THE MAN WHO MADE

PEBBLE BEACH

Samuel F.B. Morse

Affectionately known as “The Duke of Del Monte,” Samuel F.B. Morse founded what would become the Pebble Beach Company in 1919, and was its faithful steward for the next 50 years. But it started with a risk. Morse, a distant cousin of the telegraph inventor, was an All-American football player at Yale who captained an undefeated 1906 team. So he wasn’t afraid to call an audible when he was asked to liquidate the land holdings of Pacific Improvement Company in the area known as Pebble Beach.

Morse decided to buy the land himself. His vision for Pebble Beach wa s dif ferent t ha n what Pacif ic Improvement Company had in mind. Morse wanted to preser ve t h e c o a s t l i n e , s o t h a t t h e p u b l i c could enjoy it – forever. Rather than dice up the prime real estate for a select few homes, Morse wanted to create an ocean"His vision for Pebble Beach fronting golf course available to all. was different than what Pacific That’s how Pebble Beach Golf Links was born. the MARKET REPORT The overall market in Monterey County experienced a slight decrease in sales volume in 2019 verses 2018. The areas of Carmel, Carmel Valley, Pebble Beach, and Carmel Highlands, with all their varied offerings, continue to be popular markets for people seeking a weekend respite as well as a full-time home to enjoy the many attractions of the Monterey Peninsula. The overall market in these areas remains healthy as we move into 2020 and looking back at the second half of 2019 compared to the second half of 2018, there has been an increase in sales activity and median sales price, a slight decrease in average price per square foot, and an increase in median days on market. Turning our attention to the Pebble Beach market, we found that the sales volume in the second half of 2019 was significantly higher than the same period in 2018, as was the median sales price. Number of sales showed a significant increase, average price per square foot dropped slightly, and the median days on market once again showed a longer period.
