Elegant Landscape Designs Can Greatly Enhance Property Value By Lee Flynn Elegantly designed exterior landscapes can greatly enhance the appearance, curb appeal and market value of almost any home or property. Even large-scale landscaping projects can often be completed with relatively little cost and may add several thousands of dollars to the market price of a home or other property. Advanced options, such as hardscaping installations, xeriscaping or more ambitious layouts and designs are more than able to pay for themselves should homeowners ever decide to sell their home or investment property.

The Importance of Curb Appeal Even the most attractive homes may still lack curb appeal. Professional landscaping designs and exterior renovations often provide the single most effective way for homeowners to create and maintain the level of curb appeal needed to enhance the market value of a property. Landscaping maintenance and installation services can be a valuable resource for homeowners seeking to protect their investment. Landscaping is Among the Most CostEffective Home Renovation Projects Curb appeal projects can provide a significant return on investment for home and property owners. In addition to costing far more, interior renovations and home upgrades may do little to improve the overall impression a property is able to make on prospective buyers. While interior renovation projects can be beneficial for creating a more comfortable home or optimizing the market value of an investment property, interior upgrades often fail to provide the level of results that professional landscaping designs may be able to offer. Restoring and Maintaining Existing Hardscape Installations While often less costly than interior renovations, landscaping upgrades may still come with a hefty price tag. Restoring existing stone work, professional surface and grout cleaning and other maintenance services that may improve the appearance of existing hardscape materials can significantly reduce overall costs. Professional maintenance services can provide property owners with a more affordable way to improve curb appeal

by restoring a faded or neglected landscape to its former glory. Professional maintenance services can even be of benefit for those undertaking a radical redesign of their landscape. Incorporating existing installations into a new design or restoring and reusing landscaping materials can provide a level of savings that few property owners can afford to overlook. Working with the Right Professional From basic upgrades and maintenance solutions to more ambitious landscaping designs and complex renovations, the services and assistance of a qualified and experienced professional can be a key asset. Property owners often lack the tools, expertise and resources needed to tackle large-scale landscaping renovation projects on their own. Working alongside the right professional can provide superior results and ensure that homeowners are not forced to make due with a limited range of designs, options or solutions. Dealing with the wrong landscaper or overlooking the service providers that may have more to offer can be a very costly mistake. Creating the Best Exterior Landscapes Elegant landscaping design, hardscaping installation or restoration services that make the home more attractive can all make a huge difference. Property owners who overlook the importance of curb appeal may find themselves hard pressed to enhance the overall value of their investment. Landscaping projects that may be completed for a fraction of the cost of a room addition or other interior renovation provide a proven and effective way to add thousands of dollars to the market.

7 Ways to Wow Buyers with Outdoor Staging As one of the busier times of year for real estate activity, summertime is ideal for sellers hoping to unload their homes for top dollar. If your home is on the market this summer, stand out from the pack with these outdoor staging tips, courtesy of the experts at Point2.com.

1. Invite Buyers In

It’s no secret curb appeal matters to buyers, but too often, minor details are overlooked when setting the stage out front. To roll out the welcome for buyers, replace your worn welcome mat with a summery alternative, and install large house numbers in a prominent location that can be viewed from the street.

2. Shine Up Windows

Cleaning windows inside and out can be taxing, but it makes a noticeable difference. For the exterior sides of the windows, scrub off any accumulated film from tree pollen and polish until glistening. Buyers will be pleased to see not only a sparkling home outside, but a light-filled interior as well.

3. Showcase Small-Scale Color

In lieu of a costly exterior paint job, choose specific areas outside to add pops of color. Window boxes bursting with blooms are often well-received by buyers, as well as container plantings. If the exterior could use refreshing, consider re-painting the front door before recruiting a professional to do the entire home.

4. Spotlight for Safety

Make sure the outdoor spaces around your home, including the front entrance, deck, patio, and walkways, are appropriately lit. Updated light fixtures are not only aesthetically pleasing, but are an added safety feature to the home.

5. Maintain the Landscape

A well-kept home speaks volumes to buyers, and the exterior is no exception. Whether you hire a professional landscaper or DIY, trim the lawn and any hedges – the latter can be a trip hazard if left untouched.

6. Deck Out the Deck

Whether your home features a deck, patio, porch or other outdoor living area, take time to power wash the surface to remove any debris. If your outdoor furniture is lacking, consider purchasing a fresh set, complete with all-weather cushions and pillows in vibrant colors.

