Vining Group Real Estate Market Update It’s been a great summer on the lake! We hope you have been enjoying the exceptional lifestyle we’re afforded here at Lake Oconee. Kids are getting settled back into school. One of our best seasons for lake, golf and fall sports is just around the corner. Locally, new businesses have opened, and more to come with the new Thia restaurant on Carey Station and Pickle Barrel Café opening soon. There’s excitement surrounding the National Village Tavern’s opening this fall. Student enrollment at Lake Oconee Academy is up to approx. 775 students with several new faculty members. The Ritz Carlton Lodge is consistently at full capacity. Increased traffic has warranted a new light at Carey Station and Hwy 44, which we’re all getting accustomed to. The last couple of years has brought increased commercial activity and residential growth to our area and 2015 is certainly continuing the trend. In real estate, Lake Oconee is experiencing the most “normalized” market we’ve seen since 2008. Overall, volume and unit sales are up from last year. We’re seeing more new construction than we have in years. The latest numbers show that in June of 2015, there were 19 new home permits pulled in Greene County, 14 in Putnam and 7 in Morgan. Currently, over 70 homes are in some phase of construction in Reynolds Plantation alone. Our distressed sales have diminished to the level you’d see in any traditional market and are no longer dragging our numbers down. Overall Buyer activity is up and the quality of the Buyer has drastically improved. Mortgages are readily available and continue to have historically low interest rates. So, there’s plenty of Seller opportunity knocking. In looking closer, our local MLS shows that, for homes, total dollar volume is up nearly 10% from last year and number of units sold is up 6%. Most categories of homes saw a decrease in Days on Market and most also enjoyed a small increase in List to Sales Price percentages. An interesting data point is that Average Homes Sales Prices are actually down in every category. This does not indicate that values are dropping, but that there have been more sales in the lower price brackets, lowering the averages. But, again, total dollar sales volume and number of units are up for every home type. So, the central theme here is: If you have real estate to sell in the Lake Oconee area:

Alyce is a native of the Lake Oconee area. Prior to real estate, she worked in the dynamic software industry as Project Manager on various Pharmaceutical account teams, such as Wyeth and Roche. Her projects encompassed multi-million dollar purchasing contracts and managing international product distribution. She received her B.S. in Consumer Sciences from UGA in 1996. Alyce is also a registered GA Real Estate Appraiser. She and Jonathan have a son who is a student at Lake Oconee Academy, where Alyce served as the 2012 President of the Parents' Association and coached basketball. Pamela Skinner, Marketing and Internet Coordinator, has nearly 5 years experience in the real estate industry. She is a 2007 graduate of GCSU, receiving her B.B.A. in Marketing and obtained her real estate license in the same year. Her education, experience and attention to detail are the ideal characteristics for her position in The Vining Group. Kim Miner is our Listing and Transaction Coordinator. Kim studied Business Administration at Georgia Piedmont Technical College. She earned her real estate license in 2005 and listed/sold as an independent agent for several years within Keller Williams.
