RCCS Did NOT Give Me a Dollar! The following letter was received from a Monsey reader, not through the organization.

The news shook us to the core. We couldn’t believe our ears. Where do we begin? What do we do? Hashem, please help us! Some good people immediately put us in touch with RCCS, who right away put us in touch with the wonderful Ba’al Chesed and Tzadik, R’ Mordechai Ahron Meisels. He gave us his private cell phone number, and together with the Ba’alas Chesed, Mrs. Kohn, arranged for us to be seen the very next day, Erev Sukkos, by the biggest specialist in our field, in Columbia hospital. The appointment was scheduled for 11:30 am. There were some issues with our insurance and the visit stretched for many hours, almost until the onset of the Yom Tov Sukkos. Needless to say, we were extremely anxious and stressed. We were anxiously waiting to hear what the doctor saw. It was 2 hours to Yom Tov. Our Rabbonim ruled that we should remain there until the conclusion of the testing, even if it stretches into Yom Tov. Out of desperation, we called R’ Mordechai Ahron quite a few times throughout the day, and each time, he took our calls and gave us immeasurable Chizuk. As we waited for the results of the test,

Continued from page 28 and Yom Tov was minutes away, R’ Mordechai Ahron asked us to call him with the results, up until shkiah. “I will have my cellphone with me right up to shkiah” he told us, and if it took longer, he gave us exact instructions how to reach him the entire Yom Tov, so that he can advise us what to do next. B”H, an hour after Licht Bentching, the night of Sukkos, the doctor emerged with good news. It was not cancerous, and with surgery it can be removed. Our simcha was endless. The Kiddush and the bracha of Shehechiyanu that night were recited with feeling like never before. We couldn’t call R’ Mordechai Ahron until after Yom Tov to share the news. Upon opening the phone, we saw that R’ Mordechai Ahron had called us a few times right before shkiah to check on us and to see if we got results. Now, to get to the main point: Being that it was not an issue of cancer, RCCS did not pay a penny toward the expenses. Nevertheless, the people at RCCS were our guides every step of the way; they got us to the best doctors for the surgery, arranged for a second opinion, and helped us take care of our insurance issues, which in its own right was a difficult task. The RCCS staff was amazingly helpful; we felt that they were all working just for us. Mrs. Lichtenstein and Mrs. Karp worked for a few weeks to ensure the operation was arranged satisfactorily. RCCS gave us the feeling
that we weren’t alone. We were able to call them with any questions or concerns, at any time. We received help, assistance, guidance and chizuk day after day. So much so, that after the surgery, when we had certain issues with the insurance, RCCS staff, including R’ Ahron Neustadt, took care of that as well. We thank Hashem that we didn’t qualify for RCCS funding. We thank Hashem that we merited the help of RCCS. Thank you to R’ Hershel Kohn, R’ Mordechai Ahron Meisels and the entire holy staff of RCCS who give help with such caring and concern for every individual. May the Ribono Shel Olam repay you all with abundant blessings of health, nachas and success in your own homes. Sitting in the Freezer First of all, I’d like to thank you for providing us with such an exciting weekly magazine. We really look out for it every week.The school tips you provided the previous week was really original and helpful. Regarding the tip for freezing wet notes, I would appreciate if you can please send me the rest of the recovery process. What am I supposed to do after placing the book in the freezer? My book is sitting and waiting in the freezer not knowing what to do next with himself! Please let me know ASAP.
My book can’t wait until the next issue is published for an answer. He is waiting to be read! ~ S.G. The information we provided for salvaging soaked notes was not complete. Putting books or notes in the freezer is only important if you don’t have time to tackle the wet book right away, or if many books got wet and you want to recover them a few at a time. Freezing the books prevents mold from forming and the papers or binding from becoming out of shape, and saves you time so you can tackle the project at a later time. The most efficient method is vacuum freeze-drying; however a special machine is needed, and a home freezer does not do the job. Books can be air dried (either right away, or after being frozen), which involves placing the book on its head (the top edge) and allowing it to drain onto sheets of absorbent paper. Place sheets of paper between pages of the book and the cover, and keep replacing the sheets as they get saturated, until the book is no longer soaked. When the book has dried somewhat, open it a little bit, and insert paper towels every twenty pages or so. Keep changing the sheets until the book is only damp. At that point, the leaves can be fanned open under a fan. You can use a hairdryer for a faster process, but curling of pages can occur while drying. When the book is nearly dry, close it, place it on its side, and place it under a weight. This will prevent curling of pages and the cover. Check it frequently to make sure it’s drying satisfactorily. Another way to tackle a frozen book, is to dry it with a blow dryer, page by page starting from the cover, and as soon as you feel the next page becoming wet and thawing, it should go back into the freezer for at least a day. This can be a very tedious and long process, a few minutes at a time.

