Liberal MP Jim Karygiannis is opposing the proposed boundary changes to his ScarboroughAgincourt riding and claims that boundary changes for the new Scarborough-Rouge riding was ‘gerrymandered’ in favour of the NDP. “You’ve divided a community that has been known for the last 25 years,” Karygiannis said of his riding. “The way that they cut it up is crazy.” Scarborough-Agincourt is currently bounded by Steeles Avenue to the north, Hwy. 401 to the south, Victoria Park Avenue to the west and Midland Avenue and Brimley Road to the east. New film puts focus on deportees

T

ragic headline news proved to be the impetus for a Scarborough film writer and director’s dramatic movie Home Again. David “Sudz” Sutherland and his wife, writer Jennifer Holness, were enjoying a typical morning breakfast in their downtown Toronto home, when headline news caught Holness’ attention. “My wife, and collaborator, was reading the paper when she came across an article about a boy she went to school with,” said Sutherland. “He had some trouble with the law and was deported back to Jamaica.” A short time after his deportation to his native country, the young man was murdered. “My wife is also from Jamaica,” Sutherland said. “The story shocked both of us.” Both Sutherland and Holness embarked on reading and researching about deportation amongst marginalized citizens and they discovered an unsettling statistic. “A lot of people who are deported are murdered,” Sutherland said. Sutherland set forth to interview 40 deportees from Jamaica and other close-by countries. “After we spoke to all these people, we had enough material for a feature film. A film that covered social issues that haven’t received enough attention.” Composite characters were born out of the intense interviews con-

The characters are forced to embrace and endure a foreign culture. Survival instincts Their survival instincts are tested and each character is faced with the existential question of who they are. Sutherland is no stranger to marginalized and troubled youth from his days growing up in Malvern. “My parents [emigrated] here so I could be a professional,” Sutherland said, noting that this is a common bond amongst immigrants. “I dealt with a diverse group of people, I see life from a lot of different view points,” said Sutherland. Trouble had a way of finding young kids from the neighbourhood, but Sutherland managed to find a different path. “I’m no gangster, but other kids don’t do a course correction,” said Sutherland. “Not everyone gets away from that life. I kept busy, when you have idle hands, the devil finds work.” Sutherland bided his time between sports and various artistic pursuits. “At a young age, I started experimenting and learning about photography,” Sutherland said. His interest took him to York University and their film studies program.

“When I told my dad I wanted to be a writer, he said ‘That’s lazy man’s work,’” Sutherland said. “He wanted me to become a doctor or a lawyer.” But his father had a change of heart when he began to see his son’s passion and talent emerge. “He’s very supportive of my work,” said Sutherland. Sutherland has had two films premiere at the prestigious Toronto International Film Festival, including Home Again. The movie opens in major cities, including Toronto and Montreal tomorrow.

Be aware of local wildlife W

hen it comes to living in harmony with wildlife, city residents will find education and awareness useful tools for peaceful coexistence. Scarborough Centre Councillor Glenn De Baeremaeker issued a call this week for a staff report on updating the city’s policy on coyotes. According to a letter from the councillor to the city’s licensing committee, he would like to see a “formal ‘no kill’ protocol” for coyotes for animal services staff, the banning of feeding of coyotes within city limits and a “comprehensive outreach and education campaign regarding living in harmony with coyotes.” The committee agreed to have staff study De Baeremaker’s proposal. While we agree making food sources easily accessible to wildlife needs to be curtailed, we’re unsure a outright ban on feeding our view how coyotes would be effectively enforced. Education If a bylaw can’t be enforced, what’s the point in having it? for residents But the feeding issue is important. And the councillor’s call for needed an outreach and education campaign has potential for significant impact in all of the city’s neighbourhoods that share space with wildlife – and not just for coyotes. Educating people on the dangers of feeding wildlife is an important tool when it comes to changing behaviour. Depending on the area of the city you live in, you may share space that’s home to species such as owls, hawks, deer, foxes, raccoons, squirrels or possums. In our Wild in the City special report, published Jan. 31, we explored what species are endemic to our individual nine communities and why, whether they were fleeing the loss of habitat or using rail corridors for safe pathways. This campaign can include best practices for secure storage of garbage and green bin materials, safety measures to protect domesticated pets and expert advice on any issues specific to certain species we’re liable to come across. Toronto can become a leader among other cities when it comes to demonstrating how its residents and wildlife can peacefully co-exist. A city-wide education campaign focusing on the variety of wildlife that share this city with us would be a helpful measure to achieving that status.

