grocery is where I can meet up with people from the past, like students I tutored eight years ago and people I worked with when I was starting out. It’s not just about the food; it’s the ambience and experience. Does that sound like an ad yet? I remember going to the grocery during my sheva brachos. It was the closest I ever felt to being a celebrity. All the royal stares… It was rather fun. It’s also where I get the thrill

of finding a great deal. Norman’s kids yogurt on sale this week? Score for me! Found the last two bags of Nish Nosh crackers after searching in three different groceries? Bonus points! And what about the chips that’s on sale for cheap and actually gets eaten and enjoyed? I think that deserves a Thrifty Balabusta’s Certificate. The big questions are: How do you actually shop? How does grocery shopping fit into your life? Does your husband run to the grocery for you? Do you have big children running to the store for you? Or little ones? Do you shop with your little ones? Or send in your orders? Or do you do a combination of them all? As a young kollel wife, I was willing to walk farther to save a buck. Now, convenience trumps all. Phone orders are a lifesaver on difficult wintry days, but on nice days, my kids love to shop. A five-minute walk from my home, the grocery is a great outing for them. A woman once came over to me and smiled and talked to my children as I was putting them into the shopping cart. She told me how much she enjoyed watching children loving the grocery shopping experience. Monsey groceries ready to serve you. Of course, I don’t try going to any grocery Erev Yom Tov or Shabbos with a double carriage. I’m not totally nuts! Motzei yom tov is another story; the kids are home, the house is empty, and for some reason, despite all the shopping and cooking there is “nothing to eat!” There’s often no choice but to brave the mob and do a quick catch-up shop. My kids have learned to “help shop.” They unpack food onto the conveyor belt and offer (unsolicited) advice about what to buy. Just today my daughter told me she wants rugelach, which of course my inner child wanted too. Interestingly enough, two minutes later I heard another boy asking his mother for rugelach too. Sometimes I question my sanity. After a full day, what am I doing schlepping my little ones and an exhausted mom to the grocery? But the educator in me kicks in and reminds me that my kids need fresh air (as do I). And what about the exposure they get to healthy eating in the fruit and vegetable aisle? And the planning and early literacy they learn from following a list? And the benefits to their speech and language as I explain which milk and yogurt we are buying and where it comes from? And then, of course, if I really want a luxurious break, I can go grocery shopping sans kids, and call it a mini vacation. I can check out all the fascinating new snacks, drinks and foods, and drool over the tempting bakery selection. I can choose from the vitamins and health food to keep me healthy, or indulge in a heavenly snack. That is, if I find a babysitter… but that’s a subject for a different article. So there we are, off to the grocery again… Meet you there!

MAIN STREET IS THE HEART OF AMERICA.
If someone really wants to know America, it’s not enough to visit the Empire State Building or see Broadway with its many sparkling lights. The noise and commotion of the large cities is far from being as typically American as the idyllic, calm Main Street that cuts through every American town from one end to the other. Businessmen meet on Main Street during the day, and friends meet there after work. The town saloon, where good friends meet to have a drink, is on Main Street. Each time I happen to be on an American main street, and I catch a glimpse of the peace and slow-paced tranquility that its small-town inhabitants enjoy, it brings to mind the shul hoif (courtyard) of the towns of yesteryear, which don’t exist anymore. The shul hoif, with its batei medrash and shtiblach, was the “Main Street” of every city and town. Not only did people learn and daven there, but they also argued and made up, held important meetings, finalized shidduchim, welcomed new rabbis with pomp and ceremony and then, a few years later, let them go in the heat of some disagreement. The shul courtyard was where they performed chuppahs, and where eulogies were said