I was running really late to work one day, and called a taxi company, one which I wouldn’t have called had I not been under such pressure to get to work. As I opened the door to the car, I was greeted with two charming faces of cheder yingelach en route to school. The older of the two could not have been more than 8 years old. There I was, a married adult, quite uneasy throughout the ride, willing it to end - and it went against every fiber of my understanding how a mother was not afraid to send two pure kinderlach alone. What horrified me even more was that the car came to a stop at a cheder at an obscure location, completely out of the area. I am sure that she is a loving and doting mother who wants the best for her children. It was evident they were well raised; put-together and neat and displaying great manners. I, personally, have heard too many unpleasant stories that passengers had in car services, and I try to avoid certain means of transportation whenever possible. It is beyond my comprehension how children can be sent off in a non-heimishe car service alone. Mothers, please watch over the precious charges that Hashem has entrusted in your care. And I dare to say that rather keep a child home than send him in a manner that compromises his safety.

Rachamim was already standing outside his warehouse, smoking deeply. “I waited for you, buddy.” He slapped me on the back. “I’m on time,” I said. I was back to my usual schedule, davening at daybreak, joining the orchestra of birds in my Gemara singsong. Now I was here, and the kids were scarcely out to cheder. Rachamim laughed. “I meant, I was looking forward. We have a lot of fun today.” He gave me a list of things to collect and load onto the truck. Rachamim followed me as I bent under the concrete ceiling, showing me which items to pick up. The truck was full, but he showed me that if you stack two machines, you could make
more room. I showed him that if you put the mazganim on an angle, you end up fitting more in, without having to tug so hard. One hour later, we were ready to set out for town. Our first stop was a villa in Meah Shearim. An elderly man with a long white beard and the countenance of a generous person opened the door for us. I lugged in the mazgan without grunting even once, as Rachamim had instructed me. “You want those people to think this is easy for us, that we are at ease with their machines. Then they trust you.”
No one had ever accused me of being less than ingenious. This was always the nature of those who needed to maximize their every resource to become resourceful. Rachamim was shmoozing with the man and his wife about bakeries. I did my work silently, almost biting my lips from exertion, not having much to add to the

The woman continued to look on as I learned. I found myself self-consciously scrutinizing my every move along with her. I nearly tripped on the counter from being so absorbed in my own movements. “Why don’t we nail the wire to the wall?” I asked. Rachamim peered up from where he was kneeling, rubbing his yarmulke and scrunching his nose.

I felt good with Rachamim. Purposeful. I had never realized that the world outside of my little bubble held complexities and meaningfulness, just like my family did, just like a minyan in beis medrash did. There were interpersonal struggles, challenges to master, places to own up and take charge. How novel; I had avoided an entire world full of life, just by pretending that the world stopped at my own doorstep. “What a world,” I said to myself.
“Sometimes the biggest losses happen when we’re unaware,” he cried.

There is nothing quite like the tantalizing aroma of a simmering pot of soup on the stove. (Of course if the pot boils over, that’s quite another story.) Here are three foolproof and delicious soups that are all freezer-friendly, so you can make them now and put away the rest for Yom Tov. I actually like to make one big pot of soup on Monday and serve the same soup the whole week. I save a lot of freezer space that way and am not busy making soups the entire week.

