Tips to Ensure a Successful Open House.

Preparing your home for an open house can be stressful. Sometimes it’s hard to figure out where to start, or even find the time to make your home look presentable. We’ve all heard the basics - clean everything and de-clutter - and we all know the age old ‘fresh baked cookies’ trick. This month, we’ve come up with some quick and easy suggestions for items that are often overlooked. Here are a few tips to help you get ready for your open house that won’t make you feel overwhelmed. Kitchen: Put away any appliances on the counter that are not essential. The more counter space potential buyers see, the more appealing your kitchen will seem.

Storage: Make sure any storage rooms are walkable! It’s understandable that you need to store belongings in there, but put the unused items in boxes. It will appear less cluttered, and will save you time when packing.

Living Room: Rugs can help make your home more inviting. Be sure any floor coverings do not detract from beautiful hardwood flooring beneath them. Alternatively, if your flooring has some spots that you don’t want highlighted, an inexpensive rug will work wonders.

Bathroom: Remove any excess cabinets. We often add storage units and baskets to our bathrooms in order to store our linens and toiletries. However, the over-the-toilet cabinets and extra baskets can make a bathroom seem crowded and appear smaller than it actually is.

Basement: Use a dehumidifier if your basement is damp. In the summer, it may be great to have a cool basement, but add some heat for open houses throughout the rest of the year. Atmosphere can have a huge impact on potential buyers and no one wants a damp basement to detract from a sale.

Bedroom: Move the bed out from against the wall if possible. People want to see a master bedroom that is large enough for two people. Leaving space on both sides of the bed can actually make a room seem larger and more liveable.

Stairs: Remove any clutter from the landings of your stairs and make sure your railings are secure. Add a runner if your stairs tend to be slippery. A staircase that has safety issues could detract from a potential buyer’s ability to envision their family living in your home.

Does your next move involve downsizing? Perhaps you’re moving from a large home to a small bungalow? Maybe you’re empty nesters and are opting for a downtown condo? Moving can be exciting, but also a source of anxiety. We know it can be hard to part with items that you’ve collected over the years, so we have compiled a list of some helpful tips to make the transition less stressful.

Plan ahead. Will your current furniture work in your new living space? Assess the layout of your new home before packing up your current one. If you can determine the rough layout of your new home and where the furniture will go, you will be able to get rid of anything that won’t fit before you make the move - saving you time and money. It also helps to assess the storage capacity of your new home. Will you have a garage or a storage unit? Will you have an ample amount of closet space? Knowing what you will be able to store in your new home will help you determine what needs to be eliminated before leaving your current home.

When trying to decide what you don’t need, try to envision it in your new home. Will you use it? Will it serve a purpose? Will it fit? Downsizing requires getting rid of clutter and purging those items you have been saving for ‘a rainy day’.
