Home improvements that make your home more valuable Brandpoint

More and more homeowners are embarking upon home improvement projects, spending nearly $200 billion a year on home renovations, according to the National Association of Home Builders. If you’re looking to make some home improvements without breaking the bank, spend smartly and invest time and money now into the projects that will pay back later.

Curb appeal

When it comes to first impressions, house hunters first notice curb appeal, or lack thereof. In fact, according to the National Association of Realtors, curb appeal is important to 71 percent of homebuyers. So

beautify the outdoor space to attract possible buyers by focusing on small exterior improvements that’ll pay off big like planting seasonal shrubs, painting the front door, refreshing a rusty mailbox or replacing old porch lighting with updated fixtures. These minor details will make a major and lasting statement. At the very least, you should clean the yard of any debris, trim trees and spread mulch in planting beds. Take outdoor renovations to the next level by transforming the look of your home completely with a fresh coat of paint. Be mi n df u l of yo u r home’s location when selecting paint colors. Bold or bright colors might be the norm in Florida but

wouldn’t look right in a region like the Pacific Northwest where neutral earth tones are popular. You can also increase the value of your home by giving your siding material an overhaul. Remodeling magazine suggests replacing aluminum and vinyl siding with a durable fibercement mixture, which will recoup about 88 percent of its cost upon resale. It resists fire, rotting, moisture and termites - all potential hazards that could otherwise end up costing thousands. “Let your insurance agent know whenever you complete a renovation project to make sure any new upgrades to your home are properly covered under your existing policy. If not, your agent can work with

you to make sure you get the coverage you need,” says Erie Insurance Vice President and Product Manager Joe Vahey. “In addition, some home improvement upgrades may entitle you to discounts, especially if renovations make the home safer or more secure.” For example, Erie Insurance offers discounts for installing smoke alarms or a central station alarm. Erie also provides a discount for installing sprinkler systems in your home.

Bed, bath and beyond As house hunters head indoors, there are a few things that are likely to increase a sale. Most tend to look at kitchens and baths first. Experts recommend timeless fixtures instead of trendy ones since they hold

their own over time and appeal to buyers who favor both contemporary and classic looks. Don’t waste your money on fancy fixtures and features — they rarely make or break a sale. Mos t p e o p l e se e m to think that a huge kitchen overhaul is necessary to snag interested buyers. However, Remodeling Magazine reports that you’ll actually recoup 8.5 percent more of the costs of a minor kitchen renovation compared to a major kitchen renovation. So instead of redoing the kitchen completely, accomplish a few minor DIY kitchen updates like changing out faucets and lighting fixtures, painting cabinets, adding new hardware to drawers and cabinets, and replacing old appliances

with newer (and often more energy-efficient) models. Experts also say that adding an attic bedroom and finishing the basement are two of the largest renovations that give you the best return on your investment, allowing you to recoup more than 84 percent and nearly 78 percent of the cost, respectively. Before jumping into complicated or expensive DIY projects, take a moment to assess which ones are worth your time and money. No matter what updates you end up doing, it’s always a good idea to regularly assess the value of your home. This will assure you’re asking for an appropriate return on investment when you finally decide to put it on the market.

Fresh air skylights with energy-efficient and decor-enhancing designer blinds provide natural light, passive ventilation, privacy and touches of style and luxury in master suites.

Voted simply the best!

Master suite upgrades: The secret to a speedier home sale Brandpoint All signs point to a hearty real estate market this summer. Experts say more inventory will be available and buyers will have an easier time getting mortgages, all of which means more competition among sellers. If you plan to put your home on the market this spring or summer, you might be looking for the most cost-effective renovations to set your house apart from the competition. Assuming you’ve already taken care of the two top rooms to renovate — kitchen and bathroo— what’s your next move?

Three words: master suite upgrades Americans spend a lot of time in the bedroom. The master suite is, arguably, the area of the house where you most want to feel like the king or queen of your domain. After you’ve wowed potential buyers with a great kitchen and bathroom, a beautiful master suite could be the feature that seals the deal. A mid-range master suite addition recoups 67.5 percent of its cost at the time of resale, according to Remodeling Magazine’s Cost vs.

Value Report.