7. Make the Pool Picture-Perfect

Pools can be a make-or-break feature for buyers, so play it up as best you can. After having the pool cleaned by a professional, take care to skim the surface for any debris that accumulates between buyer visits. Be sure the pool cover, mechanized or otherwise, is free of damage and the filtering system is in proper working order.

Tips to Avoid Scams

Replacing or repairing a roof is a costly undertaking— one that for many homeowners has been marred by disreputable roofing contractors. However, don’t let a few bad apples ruin the whole bunch. There are plenty of trustworthy roofing companies in your area. To avoid roofing scams and to find a reputable roofer, follow these tips, courtesy of the Insurance Institute for Home & Business Safety (IBHS):

1 2 3

Research roofing contractors diligently before hiring one. Consult the Better Business Bureau (BBB) and search for reviews and ratings online. Avoid contractors who have generated complaints, lawsuits, etc. A reputable roofer will also be able to provide previous customer testimonials or recommendations vouching for their work. Confirm all credentials before hiring a contractor. A reputable roofing professional will be licensed, insured and bonded, and will be able to provide the aforementioned locally-based references. Request to review their license number, federal tax identification number, and certificate of insurance—a qualified professional will provide them. Fact-check this information with the appropriate authorities. Get detailed estimates (in writing!) from contractors you’re considering hiring—more than one is best. Shop around to find the best value. Don’t feel pressured to hire the first roofing company that gives you an estimate. Also be wary of any “today only” deals or prices when you’re given an estimate, they are pressuring you into making a decision right away. y

Do not enter into an agreement with a roofing contractor who solicits business at your doorstep, particularly after a storm. This could be a sign of an imposter. Also, be wary of any deals or prices that sound too good to be true. They usually are. Exercise caution when dealing with contracts. Be sure to read and re-read all documents, or have a third party review them with you, before signing them. Do not sign a contract with missing information—a fraudster may fill these blanks with inaccurate information. Do not feel pressured to sign a contract on the spot. Most importantly, never pay upfront in full for roofing work. Scammers will make off with the money, never to be seen again.

By following these tips you will find a reputable roofing company that will provide you with a great balance of service and price. Good luck with your roofing project!

HOME BUYERS:

7 Ways to Prepare Your Finances Did you know many homebuyers are financially unprepared to purchase a home? According to a recent survey by the National Foundation for Credit Counseling® (NFCC®), almost half of respondents report being “least prepared” to buy a home – a sign that education is needed, especially for first-time buyers. Prepare your finances well in advance of searching for a home. Here’s how.

1. Make a Financial Plan Knowing where to start means conducting a complete review of how your household budget is managed. Comparing income and expenses, reviewing debt, and tracking savings are just a few of the ways to measure readiness for homeownership. 2. Review Your Credit Report and Score Because a mortgage is the largest debt a person is likely to carry in their life, credit history can be a deal breaker or a dream maker. A credit report may be obtained without a score for free once every 12 months from each of the three bureaus by visiting AnnualCreditReport. com. Once a copy is obtained, review it for discrepancies and dispute any differences. Do this at least six months in advance of applying for the loan, allowing time for inaccuracies to be corrected. Along with the free credit report, a score can be purchased for a small fee. Because the score is critical to mortgage

approval and competitive interest rates, it is worth taking a look before submitting the loan application. Lender guidelines vary, but a FICO score of 760 is typically the threshold for the most favorable interest rates. 3. Start Saving A down payment is typically no less than 20 percent of the purchase price of a home, and coming up with the money may be a significant pain point. A down payment is essential to limit the amount borrowed, as well as increasing the chance of having more favorable mortgage terms. 4. Decide the Type of Loan After you’ve selected a lender, decide whether to take on a fixed-rate or adjustable-rate loan, which are the most common of the many different types of financing available. For those planning to remain in the home for a long time, a fixed-rate mortgage helps add stability by keeping the payment the same for the life of the loan. Those expecting their stay in the home to be no longer than five to seven years may be better served

by an adjustable-rate loan, where they could benefit from lower rates in the short term. 5. Pre-Qualify for a Loan It is important to know the limits of what is affordable before beginning to shop for a house. A good place to start is by becoming pre-qualified with a lender. This free service can typically be done in-person, online or by phone. The lender will need to gather some financial information and will offer a general idea of the amount of mortgage loan available based on the information provided. This non-binding estimate is the best way to know how much house would be affordable. 6. Become Pre-Approved for a Loan Applying for a mortgage typically in-volves a cost and is done by supplying detailed financial documentation to the lender. The lender will use this information in conjunction with information obtained by pulling a credit report to determine the amount and terms for the loan. This is not a final approval for a loan, but is a significant step toward that outcome.