Zucchini Dill Soup
Cream of Chicken Soup
This recipe is a real winner. Even if your children don’t usually like soup, chances are they’ll like this one. Since the soup also has chicken cubes in it, it’s almost a full and healthy meal for little children. 2 packs chicken bones 1 green pepper 2 carrots 2 squash, unpeeled 1 celery root 1 parsnip 1 potato salt and pepper 3 chicken cutlets, cubed
1. Place the chicken bones and pepper in a cooking bag. Place the cooking bag and the rest of the vegetables into an 8-quart pot. Spice with salt and fill the pot up with water. 2. Bring the soup to a
boil and let cook for 2-3 hours. Remove the cooking bag and blend the soup along with all the vegetables. 3. Add the cubed chicken cutlets to the pot and cook for an additional 1/2 hour.
This soup is really good, especially if you put in the fresh dill. It also freezes beautifully. 1/4 cup oil 1 large onion, diced 3 large zucchini, unpeeled and diced 1 potato, peeled and diced 1 bunch fresh dill salt and pepper 8 cups water 1/4 cup consommé soup mix

1. Sauté the onion, zucchini and potato in the oil until vegetables are soft, about 20 minutes. 2. Add the dill, salt and pepper, water and consommé soup mix. Cook for another 20 minutes, and blend with a stick blender.

In a 6-quart pot, sauté onion in oil until caramelized, about 2 hours. Add flour, onion soup mix, salt, thyme and wine, if using. Fill the pot 3/4 full with water. Continue cooking for another 30 minutes. Place shredded cheese in a soup bowl. Pour hot onion soup over it and top with croutons.

BIKING TRAILS Welcome home, Yeshivah boys. Bein Hazmanim is here. They come home taller, more mature, more seasoned from another zman of the rewarding toil of limud haTorah. They sweep into the house with spirited teen energy, a voracious appetite, and an eagerness to pitch in with the physical labor of building Sukkahs and schlepping. Physical stimulation is always good to clear the mind and allow for the intellectual stimulation the learning provides. In the spirit of the season, we provide you with a list of biking trails for energetic Yeshivah boys to round out their Bein Hazmanim learning schedule with some physical recreation. With the autumn wind blowing against a scenic backdrop of fading leaves and tzitzis strings flapping behind the riders, it is a perfect activity to refresh the spirit and the mind. So don’t forget your helmets and enjoy the ride!

25 minutes from Monsey The Saddle River Pathway
Starts 25 minutes from Monsey
The Saddle River Area Bike Path in Bergen County stretches for nearly 6 miles along a 577-acre linear park system that hugs the banks of the Saddle River and its tributaries. There are actually five park areas linked by the multi-use path, which travels from East Ridgewood, near the duck pond, south the Rochelle Park. The path runs through a wonderland of scenic delights. The best of nature comes together in the form of gurgling water, miles of greenery, birds in flight and even a waterfall at Dunderhook Park. The trail includes ponds, shaded picnic areas, pavilions, and playgrounds. The path runs through Ridgewood, Glen Rock, Fair Lawn, Paramus, Saddle Brook and Rochelle Park along the Saddle River and HoHo-Kus Brook. It also passes the historic Easton Tower on Route 4. There are many access points to the Saddle River Pathway. Ample free parking is available in the following Bergen County parks adjacent to the bike path:

ROCKLAND LAKE STATE PARK

Rockland Lake State Park’s lake is located on a ridge of Hook Mountain above the west bank of the Hudson River. The park offers picnic tables, grilling, hiking trails and a paved 3.2-mile bike path around the lake. This circuitous bike path is set against the gorgeous backdrop of trees, greens (soon reds and yellows!), the mountain in the distance, and the lake it circles. Another biking opportunity to Hook Mountain/Rockland Lake starts at Nyack Beach State Park. The Hook Mountain/Nyack Beach Bikeway is a breathtaking scenic trail along the Hudson River. The southern half of this trail is flat and runs right along the river at sea level, providing riders with spectacular views and fresh water breezes. It is accessible from the parking lot at Nyack Beach State Park and even beginner bicyclists can easily travel on it. There is a paved connection to the Rockland Lake State Park area from this trail. Great views of the Hudson River and Palisades Cliffs rock formations are available from this trail. Unless you are an experienced bicyclist riding a bike that’s in excellent condition, do not go past Rockland Lake on this bikeway, as the northern half of the trail, leading to Haverstraw Beach State Park is hilly, narrow and quite rocky and runs along cliffs.

The two official biking trails in Piermont are in Tallman Mountain State Park and down the Piermont Pier, which we extensively covered in Issue 1 of The Monsey View. Tallman Mountain State Park has a 2.16-mile bike path with breathtaking views of the Hudson River, the Pier, the Piermont Marsh, and Sparkill Creek. It is a breathtaking display of nature beneath a canopy of sheltering trees which keep riders in the cool shade. Keep only on the marked bike paths; the rest of the trails are for pedestrians and hikers. The Piermont Pier, which extends a mile into the water, is another amazing opportunity for biking. However, the area is not secluded and more crowded, so use your discretion or check it out before taking your yeshiva boys there.

WALKWAY OVER THE HUDSON If you’d like to plan a more dramatic trip and are willing to travel excess of an hour for that pleasure, the Walkway over the Hudson is something special to try. And it doesn’t need to be traversed by bike. It is actually most commonly crossed by foot. Whether you’re going for a stroll on a cool summer day or biking the span amid the fall foliage (or taking in the snow-covered landscape in the winter) -- it’s forever enjoyable and beautiful. At 212 feet tall and 1.28 miles long, the Walkway over the Hudson is the longest, elevated pedestrian bridge in the world. With benches at each of the bridge’s three scenic overlooks and picnic tables at both bridge approaches, go and stay awhile. If you would like to continue biking beyond the Walkway, there are biking trails extending from the bridge on either side, the Dutchess Rail Trail on the Poughkeepsie side and the Hudson Valley Rail Trail at the Highland side. You can also enjoy the views of the Hudson Valley from the recently installed 21-story elevator, which operates between 9:00 am and 1:00 pm. More than 200 feet tall, it connects the Poughkeepsie waterfront to the Walkway.