By that logic, we should close bars, beer stores and liquor stores because of the potential negative effects they have on problem drinkers. People have to take some responsibility for their

To the editor: Re: ‘Put end to sidewalk snowplowing,’ Letters, March 14. A. Welch has hit the nail on the head, saying what a waste sidewalk plowing has been. I can add a further note to the stupidity of it. Like so many others, a piece of our sidewalk is uneven and requires fixing with tar occasionally. This year it was badly in need of repair and the city waited until November to fix

Woman injured in violent robbery

A 41-year-old woman was hurt during a violent robbery near Danforth and Leyton avenues. Police said a male and two females swarmed the victim, kicked and punched her and stole her cellphone around 1:20 a.m. on Saturday, March 16. The victim was taken by ambulance to hospital. Police have vague descriptions of the robbers, who fled the scene.

Teacher charged with sexual assault

A Scarborough school teacher faces charges after a 12-yearold boy was allegedly sexually assaulted at a home in the Markham Road and Sheppard Avenue area between Sept. 4 and March 7. Police also allege another 12-year-old boy was assaulted at the same home, also between Sept. 4 and March 7. Kearsley Peters, 56, has been charged with sexual assault, sexual exploitation,

sexual interference and assault. “The man is a teacher at White Haven Junior Public School, teaching children with special needs,” police said in a news release. The school, with students from JK to Grade 6, is on Invergordon Avenue in Scarborough.

Olympian Piper to retire from competitive hockey One of Scarborough’s most decorated Olympians is set to call it a career. Cherie Piper, an Albert Campbell Collegiate grad who helped Canada win three Olympic gold medals in women’s hockey, announced her retirement from competitive hockey prior to last Saturday’s Canadian Women’s Hockey League (CWHL) regular season finale which her longtime club team, the Brampton Thunder, won 7-0 over the Toronto Furies. Fittingly, Piper closed out her final regular season game with the final two goals (to go along with her assist on the opening goal). Piper is about to get her last taste of the post season as the Brampton Thunder compete this week in the CWHL’s fifth annual Clarkson Cup March 20 to 23 at the Centennial Co m m u n i t y Ce n t re i n Markham.

Brampton along with Toronto, Boston and Montreal are competing in a roundrobin format with the top two teams playing for the championship, Saturday, 2 p.m. In her final regular season, Piper was sixth in team scoring with 13 points (nine goals, four assists) in 22 games. She was a late cut to last year’s national team which won gold, ending a three-year U.S. reign. Her tally for the 2010 Vancouver Olympics was 10 points (five goals, five assists) in five games - fifth on the team. At the 2006 Turin Olympics, her seven goals and eight assists was good enough for second place amongst all point-getters and tied for tops for goals. She is in the top-10 all-time scorers for the Canadian women’s team, although up-to-date stats weren’t available.

Spooner to play in third world’s

Scarborough’s Natalie Spooner, a Cedarbrae Collegiate grad, will be heading to her third world championships after being selected to the Canadian team this week. This year’s world championships take place April 2-9 in Ottawa. Spooner helped Canada earn gold last year, contributing four goals and two assists in the five games. This week, she is with her Toronto Furies club team trying to win the Clarkson Cup – the CWHL championship. This year, in her rookie year, she finished second in team scoring in the justcompleted regular season with 23 points (15 goals, 8 assists) in 24 games.

he Toronto Region Board of Trade has been a big player in policy development at Toronto City Hall since amalgamation. Which is not to say that it’s always been a welcome player. In the early years of amalgamation under Mayor Mel Lastman, it proved a powerful ally in obtaining help from the federal and provincial government; during the Miller years, it attempted to provide budget advice that council – or at least the mayor – had little interest in hearing. It’s weighed in on social issues, infrastructure and tax policy at the same time as it’s engaged in its more core business of... well, business growth and retention. This week, the board stepped into the fray once more: this time, with a suite of taxes, fees and levies to come up with about $3.5 billion a year, going towards public transit. This is not a huge leap

