Can’t wait until spring to sell your home? Winter can be a tough time to attract buyers, particularly if you live in a region where there’s going to be ice and snow all around. Your home may not show as well in bad weather; however, it is possible. Here are some winter real estate facts to keep in mind:
Everyone Appreciates Mood
Create a cozy feel by adding extra pillows or afghans to the sofa and beds, or some plush throw rugs on the floor. Leave the dining room table set for dinner, along with a champagne bucket and a couple of glasses. Add some extra-fluffy towels or robes in the bathrooms. In short, make everything look comfortable and inviting.
Bright Light Is Cheery
There’s nothing that makes a house cheerier than sunlight. Wash the windows inside and out so they sparkle. Pull up the blinds and throw back the drapes for some warming illumination. In darker corners and niches where the sun won’t reach, place a lamp and keep it on. You could also use spotlighting to illuminate major features of the kitchen, living room or bathroom.
Warmth Is Comfort
People coming in from the cold will be pleased to find your home is warm and toasty. As a retreat from winter cold, your buyers will have more of a reason to feel comfortable and take their time. You might consider lighting a small fire in the fireplace or wood stove to keep things toasty. Try to keep indoor humidity between 40-60 percent to avoid that dry, stuffy feeling.
People Like an Orderly Property
In the winter, all visitors may see is a blanket of snow (depending on where you live). Do your best to keep the driveway and walkways neatly cleared and free of ice. Even if there’s just a light dusting of snow, sweep it away. Spread some sand over walkways to avoid slips and falls. Try to keep the roof clear of snow, as well, as a good roof is important to selling any home. You can always call in a roofing company if yours isn’t up to par.
Winter Can Be the Ideal Season
You’re more likely to get bids faster in the wintertime because you’re dealing with motivated buyers. They need to move, and soon, or they’d be waiting for the balmier temperatures of spring. You may get fewer visitors, but they’ll be serious buyers, not just frivolous house-shoppers. Stage your home well for the season and you may very well sell faster, and for a higher price, than you expected. You always want to keep your home clean and in good repair, but the trick to selling in winter is creating the effect of a warm, sunny retreat from the elements. SNOW DAY TIPS FOR YOUR HOME Snow days can be fun for kids and adults alike, especially if your office is closed and your only agenda is to curl up inside by a fire. However, for your home, a snow day can pose some safety issues. Below are a few tips from to keep your home happy and energy bills down as the winter weather comes down.
Saving on hot water. Installing insulation around your hot water pipes and lowering the temperature on your water heater from 130 degrees to 120 degrees can help you save 5% on your energy bills.
Clean or replace filters for a forced-air heating system. A dirty or non-functioning filter does nothing but drain money from your wallet. Check it every month—and now is a great time to clean or replace it if it’s dirty.
Clear radiators, registers, air returns and baseboards of obstructions.
Be smart about your thermostat. The Department of Energy recommends keeping the thermostat at 68 degrees Fahrenheit while you’re awake and at home, and lower when you’re asleep or away. How low you go depends on what’s right for your family and your health. During cold emergencies, the Illinois Department of Public Health has advised going no lower than 66 degrees Fahrenheit. That being said, never go below 55 degrees Fahrenheit, because you could freeze your pipes. You could also upgrade your thermostat. Most electronic thermostats let you set different schedules for weekdays and weekends. Some automatically switch from heating to cooling, and many tell you when it’s time to change your furnace or air conditioner filter. You can also install a smart thermostat and set your home’s temperature from anywhere.
Add insulation. Adding insulation and weather stripping can slash your annual energy costs up to 30% by keeping up the cold or heat and minimizing the stack effect. Start by ceiling large gaps around the chimney, furnace flue, plumbing pipes, ductwork, light fixtures and soffits in your attic. Then lay insulation between attic-floor joists and on the hatch or door, or add more if it’s already there. Look for insulation that’s become dirty, a sign of air movement that reveals other gaps you must fill. Also insulate ducts running through the attic.
Dust, rugs and furniture can block the heat and leave a room chilly. You can’t heat your home if the air isn’t circulating.
Don’t overwork your heating system. Keep comfortable the rooms you use most. Close off drafty rooms, stairways or hallways. Close blinds for extra protection from icy night winds, but open them during the day so sunlight can help heat your home.
Reduce the drafts. The cold is an opportunity to pinpoint the drafts in your home. Your hardware store can provide materials to seal leaks. Caulking and weather-stripping cracks and gaps around your home are some of the most cost-effective steps you can take to conserve heat. Focus on the attic, basement, windows and doorways. If you can’t get to the hardware store right away, improvise. For example, if you don’t have a door guard or sweep to block cold air under your front and back doors, use a rolled up towel. Using a fireplace to stay warm? Close the damper after you’re done using it so warm air doesn’t escape out the chimney.
Circulate the heat with the help of a ceiling fan. In the winter, run the fan clockwise (from your position, looking up at it) to pull warm air down from the ceiling. Turn off the fan when you leave the room. By following these tips, you’ll save money, and keep your mind at ease so that you’ll be able to enjoy your snow day worry free! TO GO SOLAR WITHOUT SOLAR PANELS Take a drive around your neighborhood and chances are those solar panels that once seemed so futuristic are becoming a pretty common site. But, even if you’re not ready to make the plunge to full-out solar power (and pay the price that panels cost), here are four ways you can incorporate solar energy into your home, according to the American Home Shield Home Matters blog:
1. OUTDOOR SOLAR LIGHTS
These attractive lights can instantly spruce up any landscape as well as add security in needed spaces. Solar security lights, flood lights or accent lights use solar cells to convert sunlight into electricity, and then store this electricity in special batteries that power the lights, come nightfall. Be aware, both the units and separate solar cell panel units need to be placed in sunny locations, so if shade from trees or structures will prevent adequate sunlight from getting through, the light’s performance will be compromised.
2. SMALL SOLAR DEVICES
Think about that tangle of wires on your desk or kitchen counter where your family charges their growing array of devices. Now imagine if those wires could be replaced by the sun! While it may not seem like big savings to charge personal devices with solar, they actually use more energy than you think. A solar-powered phone and tablet charger can be a simple, inexpensive and effective way to begin introducing the benefits of solar power to your family.
3. SOLAR WATER HEATERS
Powered by solar panels that heat the water and deliver it to the storage tank, solar water heaters can replace gas or electric models. You may even be able to take advantage of a specific federal tax credit for solar water heaters. Solar water heaters can be a reasonable alternative to conventional gas or electric-powered models.
4. SOLAR COOKERS
Think of a solar cooker like a sunshine-powered crockpot. Angled reflectors direct solar energy into a special chamber, heating food at relatively low temperatures over the course of many hours (eight to 10, depending on the recipe), just like a traditional slow cooker.