EDUCATIONAL the skill, we must become teachers. Here are some practical, fun ways to help a child develop and improve this skill: Walk the Walk The most effective way to teach a child a skill is the way we do it when a child learns to walk. We model. We literally walk the walk! If adult wouldn’t walk, children would have no motivation to get off all fours. Then we hold their hands, let go of their hands, let them walk a few steps on their own and then a few more. We give them the support they need and gradually wean them off it. Teach retelling by modeling it. When your children come home from school tell them about your day. It’s a simple sounding technique that works magic. Turn Shared Experiences into Treasured Tales Life is full of special occasions; a night out to pizza, a trip to the toy store, a cousin’s wedding. Turn these experiences into stories to retell. If you take photographs at various junctions, you can print out or develop them, have your child put them into proper sequence and paste them into an impromptu booklet. Or you can draw instead. Then your child can use the pictures as visual cues to help him retell the story in proper order. Take a Family Trip to the Jungle. . . . . . in your imagination! Play “Pass the Story Around the
Table” during suppertime. Choose a wild story beginning, like winning a trip to an African Safari, or for younger children, getting a humongous package in the mail. Say two or three sentences, and then pass the story over to the next child. Continue this story around the table, and don’t be surprised if you end up in Katmandu! Use Inside Info to Ask the Right Kinds of Questions Don’t rely on your child for information. Find out what’s going on in the classroom by doing some legwork. Read the parsha notes that come home from school. Speak to the teacher. This way, when your child comes home, you can ask her specific questions. “What toy did you choose to play with at centers today?” “What did Morah teach you about the parsha?” “What do you do for a special Rosh Chodesh activity?” As the child becomes more proficient, questions can necessitate more thinking. “What was the best part of the day today?” “Describe something that made you laugh today?” “How did you make someone feel good today?” “How did someone make you feel good today?” Maximize ‘Wait’ Power In our usually busy, noisy households, it’s hard enough to hear everyone out, let alone wait while a child tries to express himself. It’s so much easier to finish a child’s sentences or even pretend to listen while busying ourselves with other things. One of the biggest gifts that a parent can give a child who has
difficulty expressing himself is wait-time. After child says something, maintain eye contact and wait. You’ll be pleasantly surprised to find that the child has more to say. Cultivate the Environment There are obviously a myriad of outside factors that make it very difficult for a child to share his day. A child’s relationship with his parents is on the top of the list, followed by the state of the child when she alights the bus. Children may be hungry, thirsty, exhausted or need to use the bathroom. Consider also, the state of the household when the child comes home. A parent may be busy making supper, paying attention to another four children who just came home, be feeding the baby or be on the phone. All these factors are important and do need to be addressed. One of the biggest gifts that a parent can give a child who has difficulty expressing himself is wait-time. After child says something, maintain eye contact and wait. If I were a parenting expert, I’d devote the entire article to addressing these factors. As an educational consultant however, my intention is to make you aware that outside factors can put additional stress on a child for whom expressing himself is already stressful. If you’ve tried some of the suggestions above and they don’t seem to be doing the trick, examine whether the home environment or parenting may need tweaking.

Growing up, I recall my mother sitting late into the night, inscribing and addressing shana tova cards to her nearest and dearest. I can still vividly recall the card in all its detail. It was adorned with a shofar, a cherry-red apple, a scroll with quill, and most exciting of all, it was bedecked in gold glitter.
What was once a simple and naïve Shana Tova card vividly reflects the dramatic changes in the life of the Jewish people over the last generations. Here are some ideas for shana tova cards that are simple to create and can be delivered in time for Yom Tov. Calendars A new year works just as well with an old-fashioned calendar. Time knows exactly what to do without much prodding. Hanging Wall Calendar- time flies when you’re having fun. Imagine turning the pages in this hanging calendar, month after month, and reveling in the good times evoked by the accompanying image. Select a total of 13 images, (one for the cover), varying in style and season. Try to coordinate a photo to each month, whether by nature of the image, or by the time it was taken. A graduation snapshot for the month of June, the family on the hay wagon in an apple orchard for the month of Tishrei. Book Bound Calendar- this calendar style has more of a narrative style for keeping track of the year gone by. Bound between hardcover flaps, a full spread is devoted
for each month. The background for each spread is a photograph that has special meaning, overlaid with squares for a daily count. The book is printed quite large, so there is plenty of space in each square to note the events of the day. A creative idea for this timekeeper is cutting and pasting snippets of photographs on special days. A look back at year’s end will yield a yearlong saga noted in your very own hand. Mural Mount Calendar- a piece of art to savor while time does its work and moves its way onward. Choose one very beautiful photograph that holds special meaning to you. Check that the quality is enough so that you can print the image quite large; I like the 24x36” size. Prior to printing, we embed a full yearly calendar over to the side of the image. It is then mounted on masonite or styrene. The significance of the dates is not relevant here; it’s more of a quick-glance calendar that keeps the ticking time at bay by holding on to a special moment in a way that cannot be soon forgotten. Wood Block Calendar- a very novel and original way of keeping time. This idea was borne of a need to please customers who were seeking ways to mount photos in an original way. A wood block for displaying photos proved immensely popular; a photo is mounted onto a thin board,
and the board then slides into place with a narrow slot cut in to the block. Working on one such job triggered a lightbulb effect: why not switch out the photo each month, and then next month– and then why not add a monthly calendar to each mounted board? A photo board is designed, one for each month. This effect is outstanding when using photos that are relevant to the months they represent. The block can hold up to three mounts at a time. The display will start with boards showing Tishrei, Cheshvon, and Kislev. The next set of boards will show Teves, Shevat, and Adar. Sukkah Decor In the 1980s, our Sukkah was wood-paneled, painted a dark green, and held together with nuts and bolts. The door was held closed with a hooked latch. The merest gust of breeze caused the walls to sway. The bamboo rods were laden with birds and grapes… the walls adorned with handmade stars and posters heralding Rabbanim long gone from our midst. The Sukkah has long been replaced by walls of far more substance, but the posters still hang proudly year after year. A number of ideas for adorning your Sukkah with
personal photography: Wooden Display: (Bestselling!) a photograph of a grandfather, family elder, or Rav is enhanced and edited, printed, then laminated to wood, with wording of your choice typed alongside to create a personalized wall decoration for your Sukkah. The basis of this project is the gathering of photographs of grandparents and greatgrandparents, dating back as far as you can go. In every family there is the uncle or relative who holds the keys to the past. Dig deep to uncover names and dates of those who shaped your future. As your findings begin to bear

