6. FIRST FLOOR + WALL FRAMING

1.1 Site excavated & cut in accordance with Land Survey and AS1292.0.

2.1 Service pipe locations marked out by relevant registered trades as per the architectural drawings and in accordance with AS3500 (plumbing), AS3000 (electrical), AS5601.1 (gas).

3.1 Form work to be constructed for walls one at a time (timber batons, form ply, timber lining, starter + reinforcement bars) with temporary timber supports to hold the weight once poured.

5.1 Yellow Tongue flooring underlay installed on top of flooring joists.

6.1 Yellow Tongue flooring underlay installed on top of roofing joists on first floor.

1.3 Surface grading/ drainage to be provided around perimeter of building site and footings.

2.2 Service trenches dug parallel to the edge of the building are to be offset at a distance equal to the distance of the trench excavation.

1.4 Holes dug in accordance with the footings plan and AS2870 for pad footings, with minimum 50mm thick layer if blinding concrete poured over the base after inspection.

2.3 Relevant underground pipe work installed and connected to the mains services. All pipes and cables coming from the ground to be capped with clear markings for site safety.

3.2 To achieve timber board marked concrete finish, single length 141 x 25mm fine sawn/ back sawn Oregon boards (sealed with 2 coats of Tasman Terrasand clear hydrophobic sealer) are to be attached to form ply. Boards back fixed to foam board to avoid viable nail imprints on finished side as well as uniform tie rod spacings for finished aesthetic appeal.

4.1 300mm diameter x 150mm minimum deep pad footings placed at 450mm centres in previously dug holes, with concrete posts installed. Footings 100mm minimum into natural sands with backfill soil level 150mm minimum below floor level.

1.5 600 x 600 x 400mm minimum deep mass concrete pads poured where structural steel attaches to the ground.

2.4 Trenches backfilled in accordance to AS3798 and compacted to 95% standard compaction as per AS1289.

1.6 All concrete in accordance with AS3600 Concrete Structures Code ensuring all water and soften materials removed prior to pouring. Reinforcement bars to comply with AS4671.

1.2 Deep excavations to be completed at low angle with temporary excavation into 14 Crows Nest Place to reduce backfill.

CONSTRUCTION STAGES 1 - 6

3.3 Concrete mixed with Brighton Lite cement and white quartz aggregates and conform to AS3600 with reinforcement complying with AS4671. Concrete poured into forms in accordance with AS3600. 3.4 After concrete is poured and cured, form ply and form work to be removed to reveal final finish. Excess seepage of concrete is not acceptable and should be avoided during form work construction. 3.5 Brick pier footings to be constructed to support timber bearers as per footings plan and in accordance with AS3700 Masonry code, with the masonry blocks complying with AS2733 and mortar to AS3700.

4.2 Footings backfilled with compacted natural sand as to AS3798 requirements, compacted to 95% standard compaction as per AS1289.

5.2 Stud wall framing installed and secured to floor joists with all timber framing in accordance with AS1684 and structural timber in accordance with AS1720. All studs to be tied down to top & bottom plates with galvanised strap bottom plate to be ramset fixed into footings at 450mm centres.

5.3 Bracing to be installed to stud frames straight and tight in alignment with main frame. Bracing installed as per AS1684 requirements at each end of unit or at 1200mm maximum centres. 5.6 Ground floor ceiling/ first floor timber joists installed on top of timber stud walls in between the steel beams.

6.2 First floor stud walls installed on top of ground floor timber roofing and flooring underlay. 6.3 Stud wall framing installed and secured to floor joists with all timber framing to be in accordance with AS1684 and structural timber to be in accordance with AS1720 Timber Structures Code. Bolted connections to steel columns are to be with galvanised nuts, bolts and washers. 6.4 During construction a minimum of 60% of the total permanent bracing is to be installed prior to upper levels being framed or roofing installed. Fixing of wall bracing to floor/ sub floor and through floor shall be in accordance with AS1684 requirements at each end of unit or at 1200mm maximum centres. Looped 30 x 0.8mm minimum galvanised steel strap fixed to alternate floor joists or at 1200mm maximum centres in accordance with AS1684. 6.5 Temporary timber props to be used prior to roof installation to stabilise walls.

7.1 Timber roofing rafters installed on top of stud walls with all timber framing to be in accordance with AS1684 and structural timber to be in accordance with AS1720 Timber Structures Code.

8.1 Safety railing installed onto roof prior to roof sheeting installation as per AS1576.1.

9.1 Windows fitted into timber frames in accordance with AS2047. As per the window schedule, double glazing used predominately throughout in accordance with AS1288. All glazing to be safety laminated or toughened with all window and door frames to be dressed in Tassie Oak.

10.1 2 x R1.6 Bradford Soundscreen insulation batts to be fitted into stud walls and Bradford R4.0 gold batts installed between rafters in roof with Bradford Anticon 55 faced with light duty foil noncombustible bulk insulation blanket on roofing safety mesh over roofing dwarf walls in accordance with AS4859 and AS3999.

11.1 Kitchen cabinet carcass’ to be installed as well as the kitchen island bench in accordance with AS4386.

12.1 Stone bench tops and splash backs to be installed in Kitchen and sealed with silicone.

11.2 Plumbing and electrics to be fitted into cabinets prior to stone bench top installation.

12.2 Kitchen appliances to be installed and connected up to gas, water and electricity in accordance with AS3500 (plumbing), AS3000 (electrical), AS5601.1 (gas).

7.2 Roof framing members securely tied down to supporting structure using tripl-grip connector or equivalent galvanised metal straps to stud wall framing in accordance with AS1684. 7.3 At least two metal strap roof braces from ridge to load bearing structure in opposing directions at approximately 45 degrees, in each section of roof and ceiling. Framed walls to have similar cross bracing or approved plywood panels in accordance with AS2269.

8.2 Reflective foil insulation installed on top of roof bearers prior to roof sheeting in accordance with AS3999. 8.3 19mm marine grade plywood substrate installed for sheet metal roofing. 8.4 Winspray coloured flatlock stainless Colourbond roof sheeting installed over purlins in accordance with AS1562 at a fall of 8.1 degrees over the kitchen area. All seams to be Flat lock lap joints. 8.5 Box gutters installed along eastern end of roof in accordance with AS3500, along with fascia board and capping.

7.4 Steel purlins installed to affix metal roof sheeting to.

8.6 Flashing and waterproofing of roof in accordance with AS 1562.

7.5 First fixes such as electrical wiring and water pipes installed into stud frame and roof rafters in accordance with AS3500 (plumbing), AS3000 (electrical), AS5601.1 (gas).

8.7 Downpipes installed and connected to storm water drains/ rain water tanks in accordance with AS3500. 8.8 Roof gutters, downpipes, storm water and sewage drainage shall be maintained to prevent overflows and to ensure that any leaks are promptly repaired during construction.

CONSTRUCTION STAGES 7 - 12