when an important person passed away. The most important parts of Jewish life took place in the shul hoif. Here is a small town in America, an hour’s ride away from New York City, where the American Main Street and the heimishe shul hoif meet. The sign on the corner says that this is Main Street. Here’s the little post office building that resembles a farmer’s hut, only without the straw roof. The saloon on the other corner displays which types of drink you can purchase there. Instead of horse and wagon, you see fine automobiles with happy families from the surrounding area, who come shop in the supermarket to buy what they need for the coming week. But the closer you go in the direction to where Main Street meets Maple Avenue, the picture of an old-time shul hoif appears before your eyes, and from time to time, it’s as if you are dreaming, and you want to wake up to see where you actually are. Little boys, whom you’ve never seen before, greet you with a “gut Shabbos,” even though you are a stranger, and they voluntarily offer to lead you to the new shul that was built on Main Street. Young mothers, wearing wigs, take a stroll, surrounded by small children on all sides, while the fathers are occupied farhering the older children on what they learned the previous week. Inside the houses, the tables are bedecked with the Shabbos candlesticks, and in some other homes, the walls are also decorated with pictures of old-time tzadikim and gaonim. If you put your ear to the trees that are on the side of the road, you can hear the sweet Gemara melody originating from inside the nearby building. There, American youth are learning Torah, not because they want to become rabbis, not for a career, but because a Jew must learn, because Torah is the best merchandise. Main Street in Monsey, New York, is not just a regular Main Street; it also has a shul hoif around which, in the past ten to fifteen years, a Jewish community grew up, whose equal is hard to find anywhere else in America. Twenty years ago, Monsey was a small village, with few houses, near the town of Spring Valley. Today, Monsey has around 150 frum Jewish families, ken yirbu, with its own yeshivos and shuls and even its own wealthy inhabitants, who built palaces on the section “up the hill,” as the rich neighborhood is called. The development of the little Monsey into a large Yiddishe town began when the great Torah pioneer, the head of Yeshiva Torah Vodaas, Rabbi Shraga Feivel Mendlowitz, bought an empty house at Main Street corner Maple Avenue eighteen years ago (editor’s note: in 1943), and established the now-renowned Bais Medrash Elyon. Mr. Mendlowitz (who, as long as he lived, did not want to be called by the title “Rabbi”) wanted to pick the best students of the Mesivta and let them learn calmly and undisturbed by the city chaos, without the trials and tribulations that a yeshiva bachur faces in the big city, even in a place like Williamsburg. Bais Medrash Elyon is now a Torah center where Torah is studied day and night. Mr. Mendlowitz's hopes were fully realized. Besides the close to 100 boys of college age who spend their entire time just learning Torah, Bais Medrash Elyon also has a kollel for married young men,

who became great scholars. The more they learn, the more their diligence increases, along with the drive to learn more and more, despite the economic friction it causes themselves and their growing families. You could say that Bais Medrash Elyon paved the way for many young frum families to move from the big city to Monsey. The young children of elementary school age learn either in Yeshiva of Spring Valley or in the Hebrew Institute of Rockland County, which is located “up the hill.” These two schools represent two different courses of study: the so-called strictly religious and the more modern. In the Yeshiva of Spring Valley, all the rebbis in the Yiddish department are young men with beards, former students of Bais Medrash Elyon, and the studies are conducted by translating the material into Yiddish and English. In the Hebrew Institute, the studies are translated into Hebrew, and they are not too strict about beards on their staff. I must say that I personally do know a chassidic young man with a beard, who wears a kapote on Shabbos, who is a teacher in the modern Hebrew Institute. On the other side of Bais Medrash Elyon, on Saddle River Road, is the Mesivta high school, Beis Shraga, named after Reb Shraga Feivel Mendlowitz, zt”l. It was founded and is led by two outstanding products of the American Torah system, Rabbi Yehoshua Schiff and Rabbi Shmuel Mendlowitz. Here, too, the teachers are alumni of Bais Medrash Elyon, and the spirit and atmosphere is a reflection of that. Beis Shraga just constructed a new building consisting of a beis medrash and classrooms, and it’s a pleasure to enter and see the light and cleanliness... and most importantly, the shining faces of the young high school boys, many of whom came from New York.