Little things mean a lot

The luxury of light and fresh air

Often, sellers focus on big-picture issues and overlook the small details that win buyers’ hearts. For example, while it’s important to paint the walls a neutral, appealing color, don’t forget to repaint baseboards, window trim, ceilings and inside closets, too — all significantly affect the overall look of a room. Even when you account for the extra time and paint needed for trim, painting remains one of the easiest and most cost-effective ways to freshen a room’s appearance. Be sure to repaint the master bathroom in a color that complements the master bedroom. Add decadent but cost-effective touches like plush towels, a towelwarming rack and an upgraded shower head and faucets. Swap out a straight shower curtain rod for a curved one that greatly increases the spaciousness of the shower area. Add light, airy curtains to make the room look bigger and brighter, luxurious bedding to impart a restful atmosphere, and you’ll have created a master suite that’s sure to be an asset when it’s time to sell.

Many masters occupy the second floor, making them prime locations for an upgrade that is attention-grabbing, energy-efficient and practical, all without being costly: adding skylights. Natural light and fresh air can make a room feel larger, more open and more welcoming. Opening a wall to add a window is rarely practical, but skylights can bring natural light and improve air quality in a master with less fuss. If yours is on the first floor, tubular skylightscan deliver natural light into spots where a traditional skylight won’t work. For your second-floor master, an Energy Star certified solar-powered, freshair skylight provides daylighting, privacy and more security than an open window (always a concern for a bedroom), as well as costeffective passive ventilation. Add solar-powered blinds and skylight energy performance ratings improve by as much as 45 percent. Even better, the installation of solar-powered skylights and blinds, plus installation costs, can be eligible for a 30 percent federal tax credit.

Make your home a smart home with technology upgrades around the home.

Brandpoint

Homes are more technically advanced than ever before, providing homeowners with sophisticated sound systems, high-tech security capabilities and interactive entertainment systems. The good news is that you don’t have to be a techie to turn your home into a smart home. Not only is technology improving, it is also becoming more user-intuitive. “Home is where the smart is,” says home technology guru Dr. Frank Viggiano, professor emeritus of Consumer Electronics at Indiana University of Pennsylvania. So if you’re interested in turning your home into a smart home, Viggiano suggests the following ways to bring technology in and make your life easier:

TVs that make entertainment easy

Simple upgrades can make a big difference in home technology.

Cut the wires The latest audio technology in both living room and whole-house sound systems include Bluetooth-enabled speakers and sound bars, allowing you to stream music from your compatible s m a r t p h o n e , ta b l e t o r

computer anywhere in the house. You don’t even need to turn the system on any longer - just push “play” on whatever device you’re using, and enjoy the tunes coming through the surround sound speakers you’ve either installed or strategically placed

TVs have come a long way from just showing the programming aired by the local station. Smart TVs like the newest ones with LG’s we b OS p l a t fo r m m a ke broadcast TV, smart TV content and media stored on external devices accessible via one click on a “launcher bar” menu - no more hunting the depths of a complicated menu system. These TVs will even recommend content for you based on what you’ve previously watched to help you sort out what’s available.

Print to go Viggiano says if you have an office at home, having your printer accessible and easy-to-use is important.

However, with many families making their computers mobile, connecting to the printer hasn’t always been easy. Now printers are Wi-Fi enabled, allowing you to send a document to the printer from your laptop or tablet in another room. You can continue working at your location and just pick up all your documents from the printer when you’re ready to go.

Comfort at the push of a button Set the temperature, turn off the lights or turn on the alarm, anywhere-anytime. Smartphone software programs now allow you to automate your home’s electronics like lights, thermostat, alarm system and even your smart appliances, so you can turn items on or off anywhere your phone has Internet access. So if

you’re sitting on your couch enjoying your favorite movie on your smart TV and you forgot to check your washer cycle, with a quick check on your phone, you’ve resolved the situation - without having to press “pause” on the movie.

Limit the clutter

All too often your living room coffee table becomes a hub for countless remotes. For instance, Viggiano points out that if you have an LG Smart TV, its Magic Remote has universal capability, so it’s able to control most cable and satellite boxes as well as other LG devices like sound bars and blu-ray players. Also, a lot of electronics can now be controlled by smartphone apps, so that’s another route for consolidating the clutter.