david nickle the city for the board. For years they’ve been advocating massive public funding of transportation infrastructure expansion in Toronto. On the other hand, it is newsworthy, when a business organization is the first out of the gate in proposing what under other circumstances its more conservative members might decry as a massive tax grab. In this case, the conservatives who seem most uneasy about these proposals are the ones on Toronto Council. Mayor Rob Ford has made it clear that he doesn’t support any tax increases for transit. Doug Holyday, the deputy mayor, doesn’t like them much either. Even Karen Stintz, the chair of the Toronto Transit Commission and generally more a more progressive conservative on council, worries about

the $1-a-space parking levy the board’s suggesting. That reaction shouldn’t be the rule for the board’s proposals: specifically, a one per cent regional sales tax, a 10 cent per litre regional fuel tax, a road toll for HOV lanes and the aforementioned parking levy. The proposal is a good start toward coming up with the $50-billion cost of the regional Let’s Move plan. One might add to that a portion of income tax – so that the entire cost isn’t borne through user fees and consumption taxes – but the Board of Trade does provide the basis for a payment plan for the cost of building our infrastructure to match our city’s needs and aspirations.The alternative is the continued reliance on the fantasy of private sector funding that will never materialize. Highly touted with the third seed, Cardinal Newman were edged 2-0 by St. Aloysius Gonzaga from Erin Mills, ranked 15th in the 16-team Ontario Federation of School Athletic Associations (OFSAA) tourney being played out of the Powerade Centre. Scarborough’s Tyler Toffoli collected his first National Hockey League (NHL) points – a goal and an assist – in his second game on Monday. His Los Angeles Kings won 4-0 over the Phoenix Coyotes, and Toffoli, who started out in the Scarborough Hockey Association and who went to Birchmount Park Collegiate before heading to play for the Ottawa 67’s, was named the game’s third star. ‘No kill’ policy on coyotes to be studied by city Residents feeding coyotes are adding to problem, increasing danger, committee told DAVID NICKLE dnickle@insidetoronto.com Toronto councillors will be looking at the pros and cons of establishing a non-lethal policy for dealing with coyotes, and also making it clear the public is not allowed to feed the wild canines. The city’s licensing and standards committee voted to ask staff to report on having a formal “no kill” policy at the urging of Scarborough Centre Councillor Glenn De Baeremaeker. The councillor made the pitch in the wake of the shooting of a coyote by police in Cabbagetown, and reports of a far too friendly coyote roaming the yards of residents in the Beach. Last month, a Beach resident’s dog had to be euthanized after having been attacked by a coyote. B e a c h e s - E a s t Yo r k Councillor Mary-Margaret

McMahon has been dealing with an elusive, people-friendly coyote in the neighbourhood and she said a ban on feeding in particular would be helpful. Too familiar “I’d like to see some enforcement of a no-feeding policy,” she said. “That’s a key in our neighbourhood. It seems the coyote is too familiar with humanity.” McMahon said that pet owners have to be aware there are times of year, particularly in the spring, they should keep their animals indoors. “We definitely have to be concerned about letting our animals out, especially during (coyote) mating season,” she said. “We need to just be more aware of the mating season and protecting animals at

He pointed out that laying lethal traps for coyotes are as likely to snare pets or children. “Coyotes are smarter than your typical bear and they will avoid the trap, but your neighbour’s dog might walk into a trap and be maimed horribly.” He said the only time a coyote should be killed is if people are in danger. And under no circumstances should anyone feed wild coyotes. “I think we need to look at an education campaign and we should look at banning the feeding of coyotes,” he said. “Most of us won’t. But members of the public know who’s feeding coyotes. There’s nothing we can do to stop that person from doing what they think is a kind thing. But it’s not a kind thing. As soon as you feed that coyote,