The cards of today have little resemblance to what I describe here, yet the thought and care it takes to send one is much the same as those of yore. It gladdens and brightens the heart of those who receive it.

fruit, a picture emerges of the ever-widening reach of your roots. Scan every photograph you can uncover, and note the name and date of the subject. Organize the photos in chronological order, devoting one spread for each branch on the tree. Include anecdotes and interesting facts wherever possible, and as many photographs as you can locate. I’ve worked on many projects where I’ve been entrusted with photos from the early 1900s, along with letters and documents from that era. I gaze long at those images, hoping for a clue, a link to what I hold in my hand. It’s truly amazing what treasures the past holds hidden just beyond our grasp. Reach for it. Print your pages as you make them come to life. And the tree of life will live on. This album is the perfect enhancement for the Sukkah table, as the younger generation will glimpse a time that once was, and begin to learn and appreciate from whence they come from. How fitting this time of year to end off with: “when apples fall from trees, they never fall far.”

As Sukkos comes closer I begin humming this old favorite: (Sing along in your own tune…) ! ושמחת בחגך והיית אך שמחThere’s something about this lebediga niggun that just makes you want to clap your hands and start dancing. So grab your friend’s hand and dance with simcha; even the walls will dance along! Well, almost. These happy dancing men on your sukkah walls will definitely add to the Simchas Yom Tov atmosphere.
You will need:
• Deep Framed Canvas (Canvas comes with thin or thick frame. You need the thick frame.)

Instructions: 1) Cut out the dancing men pattern following this article. If you want the picture to be larger (for a big sized canvas) make an enlarged photocopy. Cut a basic trim all around the entire picture and staple/glue it onto the contact paper. Cut out all pieces neatly and carefully. The more detailed you cut, the prettier it will be!
3) The fun begins! Paint the entire canvas black making sure to go all the way to the end. Work gently around the contact paper to prevent paint from seeping underneath. Let the paint dry for 3-4 hours and then peel off the contact paper. The white picture is now revealed!

2) Starting with the center piece, peel the backing off the contact paper a little at a time, and stick it onto the center of the canvas. Try not to touch the sticky side too much. Press down well especially around the edges so that the paint shouldn’t go under the contact paper in the next step. Repeat with the two side pieces. Additional Option: If you’d like to add some nice words (maybe )ושמחת בחגךyou can put aleph-bais stickers on the canvas in the place where you want it.