Tips for transforming a dated NYC condo into a hot property Brandpoint

When a New York City family relocated to California, they called celebrity designer and NBC’s American Dream Builders contestant Erinn Valencich to help sell their Manhattan digs. Their condo was in a great location near Manhattan’s famous High Line, but the interior needed a little refreshing. When Valencich first saw the apartment it had stark walls and dark floors. It was a space that would speak to a select clientele — and it felt dated, Valencich says. “My goal was to broaden the appeal to make a quicker sale.” T h e c h a n ge s Va l e n cich made apply nicely to any home refresh project, breathing new design life into a home while still keeping things versatile.

Brandpoint

In the heart of Manhattan, muted tones and a soft rustic floor create an elegant respite. She began the transformation by developing a neutral palette that would flow throughout the home. To create a focal point in the

living area, Valencich painted one wall a soft taupe and added creamy white to the surrounding walls. She replaced the worn

floor with stylish yet versatile White Washed Oak planks from Quick-Step flooring’s Reclaime Collection.

“The light floor really brightens the space and makes it appear larger,” says Valencich. “The tones in the floor support the wall color and together they make a quiet statement allowing prospective buyers to envision their own furnishings in the home.” Since the family’s favorite furniture had already traveled west, Valencich worked with a local staging company to furnish and accessorize the updated apartment. She chose fabrics that contrasted in both tone and color, such as the linen on the mid-century inspired chairs and the finer weave of the couch. Finally she layered in texture through rugs, pillows and throws. Pops of orange pull the eye through the room and flowers add a fresh flavor to the scheme. Because the main room is

long, Valencich decided to create two seating areas — a more formal area for guests and a smaller nook for reading or games. To further the feeling of light and expand the space, she added oversized mirrors to both the living and dining areas. “You absolutely can’t go wrong with a neutral palette,” says Valencich. “It adds a quiet sophistication to the setting and makes a perfect backdrop for pops of bright colors in either a warm or cool family.” The muted earth tones are a great complement for neutral palettes and the durability and stain resistance of laminate will make the floor a keeper for years to come. Creating inviting outdoor spaces for entertaining Brandpoint

Fro m ba rb e c u e s a n d games of bocce to parties and candlelit dinners, your outdoor space can be a hub for entertaining friends and family. “ Try to c rea te a l iving room for your outdoor space,” says Kate Anthony, owner of Kate & Company Design Studio and Interior Design instructor at The Art Institute of CaliforniaSan Diego, a campus of Argosy University. People spend a lot of time on their indoor living room spaces, and she recommends extending the interior home out to your exterior. W h e t h e r yo u h a ve a small patio or sprawling backyard, interior design experts from The Art Institutes system of schools provide six simple tips for making the great outdoors a great place to eat, play and entertain.

1. Focal points

Edward Varias, owner of E.V. Design and Interior Design instructor at The Art Institute of California-Hollywood, a campus of Argosy University, says a focal point brings everyone together, and can include furniture, a fountain, a fireplace, or any piece that will provide a “wow” factor. An outdoor rug can serve as a focal point and help define an area, and a fire pit makes a great place for guests to gather.

2. Seating groups

“Define the space for the type of entertaining you need,” says Varias. Determine the size of your space, the number of people you will typically be entertaining and whether you will

They will be able to make recommendations based on your climate and the look you are trying to achieve. Plants can help add color, style and definition to your space, and Anthony says not all plants need to be in the ground. “You can create great little vignettes throughout the yard by using varying sizes of planters.” Potted plants can also be brought in during the 3. Grandmother never had it so good By Sandy Keenan New York Times News Service

In most cities, adding a second house to a singlefamily lot would be illegal or would set off an epic battle with the neighbors that could drag on for years. But not in Portland, Oregon. There, this kind of housing — referred to officially as “accessory dwelling units” but better known as granny flats, garage apartments or alley houses — is being welcomed and even encouraged, thanks to friendly zoning laws. And additional living spaces are springing up everywhere, providing affordable housing without changing the feeling or texture of established neighborhoods the way high-rise

developments can. In the southeastern part of town, Jen Wetland, 40, and Bryan Scott, 37, converted their two-car garage into a 480-square-foot home using mostly salvaged materials, for about $60,000. Then they moved in and rented out their four-bedroom house, which more than covers their living expenses. They’re delighted to talk about how fabulous downsizing feels and how it allows them to work less and play more. Stephanie and Sam Dyer, who are both 34 and live in the coveted Boise neighborhood, built a 342-squarefoot version of their bungalow so their parents could have somewhere to stay when they visit. The rest of the time, the couple

