Community Spotlight: Lower Mifflin Township By Travis Kellar The Sentinel LOWER MIFFLIN TWP. — Lower Mifflin Township is located north of the borough of Newville. Surrounding townships include Upper Mifflin and Upper Frankford Townships. Major roadways in the township include Route 233 (Doubling Gap Road) Route 997 (Roxbury Road) and Enola Road. Who Lives There? Census data from 2010 shows 677 households are located in Lower Mifflin Township with a total population of 1,783. The population consists of 50.3 percent male (896) and 49.7 percent female (887). The popu-

lation‘s age range includes 18.4 percent aged 14 and under, 17.9 percent 15 to 29, 19.8 percent 30 to 44, 25.2 percent 45 to 59, 15.1 percent 60 to 74 and 3.6 percent 75 and older. How are sales? Sherri Pursel, a spokeswoman for Greater Harrisburg Association of Realtors, provided a layout of the residential housing statistics for the township. There were 14 houses sold in 2012 with a median sales price of $46,500. That is down significantly from 2011’s median sales price of $179,450. Houses were on the market for an average of 161 days in 2012, up from 130 days in 2011.

When the federal Home Affordable Refinance Program (HARP) launched in 2009, millions took advantage, but many other homeowners found they couldn’t qualify to refinance their underwater mortgages. Today, significant enhancements have made the program more accessible for

More homeowners will qualify under the new provisions, and some who were previously declined for the program may now be able to qualify for it. Key HARP changes include: • No underwater lim-

its — Borrowers will now be able to—refinance—regardless of how far their homes have fallen in value. Previous loan—to—value limits were set at 125 percent. For example, if your home value was $100,000, your mortgage couldn’t exceed $125,000 in order for you to qualify for HARP. That limit has been lifted, so now you may qualify even if you owe much more than your home is worth. • No appraisals or underwriting — Most homeowners will not have to get an appraisal or have their loan underwritten, making their refinance process smoother and faster. • Modified fees — Certain

risk—based fees have been reduced or eliminated altogether for borrowers who refinance into shorter—term loans. • Less paperwork — Lenders have the option of qualifying a borrower by documenting that the borrower has at least 12 months of mortgage payments in reserve. Perhaps most important, the deadline to apply for refinancing through HARP has been extended. Homeowners now have until Dec. 31, 2015 to apply, but take advantage of current low mortgage rates. Aerating your lawn in the fall helps to open compacted soil and break down thatch that built up over the summer. The small soil plugs removed by the aerator loosen the ground so oxygen and water can better reach the grass roots. Aerators are available for rent at most rental stores and the job can typically be done in a few hours, depending on yard size.

Mow

As the weather cools, grass slowly goes dormant. Before

winter hits, continue to mow as needed. When your lawn seems to have almost completely slowed its growth rate, mow one final time for the year, but set your mower at a higher height. This helps keep grass healthy until warm weather returns. Recommended mower heights for a final mow are 2 to 2.5 inches.