Building on STRENGTH

Automobile manufacturers are taking many different approaches to improving the fuel economy numbers in their fleets. For Toyota, it’s gas-electric hybrid technology that is leading the way. Toyota is the poster child in the industry for hybrids as both the Toyota and Lexus brands lean heavily on what is now a proven and mainstream technology. Hybrid sales were up 167 per cent for Toyota last year in Canada to 14,595

units. Of those, 3,438 were Camry Hybrids and sales of that model are likely to continue on an upward trend throughout 2013 for Toyota. After a major refresh of the car for 2012, the Camry Hybrid for 2013 has few changes except in standard content. Two trims levels are offered for 2013 — the LE priced at $27,710 and the XLE at $29,235. Our tester was an XLE, painted in Classic Silver Metallic. With the $6,084 Leather

and Premium Audio package added on to the freight and PDI ($1,565) and taxes, it listed for $37,020. The XLE builds on the base LE trim and adds a power adjustable driver’s seat, leather-wrapped steering wheel and shift knob, fog lamps and anti-theft system. The Leather Package includes a 10-speaker JBL audio system, seven-inch colour monitor, heated front leather-trimmed ultra suede seats, navigation system, power moon-

roof and blind spot monitor. Although it is the starting point for the Camry Hybrid, the LE model is very nicely equipped with features such as a back-up camera, added as part of the standard package for all Camrys this year. It also has dual zone climate control and tilt/telescoping steering column with steering-wheel-mounted audio controls. If you can do without all the bells and whistles, at $27,710 this might be the best buy in the entire Camry lineup. Unlike some hybrids, the front-wheel drive Camry is no slouch in the power department with a net system output of 200 hp. The Hybrid Synergy Drive is made up of a 2.5-litre DOHC 16-valve four-cylinder engine supplemented by a permanent magnet synchronous electric motor and a nickel metal hydride battery pack. The hybrid power system is mated with an electronically controlled continuously variable transmission (CVT). This is different from the regular Camry sedan, which gets a six-speed automatic transmission. Fuel economy is certainly impressive in the Camry Hybrid—4.7L/100 km (city), 5.1L/100 km (hwy) and 4.9L/100 km (combined) for the XLE model, slightly above the SE Hybrid numbers of 4.5/4.9/4.7. Inside, the Camry Hybrid is roomy, both front and rear. Fit and finish is excellent and the two-tone grey colour combination in our tester was attractive. However, the trunk capacity of the hybrid is smaller than the gas version because of the batteries behind the rear seats, 370 litres (13.1 cu ft) versus 440 litres (15.4 cu ft). The EV (battery) mode range is up to 2.5

km at speeds under 40 km/h. An EV light on the instrument gauge in front lights up to tell you you’re in electric mode. There is also an Eco mode that can be activated by the push of a button on the centre console. Eco optimizes fuel economy by limiting throttle response and air conditioning output. The Camry Hybrid is a very easy car to like and living with it on a day-to-day basis would be no problem at all. Acceleration is brisk enough, the steering is precise and the ride is comfortable. What more could you want in an affordable mid-size sedan that offers fuel economy at or near the top of the scale?

FIRST LOOK: Subaru Forester 2014 For casual observers, the exterior styling of the 2014 Forester will appear little changed, but Subaru aficionados will notice that the look is bolder this time around.

The exterior look of the 2014 Forester hasnĂ­t undergone a major change, but it is bolder than before. The performance XT version with its turbocharged 2.0-litre direct inject four-cylinder engine gets unique front and rear fascias to make it stand out from the rest of the lineup.

Subaru calls its redo of the 2014 Forester sport ute an evolution rather than a revolution. By building on the strengths and improving the weaknesses, Subaru has made a great vehicle even better.

The Forester is now available with a power rear liftgate that has a function to control the height of the door opening. Although the footprint of the 2014 Forester is only slightly larger, the interior is much roomier. Cargo capacity is up nine per cent to 2,115 litres with the rear seat folded.

n 411 ON THE FORESTER: While the footprint of the Forester is not much different, the cabin is roomier in both front and rear. Meanwhile, power in the performance Forester XT model has been increased by 20 hp, yet the fuel economy is bestin-class for all-wheel drive models and near the top of the entire compact SUV category. The 6.2L/100 km highway fuel economy rating is tops in class for AWD models, while there is more rear-seat legroom and the new Lineartronic CVT is a step forward. With the new direct injection turbo 2.0-litre, power is up from 223 to 250 hp even with the improvements in fuel economy. As always with Subaru, safety isn’t forgotten as the 2014 Forester has once again been named a Top Safety Pick by the IIHS in the US. The Forester comes standard with a naturally aspirated 2.5-litre horizontally opposed Boxer engine, producing 170 hp and 174 lb/ft of torque. A new six-speed manual transmission is standard with the 2.5i entry-level model, starting at $25,995. At the top end of the Forester lineup is XT Limited with navigation and the Eyesight pre-collision safety system, priced at $37,995. The manual transmission is available on the 2.5i entry level and the Touring