have been steadily recouping their $110,000 investment by renting out the little house through sites like Airbnb and VRBO. Lenore Prato, 45, worried that she would be the first member of her large Italian family unable to provide a home for her parents as they got older. So Prato and her husband, Ken Finney, 44, built a 660-squarefoot cottage that sits behind their own house on a corner lot in the Sunnyside neighborhood. “I like that we’re setting an

example for our kids,” Prato said. “This is how you treat your parents.” They are also setting a good fiscal example. Eric Engstrom, a principal city planner, has seen these small structures become increasingly popular during his 16 years working for the city. And as he put it, “Given the low vacancy rate, when they’re done, you can rent them out in about an hour.” Which means that adding an accessory dwelling unit, or ADU, increases the value

of a piece of property. Since the 1990s, Engstrom said, zoning laws in Portland have been slowly changing to accommodate the buildings. “There’s been a lot of pressure on us to allow them,” he said. But it was in 2010 when the biggest changes took place. That was when the city relaxed the limitations on size and began offering the equivalent of a cash incentive by waiving the hefty fees usually levied on new development. Other cities in the Northwest have been moving in this direction, but Portland is the first to offer a significant financial benefit and one of the few that does not require owners to live on the site, provide additional off-street parking or secure the approval of their

Apart from Santa Cruz, California, and Austin, Texas, where secondary dwellings have long been allowed, Portland is alone in this country in its aggressive advocacy of the units. Eli Spevak, a local alternative-housing developer who is among those who lobbied for ADU-friendly policies, said, “The city changed two rules, and all of a sudden it went from 30 a year being built to 200 last year” — an impressive figure, considering the total number of applications approved for single-family houses in 2013 was 800. “That’s amazing,” he said. “The environmental benefit of building small is huge, and this is such a wonderfully flexible housing type.”

Top 2014 home decor trend: Personalized design Brandpoiint

Interior design is in a constant state of transformation, and this year homeowners are taking control. The “keeping up with the Joneses” mentality is giving ground to the desire for personalized design that reflects the exact needs and design aesthetic of the residents. In 2014, more people will actively embrace the role of designer in order to create a home that is truly one of a kind. “We’re at a fascinating point in the evolution of the interior design process. Interior design professionals once ruled the roost, but that’s all changed with design TV, blogs and the Internet,” says Elaine Griffin, New York interior designer and author of “Design

Rules.” “Clients today are well educated and have taken back the power. They’re so knowledgeable that they’re doing it themselves.” Assuming the role of designer doesn’t have to be intimidating. Griffin offers a few expert tips for taking your home design into your own hands and creating a custom space that’s perfectly personalized: • Research and check twice Taking the time to properly research and educate yourself is important so you get beautiful results without unwanted surprises. “You want to know what your options are in terms of price, value, quality, design and style,” says Griffin. “What’s returnable? What’s not? Sometimes custom means you buy it, you own it. Do your

Get decked out with color Brandpoint

Wondering what one of the biggest trends “on deck” is this year? Hint, it is a colorful answer. That’s because more and more people are choosing to add color with a waterproofing deck stain. “There are practical reasons for the trend,” says HGTV/DIY Network star Jeff Wilson. “First, most decks are made of pressure treated lumber, which has less natural color and grain than more expensive woods like redwood and cedar. And even those woods will lose their natural color with time.” Wilson says there is a creative reason behind the color trend as well. “Decks today are viewed as outdoor living rooms. Deck owners want to express their indi-

vidual style with colors and deck accessories.” Choosing a color theme When deciding on the right color for the deck, there are a few practical tips. First, you should contrast light house colors with dark stains and vice versa. “A d a rk , r i c h b row n against a white house looks fresh and elegant,” says Wilson. “In contrast, a light, sandy brown paired with a dark house gives the space a clean, sophisticated look. If your house is red-based, such as brick, I would suggest going with a cedar-colored stain.” A new line of waterproofing deck stains reflects the five most popular colors. (Maple Brown (light tan), Acorn Brown (dark chocolate), Harvest Gold, Woodland Cedar and Sequoia Red.) Each of the colors also

comes in three versions, depending on how much color is desired. • Transparent stain shows the most wood grain with minimum color • Semi-transparent stain shows medium wood grain with more color • Solid stain shows the least wood grain with the most color When it comes to the outdoor space, many deck owners are adding punch by pairing two or more colors of deck stain. Staining the framing boards a contrasting color to the overall shade is a simple way to incorporate a second color. Consider staining the railings a complementary color to the deck boards - or just stain the railings and protect new wood with a clear waterproofer.