Main Street in Monsey, New York, is not just a plain Main Street; it also has a shul hoif, around which a Jewish community grew up. During the week, the students of Beis Shraga eat in their own dining room, which is in the old building together with the dormitory. However, on Shabbos, the students, aged fourteen to eighteen, eat “teg.” (Note from translator: Teg is a throwback to the practice in Europe, where yeshiva bachurim were assigned families by whom they took their meals.) Every boy has his assigned host where he eats on Shabbos. On Friday evenings and Shabbos mornings, after davening in yeshiva, the boys walk to the shul on Main Street where they wait for their hosts to finish davening, and they go home with them to make kiddush and eat the seudah. I saw them, these young boys, standing outside waiting for their hosts, and in my mind I recalled the Shabbosos of yore, in old-time Vilna, at the table of a friendly host and his wife, a descendant of a rabbinical family, who understood the feeling of a bar mitzvah–aged young lad who was “sent” away from home to fulfill the edict “hevai goleh l’makom Torah — leave the comfort of your home, to reach a place of Torah.” The shul on Main Street, where the Monsey residents daven, is brand-new. Every one of its forty members pledged $250, besides two or three wealthier members who donated larger sums. The Bais Yisroel Shul stands on Main Street as witness to the fact that precious frum Yiddishe children live here. Every time I pass the shul, the door is open, and the Ner Tamid over the aron kodesh burns with a mysterious flame, a flame that crossed oceans and continents before landing in Rockland County. The families that live “up the hill” have their own shul and their own shiurim. I was told that lately, the assistant dean of Yeshiva College, Rabbi Shtendler, moved there, and he teaches Gemara for the residents. What’s interesting, though, is the fact that the dean of Yeshiva College, Dr. Yitchok Bikan, comes to daven in Bais Yisroel, even though he lives “up the hill” among the wealthy residents. As an aside, I once met this college dean at a rabbinical conference, and he was the only one who davened with his tallis over his head. Don’t think that “down the hill,” around Maple Avenue and Main Street, there are only paupers. There’s a man, originally from Hungary, who is estimated to be worth millions, and he donates quite generously. Monsey has an exceptionally interesting person, who does not fit into the American stereotype. He has a steady income from investments, and he learns Torah day and night. He doesn’t run, like the other Monseyites, to New York every day. His “job” is learning. He hired a G-d-fearing scholar to learn with his children, and he sits in his house with them and learns. For secular studies, his sons attend Yeshiva of Spring Valley in the afternoon.

I passed his house a few times late in the evening, and each time I saw, through the window, a man sitting and learning. But this is not all. Monsey also has a “Yekishe” minyan, where descendants of Frankfurter parents daven, and lately another shul opened on the other side of Main Street, toward Spring Valley. This shul is called “David Paikin’s Shul,” named after the man who oversaw its construction. The most interesting corner of Monsey is surely Homestead Lane, a street made up of only one block, between Main Street and Saddle River Road. All the houses on Homestead Lane are inhabited by young frum families, whose children study in yeshivos. Every morning at six, the men run to the first minyan at Bais Yisroel, and by seven they have finished breakfast and are at their cars, ready to travel into the city to work. Around seven in the evening, the cars start coming back home. The children wait outside for their fathers, and Homestead Lane becomes full of the noise of the adults and the play of the children. During the day, Homestead Lane is quiet. The fathers are in New York. The mothers are busy taking care of their babies, or attending meetings and lawn parties to raise money for various charitable causes, both local and distant. When Sunday comes around, the doors on Homestead Lane and in the rest of Monsey don’t get a chance to rest. Meshulachim of various yeshivos, as well as esteemed businessmen, come to gather donations for their various causes. One resident of Homestead Lane told me, half seriously and half in jest, that when a meshulach leaves the ship in New York, he travels straight to Monsey. And in Monsey the doors are not slammed in his face. Even the kollel members don’t let anyone go away empty-handed. There’s just one thing lacking here that detracts from its being the ideal town. There are no sidewalks in Monsey, and every so often the headlights of a passing automobile shine into your eyes. If two cars happen to be coming from opposite directions, you have to hide behind the trees on the side of the road. The towns of yesteryear, with their shul hoif, did not have sidewalks either... But then again, they did not have cars.