PLANNING A SPRING LAWN PROJECT?

If you plan to revamp your yard or lawn this spring, don’t wait for the sun to come out. You can get started during the winter for best results.
Consider the following: Book your landscapers.
If you are planning a big lawn or landscaping project this spring, contact your local landscapers or lawn service company and book them now. Most landscapers get super busy as spring lands, so beat the crowd and snap them up ASAP. Do Some Cleaning and Prune. While the threat of winter weather is still too great to do a lot in the yard, it doesn’t mean that no maintenance should be done. Go around your yard and clean up sticks, leaves and other debris that has fallen in the winter. Also, remove dead branches from your bushes, hedges and shrubs. Doing some prep work now will mean less time you have to spend cleaning your yard in the spring.
Avoid Walking on the Lawn.
If your lawn is covered in frost of snow, try your best to avoid walking on it. This can weaken and hurt grass if it is regularly walked over when it is frosted or covered in snow.
Prepare While You Can.
If there’s a chill in the air, keep an eye on the forecast and leave yourself enough time to prepare should frost, ice or snow be on the horizon. Have ice melt or salt ready to put down on your walkways or driveway so that you have a clear path to walk.
Mulch.
If there is no snow or frost on the ground, you can lay down some fresh mulch. This will protect your flower beds for the rest of the winter, and come summer, will protect the soil and keep weeds at bay. Winter is a great time to start planning for your spring projects. 5 WAYS TO SPRINGIFY YOUR HOME Winter got you down? Winter blues, or seasonal affective disorder (SAD), is thought to be common. There are things that you personally can do to fight the blues – such as keeping active, getting outside during the natural daylight, and staying warm. But there are things you can do around your house as well to battle the shorter days and cold weather that comes in winter. Bring a little spring into your home long before the season arrives with these few simple tricks:
Set a flower budget
Start your veggies from scratch
While it’s certainly not a necessary expense, adding an arrangement of fresh flowers to your home weekly might be well worth the mood-boosting value they bring. Opt for your local supermarket instead of the florist and stick with brightly colored mums, carnations and daisy to keep the investment low. Or up the springtime vide with a bouquet of pastel colored tulips.
Make a small investment in a few indoor potting supplies and start your tomato and other vegetables from seed this year. Choose a sunny window and watch them sprout. By the time the weather is ready for them outdoors, they’ll be strong enough to plant.
Get some plants
However, before making any purchases, take a little time to look up flowers that do well in the winter months. Even if you’re keeping them inside, flowers that require lots of light might not do so well during the shortened days of winter, and there’s nothing worse than flowers that wilt right away. If you’re looking to just add a vase or two of flowers, go with a variety that tends to last a long time like mums or carnations.
Like flowers, plants will also help boost your mood, but will last much longer than cut flowers. However, since its winter, choose some of the easier to care for varieties that don’t require a lot of light or water, such as succulents and Chinese evergreens. However, since a living plant will last much longer, make sure the one you pick will also fit into your eventual spring and summer décor. If the plant fits, but its container doesn’t, you can always repot the plant come spring.

There’s no law that says scented seasonal candles must be used in said season! Use the powerful sense of smell to make you feel like spring, even if the weather outside says otherwise. Try a lilac, hyacinth or rose scented candle, or take it a step further and light candles that smell like the beach or warmweather fruits like peaches or watermelon.
There is also no decorating rule that says you must wait until spring to replace your heavy drapery with your airy sheers. Doing so will instantly brighten your mood by letting more natural light and sunshine in. Some people find that using a dawn simulator - a bedside light, connected to an alarm clock, that mimics a sunrise and wakes you up gradually – can also brighten your mood.
Force bulbs If you can’t wait to see those first harbingers of spring pop up through the ground outdoors, plant some bulbs in a few pots around the house and watch them sprout and bloom long before the calendar turns to spring.