Personal Continued from D9 KOHLER Artifacts faucet collection. It’s a piece that just belongs to you,” she says. Artifacts collection allows you to create a custom faucet by choosing from a variety of spouts, handles and finishes for a look that’s all your own. Window treatments and lamp shades are other highly visible features of the home that are too often ignored. Updating these features can instantly breathe new personality into a room. “Lamp shades deliver great bang for the buck; remember you always want to take the lamp with you when shopping,” Griffin suggests. • Customize color “It’s all about the cus-

tomization of color,” says Griffin. “It’s not just about a color palette for personality, it’s about having that shade that no one else has.” Numerous paint manufacturers offer technology that allows you to provide a fabric swatch or other color sample and they’ll recommend a custom hue for you. • Salvage and tell Using salvaged materials in a renovation isn’t only green, it’s also a chance to incorporate your family’s history. “When you’re remodeling, always look for pieces to salvage: timbers from old floors, side tables, etc,” says Griffin. “We’ve always loved our heirlooms, but now we’re looking at recycled and salvaged stuff in a different light. We have a

green eco-conscious, so we want to save what we can.” •Don’t overlook the ceiling “The ceiling is the second biggest real estate after the floor — don’t neglect it!” stresses Griffin. “Especially in small or awkward spaces — like the foyer, powder room, stair hall — do something sexy with your ceiling. Add a striking color, install wallpaper, add beams.” When it comes to customized design, the sky is the limit. Ask a designer: The big evolving outdoor kitchen By Melissa Rayworth Associated Press

For years, it was enough to park a barbecue grill next to a picnic table on a patio and call it an “outdoor kitchen.” But over the past decade, Americans have taken backyard cooking and dining to a new level, adding elaborate cooking islands, outdoor sinks and refrigerators, even outdoor TVs. Unless you have a really tall fence, this is the one “room” in your house that neighbors will see whether you invite them to or not, notes designer Sarah Fishburne, director of trend and design for The Home Depot. That inspires many homeowners to pay extra attention to their outdoor entertaining area. Many of us also love the appeal of cooking and entertaining in a space that’s relatively indestructible, says designer Jeff Blunkosky, owner of Pittsburgh Stone and Waterscapes. “If kids spill cake or KoolAid on your patio,” he says, “you just pull out your hose and hose it off.” Here are some thoughts about the elements that make a useful, beautiful outdoor kitchen without huge expense:

Build an island

A b o u t a d e c a d e a go, Blunkosky says, many homeowners began feeling that “a stand-alone grill just kind of standing there” didn’t look that great in their backyards. Plus, it provided little workspace for prepping food. The answer was to build around it, incorporating the grill into a stone base with a countertop and

drawers underneath a pretty and practical. Costs vary around the country, but these designers say an investment of $3,000 to $5,000 will cover a simple, 6-foot-long cooking island with a basic grill embedded in it and a 2-footdeep countertop area. The countertop serves as cooking prep space, and usually extends out so that bar stools can be pulled up underneath to create a bar area for guests. To turn a cooking island into a full-service kitchen, add a refrigerator, sink and ice maker, plus more storage drawers. That involves running a water line and power line out to the structure, so costs rise. So does the time the project takes, says Blunkosky: Designing and installing an elaborate cooking island surrounded by paving stones can take as long as putting an addition on your house.

Bring the heat

breakfast outside?” The new “Spirit Grill” from Weber has “seven interchangeable grates,” she says, including a pizza stone, pancake maker and poultry rotisserie attachment. Some buyers use it to make three meals a day outside, she says. Prices begin between $299 and $399, but many of the attachments are sold separately. Grill quality is important, Blunkosky says, especially in areas with harsh weather. But if you’re trying to be strategic with money, Flynn points out that even a nice grill and other outdoor appliances might need to be replaced within five years.

electrical outlets? An outdoor icemaker or small refrigerator? Maybe an outdoor TV? As for tables and chairs, Fishburne says there are many options. Some clients, she says, invest in high-end brands with a reputation for lasting a decade or more. Brown Jordan, for instance, offers a 15-year warranty on the frames of their furniture. If you have a relatively small outdoor space, Flynn suggests looking for modular furniture pieces. Some outdoor sofas, he says, can be easily broken down into smaller sections that can be used as table seating.