4) With the gold gel pen outline the dancing men, adding small details to make it look pretty. We added lapels, hands, defined the arms and legs…
5) Time to finish off the edges. Put masking tape as a border around all four sides on top of your painted canvas. This will protect the black paint from becoming dirty when you paint the edges. Use the gold paint to cover all sides and let it dry 2-3 hours. Once dry, remove the masking tape.
6) Flip it over. If you are using a night light (This option works well for a small sized canvas.): Place the night light in the center and tape it securely to the wooden frame using electric tape. Safety alert: Make sure that the light bulb does not touch the canvas. Attach an extension cord and plug it in to enjoy the lighted effect! If you are using mini string lights (This will be good for a big sized canvas.): Attach one end to the wooden frame with electric tape. String it back and forth inside the frame attaching it with electric tape all around to the wooden frame. It is okay and safe if the wires and mini lights touch the canvas. Plug into an outlet and watch the dancing men come to life! (Tip: if the wire is very long and you can’t fit all of it into the frame, you can remove the tiny bulbs from the rest of the wire that’s hanging out so that there shouldn’t be extra lights on the wall.)
7) Optional: Put the picture into a pretty frame for a finishing touch.

SHORT SALE AND FORECLOSURE PURCHASES by Ann Zeilingold
So many people read and hear about great deals obtained by purchasing homes in distress. In the last few years, short sale purchases were rampant. What is a short sale? How does it differ from a foreclosure?
They usually require that the house be listed with a real estate agent so that the home can be marketed and exposed to more people, resulting in the home being sold for the highest price possible. The process is not perfect and sometimes lengthy. If there are two loans on the property, the approval has to go through both banks and coordinating the banks can be quite difficult.

Sellers have to demonstrate a financial hardship as to why the bank should accept less than they are owed. This involves a process where financial information is provided to the bank and then the bank begins a review process. They review the personal financials, and they determine through independent means the current market value of the property. Usually this is done through 1-3 value opinions, either through appraisers providing appraisals or realtors providing BPO (Broker Price Opinions).

O n c e the bank determines the value of the property, they review a statements of all closing fees. Since the seller is in financial distress, the bank who is holding the loan unusually picks up all costs and fees and sometimes even gives money to the seller to assist them with their move. The reason is purely a business and economical one. If a seller can’t afford to move, they may not sell and foreclosing is far more costly for a bank than a short sale. A few tips that one should be aware of when purchasing a short sale.
A. The seller is NOT the bank. The seller is the current homeowner who is usually delinquent on his mortgage. The bank will make the final determination of value and may require an adjustment in the sales price B. All terms of the contract have to be reviewed and approved by the bank. If you want a seller’s concession, the bank has the right not to approve it, even if your contract originally allowed for it. C. It is unusual for the bank to fix up the property. They will be quicker to reduce the price or issue a concession. The seller may have no financial incentive to do any repairs at all. These sales are normally “as is.” D. If you have to move by a certain date, a short sale may not be the best option for you since the timeframe is determined by a bank negotiator. E. If you are purchasing a short sale it is crucial to have a lender and a realtor who understand short sales, but most importantly, an attorney who can assist
you in making decisions and navigating the contract process. F. Sometimes additional liens show up on title which have to be dealt with and if the seller may not have the means to satisfy them, this can cause the deal not to close. Because the bank has the final word, you normally won’t know what they would approve until they approve it and the wait can be nerve wracking. Once the bank approves the sale, they give a closing by date that you must adhere to. Sometimes it’s just 30 days. In our office, we approve the mortgage
subject to the appraisal and bank approval, so that when the file is finally approved for sale by the bank, we are ready with all of our paperwork already approved and reviewed. We do an appraisal, update conditions and we are thereby ready to close on time. We had a client purchasing a short sale and there were two loans to be dealt with. The first mortgage approved the sale, but the second mortgage hadn’t completed their review by the close by date on the first mortgage short sale approval. The approval expired and now the second bank approved the sale. Now the first mortgage bank requested
more documentation to reapprove the loan. When they approved the sale, the second had expired. It took eleven months to coordinate the approvals and the price went up $20,000 from the first approval because the market value had gone up. They are now finally going to close next week! In “short,” a short sale can result in a great deal for a client. We have successfully closed many short sales and the buyers and sellers both were very happy, but it is buyer beware, because it can be a “long” time before the sale is completed.