(Unless you say F&F, which is there as long as the building is, or Meal Mart, which has been there many years too, but wait, are you calling it Nussy’s?) Which grocery did you shop at? One Stop Kosher? Klein’s Mini Market? The Meat Showcase? Schlesinger’s? Kosher Town? Nagel’s? What was “the 59” to you? The faraway street to cross over to Waldbaums, Grand Union and Rickels? Or the road that just continues the heimishe flow of shopping? Up for a challenge? MONSEY’S FIRST HEIMISHE STORES FIRST GROCERY Mr. Stern ran a grocery store as a service more than as a source of income, and when he closed his doors, he ripped up all of the IOUs, obliterating the debt of many kollel families. His first location was where Main Street Optical now stands (7).
FIRST BUTCHER Mr. Shimon Mendlowitz, proprietor of Monsey Glatt, was Monsey’s first butcher. Over the years, his butcher shop was located at 24 Main Street (13), in the storefront Euphoria currently occupies, and then in the shopping strip of 42 Main Street (5). Thereafter, they moved to their current location on Route 59 and Bates Drive.
FIRST BAKER Frank’s Bakery started out in New Square, and they started selling their baked goods in Monsey in 1964, out of a storefront on the current location of Motty’s Supermarket (15). They also sold groceries. In 1972, they moved to their location on 51 Main Street (1), where they remained until 2016, when they closed their doors.
FIRST FISH STORE Before a kosher fish store was opened in Monsey, some residents would import theirs from a fish store in Williamsburg. They’d pack it in ice, and send everyone’s orders with the one Monsey resident who’d be on premises. Another option was making use of Charley’s Fish Store on Main Street. Homemakers would bring along their own knives and boards for kashrus purposes. There was also Kupperman from New Square who’d sell fish. The first kosher fish storefront was Unger’s, then located at 46 Main Street (2). Not only were they Monsey’s first official fish store; they were also the first ones in the fish market at large to sell ready-made gefilte fish rolls.

SUPPOSE WE PLUCK A COUPLE OF MONSEY SHOPPERS from the streets of a few decades ago and drop them onto the same streets nowadays. They would perhaps recognize the streets and possibly even some buildings, but how our town has changed… Countless new business have sprung up over the years, and a few older businesses have moved shop once or twice, but one of the most noteworthy changes have little to do with how our streets look. Rather, these long-ago shoppers would find themselves lost for an entirely different reason, one that sits in their wallets, neatly folded. Because to buy a few odds and ends in groceries today, the five or ten dollars in their pockets would just about cover the cost of the taxi back home.

LONG SINCE PAST are the days of milk and egg deliveries and the choosing of oranges and tomatoes from the greengrocer’s stash before heading to the butcher and baker. With the progression of time and the advent of the automobile and refrigeration, we’ve upgraded to mega-markets and the ability to carry home far more than our forebearers could have ever imagined. Despite dire predictions, as evidenced by the 1947 trade journal The Grocer, supermarkets and their ilk have changed the face of modern shopping. “[T]he people of this country have long been accustomed to counter service, and it is doubtful whether they would be con-

tent to wander round a store hunting for goods.” So proclaimed The Grocer. And yet, wander we do — especially in big box chain stores like Walmart, Target or Macy’s. Along with the dramatic transformation of procurement behavior has evolved the study of these shopping habits and the emergence of Big Data. What we buy, when we buy it and how we pay are but a sampling of the information companies collect as they create profiles of our spending habits in the hopes of discovering new gimmicks that will encourage us to shell out even more of our hard-earned bucks.
“Trolleyology,” as the study of shoppers’ habits is jokingly called in the UK, is a thriving sector of the business market, with professionals trained in psychology — as well as those in scent, sight and sound technologies — paving the way for companies to successfully design their stores in ways that will cause shoppers to part with the most money possible. Let’s look at some “trolleyology” techniques: STORE LAYOUT Typically speaking, the entrance to most stores is sparsely decorated, allowing the shopper time to
transition into shopper’s mode. When it comes to supermarkets, the produce department is most frequently found immediately after the entrance, followed by the bakery, with it’s fresh-baked scents wafting temptingly through the air. This specific placement is a carefully calculated move to invite the shopper into an a colorful, pleasant environment, causing the shopper to automatically associate the store with positive feelings. In some grocery stores, the produce will be periodically sprayed with water from overhead sprinklers, causing the fruit and vegetables to have that farm-fresh dewy look. In truth, these sprinklings do little for the produce and in fact hasten decay. The only benefit is the one the shopper feels upon seeing glistening produce. It’s all part of the shopping psychology game. Moving further into the store, an astute shopper realizes that the dairy section is inevitably located at the corner farthest from the entrance. This serves the purpose of trapping those who’ve come “only for a bottle of milk” — arguably the most common staple — into winding their way through the whole grocery store and perhaps “remembering” a few items they really need at home… Even shelving placement is well-thought-out in every store; bargain goods typically inhabit lower shelves while quality purchases claim space higher up. The exception to this rule is character-laden cereals targeted at kids, which are slightly lower down in the shelving hierarchy in order for their characters to make “eye-contact” with passing

