What the 21st Century Home Buyer Wants

Whether you’re in the market for a new home, or wondering how appealing your existing home is by today’s standards, an up-to-date assessment of current home buyer preferences can prove handy in evaluating the many options that are out there. Home builders rely on such information to determine the best floor plans, locations and amenities to offer their clients, and a prime source of this data is the National Association of Home Builders’ (NAHB’s) Home Buyer Preferences Survey. This study focuses on 2,000 households who have either purchased

a new home in the last two years or who plan on doing so within the next two years. The latest survey results provide some surprising — and some not-so-surprising — insights into the psyche of today’s American home buyer. With prime home buying season upon us, you might find the following information helpful. Kitchens and bathrooms: don’t skimp on the details Not surprisingly, new home buyers pay particular attention to kitchens and bathrooms – more attention, in fact, than they pay any other rooms

of the house. Home builders and their consultants will tell you flat out that the kitchen can make or break a home sale, and that homes with fewer than two bathrooms can draw a significantly limited audience. More than 80 percent of those surveyed indicated a preference for two or more bathrooms. Interestingly, however, buyers aren’t looking to go overboard – an equal percentage (17 percent) said they preferred 1 ½ bathrooms as said they wanted three or more bathrooms. Nearly 80 percent of survey respondents consider a walk-in pantry a “must-have,” while more than 70 percent feel that way about an island work area in the kitchen. Other highly favored kitchen features include a built-in microwave oven, extra-long counters and newly popular “warming drawers” that keep meals palatable for on-the-go fam-

ily members who are perpetually late for dinner. Preferred kitchen cabinetry is made of light-colored wood, while the favorite kitchen floor layout is completely or at least visually open to the family room/great room area. The most popular bathroom features include a linen closet as well as an exhaust fan, separate shower enclosure, dressing/make-up area and private toilet compartment. Ceramic tile walls are also high on the preference list. In high-end homes, add a whirlpool tub and multiple showerheads to the mandatory file. Studies have also shown that it’s a good idea to plan ahead for accessibility issues in the kitchen and bathroom. With aging baby boomers one of the housing market’s most

formidable subsets, thoughtful extra features such as reinforced walls for grab bars, raised sinks and appliances, lowered light switches and lever door knobs – all of which allow for universal access by those with and without mobility impairments – can add valuable flexibility to your home and allow for what’s known in housing parlance as “aging in place.” Beyond the basics: specialty rooms and outdoor amenities Elsewhere in the home, several not-soobvious features can be extremely important for motivating home buyers. In particular, according to a large percentage of NAHB respondents, the laundry room is the singlemost desired “specialty area” in a new home. The second-most important specialty area is the

dining room – a surprise to the many naysayers who’d predicted an early exit for this traditional feature. On the contrary, more than a third of survey respondents indicated they could do without a living room in their new home. The most important exterior features are, respectively, exterior lighting, a lot with trees, a front porch, a rear deck or patio, and a fenced yard. Beyond the basics, an outdoor amenity that is rapidly gaining in popularity is the outdoor fireplace/fire pit, for backyard barbecues and the like. Soughtafter community amenities include, by order of importance, a park area, walking/jogging trails, open spaces, a lake, and playgrounds. Rodent proof your home before the cold weather settles in

(BPT) - It is that time of year again: time to wage war against the pests seeking entry into your home. So check for small openings around the outside of your house, trim bushes and vegetation, and do any other small repairs, because when temperatures drop, pests start looking for ways inside. "As the weather cools, rodents and other pests move inside," says Kim KelleyTunis, technical services director at Orkin. "Rats, mice and insect pests, such as cluster flies, Asian ladybugs and boxelder bugs, along with a few other regional pests like stink bugs and kudzu bugs, migrate toward homes, looking for warmth." Mice can fit through an opening the size of a dime, so it is important to fix any cracks in and under siding, doors and windows. Inside your home, these animals can go unnoticed, set up a nest and begin reproducing. A single female can have up to eight pups per litter and four to five litters per year. Cluster flies, Asian ladybugs, boxelder bugs and regional insect pests can be found inside wall voids and attics. They are more