Associated Press

Thanks to a pergola overhead, the outdoor lounge of the HGTV.com Spring House remains cool and shaded from the harsh spring and summer sun.

Frame the space Outdoor draperies can add privacy, inject color and pattern, and set off your dining area as a distinct space, Flynn says. They also can make a small patio feel larger, he says: If you hang curtains that are 7 or 8 feet tall, “you will emphasize the height of the space rather than emphasizing how small the footprint is.” Pergolas achieve the same effect, and used together the two elements can create a dining area that feels luxurious, at minimal expense. A pergola also gives you more options for built-in lighting. A chandelier or hanging pendant light over the dining table can make your outdoor space feel like a true dining room, and there are many designed for outdoor use. Outdoor sconces can be hung on the pergola’s posts.

As people spend more on their outdoor kitchens, they want to use them for as much of the year as possible no matter where they live. Fireplaces, fire pits and heaters, either freestanding or wall-mounted, are good ways to extend the season for your outdoor kitchen. Outdoor pizza ovens also have become popular. And grills have come a long way since the days when we poured lighter fluid on a pile of coals. Fishburne says the new generation of outdoor cooks wants more than steaks, hamburgers and hot dogs. “They’re thinking about Accessories Korean barbecue,” she says, Consider which splurges or asking, “How can I make would serve you best: extra

Inspect fencing to ensure your home’s safety, security Brandpoint

Weather extremes are brutal on exterior landscaping. Rain, snow, wind and temperature variances all take a toll, especially on residential fencing. Rain accelerates rust and wood-rot, and ground freezing and thawing or high winds can affect gate alignment. Gate misalignment as well as rusty, metal hinges and latches — can lead to gates that no longer close securely. These conditions can be dangerous or even deadly if ignored. Weakened or damaged fencing can open up your property to unwanted intruders. Now’s the time to inspect fencing, gates and gate hardware around your property to ensure all are in good working condition.

Selecting the right gate hardware can easily solve most of these problems. Innovative gate hinges and latches by D&D Technologies are made of super strong engineering polymers that will not rust, are adjustable, self-lubricating and include high-grade stainless steel mounting hardware. They require little or no maintenance over the years and are backed by a lifetime limited warranty. You can update your gates so that they are self-closing and self-latching, improve their security and overall look, in just a few minutes with these unique products. D&D latches feature builtin key locks, which eliminate the hassles and extra cost of a separate padlock or pull-string. The company’s TrueClose hinges have a

built-in self-closing spring that is tension adjustable for different gate weights with a twist of a screwdriver and eliminates those dangerous and unsightly external springs. These products are simple to install, and some models include easy vertical and horizontal adjustments, which help keep gates properly aligned for secure closing, years after the products are installed. Fences protect children and pets from danger— whether they’re designed to keep toddlers out of swimming pools or to keep children and pets in the yard, away from busy traffic. Properly working gates can also reduce homeowners’ liability. Even if your fence has been erected primarily to define your property line, ac-

cess gates that don’t close or latch properly are ineffective. When was the last time you checked each gate around your property? “In our research, we found that when homeowners consider their fencing needs, rusty metal gate hardware that no longer functions properly was their No. 1 concern,” says D&D Technologies’ Senior Vice President Jim Paterson. “Most homeowners are not aware that rust-free and adjustable gate hardware is available.” If you have a pool or spa, or want to prevent children from opening any gate, D&D’s MagnaLatch is specifically designed for these situations. It meets all international swimming pool barrier codes and is endorsed by many

Weather can be brutal on fencing, so inspect it regularly for rust, wood-rot and misaligned gates. safety experts. “Now is a great time to ensure that your fences and gates are functioning properly and are protected from rust, a destructive force that can render gate hard-

ware useless,” says Paterson. “Common gate latches are inexpensive and function fine when new. However, as soon as rust sets in, these latches no longer close without manual assistance.
