Theodosios Fylaktopoulos Architect Ioannis Veroios Structural engineer Project: Athenian Properties showroom September 2016 – Aθens - Greece
Project Brief: “Athenian Properties” an established real estate office in Kypseli Athens assigned to our office the design and construction of a 15sq.m. Showroom in Kypseli Fokionos Negri square. Client’s requirements for the project were to create a space in a central public square, to exhibit the available properties by the use of stands and screens, a meeting table and a small desk space. A storage room also is created at the mezzanine of the showroom. The store is on the ground floor next to the historical “Café Central” once meeting point of “Old Athens” Intellectuals, artists and actors. The building a modernism 1950 post war era residential building, required to be approached with respect to its’ design forms. We put our effort to use materials and forms that belong to this historical Athens area. The materials used intend to create a connection with Kypseli’s urban context, with elements of Bauhaus and Industrial architecture forms. Colors used in our design are Black and white. To resemble the black and white nostalgic Greek movies atmosphere of Fokionos Negri and this old Part of Athens. Bauhaus forms of rigid simple curved steel railings and signs were adopted for the design of the Showrooms’ front sign that also has a laser cut reals estate company’s logo and also hides the AC exterior unit. The interior walls are cladded by white façade bricks that create a neutral background to the steel exhibit stands structures. The floor finish made also from white concrete with handmade cement tiles, creating a central pattern also very commonly found in buildings of the pre and post war era at the area. The reinforced concrete mezzanine’s slab plaster was removed and the cast in site concrete was polished, as we wanted to make the 1950’s concrete cast visible to the interior. Finally custom made overlapping roof lights are suspended from the roof to provide direct light to the stands and to the rest of the showroom space. Theodosios Fylaktopoulos Architect