children — thereby upping the kvetch factor and, ultimately, the buying one as well. You’ll often find the right side of the aisle houses popular items, due to the fact that most shoppers travel through the store in the direction of traffic, causing them to be more likely to reach to the right than cross over to the left. And don’t forget about endcaps, those shelves located at the very end of the aisle. That’s prime realty, and vendors often pay top dollar to be featured there. These endcaps frequently carry a limited amount of merchandise, thereby automatically increasing the chances of being chosen. And after all, who doesn’t stop to scan the endcaps before turning into the next aisle? Perhaps, though, the area in which psychology is felt most is near the cash registers. There, while waiting in line, you’ll find a world of candy, batteries, reading material and other small-priced items strategically placed for impulse buying. And impulse buys add up to a lot! Research suggests that nearly 62% of purchases are impulse buys. But don’t worry; it’s not just at the checkout counter where they’ll catch you with impulse purchases… THE GRUEN TRANSFER If you’ve ever been in Ikea, you know the Gruen Transfer well, though you may not recognize it by name. Coined “the Gruen Transfer” after Jewish designer Victor Gruen, this phenomenon refers to the moment that a shopper loses focuses of his original task due to distraction caused by tempting displays that overwhelm the senses and cause us to invest extra time into exploring our surroundings. Gruen, the father of the modern-day shopping center, firmly believed that good design entices shoppers to slow down, and slowing down equals good profits! Studies show that after roughly 40 minutes into a shopping trip, barriers begin to drop, leading rationally selective shoppers to begin purchasing items based solely upon emotion and impulse. It is for this reason that stores like Ikea (or even your local supermarket!) place entrance and exit doors as far from each other as possible, requiring you to spend extra time puttering around before finally reaching the end of the store. Likewise, stores invest time and money into making your experience as pleasant as possible in order to widely open your heart — and your wallet, by default. Here are some ways they do that: SOUND CONTROL There’s nothing that turns a shopper off quite like industrial sounds such as cooling or heating units at work, employees clanging cans onto a shelf, or the perpetual beep-beep of the checkout lanes. Such sounds make a shopper want to turn tail and run right out of the store. To this end, sound technologists work with store owners to find

And while it certainly is true that music enhances the shopping experience, it is not specifically for this reason that stores hit the Play button. Studies show that music, specifically slow, relaxing music is a great way to boost sales. These studies show that when calming music is played, shoppers, on average, slow their walking pace by 12%, causing them to extend their time in the store; encounter the Gruen Transfer; and consequently, spend 38% percent more than they would otherwise spend. SCENTED AIR Even the smells we encounter have an impact on our purchases, and stores have come to accept this as fact. In a new twist of shopping psychology, businesses are now lining up to purchase scents that can be pumped into their shops to enhance the olfactory atmosphere. Some stores choose fragrances like cinnamon and apples to create a homey ambiance, while car salespeople may prefer the smell of leather, or a sporting goods store that of fresh grass clippings. In some large chain stores, the scents may vary by aisle, with baby powder being the scent of choice in the aisle devoted to child care, while the baking aisle may be lightly scented with the smell of Grandma’s apple pie. The scent of lavender is a popular choice for many stores, as lavender is proven to enhance the feelings of trust, leading shoppers to relax and feel confident in their purchases. Likewise, “warm scents,” such as that of a steaming mug of hot cocoa, can cause shoppers to feel a sense of meekness, causing them to oftentimes compensate by making prestigious, expensive purchases in the unconscious act of seeking to regain power. PITFALLS OF PLEASURE Yes, long gone are the days of Mr. Milkman and the meticulously adhered-to shopping list, the last 50 years having ushered in a whole new era of superstores and multi-sensory stimulation. And while this form of modern-day shopping is many a woman’s (and sometimes a man’s!) delight, it comes with its own pitfalls made specifically through pleasure. Bombarded by sights, sounds and smells that entice us to spend more time and more money, is it little surprise that shopping is frequently viewed as a hobby as much as a chore? As we go about enjoying the environment-controlled shopping centers we appreciate so much, we would be wise to remember that not all that glitters is gold… Sometimes — perhaps often, in fact — that special shine is just a piece of marketing psychology, dressed up in the shimmer of the Gruen Transfer.

