Are Zestimates Accurate?

“What is my property worth in today’s market?” And, if you are buying, you’ve most likely seen “Zestimates’’ or other online property value estimates as you are looking through listings. Use caution when relying on these valuations as they can be far from correct in some markets.

Some real estate markets, such as Lake Oconee’s, have a microcosm of their own and the algorithms used by these types of sites do not produce accurate valuations. Many times, these numbers miss the mark on the property’s worth, which will ultimately be a detriment to the Seller.

Overpriced properties languish on the market and many times sell for less than if the price is right from the first day it’s listed- when Buyer interest is at its highest. On the flip side, if the valuation is too low because details of a property are not considered, then the Seller is leaving money on the table.

So what should you do when you’re ready to sell your real estate?

Hire a LOCAL and EXPERIENCED real estate agent to educate you on your specific market. Have them pull comparable data and ask questions about different areas, amenities, etc. Working with a professional in real estate to determine a value of your property could save you time, money and heartbreak if realizing your property is not selling because the price is based on inaccurate information.