7. Lock In the Rate If you like the interest rate being offered when pre-approved, lock it in by getting the commitment in writing. It can take time to find a home, negotiate a price and secure funding. Locking a rate for a reasonable period of time helps make room to complete the process without risking a less-favorable interest rate.

6 WAYS

to Get Ready to Sell Your Home This Summer

Summer has long been one of the best and most popular seasons for selling a home. If you’re ready to put your home on the market, follow these steps to make sure you’re in prime showing shape for the summer selling season.

1. Find a real estate agent. Use this time to interview several agents and make the right selection. Choose an agent with excellent local market expertise, technology savvy, and negotiating skills. The relationship you have with your agent is important, so be sure to select someone you connect with and communicate well with. 2. Make necessary repairs. If your real estate agent advises that certain repairs be done prior to listing your home, take the time to contact the appropriate contractors or service providers to help make the repairs. Make them before you list your house, as they will likely affect the price at which you can list your home. 3. Have a painting party. There’s likely more than one room in your home that will need to be painted before it hits the market. Stick to neutral colors that help to tone down a space, as bold colors can reduce offers. Spend the next few weekends accomplishing the task. 4. Pack up. Now is the perfect time to start packing up unnecessary items. Not only will this give you a head start on your eventual move, it will declutter your home for optimal showing purposes. 5. Stage your home. Staging helps to focus on your home's strengths, downplay any weaknesses and appeal to the largest pool of prospective buyers. Move furniture around for better flow, which makes rooms seem larger. Use brighter light bulbs in lamps and fixtures to add more light and open up windows. Spruce up the kitchen cabinets with a coat of paint or at least new hardware. 6. Plan a photo shoot. Once the essential cosmetic changes have been made, talk to your real estate agent about the best time to photograph and film your house. Make sure your surrounding property is camera-ready too. Gather photos of your garden in full bloom and your pool or patio under the bright sun so that your agent can add them to the listing.

Hiring a Contractor? Do This First Nothing is more exciting than embarking on a home renovation project! Hire the wrong contractor, however, and your dream remodel can quickly turn into a nightmare. That’s why it’s essential to do your due diligence when hiring a contractor, such as getting multiple estimates before signing a contract. According to the Better Business Bureau (BBB), when you get multiple bids, you can learn a great deal about the proposed project, such as what type of work is needed, the quality of the building materials, how long the job may take and the total cost.

u

u

Get everything in writing. Make sure all verbal promises end up in the written contract as well as a detailed description of the work, the cost of materials and start and completion dates. Contracts also should include specifics about the deposit and payment schedule and guarantees for the quality of work and materials.

u

The contract should specify required permits - Renovation work often requires permits from the town or municipality. If you’re contractor suggests going without permits, it might be a sign they have a poor reputation at city hall.

The BBB offers these other tips to help find the best, most ethical contractor to work with and ensure a successful home renovation: u

u

First, check bbb.org BBB’s business profiles can tell you how long the contractor has been in business, as well as provide contact information, verified customer reviews, complaint details and how the business responded. Be wary of ‘today-only’ sales pitches - This is a sales tactic designed to get you to sign a contract or put down a deposit, without giving you the opportunity to do your research. Watch out for these and other ‘bargains’ that rush you into a deal.

u Get references from recent customers - Speak with other property owners who had work done recently, and ask what they did or did not like about a particular contractor. A reputable contractor will be happy to provide u client references.

Compare apples to apples – Choosing a prospective contractor is simpler if you ask for quotes based on the number of hours needed and the same quality of materials. Avoid putting down a large deposit - A typical payment schedule should follow the “rule of thirds.” The first payment is given when signing the contract and helps pay for materials, the second payment when work begins, and the final payment when the job is finished and you are satisfied with the quality of work. Ask the builder to walk you through the work to explain what has been done. By sticking to the above steps, you’ll head into your renovation with peace of mind, knowing you’ve done your homework and taken the necessary steps to select the best possible contractor.
