THE PILOT — SOUTHERN PINES, N.C.

When you need to know... talk to Mickey DeBernard

Dear Community,

Your Dream Home is out there!

As you look through the Real Estate guide and check the internet sometimes we wonder if the perfect house really is out there. It is! What it takes is clarification of your wants and needs, preparation and a good REALTOR® to put it all together. Recent NAR studies show that over 90% of all real estate searches begin online. The Internet is a wonderful advantage especially for those moving to a new area. Technology has certainly improved our access to photos, virtual tours, goggle earth and more. There seems to be a large inventory of homes on the market, so why can’t I find what I am looking for? Viewing hundreds of homes can be confusing at best. The photos may be great and in some cases not so great. The best thing we can do is really look at how we live. Where do we spend our time in our current home? What activities take extra space? How much storage space do you require? Think about the monthly expenses you will incur in addition to the mortgage. Clarify what style of

home you prefer; single story or multi level, Brick or wood, Traditional or Contemporary. Do you prefer a neighborhood, in town or the country? How many bedrooms, do you need a formal dining room or an office? Spending a little bit of time really writing down what is important to you and what you must have will go a long way in helping you and your REALTOR® find the perfect home for you. Your REALTOR® is there to help you navigate the search, the negotiation of the contract, the inspections, appraisal, repairs and to help you find the best financing package for your needs. REALTORS® are trained to understand their market and the steps necessary for a successful transaction. It also takes time and patience. So do some homework and find a REALTOR® that is listening to you and understands your needs and timetable. Before long you will be living in your Dream home.

Versatile, Beautiful & Natural – Stone has everything you need to create a unique and memorable interior and exterior design. From the kitchen to the patio, from the entranceway to the great room, to the exterior face of your home, Stone has the color and texture to match any

setting for a natural fit. Here is a sampling of some of the most popular stones: • Cobblefield The distinctive style of Cobblefield evokes the rugged architecture of rural 19th-century America. It's an "uncoursed" stone, meaning that it isn't designed to line up

into uniform rows. Rough-hewn and informal, yet trim and organized—it's equally at home in both traditional and contemporary architectural environments. • Country Ledgestone Country Ledgestone is a popular stone because of its warm Arts & Crafts flavor. Its extensive palette allows for virtually endless opportunities to mix and match the texture with today's wide variety of home building products. The extensive color palette also offers subtle variations from other ledgestones. • Dressed Fieldstone Dressed Fieldstone has a timeless look. Its rugged character

evokes age-old building materials, yet it also looks at home in a more contemporary architectural setting. Thanks to its rich texture and range of colors it's suited to any number of design interpretations. • Drystack Ledgestone The texture and variation of Drystack Ledgestone capture both light and shadow. Each stone comes in carefully selected and shapes and sizes to accommodate tight spaces. Its rustic color palette blends well with contemporary roofing and wall fin-

ishes. • European Castle Stone Reminiscent of majestic European castles, this favorite offers ageless appeal. Its interlocking mortar grooves create a precise, groutless appearance — much like the castles of old. Available in a selection of heights and lengths, these geometric looking stones are exceptionally compatible with a broad range of architectural styles. • Fieldstone Throughout the history of homebuilding, fieldstone has remained the handiest and most commonly used of all building materi-

als because it has natural appeal. Wherever this surface appears—indoors, outdoors, in tailored architecture or on a log home in the woods—it provides a powerful, rugged character no other material can match. • Old Country Fieldstone Inspired by great European country architecture, this texture allows for a wide variety of looks depending on how it's applied. With a wide overgrout joint it gives the appearance of rural stonework done in a past century. At the other end of the spectrum, set horizontally and fitted tight, it can offer a far more formal, urban presence.

How to tackle your home comfort repairs for warmer months

(ARA) - Homeowners are looking forward to warmer weather after heavy snow and freezing rain took a toll on homes and businesses across the U.S. during the winter. Harsh weather even made its mark on typically warm climates in the southeastern part of the country, which experienced some of the coldest temperatures on record. The coming of spring is revealing a list of post-winter home repairs that need to be made. After being stuck inside for the past few months, getting outside now to assess home damage and tackle initial projects will help you get a jump-start on the season. Begin with weekend projects that alleviate water damage, such as clearing out gutters and downspouts. Look at the roofing and siding of your home, and repair any broken or missing shingles or panels. These projects allow you to dust off your toolkit, organize your garage and make a list of what needs to be done in the coming months to improve the stability and comfort of your home. This is also a good time of year to make sure your home's heating, ventilation and air conditioning (HVAC) system is functioning properly and at its most efficient rate. While most HVAC maintenance

requires the help of a professional contractor, American Standard Heating & Air Conditioning offers a few simple things homeowners can manage this time of year: * Check the furnace filter. Cleaning or

flow. * Listen for strange noises. Simply listening for loud or unfamiliar noises is good protocol for evaluating bigger issues that may be plaguing your home comfort system. Easy troubleshoot-

