Information for Tenants and Applicants
Rental Process for a Tenant:
It can be daunting renting a property, so below is a breakdown of what to expect when renting a property here in Jersey through us:
Once you have viewed a property you wish to proceed with, your agent will send the offer to the Landlord for approval.
The Landlord is likely to accept it subject to referencing. Your agent will email you a tenant application form & credit check to complete and return, along with the documents listed on the checklist. These documents include; ID, proof of address (dated within the last 3 months), registration card, current employer reference (to include annual salary), previous landlord reference ( & if you are a homeowner, we require a character reference). The credit check form is to be completed and your agent will send it off to the credit company, results are usually back within 48 hours, the credit check costs £15 for a Channel Islands resident and £30 for a UK resident.
The landlord will review your documents and once approved, a draft lease will be sent for review.
We require the first months rent at this stage to secure the property and remove from the market (please note this payment is non-refundable).
Once the lease is agreed and signed, the deposit will either be sent to your agent if they are providing ongoing management on behalf of the Landlord, it will be paid directly to the owner. All deposits are then paid to MyDeposits Jersey and lodged under a designated Deposit Protection Certificate (DPC). Your agent will carry out a condition report a few days before your lease start date, the report is inclusive of photos and comments. The report will be emailed when your lease starts and you will have 7 days to make any changes or additional photos / comments. Your letting agent will meet you at the property on the day of moving to hand over the keys and have a final run through of the property with you.

Residential status can be confusing, especially for people moving to the Island. Your residential status determines what type of property you can occupy. If you are moving to Jersey and not sure what your residential status is, you will need to confirm this with your employer. Below is a list of all statuses in Jersey with a brief explanation:
Entitled
Someone who was born in Jersey and has lived in Jersey for 10 years can lease any property.
Registered Someone who has moved over to the island but does not qualify under the other categories and is therefore restricted to Registered properties.
Licensed
Someone who has moved to the Island and is considered an essential employee. They can lease any property whilst holding a license in their name. Their employer needs permission from the Government to employ a Licensed person.