Recap: After a few years of working in specialed and a stint in a corporate position, I found myself unemployed. Our young kollel family was up to the next stage of our journey. IT’S FUNNY. The only thing I remember clearly about the last day of work was the thought I had as I walked into the elevator, leaving the building for the final time. The questions circled around my head: Why didn’t this work out? What in the world am I going to do? Suddenly, I had one of those lightbulb moments, and in place of the overwhelming worry, I knew what I would do. I would create a solution so that people like me could succeed both at work and at home. I imagined a professional daycare that followed a work schedule, created to support working parents. I had no idea how or when, and it had never been something that I thought I would do. But in that moment of sheer frustration at not being able to make it all work, I felt the drive to prevent others from feeling the same way I did. I knew I wasn’t alone in this predicament, with so many young parents feeling like they

needed to choose between work and raising their families. I decided there must be a better way. Until I figured out how to create the solution, though, I was ready for a break. At first, I relished the simple joys of preparing supper, taking my kids to the park and having time to get dressed in the morning without racing against the clock. It was fun for a few days, and maybe even a few weeks…and then, very quickly, it was boring. I was frustrated and quickly got over the dream of being a stay-athome mom. I knew that I needed a place for my creative and intellectual side to exist, yet another full-time job was not something I was looking to get back to. I decided to take it easy, possibly take on some flexible, parttime work and have a more realistic schedule as a mother. Which meant that it was time to start considering work options for my husband. We had no idea what kind of jobs
to look for, but I did know how to write a resume, so I got to work. At first, I was at a total loss. I couldn’t think of much more to write after the heading. My husband was a dedicated learner, excellent chavrusa, patient teacher… and? Once I realized that it was more about presentation, just like getting dressed up for an interview, I focused on showcasing personal qualities, strengths and skills as a match for a specific position. After a few responses and interviews, I realized how powerful writing a resume to match a specific position can be. I learned a valuable rule for job searches: Don’t expect people to guess how you can help them; tell them exactly what you can do for them. After much research, networking and hard work, my husband found a job he was well-suited for. I found myself dabbling in a few part-time side jobs, including running an informal playgroup that included my youngest child, doing sales for a local tech company, writing resumes for people I knew and eventually, finding a flexible position in special-ed. With my options open and having experienced more than one field, I started to spend time thinking about what I wanted to do for work longterm. I also realized that there was a lot more to choosing a job than just
getting one. There had to be something I would love doing. In my search, I discovered a lot about careers, psychology, personality types and personality tests, such as Myers-Briggs, Kolbe and the Enneagram. I took as many of these tests as I could find and was amazed every time at how well the results seemed to capture my skills, interests, personality and the way I worked. It felt so good to be validated and to know that there were other people who were like me, and so many others who were wired completely differently. I knew I wasn’t the only one who didn’t love their job, but now I understood that each person
is so different, and unless matched up with a job that fits, of course it would be a frustrating, stressful experience. So many things finally made sense: why I got bored quickly at jobs that required the same processes every day, why I was good at paperwork but despised doing it, why I was constantly coming up with new ideas for problems that nobody wanted to have solved and why my answers to questions often took people by surprise. The problem was that none of the tests I took could give me the answer as to what job I would love. They told me that I was an introvert, that I liked solving problems and what percent of
my time should be spent on what kind of things, but they left the main question unanswered. I kept searching, reading, learning, determined to find that answer. Meanwhile, I had to decide what to do about childcare for my third child. The idea kept coming back to me that it was time to open the daycare I had imagined in the elevator that day, but I still didn’t know the first thing about how to get started. Where? How? What if…? home, okay?” my daughter says by way of apology. Ah. So my little girl is still in there somewhere. Yay! I tell my heart to stop bleeding. I take my toddler by the hand, and we head home for Lego and blocks and crushed Toasted Oats waiting under the kitchen table.
“You still love Mommy’s hugs and kisses, right, Yankele?” I ask my little guy. He giggles and stretches out his chubby arms to me. I give him a tight mama bear hug, his messy blond hair soft on my cheek. “Yankele love tickle monster!” he suggests excitedly, his dimples deepening. I give in and we indulge in a few moments of feverish tickling and hysterical laughter. On our walk home, I glance at my baby boy. He adores me and always has a huge, easy grin for me. My heart melts with tenderness. Is there an age limit to physical affection? Why is my teenage daughter rejecting me? When the kids get older, it gets hard to have them place restrictions and curfews on my outpouring of love. “It’s not the done thing,” my
daughter later tries to explain as she rewards me with my hug and kiss as promised. “I love you, but let’s not make a big deal about it in public, okay?” Realization suddenly dawns on me as my old memories resurface: It’s not always socially acceptable to be smothered by kisses and hugs as a growing teen. As long as it’s still okay in private, I can deal with it! In the meantime, I can lavish all
the affection on my little ones who welcome every chance they get to cuddle and snuggle with Mommy. Children have a say in when they want to be touched, and I completely respect that. As every age has its stage, this rings true here as well. Newborns should be held and given human skin-to-skin contact as often as possible. When things get overwhelming and I need help after welcoming a new baby, I will try to have others help out with the household needs rather than have them take the baby for a couple of hours. I want to spend as much time as I can with my new little darling. I want to sit and hold my baby a lot and will get a baby carrier for busier times. There is no spoiling an infant with too much time or touch. Toddlers and bigger kids enjoy a lot of bonding time and also want their own space, coming back often for some mommy-and-me time before running off to play again. The older set will place some more boundaries and limitations in this area, and I value their need for breathing room and alone time. Bachurim and married sons may even flinch at Mommy’s displays of affection. However, it is never time for me to say, “All right, she’s past the age of being kissed. He doesn’t want me to hug him anymore, ever. He’s too mature for that.” There are always moments when it is welcome; everyone wants to feel cherished and loved. So if they are few and far in between, it makes me treasure the close moments even more. I never push my affections on a child. Sometimes a child is in a

