The weather has warmed up and it’s time for beautifying our yards. Time to get out and plant some flowers and green up the lawn. It’s a time to head outside and assess your property for necessary maintenance tasks.
We have lovely amenities in our community and let’s keep doing our part to keep it clean and in good condition for all to enjoy. Please clean up when you leave and clean up after your pets. Continue to make our neighborhood a safe and enjoyable one.
If you have a graduate this year, you may put out signs of Congratulations for your graduate on the front lawn! These signs can be displayed for two (2) weeks during the graduation week and the week following. If anyone is having a graduation party and would like to reserve any of the pavilions, please get your requests in now. Graduates can include, Kindergarten, Grade School, High School and College or Trade School.

The 2025 2nd installment of $342.50 is due on or before April 1, 2025 and not on April 30, 2025. If you haven’t paid your 1st installment that was due on January 1st or paid the installment late you will see additional charges on your account and are responsible for the entire balance. The HOA cannot waive any fees. If you did not pay your 1st installment, you will find that your amenity cards have been deactivated and will remain so until your balance is paid in full.
NOTE: It takes 3-5 business days for any type of payment to post and your balance is not considered paid until it posts to your HOA Account.

Safety in our Community
As we would all like to keep Mundy Mill safe. There are a few things that you can do as a part of the community.
If you see a street light out, it is a simple fix. Jackson EMC has a hotline to report street light outages. Simply get the number off of the pole that is out and call (770) 536-2415. They will take the information and then dispatch someone to come and fix the light.
Call the Police! We do have police patrolling the community. However, the patrols will increase if there are reports of known thefts or suspicious activity.

It’s that time of year again… Clean up from the winter and preparations for the 2025 pool season! It’s always a great time of year when the weather gets warmer and we can all shake off the winter time blues. We will continue to have our Homes of the Month and our Social Committee is excited to bring new and exciting events for everyone!
THE POOLS AT MUNDY MILL
OPEN ON SATURDAY, MAY 10, 2025
AMS POOLS will return FOR 2025 season
The pool will be open at 8:00 a.m. for Mundy Mill Residents. The pool closes each evening at 10:00 p.m. and pool attendants and monitors go off-duty.
All pool attendants and monitors are certified lifeguards and here for everyone’s safety….
Below are a few reminders.
1. They will have breaks throughout the day;
2. They will, at times, have training sessions;
3. They will be using whistles;
POOL RULE HIGHLIGHTS
• Pool use is restricted to members/residents and their guests in GOOD STANDING with the Owner’s Association. Guests MUST be accompanied by a member/resident at all times.
• NO MORE THAN FOUR (4) GUESTS PER HOUSEHOLD MAY
USE THE POOL AT ANY ONE TIME UNLESS APPROVED IN WRITING BY THE HOA MANAGEMENT COMPANY.
• Children under 14 MUST be accompanied by a responsible adult.
• Swimming attire must be suitable for a family environment.
STREET CLOTHES, CUT OFF SHORTS, THONG BATHING SUITS OR SEE THROUGH ATTIRE IS NOT PERMITTED
• There is no smoking, including e-cigarettes and vape pens are not permitted in the pool area or amenity areas.
• Any music devices at the pool and amenity areas shall be kept at a volume so as to not disturb others.
• Only pool toys and moderate size flotation devices are permitted in the pool area. Lifeguards, pool monitors, security staff and other Owner’s Association appointed staff may limit the use of these items, if in their opinion, it is necessary under then existing circumstances.
• NO FOOD OF ANY KIND IS PERMITTED IN THE POOL AREA. Food and drink is permitted at the tables and other areas of the pavilions, outside of the pool area.

Most exterior projects that are performed to a home or lot require prior approval from the Association. You should contact your management team with any questions you might have.

