The Vining Group Real Estate Market Update Summer is here and the prime season for Lake Oconee real estate is upon us. The market had a sluggish start this year, however, we’re now back to positive numbers. The “Most Improved” numbers this year so far have been in lot sales, which are finally ticking up in almost every category. In fact, overall total dollar volume for lots is up about 16% compared to the first half of last year. This increase is due to the number of sales (volume), and not the average sales price, which actually decreased slightly. All you have to do is drive around our community to see that new construction is up. Since the beginning of the year, Greene County has, on average, granted 16 new home permits per month, with Putnam averaging around 10. This is great news for our area and we anticipate seeing this trend moving forward. Though the numbers have improved for lots, the market continues to have an oversupply of non-lakefront lots for sale. There are over 200 interior lots and nearly 180 golf course lots currently on the market. The vast majority of these properties are within the Reynolds communities, who continue to release more company-owned lots, often with incentives, making resale extremely difficult. In order to be competitive, these resale interior and golf course lots simply must be best in price and class to sell. Most numbers for home sales have improved from last year as well, with non-gated lakefront and gated interior homes leading the pack. The categories which declined slightly are gated lakefront homes and homes over $1Million. As leaders in this real estate market, we have Buyers looking at all property types, putting us in a unique position to understand market activity beyond just the numbers. The decline in these categories is directly connected to the current inventory. As shown through the increased lot sales and new construction, the current inventory is not meeting the expectations of the Buyers. They are now opting to build rather than to buy and remodel/update. To compete, Sellers must enter the market in a strong position and present their property in “market-ready” condition. This is where The Vining Group excels and brings huge value to our Sellers. He is also a licensed real estate Broker. Jonathan received his B.S. in Urban Development from GSU in 1997. Always active in our community, Jonathan served as the 2012 President of the Lake Country Board of Realtors and chaired the MLS Committee Board for several years. Jonathan currently serves on the Greene County Planning and Zoning Committee, representing District 4, and serves as Chairman of Planning & Zoning for Citizens Involvement Committee (CIC). Alyce is a native of the Lake Oco nee ar ea. Prior to real estate, she worked in the dynamic software industry as Project Manager on Pharmaceutical account teams, such as Wyeth and Roche. Her projects encompassed multi-million dollar purchasing contracts and managing international product distribution. She received her B.S. in Consumer Sciences from UGA in 1996. Alyce specializes in lakefront and luxury property sales and is a registered GA Real Estate Appraiser. She and Jonathan’s son is an honor student at Lake Oconee Academy, where Alyce served as the 2012 President of the Parents' Association, served on the Denim and Diamonds committee and coached basketball. Steve Hepler, Sales Asso ciate, spent o ver 35 year s in sales, m ar keting and m anagem ent in th e co nsum er packaged industry with worldwide corporations, such as Gillette. He and his wife, Hollie (a 25+ year veteran of the pharmaceutical industry), relocated to Reynolds Lake Oconee from Atlanta to enjoy the lifestyle and to immerse themselves into our wonderful community. Steve is passionate about people, real estate and bringing these two together. Robin Randall, Office Manager , is a 1994 gr aduate of UGA and obtained her r eal estate license in 1996. Ro bin has years of real estate office experience and also taught Technology. Her organizational, tech-savvy and management skills keep our office running smoothly.