package as is the CVT as an option. All other trim levels get the CVT only, while a high-torque version of the CVT with six- and eight-speed manual shift models with steering wheel paddle shifters is standard on the direct-injection turbo model. Among the other new features for 2014 are anti-whiplash front seats, a driverís knee airbag, brake override and impact sensing fuel system cutoff. The Forester enjoys 220 mm of ground clearance – higher than many crossovers and SUVs. Electric power steering is standard. The 2014 Forester is more passenger-friendly with lowered side sills for easy ingress along with wider rear door openings. The sightlines were already outstanding, but visibility in the 2014 model has been improved, with tweaks like higher front seats, relocation of the exterior mirrors and the A-pillar and the addition of a rear view camera for all models except the base. With the changes for 2014, the Subaru Forester will no doubt grow market share, bringing in new customers to the brand while holding on to loyal Subaru followers who love them because of their safety and reliability. In the two-door Elantra, Hyundai’s signature hexagonal grille and swept-back headlights provide a bolder first impression than any predecessor. Slit fog lights flow into muscular front wheel arches, adding to the aggressive demeanour. What’s best about the new exterior is its side profile. The wedge silhouette with deeply sculpted surfaces and upswept character lines is yet another example of why two doors generally look better than four. Add the optional five-spoke 17inch alloy wheels as found in SE trim, and you’d think this sporty coupe far exceeds its $25,199 price tag. The same goes for the nicely fitted interior. Chevrolet sets pricing for 2014 Impala The all-new 2014 Impala, Chevrolet’s flagship sedan, built in Oshawa, will go on sale this spring with a starting price of $28,445 – just $145 more than the 2013 Impala it replaces. Chevrolet’s latest MyLink radio debuts in the 2014 Impala. The in-vehicle entertainment system adds an eight-inch color display screen that is customizable. The system also adopts natural voice recognition – a first for Chevy. The 2014 Impala has several new features, including Adaptive Cruise Control and crash-avoidance technologies like Rear Cross Traffic Alert and Side Blind Zone Alert. Ten standard airbags are included as well – among the most in the segment. Three direct-injection engine choices will be available to customers: a 3.6-litre V6, a newly designed

2.5-litre four-cylinder and a 2.4-litre four-cylinder with fuel-saving eAssist technology that is estimated to deliver as low as 5.6L/100km Highway. Suzuki’s SX4 crossover debuts at Geneva Suzuki unveiled its all-new SX4 Crossover at the recent Geneva International Motor Show. Suzuki will be building the new SX4 Crossover at the Magyar Suzuki plant in Hungary and the car will be on sale in Europe from this autumn onwards. What to consider when choosing a new vehicle Buying a new automobile, be it a brand new car or a preowned vehicle, is a considerable investment. Some buyers agonize over which automobile to buy, while others tend to stick with the same make or model for years on end. Many buyers intend to finance or lease a vehicle, and a number of websites can help prospective buyers estimate what their monthly car payment will be. The larger the down payment you're able to make, the less your monthly payment will be. In addition, those who intend to finance their vehicle purchases should con-

sider the length of their finance agreement. You might be able to finance a vehicle purchase in as little as 12 months or as long as 72 months. The longer your agreement, the less you will be paying each month. However, you will pay more interest the longer your agreement is and your payment is likely to be the same in the 72nd month, when the vehicle has significantly depreciated in value, as it was in the first month when the vehicle's value was at its peak. Making the offer Your realtor can help navigate the purchase process After endless trips to open houses scouring street after street for the perfect home, finding “the one” is nothing short of exhilarating. However, the next order of business can be a bit tricky for home buyers, says Ron Abraham, president of the Ontario Real Estate Association. “Once you find the home that you just know will be perfect for you and your family, many home buyers are unsure of what to do next and very anxious to get the process started and get into that dream home.” At this point, you and your realtor will prepare an Offer to Purchase, which is a legal document that says that you agree to buy the seller’s home (often contingent on set conditions). “There are two types of purchase offers, a firm offer (without conditions) and a conditional offer. Firm offers are usually pre-

