Vining Group 4th Quarter Real Estate Market Update And the good just keeps getting better! As we reflect back on 2014, we are excited to proclaim that the real estate market at Lake Oconee, as well as the community at large, is continuing to improve—in most every measureable way. We are super optimistic about 2015 and believe it will be Lake Oconee’s best year since the decline in 2008. Distressed property sales have diminished to the point that they have little impact on traditional sales, in terms of appraisals. Lenders are offering a wider range of products and rates continue to remain very low. The increasing number of property owners brings more opportunities for new businesses to open and others to expand, resulting in overall growth for our area. As we continue to offer an expanding medical and commercial base, exemplary education for our children, more job opportunities, and, of course, the natural beauty and enviable lifestyle we’ve always possessed, why wouldn’t potential Buyers want to own Lake Oconee area real estate? In local news, Lake Oconee Academy was recently awarded the National Blue Ribbon Award, which puts them among the top 239 schools across all of America. They continue to hold the distinction of #1 elementary school in GA, have nearly doubled in enrollment to nearly 600 students and have hired many new faculty members. New doctor, lab and physical therapy offices are opening at Harmony Crossings to support The Harbor assisted living community. Cowles Clinic continues to grow and attract more physicians. Publix is scheduled for further expansion within Lake Oconee Village. There are over 70 homes currently under construction within the Reynolds communities and several more in the other communities around the lake. All indicators clearly show that the real estate market has lifted from the bottom and has begun to appreciate. Yes, although the percentage is small at this point, property appreciation is here! So, let’s get more specific with the 2014 real estate numbers. As the data pulled from our Paragon MLS shows, lakefront home sales volume inside the golf communities (41 units) increased by 19% and the average purchase price is up 8% from 2013. Lakefront home sales volume outside the golf communities (96 units) is up 22% and up 2% in average sales price. Lakefront lot sales volume outside the golf communities (22 units) increased a whopping 220% and up 19% in average sales price from 2013. The only segment of lake front property which did not increase in sales volume or units is lakefront lots inside golf communities, which was partially due to the Reynolds Plantation Horseshoe Bend release in 2013. However, the average sales price of this segment still increased by 5%. Unfortunately, our space is limited here to mention every property type. To be clear, these numbers are not to be confused with individual property value or appreciation. These numbers, however, show a distinct improvement in the overall market in terms of units sold, total dollar volume and average purchase price. So, the bottom line is...

Alyce is a native of the Lake Oconee area. Prior to real estate, she worked in the dynamic software industry as Project Manager on various Pharmaceutical account teams, such as Wyeth and Roche. Her projects encompassed multi-million dollar purchasing contracts and managing international product distribution. She received her B.S. in Consumer Sciences from UGA in 1996. Alyce is also a registered GA Real Estate Appraiser. She and Jonathan have a son who is a student at Lake Oconee Academy, where Alyce served as the 2012 President of the Parents' Association and coaches basketball. Pamela Skinner, Marketing/Closing Coordinator, has nearly 5 years experience in the real estate industry. She is a 2007 graduate of GCSU, receiving her B.B.A. in Marketing and obtained her real estate license in the same year.
