HOMEOWNER’S ASSOCIATION DUES The 2nd installment of the 2018 Sterling on the Lake Homeowner’s Association Dues is due on or before April 1st, 2018. Please be advised that any payments received after April 14th will incur a 10% late fee ($44.00). For homes in The Springs, the Village Center, and the Townhomes, the quarterly payment for your Low Maintenance Landscape Program is also due. Payments may be made by any of the following methods: • Pay directly to your homeowner account via credit or debit card in person at the clubhouse or via phone (770-965-3980) Monday-Friday from 10am-6pm • Log-in to your HOA account online (visit www. cmacommunities.com) to complete an electronic payment • Mail your check or money order to PO Box 65851, Phoenix, AZ 85082-5851 (be sure to include your address or account number on the payment if your checks are printed with a non-Sterling on the Lake address). DOGGY ETIQUETTE This is a friendly reminder to all of our Dog Owner’s residing in Sterling on the Lake community: Please remember to follow the Community Rules as they pertain to your dog(s). You must always pooperscoop and clean up after your pet which is essential to the health and beautification of the community. Dog feces often carry diseases and parasites which put other animals and children at risk. For your convenience, we have several conveniently located “doggy stations” around the Amenities and Park Areas in Sterling on the Lake community to help aid in the disposal of your dog’s waste. Dogs must always be kept on a leash and under the physical control of a responsible person at all times while outdoors or on any part of the Association’s common property. We recommend keeping the leash length to six feet or less on public sidewalks as this will help protect your dog and help the public pass undisturbed. Often the Association receives complaints about dogs who are left outside allowed to bark at all hours. Please be considerate of your neighbors and the County Noise Ordinances and keep pets inside during evening and early morning hours or during the day if they tend to bark regularly. Again, remember the Good Neighbor policy and keep in mind that not everyone loves dogs, so it is up to the dog owners to present a dog that is well socialized and under control. It is not the Association’s job to police the dog feces in the community; this is the responsibility if the residents of the Community. Thanks, Kathy Andrews Association Manager

YOUR HOME’S SPRING REMINDERS Spring is just peeking around the corner! It’s great to see everyone getting out and about beginning to enjoy the warmer weather!

Signs: The community allows only one type of “For Sale” sign for home sales. No realtor signs are permitted. Visit www.Sterling-Life.com > Community Documents to view and print the Resale Sign Guidelines. Your agent is required to follow the guidelines.

Maintaining your home, your number one investment, is encouraged. Please keep the following in mind as you start your spring projects:

No Realtor directional are to be displayed. Your Realtor is encouraged to connect with the Newland Marketing Team at the Information Center to join in Community Open Houses and other offered resales initiatives.

Mulching: All landscape beds must be covered with brown or black mulch and/or pine straw. Rocks, stone or pebbles are not approved mulch. Edging: The preferred landscape bed edging is a neat cut trench or natural stone; Plastic or metal edging is not approved. Grass and Pine Straw: All front, side and rear yards must have turf maintained on a regular weed control program to ensure it is free from weeds year-round. Grass should be mowed regularly, and all hard lines should be edged to prevent the grass “runners”. Your backyard is an extension of your front yard; it must be free of weeds and have fresh pine straw and/or brown mulch. If you back up to the parkway your lot must have fresh pine straw at all times. Grass, leaves and other debris should NEVER be blown into the storm drains. These items block proper drainage and pollute the lake, costing the Association (you) money! You may be fined if you use the storm drains for disposal of trash or lawn debris. Shrubbery/Ornamental Trees: All shrubs along the front of your home should be pruned to below window or porch rail height. Trim long shoots to keep your shrubbery shaped. Make sure fire hydrants, light poles; street signs and sidewalks are unobstructed. Structures: Your home is your castle, make sure it reflects that! If you are changing the color or shade of your exterior, you will need to submit and receive written approval from the DRC (Design Review Committee). Remember that anything other than clear sealing your deck and/ or fences must go through the DRC (Design Review Committee). All aspects of your property must be well maintained. The Modification Application is online for you to complete; visit www. Sterling-Life.com > Community Documents to view and print the Modification Packet of Information. Sculptures/yard art/garden flags/play equipment: The DRC must approve the placement of any exterior decorative and recreational items, except for holiday decorations removed within 15 days of the holiday. Play equipment must be approved by the DRC and be behind the house (some screening may be required). Basketball goals must be pre-approved BEFORE installation, and constructed with a single black metal pole with a Lucite or clear backboard. Placement is approved by the DRC. NO portable Basketball Goal or Trampolines are permitted at any time.