Process
• Complete Architectural Modification Form
• Gather required supporting documentation and photos (including your survey/plat of your property)
• Submit Application and supporting documentation to the Property Manager or Assistant—PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE YOU PUT ON THE ARCHITECHTURAL MODIFICATION FORM.
• Applications should be submitted at least 45 days before your start date for your project
The application can be obtained on the Mundy Mill Web Portal or you can request a copy of the application from Ruth Banford or Carolyn O’Camb.
We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are:
•TRASH CANS Trash cans and Recycling cans must be stored out of view from the street or neighboring properties. Also, they should only be put out at the curb no earlier than 5:00 pm the day before pick up and put away no later than 9:00 pm the day of pickup. Plastic bags are not permitted and should be put in a trash can. Structures on the side of the home to hide trash cans are NOT permitted;
•EXTERIOR OF HOME Please keep your property in a clean, wellkept manner (yard tools, debris etc. should be removed promptly). This is including the rear of your home when your yard is visible from any street or neighboring property. The exterior of your home (including the roof) should not have any rotting wood, missing shutters, peeling paint, mold or any other unsightly conditions. Fences should be well maintained and stained;
•LAWNS Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn and landscape beds should be free of weeds and grass and enough pine straw or mulch should be installed at least twice per year;
•VEHICLES AND PARKING ******* Vehicles must be parked in garages or driveways and may not be parked elsewhere on
the property. There is no parking on the streets. Unlicensed or inoperable vehicles are considered a nuisance and must be removed. COMMERCIAL VEHICLES ARE NOT PERMITTED.
•YARD SIGNS Yard signs are not permitted unless otherwise authorized by the HOA. If you have a contractor working on your home, please make sure they do not place a sign in your yard. Signs without approval accrues a $150 fine directly to your account.
•PETS All pets should be leashed and accompanied by the owner when outside a home and shall not be allowed to become a nuisance by barking or other acts. Owners must ALWAYS clean up after their pets.
•ARCHITECTURAL MODIFICATIONS Please submit a modification request for any changes to the exterior of your home. Requests should be submitted 45 days before the start date of your project.
•RENTAL OF HOMES Please submit a copy of a current lease, names, e-mail addresses and cell phone numbers of each adult living in the home. Please also supply the new billing address for the owner of the home.

The Recipe Critic Tried and True
IngredIents
• 12 Hawaiian sweet rolls
• 1 pound beef shaved steak, or skirt steak
• 2 tablespoons olive oil
• 1/2 medium onion sliced
• 1 green bell pepper sliced
InstructIons
• Salt and pepper, to taste
• 2 tablespoons Worcestershire sauce
• 6 slices provolone cheese
• 3 tablespoons butter
• 1/4 teaspoon garlic salt
• 1 teaspoon dried onion flakes
1. Preheat the oven to 375 degrees Fahrenheit. Cut 12 Hawaiian sweet rolls horizontally in half to have a top and bottom piece. Place the bottom half in a 13x9x2-inch baking dish.
2. Add 2 tablespoons olive oil, 1/2 medium onion sliced, 1 green bell pepper sliced to a large skillet over medium-high heat. Cook until tender, about 5 minutes. Remove from the skillet and set aside.
3. Returning to the same skilled, add 1 pound beef shaved steak. Cook until no longer pink, about 5 minutes. The shaved beef will cook fast. Add 2 tablespoons Worcestershire sauce then season with salt and pepper, to taste.
4. Layer the cooked beef on top of the rolls in the pan.
5. Place the cooked onions and peppers on top of the meat.
6. Top with the 6 slices provolone cheese. Then, put on the top half of the buns.
7. Add 3 tablespoons butter to a small microwave-safe bowl and heat until melted. Mix in 1/4 teaspoon garlic salt and 1 teaspoon dried onion flakes.
8. Brush the butter mixture on top of the buns using a basting brush.
9. Cover the baking dish with aluminum foil, then bake for 15 minutes. Remove the foil and bake for another 5 minutes, or until the cheese is melted and the tops of the buns are golden. Cut into individual sliders and serve warm!

• 3-4 large russet potatoes
• 1/4 cup extra virgin olive oil
• 1 tbsp. garlic powder
• 1 tbsp. Italian seasoning
• 1 tsp salt or to taste
• 1/4 tsp freshly ground black pepper or to taste
• 1/2 cup freshly grated parmesan
• Chopped fresh parsley for garnish
Instructions
1. Preheat oven to 400 degrees. Cut each 3-4 large russet potatoes lengthwise in half. Cut each half into three wedges.
2. In a large bowl add the potato wedges, 1/4 cup extra virgin olive oil, 1 tbsp. garlic powder 1 tbsp. Italian seasoning, 1/2 cup freshly grated Parmesan, 1 tsp salt and 1/4 tsp Freshly ground black pepper.
3. Arrange potatoes skin side down in a single layer on a 15x10x1-inch baking pan coated with cooking spray. Sprinkle with any remaining coating. Bake for 25-30 minutes until they are golden brown and crispy.
4. Garnish with chopped fresh parsley and serve with ketchup, ranch or sauce of choice.