I just want to make sure my children know I am available for them when they are ready. I love them from near and afar, I can offer to kiss boo-boos goodbye or just sit quietly and listen to a long rant of a day gone south. I can massage a shoulder or give a fist bump; it doesn’t always have to be bigger than that. I see a slap “high-five” goes a long way sometimes. Whether they see me or hear me or miss me when I’m not beside them, I want my children to know I always love them and that they have their own special place in my heart. Sylvan Goldman, the owner of a supermarket chain in Oklahoma, was in search of a solution. Every day he’d watch his customers struggle with overloaded, overweight shopping baskets. It turned shopping into a backbreaking task, and it made customers turn to the checkout line before they even finished collecting the items on their list. His inspiration was a folding chair. He envisioned it with wheels, a handle and one basket on the seat and another beneath it. Goldman enlisted the help of a mechanic to do just that, and the first shopping cart was born in 1937. It included a foldable frame and a pair of wire baskets that each customer would place on it. You’d think the customers would jump for this practical idea, but it wasn’t so simple. Any self-respecting gentleman wouldn’t be caught pushing a cart around. It was way too unmanly, and what made anyone think a guy wasn’t capable of carrying a few groceries by hand? Women looked at the cart as some kind of baby buggy and did not want to be seen wheeling the unstylish device either. The elderly didn’t need too much convincing, which made the other two groups stand even farther away from the newest invention. It was only after Goldman hired young men and women to wheel them around the store, pretending to be shopping, that the idea sank in, and from there the shopping cart’s popularity rose.