frequently found congregating on sun-facing areas like south- or southeast-facing walls. "It is extremely important to be proactive in protecting your home now for the upcoming winter and spring months," says Kelley-Tunis. "As the temperatures warm in the early spring, many of these insects and rodents will emerge from their hiding spaces in search of a way out of your house, often congregating around windows and lights within the home." As you prepare your home for winter by covering the air conditioner, winterizing hoses and checking your roof for leaks, the

experts at Orkin recommend you also do the following: * Make sure all holes in mesh screens are repaired. * Replace door sweeps and ensure that doors and windows close tightly, without any small openings. * Trim excess bushes and vegetation around the home. * Make sure attics and wall voids are insulated. * Clean out gutters and install gutter guards to help prevent leaves and debris from accumulating. The surprising truth about carpet

(BPT) - Carpet has gained quite the reputation in the past decade, fueled by a multitude of assumptions. But is there truth behind the rumors about this very popular flooring option? With a little investigation you'll find many are completely false - making carpet a viable flooring option that can benefit everyone, from allergy sufferers to penny pinchers to the elderly. Who can benefit from carpet Carpet isn't just comfortable and stylish, it's a safe flooring option too, reducing slips and softening falls if they do occur ideal for both the elderly and very young. Carpet also improves a home's acoustics because it absorbs noise rather than reflecting it back into the room. Those who want to save money welcome the fact that carpet provides actual thermal resistance (Rvalue) - meaning when it's cold, it retains warmth longer, conserving energy and reducing heating bills. Perhaps one of the biggest misconceptions about carpet is that it's bad for people with allergies. But the 60 million Americans the Asthma and Allergy Foundation of America says live with respiratory ailments might be surprised to learn that the opposite appears to be true, according to multiple studies. Allergy and asthma carpet studies A 15-year Swedish study found no link between carpet and allergy and asthma attacks. In fact, when carpet usage in Sweden decreased by 70 percent, allergy reactions in the general population increased by 30 percent. In 2003, a study of school children in New Jersey found that having carpet in a child's bedroom was associated with fewer missed school days and less need for asthma medication.

These are just two of many studies showing no correlation between carpet and allergies or asthma. How carpet helps asthma and allergy sufferers So if carpet isn't contributing to allergy and asthma problems, how is it helping those with the conditions? Carpet acts much like a filter, trapping allergens and keeping them out of the air you and your family breathe. These trapped allergens, such as pollen, pet dander and dust, can then easily be removed through proper cleaning techniques. Think of your carpet like you would a sweater in your wardrobe. If you wear a sweater, it eventually gets dirty and needs to be washed. Your carpet is walked on by people and pets frequently, and much like a sweater, needs to get cleaned regularly to look its best and last a long time. To keep your carpet in great shape, reduce allergens and retain good indoor air quality, consider these tips from the Carpet and Rug Institute (CRI): 1. Vacuum regularly How often do you really need to vacuum? High-traffic or pet areas should be vacuumed daily, medium-traffic areas need to be vacuumed about twice a week and light-traffic areas should be vacuumed weekly. -Use a CRIcertified vacuum for optimum soil removal, dust containment and

to avoid damage to your carpet. 2. Limit dirt intrusion Keeping as much dirt and grime off the carpet as possible is ideal. Be proactive and put out a durable entrance mat for people to wipe off their feet before entering your home. Then require everyone to take off their shoes so less dirt is tracked inside. 3. Deep clean Once a year your carpet should be cleaned by hot water extraction by a professional. This process extracts deeply embedded dirt that regular vacuuming can't reach. Like carpet, these also need regular cleaning. Drapes and blinds can build up microscopic allergens quickly from open windows. Vacuum and wash regularly and consider hiring a professional cleaner once a year or as needed. Carpet provides many benefits for many different people, including those with allergies. So before you spend a lot of money taking out your home's carpet, remember why you chose it in the first place. Then take the proper steps to clean it so it complements your home for many years to come.