Parking/suspicious activity: Street parking creates safety hazards for motorists and playing children. It can also make if difficult for emergency vehicles to navigate the community. Report street parking or suspicious activity to the City of Flowery Branch Police Dept. at 770967-6336 or Hall County Dispatch at 770-531-6769. Street Lights: If you notice a street light out call Jackson EMC at 770536-2415 and give the numbers place on the front of the street light. Fencing: It is time to stain your Cedar Fences. You have made a huge investment in your fence and regular staining will help maintain the investment. Staining your fence is best done 5-6 months after installation, and every 1-3 years thereafter. Homes within the Village Center are required to stain the 3-rail fence in #Behr SC-119”. Homes located in other sections of the community are required to stain fences in Behr Weatherproofing Wood Stain/ Sealer in “Natural Clear Cedar”. If you would like to request approval for an alternative color option, you must complete a Modification Form to submit to the DRC for approval. visit www.Sterling-Life.com > Community Documents to view and print the Modification Packet of Information. Mailboxes: Mailbox maintenance is simple and makes a big statement about your home! Are you missing numbers? For a limited time, you may order replacement numbers from the Association office. Order your replacement numbers online: www.Sterling-Life.com > Homeowner Association Information > Mailbox Number Replacement. Note that homes with repeated violations for missing numbers or mailbox disrepair will be fined. Paint: The time has come to repaint your home and replace the rotting or missing boards. If you are repainting your home the SAME COLORS as originally painted from the builder, you are not required to get an approval, but instead to send your project timeline and colors being used to KAndrews@cmacommunities.com to be filed to your homeowner record. If you are CHANGING COLORS, you are required to complete the approval process before beginning the repainting project to avoid fines. Remember that the covenants require that ANY exterior changes, additions or improvements of all kinds, including landscape renovations, retaining walls fences, edging, color changes, etc. must have the prior written approval of the DRC (Design Review Committee). Working together we can ensure that Sterling on the Lake remains a premier community in Hall County and a place that people are proud to call home.

Welcome New Board Members Congratulations to Jim Mathis, who begins his term as the ResidentElected Board Member. He joins Cory Lebovitz, our current ResidentElected Board Member, who enters his second year of a 2-year term. Special Thanks to Dan Fawaz for his initiative in running for the Board of Directors position and his community interest and support. Dan continues to serve our community as a volunteer member of the Modifications Committee.

HALL COUNTY ANIMAL SHELTER: Servicing thousands of animals each year, the HCAS has an ongoing need for used towels (and sheets, pillowcases, small rugs, etc.) for the animal pens and bathing. HOME OF HOPE GWINNETT CHILDREN’S SHELTER: They will share in donations of bedding and sheet donations. A nonprofit, 501C3 Corporation and a residential care facility which provides services for homeless children from 0-17 years of age along with their young mothers. Services are also provided for homeless girls aging out of the foster care system at 18 years of age, including customized “Life Plans” that are designed around the physical, emotional and educational needs of our kids, while helping Mom create a plan of action to get back on her feet. AMERICAN KIDNEY SERVICES (AKS) OF ATLANTA (GA): American Kidney Services (AKS). AKS accepts clothing, small furniture, home electronics, and other household items (no mattresses, food items). AKS works in conjunction with the American Kidney Fund, to support statewide kidney disease programs and grants and to help with treatment-related expenses for kidney disease patients. Both organizations are recognized by Reader’s Digest as one of the nation’s top charity groups, helps patients in Atlanta and across the country. Pickup service only.

EARTH DAY RECYCLING at Sterling on the Lake Saturday, April 21ST Did you know… Sterling on the Lake is the the only Hall County Residential Community to have an open-to-the-public Earth Day Recycling Effort? over 8 TONS of electronics, shreds and recycled paint and repurposed materials were collected in 2017 alone… more than 25tons of total recyclables that are 100% kept out of landfill in the last 5 years!
