Housing Insights from the Nova Scotia Association of REALTORS® Nova Scotia is one of two provinces expected to see a double-digit increase in home sales in 2024. Our latest forecast shows sales and average home prices in Nova Scotia increasing this year. First, what are we seeing in Nova Scotia? • In Nova Scotia, market activity remains relatively subdued compared to the pandemic period, amidst a backdrop of falling housing demand and elevated borrowing costs. • Year- to-date, home sales are down by almost 20% while price growth continues to be quite modest with average prices being up by 1.5% as at the end of October. Nonetheless, despite increasing at a much slower pace than in previous years, average prices are still hovering around the record highs set earlier on in the year. • Close to 1,400 new listings were placed on the market in October. This saw roughly 11% more homes being available than around the same time last year. • The sales to new listings ratio indicates that sellers, although losing ground in recent months, still exercise more control over the market relative to buyers. Is this a different trend than other areas of Canada and why? • The decline in home sales is consistent with what we are seeing in other provinces. However, on the issue of prices, the story is slightly different. Nova Scotia is one of 3 provinces that has recorded a year-to-date price increase, with the other 2 being New Brunswick and Newfoundland and Labrador. • Historically speaking, house price corrections, similar to what we are currently witnessing, typically hit the most expensive markets the hardest. Since the pandemic, the Ontario and BC markets experienced the quickest run-up in home prices; therefore, it comes as no surprise that those markets, Ontario in particular, are the ones bearing the brunt of the correction since interest rates began to rise last year. What does the market look like for Nova Scotia in 2024? • Nova Scotia is one of 2 provinces expected to see a double-digit increase in home sales in 2024. • According to our latest forecast, sales are projected to increase by 10.4% to around 11,600 units. Average home prices in Nova Scotia is projected to increase by 2.0% in 2024 to approximately $427,000. Is this different than other areas of Canada and why? • The modest price growth forecast is mostly consistent with what we expect to see materialize across all the other provinces. • The sales outlook however, although positive for all provinces, is somewhat mixed in terms of the extent of the anticipated market rebound, the magnitude of which is likely to vary on a province-by-province basis.