ferred by sellers because it means that you are willing to purchase the home without any conditions, meaning that if the offer is accepted, the home is yours,” says Abraham. These days, many offers are conditional. Common conditions include passing a home inspection, receiving financing approval and the sale of one’s existing home. The deal is not done until the conditions are met. When you’re making an offer, here are the main elements to consider: • Price: The price that you and your realtor put into your offer will depend on the asking price, the price of comparable homes for sale, the level of competition and the final number that you are comfortable with. • Deposit: The deposit will be applied against the purchase of the house when the sale closes. A typical deposit is around five per cent • Terms: Terms include the total price offered and the financing details. You may arrange your own financing or ask to assume the seller’s mortgage if it has a competitive interest rate. • Conditions: Conditions are

While there are plenty of specific staging tips, focusing on a few overall improvements will help stretch your dollar and make the biggest difference in enhancing your home. To Abraham, “The exterior, entryway, main living space, kitchen and bathrooms tend to make the biggest impression on wouldbe buyers so make sure to take special care with these areas.” When it comes to prepping the whole house to make your home stands out from the pack, Abraham suggests following the ABC’s of staging:

Ambiance Set the stage to knock buyer’s socks off by appealing to all of the senses, here’s how: • Lighting: Soft lighting illuminating the interior and exterior of the home will make the home look welcoming. • Smell: Don’t overwhelm guests with too many scents, limit yourself to a single warm aroma like vanilla or cinnamon (fresh baked cookies are always a favourite too!). • Comfort: Especially when staging in the winter, comfort is king. Place warm throws on the sofa and beds, add squashy cushions and stock the bathroom with plush towels.

• Furniture: Furniture should be clean, minimal and appropriate for the space. Furniture polish and fabric cleaning are budget-friendly ways to revamp your pieces.

Big Picture Focus on broad improvements that will appeal to the most buyers: • Make sure the exterior of the home is well maintained – this means landscaping in the spring/ summer and snow and ice removal in the winter. • Kitchens are the heart of any home. Make sure the kitchen is clean and appears organized and functional. • Bathrooms should be sparkling clean, free of clutter and as spa-like as possible (think natural materials, plush towels and candles). • Living spaces should be defined and look usable (living rooms should be inviting and relaxing, dining rooms functional and welcome entertaining).

Clean & Clear Elbow grease and an eye for editing are essential to staging success: • De-clutter: Clutter distracts buyers from your home’s features. BILD-ing a better future I’ve been writing for the new home building industry in the GTA for 20 years, and I continue to be fascinated by the complexity and diversity of the communities offered to our buyers. Kudos to our developers and builders for delivering top-notch designs that meet the evolving needs of home buyers. Bravo to a conscientious industry that works closely with the government to amend the Ontario Building Code every few years, ensuring the quality of new homes continues to evolve as advances in construction materials and techniques do. And thank you to BILD for its efforts to promote professionalism, housing affordability and choice, high standards of quality and service, sustainability, community involvement and more. BILD stands for “Building Industry and Land Development Association,” a nonprofit organization formed through the merger of the Greater Toronto Home Builders’ Association and the Urban Development Institute/Ontairo. Originally started 91 years ago by home builders as a way of raising profes-

sionalism and increasing construction quality, the organization is the voice of the land development, home building and professional renovation industry in the GTA. With more than 1,400 member companies, one of the largest in North America, BILD is a substantial force when it comes to communication between government and the industry, and protecting the interests of its members and of consumers. Members range from builders and planners to lawyers, architects and a variety of other professionals and service providers. Each member agrees to a Code of Ethics that includes agreeing to pursue continuing learning, promote health and safety practices, deal honestly and fairly with customers, stand behind their work, deal justly with associates and treat everyone involved with respect. Talk about win-win! Among BILD’s many values is input into the planning of communities. We have some of the finest housing in the world right here in the GTA, and by global standards, our homes and condos are still