By 1940, the grocery stores were being redesigned for the humble shopping carts. Aisles got wider and checkout counters larger. People were buying more food now!
Many inventors and innovators got to work perfecting this amazing invention. In 1947, baskets were now permanently attached to the cart and were designed in a way that one can be nested in another, as the space a whole row took up was a huge factor for stores.
In the 1950s, the carts started resembling the ones we use today, with one big basket to accommodate lots of groceries.
From there, little conveniences were added to the existing designs: toddler seats, infant seats, carts with two seats, carts for those with disabilities and shallower wagons for when less merchandise is needed.
KEEPING YOUR CARTS
The standard price of a shopping cart is between $100 and $150. And somehow, those carts get, uh, carted off if a store is not careful enough. One method to prevent theft is the Cart Anti-theft Protection System (CAPS), which is a plastic cap that locks the wheel when it passes over a magnetic field. The store’s employee can unlock it electronically. Some stores encourage customers to return carts to their designated place with a coin deposit that is only returned once the cart is locked back into place. This is more common abroad than in the U.S., although Pathmark in Monsey used to have a coin deposit system. Many retailers use a cart retrieval service, which returns carts found off premises to the store for a fee. Some stores mount poles that are taller than the store’s entrance on the carts to make sure they never leave their premises. However, it also prevents customers from carting their merchandise out of the store.
NOT ALL THAT SAFE Unfortunately cartrelated injuries in children are high. Some stores keep children restrained and entertained with different exciting features, such as steering wheels; fire engine, car or truck designs; or even a proper bike!
The sanitary conditions of carts leave much to be desired (50% of carts fail a basic hygienic test), and children should not be allowed to lick or chew the cart handles.
Some stores offer sanitary wipes, or use cart cleaning systems, that give your cart a mini-car wash, eliminating most of the germs and bacteria.

Real Estate Mixed-Use Properties DRIVING DOWN MAIN STREET in Monsey, we can still see a glimpse of yesteryear: One icon is the shopping center with Better Walking Shoes, with the storefronts at street level and the apartments upstairs. And who remembers the Monsey hotel, behind the building where RCDC was located — the hotel that for a small while was renovated into apartments? Interestingly enough, main streets all over this county were peppered with eclectic shops, period architecture and many of these buildings had residential apartments on the second and third floors. We still see a few such building remaining in Spring Valley, Haverstraw and Nyack. Since the value of commercial real estate exceeds residential value in business districts, and since zoning changes, we are slowly seeing this type of real estate usage disappearing. When it comes to financing a “mixed-use property,” a property that is part residential and part commercial, it gets pretty interesting. Mortgage loans for these types of properties are not covered under residential mortgage programs — except one program. That program is an FHA loan, with a renovation component. To fit the program, one residential unit needs to be owner-occupied, and the commercial space needs to be less than 50% of the property usage. One year ago, Phillip purchased a four-unit property with a storefront, for which he put just 3% down. He moved into one of the units. The problem was that there was nothing major to renovate. The mixed-use program is only for a renovation mortgage, and this building was in fine shape. He used his renovation funds to purchase new appliances for all four units. This type of program offers a low fixed rate. The next best options would have been a 10% down SBA loan, a program where the borrower has to use all or part of the property for an owner-occupied business. The loan comes with many

When it comes to financing a property that is part residential and part commercial, it gets pretty interesting.
caveats, qualifications and a specific structure. Another option is a 25% down payment for a commercial type loan. These loans would have had an adjustable rate. Today, not many people are purchasing homes on our main streets to live in them. Recently, a residential home was purchased in a commercial area of Spring Valley. The owner is using the property for his business, since the zoning is commercial too. If the purchaser wanted to live in it, it could have qualified for a residential mortgage. The only problem to watch out for is that some mortgage programs require the local municipality to certify that if the home were to burn down, a residential property can be rebuilt. Residential properties in commercial zones may have a usage that is “grandfathered in,” which means that the zoning currently does not allow the residential unit, but because it existed prior to the current zoning, it can exist. Sometimes the local municipalities will not allow a rebuild of a property with the wrong zoning classification for the location. So the next time you walk down Main Street, look around, and you will realize that the financing of the buildings and homes you see have additional guidelines and restrictions that you may not have known about!