As recently as the 1980s, it was often challenging for an unmarried woman to get a credit card—let alone a mortgage. But today, nearly twice as many single women are buying homes than single men. The reason? Because they have the means as well the desire to maximize their financial fitness. Recent research by the National Center for Education Statistics shows that women earn 58 percent of all college degrees, and now comprise over 50 percent of the U.S. workforce. And according to the National Association of Realtors, most single women us those smarts when shopping for a home. • The vast majority work with an experi-

enced real estate professional to help them research important issues such as neighborhood trends, the quality of schools, or local covenants. • They plan for the ancillary costs of owning a home, such as landscaping and repairs. • They prioritize their current and future needs — such as proximity to the workplace — before pinpointing potential properties. They’re also willing to compromise on size and price to gain more desirable amenities. • Their frugal habits

pay off in the long run. More than onethird cut spending on nonessential items to save for the downpayment. Your goals deserve our attention changing your furnace filter each month will help extend the life of your furnace and may help save on heating and cooling energy costs. * Clean air ducts. Remove air ducts and return-air grille plates, and thoroughly clean with a rag, scrubbing brush or vacuum to prevent any irritants or dust from making their way into your home's air. * Inspect the outdoor air conditioning unit. Remove leaves, grass, dirt and other debris that may have built up around your outdoor air conditioning unit or heat pump to ensure nothing is obstructing the air

ing tips for a variety of system problems are also available in American Standard Heating & Air Conditioning's Symptom Checker guide, found online at www.americanstandardair.com. If you have an old HVAC system, or you are simply wondering how well your current system is performing, take the time to schedule a routine maintenance checkup with an HVAC professional. He or she can advise you on ways to improve the safety and comfort of your home, and make sure your HVAC system is operating properly. Additionally, ask your local dealer about what you can do to maintain greater control over energy costs and environmental impact, especially on hot days ahead. To locate an independent American Standard Heating & Air Conditioning dealer near you, visit www.americanstandardair.com. With these new improvements, your home will be looking and feeling as fresh as spring, and your cabin fever will be a thing of the past.

Spring greening tips for your home

PAGE D6

(ARA) - As the weather warms, are you thinking about spring cleaning? Or, maybe you're planning to spruce up your home with some improvements and upgrades. This year, why not add "spring greening" to your home-freshening routine? Making your home a "greener" place to live can improve its energy efficiency, reduce waste and make you feel more in harmony with the natural world springing to life around you. Green efforts can be as simple as switching out old incandescent light bulbs for more energy-efficient ones, or as energetic as adding skylights in the house or a vegetable garden in the backyard. If you're looking for ways to make your home environment more earth-friendly this spring, here are some ideas to consider: Powering down No matter how eager you are for warm weather, you're probably not too excited about the electric bills that come with summer heat. Heating and cooling account for the largest portion of a home's energy bill. Fortunately, you can do a lot to reduce electric use - and waste - to trim costs and still keep your home comfortable. If you're up for some minor improvement work that can pay off big in terms of energy savings, make your home feel more connected to nature, and add decorating flair, consider adding a skylight. The abundant natural light admitted to your home by skylights can help reduce the need to power artificial light sources. Plus, the natural chimney effect of venting skylights is a great way to passively vent moisture, fumes and potentially harmful volatile organic compounds (VOCs). In spring and fall, when it's too warm for comfort, but not hot enough to justify turning on the air conditioning, venting skylights can let in cool breezes and lower cooling costs. And they can close automatically in case of rain. You can learn more about No Leak Skylights and their energy-efficient benefits at www.veluxusa.com. You can also reduce energy costs in warmer months with some simple maintenance. During summer, when your cooling system works harder, be sure to change the air filter on your home's HVAC system every month. EnergyStar.gov also recommends a yearly tune-up of your system. ments can be accomplished in ways that are environmentally friendly. For example, painting is a common spring spruce-up. Many paints, however, contain VOCs and give off fumes that can irritate allergies and asthma. You can make your redecorating more eco-conscious by opting for low-VOC paints. And always be sure to open plenty of windows before painting, even if you're using a low-VOC selection. The fresh air will help the paint dry faster and ensure that any unpleasant odors vent quickly. Another common spring activity is lawn care. As warm weather approaches, many homeowners begin applying weed killer and fertilizer to their lawns in the hopes of having a lush, green carpet of grass come summer. Many lawn care prod-

ucts, however, can adversely affect the environment. If it's a priority for you to green your lawn - and not just to have green grass - it's possible to find plenty of eco-friendly lawn care products. Websites like www.OMRI.org, the home page of the Organic Materials Review Institute, can provide information on products that are environmentally friendly. Finally, as you're undertaking your spring cleaning, keep in mind the need to reduce waste. When you clean out your garage or attic and purge closets, evaluate items before you toss them in the trash. You may find that many of the things you were going to throw away can be donated, sold or recycled - anything to get them out of your house without adding to the waste stream.