a great bang for the buck. Some of the credit for that goes to BILD, which is well connected in the industry and continually advocates for policies that help builders keep costs down for their homebuyers. And let’s talk sheer volume; approximately 100,000 new people will settle in the GTA each year. To ensure enough residences are available, the industry has to provide between 35,000 and 40,000 new homes/condos each year. The type of home under construction has changed over the years. A decade ago, the market share was 62 per cent ground-related and 38 per cent high-rise. We’ve witnessed a public policy-driven shift (spearheaded by Ontario’s Places to Grow Act), which resulted in condominiums making up 75 per cent of all new homes sold in 2011. In the GTA, we’ve also witnessed a number of our low-rise builders expanding to offer high-rise residences as well. All of this bodes well for our economy. The building of condominiums takes a lot longer than low-rise communities, so this shift provides more opportunities for

employment. In 2011, the land development, home building and professional renovation industry provided 193,300 jobs, $10.1 billion in wages and $24.6 billion in new construction value, making it the largest single wealth-builder for many GTA families. In fact, some industry experts have said that every construction crane amounts to anywhere between 300 and 500 jobs. This industry is the glue that has held the economy together over the last few years, a fact that often goes unmentioned in the media and unrecognized by the public. And in case you think BILD is all about the bottom line, think again: members are dedicated to creating a better “greater community.” This year, BILD will celebrate the 10th anniversary of its community partnership with Habitat for Humanity Toronto – a charity that builds affordable homes for low-income families. Since 2003, BILD members have raised more than $535,000 toward Habitat’s efforts toward breaking the cycle of poverty, which has resulted in the building of one new home each year. What better way to honour the organization’s commitments? Speaking of honouring, BILD takes time to recognize outstanding members each spring with prestigious awards.

Among these accolades is the “Stephen Dupuis Community-Building Award” named for the late CEO and President of BILD, who was an avid champion of helping charities and nonprofit organizations. This honour goes to a member who has achieved community building through exceptional charitable/community involvement. And it’s a tough one, because builders are incredibly generous in giving back to the greater community. From a media standpoint, those of us who bring readers industry news owe a token of thanks to BILD, which has an active relationship with RealNet Canada Inc. – the Association’s official source for new home market intelligence. Each month, we can visit the BILD website to find out the latest statistics on new home real estate across the GTA. At Today’s Homes & Condos, we have been proud to print BILD news releases and columns. As we enter the new year, we are going to pay tribute to BILD in a new way. Over the next few months, it will be our privilege to bring you profiles of some of the key members who are the driving forces behind the organization’s success. Let’s give credit where credit’s due. First-Time Buying Tips

uying your first home is an exciting step, and it can seem overwhelming. For most people, a home purchase is the largest financial investment they will make in their lifetime – and the amount of choice out there in the GTA is phenomenal. How do you narrow down your choices and make the best decision for you? In a nutshell, do your homework. You can start with getting pre-qualified for a mortgage, which will help a lot when you start to look. Knowing what you can afford is an important time-saver as you check out communities and designs. And remember that you can get your mortgage fixed until closing. This is great news if you purchase early in the development process. Location is most likely next on your list. Most people know in what general area they would like to live. If the area is new to you, take a good, honest look at your lifestyle and how it will fit in. For example, if you rely

on public transportation, is there access nearby? If you drive to work, do you know realistically how long it will take from the new home locations you are considering? There’s no use going by a map, because commutes don’t work as the crow flies. The best thing to do is go try the commute during rush hour and off hours. Find out just how long of a trip it is to the homes of family and friends, schools, shopping and parks. Then, of course, you will find a variety of builders, neighbourhoods and home designs. This is where you need to pay particular attention, because as you compare one with the other, you need to make sure you take everything into consideration fairly. For example, one home may be larger in square footage, but less livable in layout. Another may be lower in price for the same square footage, but might include a lower level of standard features. If you have to upgrade to get what you want, the price may be the

same, or even more. Be sure to check out the reputation of the builders, too, and purchase from a reputable firm with a good track record. In addition, keep an eye out for firsttime buyers seminars that provide the opportunity to ask with representatives of financial institutions, lawyers, designers and more. For example,

Earlier this year, we hosted an information evening with an interior designer who spoke on urban chic design tips, a TD Bank Mortgage Specialist who offered advice on obtaining a mortgage, and a real estate expert who addressed the increasing home values in Woodbridge. Attendees went away with a great basis for their home-buying decision. The main thing is to get into the home ownership market so you can start building equity.
